Property Ratings at Waterways Apartments
Not good- Dog poop all over the community, illegal cars without license plates are allowed to take up all the parking spaces and sit there for months on end. I know for a fact in the lease it says cars must be up to date with tags and plates on them, yet management does nothing about it. Moving trucks are always parking in the middle of the street or parking in a parking spot and letting the truck hang into the street so no one can get around them nearly causing accidents a handful of times. Management only cares about rent payments and thats it. If you have a problem arise, good luck getting it resolved.
Office staff isn't the nicest...especially the property manager. I have not had good experiences with her. The apartments are falling apart. Maintenance does not actually fix the problems, they just temporarily hold them together until it breaks again and you have to put another request in. Not worth the money.
I have lived here for a while now and honestly; I use to love it. Over the previous year the complex added 100+ new apartments and did not add any noticeable staff to assist in maintaining or enforcing regulations. They have started slacking on making sure the tenants clean up after their animals, which is also a city ordinance. There are several tenants with animals that are over the weight limit or not reported to the office at all. The area under the stairs is utilized for storage by some tenants, which is also restricted by the fire department. If you complain, they will send an email to the tenant. If you complain again, they will tell you the issue has been addressed. I don't know about you, but I am pretty sure most tenants don't open the emails. They do very little regarding noise complaints and allow up to 3 animals per unit. This is fine. I love animals, but I don't want to hear your 3 dogs barking all the time. If you have restrictions in your lease and you don't enforce them, then you are in breach of your own contract. If I don't pay my rent, they will ask me to move out, I am sure. The lease rate is reasonable, but they started increasing rents when they completed the new units. The apartment layout is almost perfect. I loved everything about this complex for several years and I am sad that I might have to move due to poor management.
PROS: Nice walking trails, helpful and friendly maintenance staff, amenities were a draw for us initially (pool, gym, etc.) but unfortunately they never opened up the pool during the time we were there due to COVID. Nice area behind garages to play with my dog. CONS: Mainly writing this because the move out process was a nightmare! When completing the final walkthrough, Waterways staff assured us on multiple occasions that the apartment was in great shape and any minor repairs would be covered by our deductible (meaning carpeting, blinds, etc.). We had even told Waterways employees that we would do the repairs on our own or get carpets and flooring professionally cleaned so we wouldn’t have to deal with getting charged a higher amount later, but again, they assured us on multiple occasions that we had nothing to worry about. A month later, we received a $985 bill in the mail requiring us to completely and fully replace the carpeting, carpet pads, and labor as well as replace the blinds that go on the sliding door (these were the big things, there were other minor add ons that we did not expect). By this time, they had already moved in another couple into our old apartment and provided no proof of the damage that caused them to do the “repairs”. We tried disputing this but our account was sent to collections where my credit was put in jeopardy. Walls/ceiling is extremely thin to the point that I would actually be able to hear conversations people were having on occasion. Parking is TERRIBLE in many areas. Where we were was not as bad as other places, but if you would get home past 5 pm or 6pm, you would be walking quite a ways to get to your apartment. This was very inconvenient when bringing in groceries or when others had guests visit. I finally ended up getting a covered parking spot after about 8 months of living there (we were only there for 10 months). During those 2 months, I had more door dings on my car than I have ever gotten in the last 5 years of owning it and my reserved spot was taken by someone else multiple times all evening and nothing was done about it by Waterways.
Pros: Area was nice Near the highway and stores Apartment space was clean Cons: BAD MANAGEMENT Said there would be no extra money due after moving out, till over a month goes by and we get a bill for almost $1,000. Majority of the apartment space was clean but there was lots of dog poop everywhere you went. Streets, sidewalks and nobody picked it up in the grass. Very gross. Trash bins are always full Electricity goes out all the time People speed throughout the streets and loud parties almost every night I will never recommend anyone to go here, not even my mother in law.
I have lived at Waterways for almost a year and a half and I couldn't be happier that I chose to live here. I did extensive homework before choosing Waterways, and my expectations have been well exceeded in terms of my apartment, the facilities and the excellent support staff. Barb, Keri and Angela and the office crew and Rick and the maintenance staff are all sincerely friendly and helpful. You never feel like you are being treated as a resident with a problem, but as a neighbor who needs a particular issue addressed. They have Easter Egg Hunts and pool parties for kids and grand kids, and various social gatherings for adults. The landscaping is beautiful, with two lakes and extensive walking and running trails for adults, kids and pets, my dog loves this place!. A large playground for kids, with slides and more, and BBQ areas as well. The pool is a perfect size, just right for short laps for adults and plenty of play space for kids. There is a well equipped exercise room, which I have successfully avoided (maybe next year) and a great game room for adults and older kids. Two lighted tennis courts, well maintained and inviting, but then I'd have to buy a racket. The great majority of residents I have met have been both friendly and helpful as I've acclimated myself to all Waterways has to offer, and that is a great deal! You will not be disappointed!
My family and I loved our time at Waterways! The staff went out of their way to make all residents feel like a part of the community. We cannot express how nice it was to be able to walk into the apartment offices and be able to talk to someone about any concerns, even on weekends. From Halloween parties to Easter egg hunts, they also made it an enjoyable time for our children as well. Thank you for everything you do!
We recently lived in Waterways and loved it- up until we found upwards of 50 brown recluse spiders IN our apartment. The staff did nothing to help, and we had to hire our own extermination company to clean out the apartment and spray. The spray did not fully work, as the apartment was infested. We continued to find brown recluses, and the apartment management did nothing to help even after my girlfriend was bit. We moved out, they kept our deposit, and we could not be happier. Dealing with them was a nightmare, as they belittled our serious problem, and did not care at all about our safety.
Waterways is an amazing apartment community. We love all of the great amenities that come with being a resident like the pool, rec area, and multiple parking options. The staff is very friendly and the property manager treats everybody like her own neighbor. I'm glad we made a decision to move to such a beautiful complex filled with so many friendly people. If you are looking to live in the Lake St. Louis community, I would highly recommend Waterways.
Waterways could be nice, but unfortunately, it is not the peaceful or smoke-free community advertised. There are many smokers so where do you suppose they smoke? Quiet hours are ignored and not enforced, so complaints about all night parties, stereos, and rude neighbors are a huge problem. Sadly, new residents are flat-out lied to about parking and security. They claim there is a security officer on the property - if so, where is this person and why doesn't he/she respond to calls for help? Residents are not guaranteed a parking spot near their apartment, and will be forced to lease a car port if they want to be within several blocks of their apt. There is a continual and inexcusable noise issue from dawn to dusk due to Construction bulldozers, drills, hammers, sirens, shouting, teens in speeding cars, almost-daily deafening noise of Leaf Blowers that do nothing but shoot gas fumes into the apartments for several hours, unsupervised nuisance dogs are left outside and bark nonstop. There are city ordinances about disturbing the peace and neglected dogs barking throughout the day - but apparently these rules don't apply at the Waterways. There is usually no one at the office during weekend hours, and they have no other system in place for residents to make service repair calls or communicate after hours trouble. When Non-resident commuters leave their cars in the limited parking spaces four days in a row - someone needs to have them towed away. They need an onsite manager who responds to these issues.
Waterways, located in Lake St. Louis which I consider the best community in metro-St. Louis area, consists of multiple 8-apartment buildings; 4 lower level & 4 upper level. Far and away the outstanding feature of Waterways is that it feels much more like a residential neighborhood than an apartment complex. Everyone is very friendly and respectful of each other. Every apartment comes with its own washer/dryer in a laundry room that also has a separate entrance into the unit that allows the laundry room to serve as a mud room. The appliances are probably higher grade than most apartments. The air conditioner and furnance are quiet and very efficient. The floor plans are well laid out and balconies/patios are spacious enough for lawn furniture and a grill. There is also an outdoor storage closet built into the balcony/patio spaces that is very useful. The staff is incredibly friendly and helpful. The clubhouse/office is located right at the entrance with plenty of parking. The building includes a very nice, well equipped workout room with plenty of space. There is a game room with pool table and and a small office area with two computers. Behind the office is the swimming pool which is well maintained and moderately to heavily used - more so on the weekends. The mailboxes are located at this site as well. There is a very pleasant walking path that begins at the office building that winds around a medium sized pond that features two swans. The path leads back to some lighted tennis courts. There are also various locations of swing sets and bbq grills scattered throughout the common grounds. On the downside, the closet space seems a little limited, especially in my one-bedroom unit and the carpet and linoleum could use some upgrading. While assigned garages and/or covered parking are available, conveniently located regular parking seems to be getting harder and harder to find. The complex is currently building several additional units and I fear parking is going to become even more limited. Luckily, I live in a unit near a dumpster. However, I suspect many residents find trash removal to be a pain due to the distance they must travel with the garbage. It also seems that every Sunday afternoon/evening the dumpsters are filled to overflowing with trash. Overall, I HIGHLY recommend Waterways of Lake St. Louis. Be advised the rent is probaly higher than it nearest competitors but, you truly get what you pay for,
