Property Ratings at Waterstone at Murrieta
This is actually the worst apartment complex I have ever rented at. There is a lot to unpack here, I'll try to keep it short and sweet. Basically, the staff does not care about you nor your maintenance issues. They are really helpful getting you into the apartment, but once you are you are basically on your own. We have had multiple service issues, all of them have taken over a week for them to fix and the current one has been about three weeks. And im not talking like a leaky faucet or a broken door handle. Major issues like the fridge not working (over a week, all food spoiled), dishwasher broken (currently on week three I believe and still waiting, zero communication.) My partner and I have called at least 10 times (minimum) and they never answer my calls. It really does seem like they are ignoring them. Any time we do call they say that repairs are on lunch and they'll get back to me after... and they never do. I know that the market is tough right now so Waterstone may be your only option, but seriously consider going almost anywhere else. The price you pay here is not cheap and while from the outside everything looks great it is far from it. It is actually unacceptable in almost everyway.
We recently moved out and I will say that when we moved in we checked every little nook and cranny for damage or things that didn’t work and marked it on our move in check list. I had maintenance come in and fix and note anything that needed fixing and otherwise couldn’t be fixed. Unbelievably our oven didn’t work and never got fixed in the year we stayed here. We called/went to the office/made requests for months, had numerous maintenance workers come out that each said it needed to be replaced, for management involved, and by the time they resolved our issue we were a week from moving out. What a joke!
DO NOT MOVE INTO THIS PLACE!!!! TRUST ME YOU WILL REGRET EVERY MINUTE OF YOUR DECISION. ALL THE GOOD REVIEWS ARE MADE BY ITS STAFF TO COUNTER THE BAD REVIEWS. THIS PLACE IS A JOKE, ITS MANAGEMENT IS A JOKE AND ARE CONSTANTLY LYING AND VERY DISRESPECTFUL TO ITS TENANTS. SAVE YOUR MONEY AND TIME AND FIND SOMEWHERE BETTER TO LIVE.
I have lived at Waterstone At Murrieta for two years. I have moved between two units since. I currently moved out January 1st - this property is stating I have done $575 in carpet damage in the 11 months I lived there. According to the few photos Angel showed me on her own camera that Ceaser the maintenance took, there was one stain. The have made it very clear that they are being "generous" for not charging me for painting and miscellaneous repairs as if saying I am lucky that I only have to pay $430. The next day, I emailed them requesting photos of my previous unit, and they have declined my request. Ashley, the manager, then stated in her response that in order to get the photos, I will need an attorney and they will have to contact them. Why do I need an attorney in order to have photos of damage I supposedly made? How does one stain and supposed "pet hair" equal $575 in carpet damage? My $400 deposit was used at some point and they can't really explain to me as to where that went. I then asked Ashley for a breakdown and invoice from the carpet replacement and again was declined. How can they insist I pay for something when I have no proof that it was resolved or if this is a legal process. The entire office at Waterstone is very rude and they do not sympathize for their tenants. In the time I have lived there, I have been talked down to and ignored. I have had packages "go missing" due to the fact that they throw all packages in a room for whoever to grab WHATEVER package they want. Many work orders I placed for repairs in my two units, were taken but never entered in the system so the work would not get done until I called multiple times. This is not how an apartment complex should be ran. People are trying to live their lives, but instead they are being taken advantage of. I have fellow friends who live in this complex, and they are actually scared to continue living there but also afraid to move in case my situation happens to them. I warn EVERYONE who is considering moving here, DO NOT!!
I'm not sure which pictures have been posted, but as a CURRENT RESIDENT, the apartments look nothing like these pictures. However, the apartments are efficient and dependable for a cheaper price compared to the apartments in the surrounding Murrieta area.

While living at waterstone apartments in Marietta I couldn't Even express how much gratitude I have for angel and Jennifer for everything they do to better the waterstone myriad apartments They are so attentive to the renters and your needs and really helped me in a time of need and I'm So grateful for them So if you want a place to live that we're you're treated Much more like family than anything else Waterstone in Murrieta is for you
My step daughter and her brother had a problem with the air conditioning not working in April. It was 10 days before someone came and repaired it. In July it quit working again. Many times they called the office and reported the problem. Nothing ever happened! I found out that the air conditioning was not working and went to the office on their behalf and spoke to Jennifer who facilitated the repair. Well quess what, it has quit working again. They have called the office, but no one calls back. My wife and I went in and spoke to Jennifer, who assured us that she would have someone facilitate the repair the same afternoon. It didn't happen!! It has quit working three times in four months. If you can't fix the unit replace it.
Within a month of renting, what has been learned is that the property is old, the management and maintenance have very poor communication, and there is a disconnect with managements concern for tenants. The property manager is nice. But, her management and staff are mediocre. Poor property to rent from. Rent at your own risk!
The property managers communication is lacking tremendously, and she's very condescending and literally laughs at customers when they express a general concern or issue that needs to be resolved. They withhold mail which is a federal offense, and have not solved issues in a timely or respectful manner. We have tried to work with them very patiently to solbe oyr problems but we're net halfway with the employees lying to solve the problem ie. we dont have the mail key, we can't get you the mail key, I am the only person in here so i can't help you. But I was in there earlier and there was 3 other employees in there working as well. When employees lie to customers they lose all credibility, and respect. When a business puts customers below their own personal feelings they aren't doing their job efficiently and they are bringing emotions into a work place where emotions don't belong which hinders them from doing their job efficiently. Property is infested with termites and mice, and when I verbalized that my until had these, the manager Jennifer didn't even flinch. When we had first moved into the unit there were termites swarming into the kitchen which is a health code concern and when I verbalized this conversation Jennifer's advice was not to fix the problem, but to just let them swarm. There were hundreds all over my house: in the kitchen on the furniture, in the kids rooms, in the baby crib; this experience was mortifying. When I bigger for them to take care of the issue, it took 3 months to get them to get someone to inject the wood to stop the swarmets, and on move out week the termites had returned so the problem was not solved. When I asked the manager for a corporate number, she refused, laughed at me and literally hung up on me. I am so angry, annoyed and frustrated at the situation. I hope that this review will save many people the stress and any problems that can occur from renting from them.
I would only recommend attempting to rent here (or put a security deposit) if you are 100% sold on the place. I put the deposit in on a Sunday, September 11, 2016. Every other place I have applied to has taken 2 or 3 BUSINESS days to "approve" me which starts the security refund policy date. I found out I was leaving for work and didn't need an apartment anylonger. I voicemailed them on September 14th and emailed the 15th to cancel. Got a respond back a few days later not even answering my question about the security deposit. I had to ask again and was told it was 3 days passed the policy date. I was never even contacted that I was ever approved during this process. Never told it was 3 days (but I assumed since most places are 3 days). Still requested it Wednesday 3 days later my voicemail and 4th day (from payment, not approval) for email. They responded almost 3 days later. Unless you are sold on the place, do not put a deposit on anything. Unless you don't mind losing $100.00. $100.00 isn't enough to waste my time fighting back for it; but well worth a 1 star review. I would give them 0 stars officially.
I've lived here 2 years now due to cheap rent but when it comes to management and the office people there completely rude and Disrespectful towards their tenants. We have had broken steps on our apartment building for over 6 months now and still haven't been fixed. The actual step broke while walking down the stairs do to its age and brittleness. I'm constantly asking them to please replace it, 6 months later still the same. My little Niece has also tripped and fell do to the broken step there resolution for Fixing the problem was just painting it yellow office management should be replaced with understanding ppl who no how to deal with simple safety hazards it ridiculous.
Quiet for the most part, staff in office is friendly, maintenance sometimes not what I expect, but they try. Living here works for us because the elementary is close
We. Just. Move here ...It very peaceful and quite I love the how they upgraded the units. And the manager Jennifer is super nice we can see our living her for along time
The apartments themselves are really nice and the property managers are very helpful but there is a major problem with fleas. Residents don't pick up after their pets and the very first day we took our Pomeranian to the dog park inside the complex he became covered in fleas. We've tried everything and can't keep them off of him now. They are EVERYWHERE. If you don't have pets I think you'd be okay but you may want to invest in a pest control subscription or something you do! Other than the fleas I've got pretty much all positive things to say about Waterstone.
these apartments have went through multiple managers in the last 1.5 years I have lived there. Staff are a bit rude. The apartments and area are nice. Wash and dryer in the apartment are a bonus. Water keeps rising despite water cuts outside. Rent keeps rising. Close to the freeway. Quite even though close to the freeway.
The perfect apartment building if you want close access to both the 15 and 215 Freeways, great restaurants, great schools, a safe neighborhood, and want a "pet friendly" place to live. They have an exceptionally caring staff who see that it is well maintained. It has two pools, a courtyard, bbq areas, dog park, and a gym. To me, it is home.
Apartments are all similar these ones are pretty good office is fast to respond to issues helpful and nice. Property is maintained and noise is standard
We've been in this apartment for about a year now and I have mostly good things to say about it! I love our location and how much space we have. The kitchens has TONS of cabinet space which I love. There never seems to be enough of that, in apartments especially, so I really appreciate having it. Everyone in the front office is beyond helpful and willing to help with any questions you may have. We did have one snag a few months ago with a couple burst pipes in the wall, but the property manager got us all taken care of. It's the perfect amount of space for my little family of three but an expense that we would LOVE to have taken care of lol. Please help us out! It's tough being new parents haha, especially at 22 and 23. Thank you for your consideration!!
I have lived here 5 years, property goes through a lot a tenants. I have had over 15 neighbors in my time here. The community is wonderful and the apartments are nice. Have been through multiple management companies and with all have had some issues. Maintenance is usually resolved quickly and the property is kept up. One of the more reasonably priced apartments in the area.
