The development is good, they come and fix things right away. But the management needs to enforce the rules that are listed in the lease. No smoking of anything in the apartments or in front of buildings. No pets, especially pit bull dogs that are roaming with their owners off their leash. Dog poop and urine all over the place. And loud music being played from other people's apartments. Homeless people laying on the grass and hanging out in the Wavecrest shopping center. Lovely place but not enforcing its own rules which are in the lease.
The walls are way 2 thin & very nosy! The house is beautiful don't get me wrong, but If you are a person who doesn't like nosy things I wouldn't live here if I were you.

When we first toured we saw the"show" apartments which were unfortunately bigger and nicer than the ones they rent. Getting in touch with the rental office was difficult and they seemed to dodge calls once they knew your name. Waited 3 weeks after getting approved to even hear about availability and the whole process to finally get a key was almost 6 weeks. Parking is atrocious after 5pm and the surface lot you can pay for is through a third party with even worse reviews. The area is not great. I wouldn't advise walking to the subway and most people seem to drive in the complex (for good reasons). The beach is ok but there is mostly no swimming in the area. There are cockroaches and water bugs but the exterminator has been pretty good. The apartment itself is nice, it just doesn't make up for the other negatives.

I lived here years ago and the apartments looked nothing like the pictures shown. Parking was a nightmare, after 6pm finding a spot was challenging. Roaches infested my apartment. There were also issues with kids smoking pot openly in the court yard area. Not a great place to live long term
The lease agreements are constantly disobeyed by the tenants. They raise your rent unfairly and the neighbors are extremely noisy, selfish and act like savages. The apartments parking space price is unreasonable, and the no smoking policy and pet policy is non-existent. They don't allow you to decorate your windows or hang a reef on your door which is an infringement on freedom of speech and religious expression. Their excuse, they own the property, yet and still they ignore lease violations just to make sure they maintain a steady stream of the almighty dollar. The numbers of stars of approval I suspect is a garden and false to raise their profile for positive ratings. Trust me in this as a decent self respecting human being who believes people should be considerate of others and business ethics of honesty should be paramount.
I lived here my whole life. The walls are too thin, you can here everything your neighbors are doing. It’s not worth the price; and it’s not as nice as it looks.

I moved into Wavecrest December of 2018. My boyfriend and I fell in love with the look of the newly renovated 1 BDRM apartment. However, the first thing we noticed is that the property advertises heat included, but our heat never comes on. We were forced to use heaters through our first winter here. Secondly, there seems to always be an issue with water. The issues range from the water pressure in the shower changing constantly (I’ve gotten my hair wet unexpectedly several times because of this issue), there being either a water main issue or pipes freezing so you can expect to wake up to no water, or some nasty yellow/brownish water (my assumption is the color is from the rust of the pipes?). Thirdly, we noticed a small roach here and there when we first moved in, but nothing too out of control or alarming (though I hate the sight of even one, we were able to get the problem under control), however as they began renovating the older apartments in our building, the roaches seem to be looking for a new home and now I am guaranteed to find a roach or three (big, small and in between) in my kitchen at night. And if you’re curious I do keep a very clean house. Fourthly, the parking! Let me start by saying, if you work a typical 9-5 you should be able to find parking on the property with no issue, but in the event that you work nights like myself, the odds of you finding parking after about 8 o’clock on some nights are slim to none. Now what options do you have if you can’t find parking you might ask, well if you choose to park illegally on the premises (i.e. make your own parking spot somewhere) after a few warning stickers on your car window they will have your car towed so that isn’t recommended. You could park on the street but after about 11p good luck. You could pay $110 for a parking lot spot and hope you live in a building close to the lot or else be prepared to walk (that wind coming off the beach in the winter is no joke) or pay $160 for a garage spot which is more convenient also more money. And last but not least of my issues, the walls are paper thin. You can hear pretty much everything through these walls.
This apartment looked very nice when we first came to see it two years ago- nicely renovated, wood floors and whatever else I liked about it. However, the first night that I lived here, it sounded as though strangers were in my apartment when I was lying down. It was very hard for me to understand why I was hearing every foot step of my neighbors, and all of the words coming out of their mouths. It’s as though they used sheet rock for the ceilings AND walls. They are so thin that you can hear EVERYTHING that your neighbors do. This is not a good place to raise a family. Granted, there are plenty of beautiful amenities in the neighborhood and surrounding areas. However, if you were to choose this apartment building simply because of that, you would end up regretting it because of how miserable you would be in this apartment. I have a baby who gets waken up at all sorts of hours because of my neighbors and when I tried to eradicate that issue with white noise music, the police were called to my apartment. I’m really ashamed to say that I live here. The owners really did not care about creating quality apartments for people to actually enjoy living in. I would only recommend leasing one of these apartments for a year and make sure that you have money saved up for when you need to move out. Be wary that they will try to keep your security deposit as well. Some of my coworkers have told me that Wavecrest kept their security deposit because of minor things (scratches on kitchen counters & things of the sort). If you can live somewhere else, I encourage you to do so. Make sure you test the walls... knock on them. If they echo, they are too thin. Good luck!
I am a resident of this complex for sometime and I found it to be safe affordable easy access to the beach and the recently constructed boardwalk the management staff are very professional,. the in house security too, easy access to public transportation buses and train I love living here, and would recommend any one to this complex
I've lived at Wavecrest for 2 years and will be moving in a few days. My experience here honestly has been up and down. Where do I start!!!! In the winter time my apartment was freezing no sufficient heat! The basement/ laundry room smells like garbage and is infested with roaches! The "free" amenities come at a extra price! Security doesn't really help at all Parking is impossible and instead of allowing the outdoor parking to remain free they charge for "reserved" outdoor parking. Your rent will continue to increase! Wavecrest truly has a long way to go before reaching "luxury"! The upside is the beach across from your apartment
ROACHES AND ANY INSECT YOU HAVE NOT SEEN BEFORE RESIDE HERE, ESPECIALLY COMING OUT OF OLD REFRIGERATORS AND NOT TO MENTION BROKEN GASKETS ON REFRIGERATORS AS WELL. THEY DO NOT GIVE HEAT, THE SECURITY IS NASTY AND THERE IS NOTHING LUXURIOUS ABOUT THESE APARTMENTS. THE FLOORS SQUEAK THROUGHOUT THE ENTIRE APARTMENT AND THE PAINT CONSTANTLY PEELS AFTER 2 MONTHS. THE AMENITIES THEY TELL YOU ABOUT ARE EXTRAS $100.00 FOR AN INDOOR PARKING SPACE THEY DON'T MENTION PARKING SUCKS AFTER 8PM SO YOU NEED AN INDOOR PARKING SPACE. ROCKAWAY ONE DOES NOT BILL CORRECTLY FOR PARKING, THEY GIVE YOU 6 MONTHS FREE BUT THE FIRST MONTH IS PRO-RATED BUT YOU ARE BILLED AS IF YOU HAD THE SPACE FOR THE ENTIRE MONTH AND THEY ONLY HAVE TIME WARNER CABLE. I HAD TO FIGHT TO GET A COPY OF MY LEASE AND THAT TOOK TWO MONTHS ALL TO FIND OUT IT WAS SENT BACK AN NO ONE EVER CONTACTED MY ABOUT IT. I HAD TO CALL AND EVEN WHEN I CALLED THEY WERE NASTY. THIS HAS BEEN THE WORST EXPERIENCE OF MY LIFE AND I AM PLANNING ON MAKING A RUN FOR IT AND NEVER TO RETURN THEY ARE NOT WORTH THE MONEY. YOU CAN FIND BETTER APARTMENTS IN THE AREA OR STAND ALONE APARTMENTS HOUSES. THE CLOSETS ARE TOO SMALL FOR A TWO BEDROOM.
I grew up around here as a child but truly didn't appreciate the beauty of beach front living until I moved back as an adult. My grandmother lived here as well for 40 years until her recent passing.
The apartment is really nice and spacious and we rented one with plenty of closet space. You can really nice make a nice home with your space. The landscaping is beautiful and well maintained. It's great living close to the beach. It's not really luxurious as advertised, however. The kitchen cabinets and hardware are nice but the floor tiles crack easily and the appliances are subpar. The fridge especially is small, lacking in shelves and we had to request a replacement. The bathroom is basic and the sliding glass doors are a nuisance when bathing a child. I've been told by other residents the fully upgraded units are a bit overrated. Parking is a problem. If you don't pay for a space (indoor or outdoor) you have to be home by 6:30 or else you probably won't get a spot. And there is virtually no parking outside of the complex. Visitors have to pay to park in a small lot by the gate. Security walks the lots and puts stickers on the window of any parking violator. They WILL tow your car if you don't have the barcode on it. My newborn's grandparents rarely visit because of the parking hassle. When we first moved in August 2014 we had an issue that required the attention of an exterminator. It was taken care of right away and has not returned after a year. At that time the maintenance office was very responsive. They are pretty quick in responding to requests, are courteous and clean up after themselves. We have had to contact them several times and have not had an unpleasant experience. Please note this is the maintenance office. The management office is completely different and we prefer to not communicate with them.
The apartment complex is a lot better than I expected. The actual space I rent is about what you can expect in NYC (small n overpriced) but manageable. Management takes really good care of the area trash taken away everyday grass is cut nicely. There is plenty of free parking on the premises as long as you get there by 7:00pm Monday- Wednesday and other days maybe later .overall would recommend this place for people looking for short term renting
Apartments are quite spacious, I have a one bedroom with six closets. It is a gated community with 24 hour security. The maintenance department are quick to handled any repair requests. Unassigned parking is on a first come basis. If you park. Security will go over your car daily and if you are due for a state inspection prepare to have your car full of hard to remove "warning we'll tow your car " stickers. Apartments are being remodeled but for those that haven't still the problem persists, you can hear other peoples conversation upstairs and downstairs. You can also hear people walking , AND according to the lease you are responsible to cover 75% of the hardwood floors with carpet. Perks, you are on the beach and if you don't have a car is ok. Walk to the streets and you have access to Nassau county buses, nyc buses, express bus and 10 min walk to the A train.
When I first drove to the complex, I noticed that there are two bus stops that stop right in front of the entrance. Then I had to go through a security checkpoint which is always a plus if you are looking for a safe place to live. There was a gym and laundromat on the facility. In the parking lot I met to supers who are on call 24/7. The model units I looked at were super affordable and they came with decent storage space. To top it all off, I was able to walk a few steps to the beach. This is truly a walkers paradise.

My apartment is yummy, spacious, wood floors throughout, great kitchen size with tile flooring, plenty of closet space a master bedroom fit for the queen but can handle the kings bed. The 2nd bedroom has the potential to be a princess palace. The best icing on the cake is the nearby beach Acing It!
The complex is huge, and pretty quiet. Rent is competitive, but parking in the garage is expensive. However, my main complaint--and, for me, it's a biggee--is that the building is not always maintained. Floors have gone unswept for days and garbage piles up in the basement all day or all weekend if the person who cleans your building is out sick or on vacation.
I have lived in the apartment for more than four years. I am thinking of moving out for better price and better service. 1. The management only care about the outside appearance of the apartment, they don't care about the inside where renters live. If you call the maintenace people for repair. They will never come on time. You have to call several times before you will see somebody. 2. The refridgerators and stoves are very old, they just continue to paint old ones. If you are planning to move to the apartment, be aware you are going to get old painted refrigeration and stove. What annoys me most is the painted toilet seat cover. After sometime, the paint started peeling. What really annoyed me most, is when I called them to change the toilet seat cover, I was told to pay $12 for another old painted one and not a new one. 3.The paint in the apartment are fake. After sometime they start peeling off. My kitchen was painted after four years. Withing two weeks the paint started peeling again, and I have four year old, and four months children. Beware new renters, don't be deceive by the outside appearance. There are roaches in the apartment. Old bathtubs, and old kitchen. The management don't treat the renters well. The rent increases every year. The only good thing about the apartment is fairly safe to live.
