Wasted over an hour of my time with an online application and a visit to find out at the end of the paperworks. They wanted a deposit of over $1100 from me when I have excellent credit and 3 years of excellent payment history from my current landlord. Never paid my rent after the 1st! On top of my time wasted, I don't basically know what to do with a $50 money with their name on it...that they had made me buy before they informed me of their ridiculous deposit amount and other outrageous admin fees. And I saw bugs near the back door of the unit I was visiting. They told me that they have pest control folks who come and spray weekly. That is a pretty incovenient way of living here. Papa T.
Water is yellow and water is 30$ a month. The pool is never open, there’s always some kid of construction going on so it’s closed and the construction is loud even from inside your apt. They’ll tell you the walls keep noise out really well, but I can always hear my neighbors playing music and walking around.

I loved my experience here at Waterview farms. My 7 year old son and I moved into a 2BR about 2 years ago and we just love it. From the staff to the maintenance being super timely to the care we received. I recommend these apartments to everyone! The pool was wonderful last year as well. Everyone is very friendly and I felt very safe living here. Cutting the grass is always timely as well as the snow removal. Thanks again to Jenny and Tammy for such a great stay and I wish you the best of luck in the future!

Overall a good apartments for the price. I really like that for the most part management stays out of your business. You can hang pictures, plant flowers, and people have grills even though it’s not in the rules. it is nice. Feels more like home. Parking is overall flexible and available. They did however try to tow my girlfriends car which I really thought was really unwarranted. Clubhouse is crap but pool is decent! A bit of extra storage in the storage “unit” (crap fencing in a dirt room) but overall nice to have. walls are thick and appartments are larger then others. Double sink and huge vanity my girl appreciates when over. They should redo the entry areas as they are embarrassing though (30 year old smelly carpet). Overall I recommend to anyone looking to save and have flexibility. We

I love it here, the staff is very friendly and the complex itself is nice. They had my unit cleaned and ready to move in. The walls are thick and you don't hear any of your neighbors. Whenever I needed a service request they always did it correct and fast! Highly recommend Waterview Farms and also it's a great first apartment! Also everything you need is in distance. I don't have to walk far to take my trash out, there's a grocery store 5 mins away, the 12 oaks mall is 10 mins away! You can't ask for a better location!

I've only lived here for 6 months but I am very happy I found this place. Any issues you have with maintenance is resolved quickly! The staff is very friendly. I have quiet neighbors and the walls are thick, you don't get any noises from the other apartments! The apartment was clean to move into and is quite large for a 1 bedroom! I couldn't have made a better choice!
I moved in here about 8 months ago, Maintenance is very nice, if there is an issue they help out right away! This is also a great place for Dogs nice grassy area for them with park bench and they provide the poop bags. My dog "Thor" has made some good friends here so at least all the dogs are friendly :) My neighbors are also quite and very nice too. I Recommend the Upgraded apartment they did a very nice job!
Great first apt. for my daughter. Always feel safe with her there, she has had no issues and maintenance has always responded in a timely manner.
This apartment complex is not updated nor even remotely close to well managed. The buildings themselves are disgusting. Every time I came home, someone had being smoking whatever miscellaneous substances in the hallways-mind you getting into my apartment because of the off centered doors. I have informed management tons of times but they do not do anything but left one note for a little bit up. Furthermore, when I first moved there, the front door looked like it clearly was kicked in and someone just patched it up and painted over it. The doors are made of wood...talk about trashy. Besides that, the door hinge kept falling of, and their response was putting screws into it. That did not help what so ever! It is a major safety hazard, especially when you have neighbors or whomever trying to get into your apartment in the middle of the night that clearly do not live there. Now if that was not aggravating enough-after bringing it to managements attention literally five times, the only answer i received was we are working on getting a door. It took 3 months to receive a replacement, their excuse was they needed a new "fire safe" door. Oddly enough, it was the same exact type of door to begin with. Regarding the tub, there was three calls out to "fix" my leaking faucet. It took them three times to get it right, instead of the first time just replacing it and keeping the water from straying across my bathroom. Then there was mold in the tub, so what do they do, they put some white bathtub covering over it without even removing the mold. I also had an incident where my mirror, just fell off the wall....apparently the issue was it was never glued. The "after hours emergency" said it was not an emergency and that I had to clean it myself. I expressed not having the proper safety gloves or anything for that matter to clean it up with, but was told that it was not their problem to resolve. I did cut myself and almost fell face first into the huge pile of glass while cleaning it. I also have a pet that I had to keep out of the bathroom to avoid it. Now if I was not home, my pet would have been walking on that glass-not the least bit settling if you ask me. I must say the maintenance workers that came to help THAT time were nice the next day and helped me get a new mirror. The carpets are old and not well maintained, you also have to pay a carpet cleaning fee for it, which i find absurd. They need to just replace the carpets!
This apartment complex is old and dirty. Carpets are old and gross. Constant maintance issues that they won't fix unless it's a leak. They will find any excuse to keep your security deposit and try to bill you for more. I would never recommend this janky apartment complex to anyone. Period.
In a great area. A lot of restaurants, bars, lounges, and clubs nearby. Twelve oaks mall is also a few miles away. The school district is also a good one with clean learner friendly environments. Just a great area to live in for all ages. And there's always something going on, whether right in Novi, or the surrounding townships. The apartments are nice with friendly neighbors. And the office staff gets a gold star for being very professional and polite.
I just moved into these apartments and nothing has made me regret it. A spacious kitchen, two sinks and enough room to comfotably fit 2 couches a chair and dining room table is perfect for me, and for the price...I picked great. The office staff helped me achieve this apartment overnight, literally, and I don't regret one bit.
