1st, the staff were very nice.But the apt was not In good shape after move in from day 1. I was issued a broken microwave an a new 1 was never provided. Only 1 wall socket worked and only fixed about 9 months into lease. Walls are thin and 1st 4 months I had to listen to constant dogs barking, and people fighting out side my door. Apt issued has very heavy sliding closet door in bed room that kept falling off and I removed them cause how bad they were. BIGGIEST DEAL BREAKER has been the roaches! I didn't see any for 7 months... now they are everywhere and more then spray worse it has gotten! Other residents I talked to confirmed bad bug problems too. My lease ends in Oct. I requested a apt change or early move out and was denied. Now they are making me give a 60 day notice too! DONT MOVE HERE... it's not very nice at all.

Regarding the maintenance concerns you mentioned, we were not previously informed about the broken microwave, but we will certainly look into this matter. As for the wall socket, we did address the issue once we were made aware, and the electrical vendor confirmed that the socket was functioning properly. We understand your frustration with the pest control situation. When you reported the roach issue, we informed you that pest control services are scheduled for Tuesdays. In response to your concerns, we arranged for an entire building treatment, and the pest control technician did not identify an infestation in your apartment home. Regarding your request for a lease change or early termination, we adhere to the lease agreement which requires a 60-day notice. We have to manage these requests in accordance with our policies to ensure fairness and consistency for all residents. If there are any further concerns, please do not hesitate to contact us directly.
Do not pay the high rent prices for this place. There are so many other places to choose from. You will immediately regret it. The only good thing is being so close to US60, literally the only good thing. I have unfortunately had to live in apartments for 20 years. This is my 8th property. I am excited to move and never think of my negative 3 year experience ever again. I feel bad for the amazing ladies that are in the office, it is not their fault. The owners are the issue.

Overpriced apartments that have tons of maintenance issues that either don't go addressed or take forever to get fixed (and i lived there before and during the pandemic). The washers and dryers break all the time and/or will eat your money. Some of the residents are loud all hours of the day and night. The cops are there at least a few times a week...blocking entrances, helicopters circling overhead, etc. No one in the front office cares about the people that live there, they just want your money.

Management will not fix anything, wether it is a leaking ceiling, an AC unit that is not working at all, cabinets falling apart, if your toilet is clogged and won't flush, pigeon crap all in front of your door as soon as you step out, if your front door doesn't close properly and it takes you 2 to 3 minutes just to open it, if your dishwasher don't work please don't expect to hear nothing but lies that someone will be by to fix it!! This place is Horrible!!

This place is an absolute joke. I cannot tell you how many times I have called down to the leasing office to have them fix something, which never gets fixed.. it took months to fix the hole in my bathroom that was leaking water. Currently right now I cannot even open my front door because it's jammed and off of alignment. I've been calling every single day to the leasing office and all they do is ignore me or tell me some lie that someone will be there to fix it and they never do. If someone does come, is usually someone that doesn't know anything about maintenance, seems like they hire people off of the streets. Pigeon poop is constantly a fixture in front of your door, the plumbing is always messed up, backed up or either off for the entire day, the only thing that is good about this place is the landscaping. Don't be fooled save your money and go somewhere else where you can actually get things resolved in a timely manner. I have cabinets coming loose due to warped wood, a bedroom door that is hanging by the hinges, a sink that is stopped up (4 weeks now) a air handler that is leaking (2 weeks), and a front door that takes me 10 minutes to get out(8 days now) of and still no one comes by to fix these things. Sometimes I can barely get into my apartment because of the door, and this is the so-called second time they fixed it. Next step up is reporting them because at this point it's darn right ridiculous and unacceptable!!
If u work nights DO NOT MOVE IN HERE OR U WILL REGRET IT! Every tuesday sometimes thurdsday around 7AM (for about an hour) the maintenance guys use some loud leaf blower or pesticide sprayer or some extremely loud machine throughout the complex. wish i knew b4 i moved in. Makes it TOTALLY not worth it to live here. Hard to work a night job when u are woken up. Even if i didnt work nights its SO LOUD u jump outta bed bright and early! Great alarm clock if u work at 7am!
These apartments have been nicely remodeled but have a lot of maintenance issues. Overall the price doesnt reflect its value. Staff is nice but I expect a better quality living space
I recently moved in to Waterstone I love the fountains they have around the property very relaxing. The people up in the leasing office are great they're so nice to me all the time and they're very friendly. I totally recommend these apartments.
Water is turned off without warning periodically. Has happened at least 3 times in the past couple months, once was for at least 14 HOURS. They blame it on the city, but it's all BS. Work orders take forever to be completed, sometimes are even marked completed when they actually aren't. Took a month for the dishwasher to be fixed which was broken before we even moved in. AC took 3 days to repair in the middle of July. Electric for this apartment is INSANE. Almost $300 during the summer for a 550sqft apartment. The apartments are old, and so is the AC. It doesn't help that they are not sealed properly. People yell across the way to other apartments at all hours of the day/night. They tried to charge us double rent because they were switching over systems but didn't tell anyone. Told us it was our fault and almost didn't give us our money back. Walls are paper thin. Anyone can walk past your front door, and even if you're light footed, it sounds like you're stomping across the walkways. Cigarette buds are found all over as well as trash. Dumpsters are almost always full with trash flowing over. People park in your assigned parking spot all the time even though its yours. Leasing manager is a complete jerk and treats you like you're an idiot regardless of what it is. Was promised upgraded appliances in kitchen, but the apartment doesn't even have a microwave. Sketchy people walk around the parking lot a lot more often than comfortable. Heard a person's car was towed from their assigned spot in the middle of the night for no reason. Assistant Leasing Manager, Francesca is the only good thing about Waterstone. Do not move here. Yes it is cheap, but it is not worth it. They do not care about you or your belongings. All they care about is getting every extra dollar they can out of you.

Don’t know how these apartments have five stars somebody is lying here thru out the years the management has changed and it’s been good and bad but know it horrible to get something fixed in your apartment good luck with that it will take an act of Congress for them to fix it the new management make you feel disrespected when you tell them something concerning your apartment other then that the place is nice and quiet.
Went to see this place end of June for late July move in. We wanted a 1 or 2 bedroom on the ground floor. They said they had one available immediately and another available the second or third week of July, for sure. We went home and applied within the hour. We heard back from every other place we applied but hadn't heard from them. Due to their proximity to our job, they were our first choice, so we called, and called. Then my boyfriend went down there and was told that we qualified but they didn't have a place available currently...but they might by week's end. Never heard back. Obviously we had to take one of the other places but this interaction has bothered me ever since. How many people have paid their $40/person app fee for apartments they didn't even have available? I requested our app fees back. They told me they couldn't find our apps (but they had known my boyfriend's name after I told them mine) and would get back to me by end of week. It has been two weeks, no word. They just take your money and blow you off.
Dont rent from this place if ur late with rent they charge u max rent not what is on ur lease so 6 hundred turns into 7 hundred plus late fees soon ur 6 hundred will be 8 hundred plus if u call on a sunday for repairs they wont come till monday after one pm u get water bill and hot water charge but dont have ur own hot water tank this place just wants every penny u make dont get caught up in it horrible
Water is, ironically, turned off at least once a week. No rules for those who smoke right outside their door so my 4 month old will inhale it when we go in and out of our home.
The staff is friendly,the grounds are passable, but the price is a little high for the area and amenities. We live in a 1 bed, 1 bath apartment, and with water/trash/sewer its almost $800 a month. The grounds are kept at least tidy, but there is no wow factor and they can get out of control. The location is very good, with shopping and a freeway right near by, but for the services and features i think it is a little over priced.
I have lived at the Waterstone apartments for over 2 years, and let me tell you, there are no nicer people anywhere. The staff is always friendly, and they are always willing to help. The grounds are very nice, and the maintenance people stay on top of everything very well. The pricing is reasonable, and the location is near major freeways and shopping areas. My wife and i recently had our first child, and the hospital is right down the street. If you are looking for something in the Tempe/Mesa/Chandler/Gilbert area, there are few places that offer the value of Waterstone

$625 for 380 sq ft Studio. Prices rose $200 in 2 years. Switched management, which caused a mess. Maintenance team in better. Located in a nice area.
The Waterstone is a nice place to live for a short period of time. When we first signed our lease it was problem after problem, although the problems were compensated by management lowering our rent. Even with lower price on our rent we would still end up paying about 100 dollars over because of the utility prices, they can get outrageous. The location of the Waterstone apartments are centrally located next to good food, movies and malls, also next to some main freeways. The management and office staff are welcoming and friendly, but could work on their communication and organization skills. I would recommend being cautious when asking for something to be checked out in your apartment. We had one problem we let the office know about, and they took it upon themselves to let themselves into our place without permission. the upkeep around the apartments could be better, pools are always kept clean but most residents do not value the property cleanliness. Most residents are younger considering the community collage is up the street. we enjoyed our time living at the Waterstone because of the location. over-all you get what you pay for.
I have live here for almost 5 months and I really like this place. The office people are cool and when I call they make me feel like they are happy to hear from me and the maintenance guys are quick. The other day I came in and told them I had something I needed fixed and they were at my front door when I walked back from the office. Thank you for making my first experience in renting a good one.
