Property Ratings at The Landing at East Mil Apartments
This place is infested with roaches and management isn’t doing anything about it
Dealing with this establishment and its team has been one of the most atrocious experiences I have ever encountered. On,10/21 I applied for a 1x1 ready for move-in on 12/15. On Monday, 11/6 I received an email stating that there was an update regarding the apartment I initially applied for and that it was no longer available. I was given an alternative replying instantly with my choice, and never heard back. Yesterday I spoke to the leasing manager to verify if they received my reply and to check where we are in the process. During that time, she was thinking out loud and said she needed to make a call and give me a callback. This was at 11:28 am. It is now 11/9 and we are quickly approaching the 4-week mark. They have once again left me in limbo without a decision or answer to any of my calls, chats, messages, or emails and it is ABSOLUTELY UNACCEPTABLE. If you choose to apply for a living space know that it will be an obstacle to communicate with someone or get an answer.
This is a horrible place to live, no matter what I did or what the supposed "exterminators" did. I COULD NOT GET RID OF BUGS. It got to a point that I was afraid to use my cabinets or set my dogs food bowl down. So many roaches and lizards. AC went out consistently. My dog got infested with fleas INFESTED every time we walked in the dog areas. I had to resort to walking her away from the dog areas. There are strip clubs across the street and hookers and homeless people are always walking up and down the street. Not to mention the gate was broken all the time. ALSO I had bed bugs the moment I moved in. Do not fall for the pictures or the model. Ask to see a real unit or just drive in. See the buildings for yourself.
!!!!DO NOT MOVE HERE!!!! I would honestly give ZERO stars if I could. I have lived here for three months and it has been awful! To start when we first signed we were supposed to move in on the 30th of December and I signed a month in advance, then I get a call 13 days before we were supposed to move that our unit wasn't ready and they asked if we would be okay with the smaller unit which was fine so we said yes. Fast forward to December 29th my husband, our one-year-old son and I pack up and start our drive from Mississippi to Orlando to move in the next day only to get a call with them saying they are closed on the 30th and we need to move in on the 29th or not until after the new year, and I tell them we are driving and I don't know if I can make it and I ask why they changed the move-in day without telling us and she said she does not know who I talked to but they have never been open on the 30th even though my first welcome letter says move-in day 30th! So we finally make it to the apartment and I am gutted! the gates that they advertise on their website DO NOT work and our apartment was not cleaned at all. After the new year when they finally open back up, I turn in my walkthrough to get things fixed and was told that they would be in to fix it within the week fast forward to three months later and nothing has been done. I have called the office every other day to talk to the manager who is never there and when she is she never calls me when I am told she will. one of the maintenance guys came to "fix" the mold in our kitchen but just put a baseboard on to cover it. The whole complex has trash all over the grounds that took them weeks to clean up. My son's bathtub was fixed the first week we moved in but was done so badly that it is peeling and growing mold and cuts my son, and non of the tubs have stoppers that have been put in as a work order and no one has brought us any. The smart home system that we pay $20 a month for does not work and they are still making us pay, I was told the manager was working on it but I don't understand how when she is NEVER here on property. Plus the roach problem is insane!
The model is great. You’ll want it because of the model then they’ll say you can’t see your apartment right now cause it’s being refresh with new flooring etc. Then on the day of move in you walk in you’re hit with the scent of Clorox, holes in the walls, roaches running around the cabinet, but at least the counter tops are nice lol. Thank god I didn’t sign the lease I couldnt imagine being roommates with roaches.
I had put in a couple of request about the roaches and bugs all they did was completely nothing l. I was watching the guy and he did nothing just looking that’s it. The pool is never open the pool area is usually dirty. We were told we would get Wash and dryer and a new fridge. The apartment was a completely not what it was posted in here. So when u sign for here ask to look at the apartment first. I can never have guest over because of roaches and ants. Some night they crawled in the freaking bed. And my house is always clean. I ende up finding a nest under the kitchen sink. That’s where I put my pots and pans and there was a misuse trap out of roaches. The mouse trap was freaking huge.
I was working with angelical she was very helpful and nice. I got approved right there on the spot got a good move in special the apartment and i did get the 2 bed 2 bath renovated new carpet and a good view of the 2 ponds. So far very pleased

I would like to start off by saying I've been here for years and I have never had a problem with anybody in the office just like anything it takes time who got more than 400 apartments so it takes time for the work orders to go through but they do take care of your work order the female staff in the office are very helpful very polite and what residents need to understand is that a deal with a lot of different people different attitudes overall I love living here and thank you for all the help you have given me in the time that I have been staying in this resident thank you very much Amanda and Joanne sorry don't know the name of the other two girls hope you have a wonderful day

The experience was incredible. It was a busy Monday. Office was full, everyone occupied helping other people. It still felt nice and welcoming! It took Amanda less than 1 min to leave the table during her lunch to come out and help vs having us wait for a leasing to be available. Her service was super!! She answered every question me and my fiancé had. She went above and beyond with all the information provided for us as it’s our first time renting. She explained everything without omitting or any hidden information. When we asked about some reviews here. She had an honest, reasonable and clear answer with a solution. ROACHES TERMITES BEES BUGS LIZARDS ALL will be a part of your lease. Beware this company is NOT BBB APPROVED. Dont be fooled same management owns several communities in the area with different names. They will be nice at the meet and greet once you sign you're on your own. They will also charge you to use a App to pay rent and put work orders. Please please please stat away from here. Nightmare on Waterway Ct Leaks galore and faulty appliances

Place is horrible I would not recommend moving here. Although it’s close to everything they sell you a dream with the model home and there promises but when you move in it’s no where near what your expected. I was told to move in at 2 and they changed it to 4pm then 6 and not actually getting to move in until 8. Living here 3 months now I’ve had nothing but roaches and problems with maintenance lying about fixing my apartment having my work orders abandoned on months on end. On top of that I have black mold in my apartment which they do not insist on trying to remediate the apartment until I move out the lease wanting me to pay money. I will be filing a lawsuit. DONT WASTE YOUR TIME HERE!
Este lugar me encanta llevo 2 años aqui. Es muy tranquilo. De noche es un poco oscuro. Y los gabinetes no son nuevos. Amanda esta aqui desde que me mude y ella siempre bien atenta, respestuosa y amigable. Ella siempre camina la proiedad. Y cualquier work order siempre the lo hacen en poco tiempo. Han hecho muchos cambios nuevos.
I had called because I am moving to orlando and I was looking for a nice affordable place, so like any other human being , I had a few questions and the lady was rude , cutting me off , raising her voice a little , and to be honest I felt as if she was just trying to get me off the phone. YOU WOULD THINK SHE WOULD HAVE SOME CUSTOMER SERVICE. But unfortunetly she didn't. I dont recommend even calling because she will just say there is nothing available and cut you off.
Been living here for 3 months. The place is very nice and close to everything like highway, malls and all the attractions. The management staff and maintenance have great communication. had a couple of things to adjust to my home and got them repaired right away. I recommend this place the prices are wonderful.
My fiance and I were looking for an apartment, after moving to Orlando. The apartment is a very nice nice for a once bedroom, but the entire apartment AND the building is INFESTED WITH ROACHES! We have put in a pest control request 8 weeks ago and they still have not arrived to spray. Pest control only comes every Monday and you have to put your name on the list to get sprayed, and if he skips you this week, it will not roll over to the next week. Maintenance takes forever to come, and then one maintenance man will tell you everything you want to hear, but still not fix a thing. The outside of the community is always trashed, with garbage and is vandalized. It looks nothing like the pictures on this website. The garbage dump is always over flowing and the garbage pick up comes to empty the dumpster at 11 o' clock at night and it's so noisy. Tons of stray cats, and ducks, everywhere. They sell you a dream and then you get what you pay for. Being that the rent is somewhat affordable and it is a rent controlled/income-driven property, there is no real care for the residence. DO NOT WASTE TIME OR MONEY HERE. I WOULD GIVE 0 STARS IF THAT WAS AN OPTION.
Very nice apartment and close to all attractions. Employees are very friendly and knowledgeable something hard to find. They go the extra mile to help you when is needed. They have good price, great location and nice layout. After being in here for over a year I defiantly recommend Waterview Apartment. Mayor improvement since they are under new management. I am really happy.
I came to Orlando from Michigan looking for a nice two bedroom apt.We were shown the model apt very nice we loved it so we filled the application out and got approved paid a deposit and administration fee.Our move in date was 11-10-15 Then they called and said 11-12-15 OK so we came in to sign the lease but wanted to see the actual apt before signing.Omg Omg.looked nothing like the model apt and full of roaches.We complained to manager and she said it had been sprayed. She tried to convince us to move in anyway said we will lose our deposit. How can she expect someone to move in a apartment full of ROACHES? This place deserves to be shut down if you ask me that was so wrong for them to keep my money all because I refuse to move in with Roaches
They are old and have terrible roaches I only been here 9mnths and there maintenance suck
Nice apt on the outside. The cabinets are old and so was the refrigerator. But it's pretty spacious.
I have lived in my community for 3 years and I've never had a problem. Staff is courtesy and always make sure that you feel welcome. Community is very convenient major attractions:ex Disney, Wet & Wild and many shopping outlets. If I had to recommend a community to live in it would be Waterview apartments Orlando,Fl
I love it, but by the time I want to move in they did not have any vacancies.
