Property Ratings at Waterview at Rocky Point Apartments
My favorite thing about my new apartment is that it is always clean I used to live at a apartment that was always dirty and messy with trash everywhere after I moved here o have never seen a single trash on the floor it’s always super clean.

We are pleased to hear that you appreciate the cleanliness of our apartments. Thank you for sharing your positive experience with us!
This place was the only available apartment when my boyfriend and I were moving down to Tampa and now I know why. The fact there was so many empty units when I was leaving yet could not find another apartment is also a telling sign. The property managers are useless - we have been calling for weeks with no response. When we were supposed to move in we requested to move in on a Saturday since we were coming all the way from MA. They approved it. I started calling that morning at 9am right when the office was supposed to open. NO ANSWER. We arrived in Tampa after driving 29 hours because of a storm and no one was there and there was a note on the door saying that the office was closed. A notice was never sent out that the office was closed. We were able to get in at 10pm that night because an emergency maintenance worker was able to let us in. When I got a call on Monday (2 days later), the woman apologized and said they were short staffed and she didn't see my call because she was at Disney.... They never offered us a tour, never showed us where anything was, did not give us any information on any amenity, did not even give us our mailbox keys. We were able to get our mail 2 weeks later when they finally put an order into the post office to get us keys. It took them over a month to get us access to the amazon hub...which we did not even know about because no one told us. The community as a whole is pretty dirty. The dumpsters are always over flowing, the washer and dryers never work (because it is a community laundry room not in unit washer and dryer like they advertise) and are pretty gross. The dog park is absolutely disgusting so if you have a dog, don't count on being able to use it. The apartment itself...we lived in a 2bed/2bath. It is a decent size and I can see why a young, growing family would find it attractive. But they literally put lipstick on a pig. The paint literally was PEELING off the wall within a couple of months and we kept the AC on all the time so the humidity was down. The kitchen cabinets and drawers did not fit properly with each other and either didn't close all the way or the drawers fell off the tracks ALL THE TIME. None of the things hung on the walls (think bathroom and closet) were drilled into the drywall they were all loose and falling off pretty quickly. Bottom line - I do not recommend this place and have tried to warn as many people I know looking for apartments against it.
I'm Darius an me an my wife been here for two years an we love it an its a good community for out kids an the people in the office are great.
My boyfriend and I recently moved into a 1 bed, 1 bathroom apartment that has been newly renovated. We have had no issues with our apartment, and the staff has been very friendly and welcoming. They are very responsive to calls and emails which has been great. Also, the gym and pool are well cleaned. We have enjoyed living here so far. I would highly recommend this place!
Worse place to live in I’ve called plenty of times complaining and never no answer and the few times they answered my call they say their coming to my apartment and never show up!!! Bacteria every where my kid caught an infection from playing in the property and they never even contacted me back when i reached out!!
Really Really nice grounds, apartment is nice and the staff are really nice people. tnx all of you!!!
I love the new staff! really helped bring in a fun community to be a part of
These apartments are trash. The property managers are horrible and will cheap out of their responsibilities. They never changed the carpet when I moved in and refused to do anything about it when the issue was addressed. Parking isn't guaranteed for all tenants and the wiring is so shoddy that electrictians and cable/ satalite providers are limited by the crappy setup. And you better never need maintenance on anything or they will charge you to fix it even if its from wear and tear build up from before you moved in.

While we welcome all feedback, we're certainly sorry to see yours expressed in this way. Due to the nature of your concerns, we feel it would be best if we spoke with you directly. Please give us a call at (813) 885-2520 when you can. Thank you.
The maintenance staff and parking are the worst I have ever seen. Despite numerous complaints the property management continue to ignore the on-going parking issues. Visitor parking was placed in sensitive, desired, parking areas and residents are forced to park along the property edge where visitor parking should have been placed. There have been three different notices about parking rules and enforcement over the last year, but no enforcement is done. After hour violations and parking issues go completely unchecked. Maintenance workers park their personal vehicles in high demand parking areas. The complex provides maintenance with golf carts for use within the community grounds. There is no reason for them to park in the more desired parking areas. The property has plenty of room to expand parking capabilities; however, management has chosen to convert space to other uses like playgrounds and other vanity features instead of expanding much needed parking. Some of the sidewalks and a lot of the parking lot flood during normal rainfall due to inadequate drainage. Maintenance works out of the laundry facility and use the same as a workshop where shop tools are in use and noisy. The maintenance workers do not speak English which causes a huge problem with communication of maintenance issues. On numerous occasions, maintenance has responded to resolve an issue with the wrong tools and equipment. It has caused delays in maintenance and misunderstanding of issues that have gone on for months in some cases. There is no preventative maintenance schedule followed by maintenance staff. The only time our air conditioning filter has been replaced in our unit was by our request two months ago. We recently had issues with fleas, we do not own any pets. We contacted Management twice before the pest control service was scheduled. Upon the date of service, we were advised by the pest control service that property management was supposed to give us a preparation packet guiding us on the special process and procedure to flea treatment preparation. Without following this process in advance, he was unable to conduct the service and a new date had to be scheduled the following week. This delayed the treatment for two weeks. We have what appears to be black mold growing in several rooms of the apartment. New management is too focused with putting lipstick on a pig with this community.

The management staff here is absolutely fantastic! In particular, Monica our leasing consultant made our moving process go very easy and smooth. She gave us a full tour of all the facilities and answered all our questions. Upon the day of getting our apartment, we were given a HUGE welcome bag filled with delicious gourmet snacks. It went through very quickly between me and my roommates haha. This place deserves waaay more then just 5 stars. Because it is truly what I imagine Heaven to be like. Great customer service and free yummy treats for everyone!

I love my apartment and the office staff is great Sol and Roxanne are always willing to help me.
Great staff I had an issue and I called the regional Roxanne she was able to resolve everything quickly. I love all the new items they added. Will renew!!
If you are looking for a place close to everything this is it ! I use to live by Sheldon rd and Waters Avenue and the traffic just to get to Hillsborough Avenue from Waters Avenue would take me about 20 mins. Now I bypass that traffic and get to work in 8 mins. This is a wonderful community. The maintenance staff is very much on top of your request. The leasing consultant is bilingual and speaks Spanish. Her name is Sol ! She is excellent ! Very attentive, very sympathetic and is willing to help you in any way she can .She will make sure your needs are met. What can I say about the apartments? These apartments are very spacious. Once you see the model, you will be amazed at the size.
I've lived here for almost 6 years now. I love the apartments, and location. Cental to everything: Beaches, malls, downtown, airport.
This place is absolutely horrible. Please don't waste your time with this place. The website and office look amazing, but that's not what you'll be living in. The little amount of appliances (only stove and fridge), counters, cabinets, and paint are extremely outdated, or broken. Our fridge had cracks in the bottom making drawers and bottom level unusable, and the stove needed to be replaced. But plenty of lamps and fans, because there's no ceiling lighting other than in bathrooms and kitchen/hallway, and all you get is a.c.(that doesn't work). Water will be shut off randomly with no notice. A.c. would stop working regardless of how many times someone would "fix" it. Roaches coming in thru pipes, termites, spiders and silverfish everywhere. Staff is a nightmare to deal with, and good luck getting maintenance on the weekends. No ac? Leave a message for emergency maintenance to get back to you on Monday. Good luck thru out the weekend. Flooding through out the parking lot every time it rains, rotting patios. The list is endless. I stayed here a year, and now that I'm out, they're still asking for money for a day that should have been included in our rent, and by the way, that day, we didn't even have our keys anymore. They still want money for it, and refuse to waive the fee. Give 2 months notice in writing if you still want to lease here. Or else they will force you to stay another month and charge you extra -ours was an extra $400, to be exact. Pleaseeeee look elsewhere. There are places 5 min down the street that charge a bit more, but at least itd be worth it compared to what we had to deal with.

Hi there, thank you for bringing this matter to our attention. Please call the Property Manager directly at (813) 885-2520 for ways we can work towards resolving these issues. We look forward to hearing from you soon.
DON'T MOVE HERE!!!!!! DON'T MOVE HERE!!!!!! DON'T MOVE HERE!!!!!! I've only been living here a few months and it's horrible! I used to live here a few years ago when it was under another property management company and it was great and that is why I had decided to move back in. When I moved back in a few months ago, they were just starting to change to another company and they suck I must say! They fired all of the great people they had working here and the new staff doesn't have a clue of what customer service is! I put in a request to check my AC unit 3 weeks ago and I'm still waiting. They came in about a week ago claiming that my master bedroom toilet was leaking to the apartment below us, so they shut off the water and was supposed to come and fix it the next day, and it's been over a week and I still haven't able to use that toilet! I called to complain, they said they would send someone and they never showed up. When I signed my lease, they stated, and so does the lease, that the water & sewer were included in the rent, charged at a low flat rate, but suddenly, without any notice, they decided to bill me separately for the water & sewer service and so now I am paying more for the apartment then what they had promised and stipulated in the lease agreement. I sent an email to their headquarters corporate office but they never replied or called me. I am currently seeking legal advice. DON'T MOVE HERE!!!!!!
I am in my fourth year at Sweetwater Cove. Everything was great until Harbour Management Group took over. Since then, the place has really fallen apart. I would recommend against choosing this complex. You will be baited in with low rent which will increase by ~20-30% after your first lease term expires. Rent must be paid online and there is a surcharge. You cannot pay with a personal check. Management can and will enter your apartment frequently for any reason. They'll notify you afterwards. Hot water is limited. I personally get about 5 minutes in the morning. Laundry facilities are out of order. As many as 5 of 10 machines are out of order at any given time. There is always a crowd of people doing laundry. If you are considering moving here, I strongly recommend against. I am a reasonable person who tries to avoid conflict, but this is impossible under the new management.
The best lady at sweet water cove her name is Q SHE HAS HELPED ME SO MANY TIMES I LOST COUNT.you rock Q .. FROM DEBBIE AT APT D
Apartments are very outdated and over priced. There are much better apartments in the area.
I have lived in my apartment for 8 months and about 3 months ago a resident moved in downstairs and smokes cigarettes in their apartment. I wake up every morning at 6 am and can not fall back to sleep because my entire apartment smells like cigarette smoke. My 2 year old niece stays over 2 nights a week and wakes up coughing every morning she is here. I have brought this to their attention numerous times and they tell me there is nothing they can do about it. It's so bad that cothes in my closet even smell like cigarette smoke. So essentially I'm paying $1000 a month to live in what smells like a smoke filled bar. It's absolutely disgusting. They told me they can't tell anyone what they can and can not do in their apartment and that my only option is to pay 1,800 to break my lease. Had I known moving in it was going to end up like this I would have never chosen to live here. Please do yourself a favor and don't move in to this complex.
A 2Br/2Ba apartment is enormous! So much space for the money. I even have a full size dryer in the walk in closet and still tons of space. I have a king bed and still could put a loveseat in the bedroom. Terrible problem with maintenance. They are unable to fix anything. It's like your unhandy uncle comes over and duct tapes the problem or rigs it until it breaks again. Parking is pretty tight too. There are 2 pools most of the time (they take them down for "maintenance" quite often). I've also gotten sick after visiting the pool. The office staff is not very competent. The turnover is incredibly high. I've actually never seen anything like it. You think someone may have been let go because they're not very good at their job... but they amazingly find someone worse to hire. Many of the apartments have been renovated and look good. In general, it's an older community. But it has a boat launch and boat/RV storage on site for a small fee. Exercise room is nothing to talk about. Tiny. Don't bother.
This apartment is an okay stepping stone for looking for something better. The 2 biggest positives of this complex is the size of the apartment and easy access to 275 & Veterans. Parking is horrible, not assigned parking, so if neighbors have a ton of people over (more than 1 vehicle), you are left without a spot and having to walk a good distance in the dark with kids (in my case with 2 toddlers). The noise level is a bit obnoxious since the entryway is enclosed EVERYTHING echoes (constant doors slamming, kids playing in the entry screaming/yelling, and late night pounding on doors). Unfortunately my place is right on Memorial so expect to hear traffic 24/7 and semi trucks shaking the building. Staff has turned over at least 3 times since I have been here 15 months now. Definitely looking for a better place. Would only recommend for younger age that don't like to sleep.
I just moved to Tampa and chose Sweetwater Cove because of the convenient location. Although the floor plans are huge the buildings are old. Other than small issues I am satisfied with my apartment but it could be better. Very kid friendly and all the neighbors seem nice, so far lol.
These apartments are huge. There is plenty of space to spread out and move around. The inside of the apartments are old but nice enough. There are a few things that have gone wrong in the apartment and maintenance seems willing to try and fix them. We had a massive leak with our air conditioning a few months back and it took over a month for them to find the problem. They didn't give up though and it is now fixed and working quite well. The apartments themselves are situated along a beautiful canal that feeds into Tampa Bay. Its a wonderful place to sit along and relax, read, or even fish. The only issue I have with this complex is that when it rains really hard there is no drainage. The sidewalks and parking lots are often flooded with water. Overall its a nice place to live.
The Sweetwater Cove apartments are ugly, outdated, and over priced. Most of the tenants are low income families who are being driven out because of the rising rent. There are a lot of shady characters who live here and it's definitely not a place where you should leave your car or apartment unlocked. I've seen three rats in my unit since I moved here, along with the occasional cockroach. The "tennis court" is in such bad condition it isn't even playable. They should demolish the whole apartment complex and start over, or decrease the rent by 50%. It's a shame that such a nice location (on the water and next to a golf course) is being wasted like this. I wouldn't renew my lease here even if rent was $1 per month.
It's a basic apartment nothing to special but it's livable of course. Has two bathrooms and two rooms. It has a pool outside and gym to go to everyday. My first place to live in Florida and it isn't so bad.
Not bad, quiet neighbors, they've always tried to fix the broken stuff. It's affordable , close to things that are important to my family . It's not perfect but works for my family
