Property Ratings at Waverly Flatz
Management here is practically non-existent. Every time there has been an issue it has been an absolute nightmare getting a hold of someone. When we moved out they didn't even know our lease was about to expire and they continued charging us rent despite the fact we had moved out and our lease was up in addition to the fact we never resigned. The apartments are held together with shoddy maintenance. The pain on the walls began to peel within months of us living in the apartment. The ceiling fan in the living room was held up by a single bolt and shook whenever turned on. The tub in the bathroom was installed poorly and the splash guard on the side of the tub was installed with liquid nails which wasn't water proof and broke within a month of living there. I know they are under new management but I would not recommend renting from them unless you have absolutely no other options.
We were residents for over 4 years here, from 2018 to 2022. We DO NOT recommend anyone ever live here, especially if you have any condition that entitles you to ADA protection. The management sucks; they do not care about anything except getting their rent on time, not even giving a grace period. They mark service requests as completed without ever having done anything about them, then have the nerve to send a request for a survey about the work. The parking lots are insanely overbooked and in very poor repair. We were in one of the townhomes and had water damage to the ceiling in the first floor living room that was less than 3 feet from the ceiling fan. The damage happened in early 2019. When we left in Dec 2022, it STILL had not been fixed. There are electrical issues (sparking outlets, wires connected wrong) and the water is not drinkable, it is yellow at best! I wish I could give a 0 star rating, but it wont take that, so 1 it is.
Buildings are in poor condition, they were built in the 60's and they show it. Office staff are rude. If you have packages delivered it will more than likely be stolen
1. Unsafe Community - Police officers are always at this complex. There was a bank robbery across the street last week. 2. Unprofessional Staff (not all, though) - The property manager and some maintenance workers are condescending, rude, and do not even pretend to take responsibility for the property (e.g. it is the residents’ responsibility to tow cars parked in reserved spots). 3. Rent Increases - Rent increases with each resigning (which is typical), however, it is much more than the inflation rate. Last year mine was increased by $50 a month. The property has not improved (unless you count re-doing the parking lots - which is typical upkeep for any business). 4. Extensive Fees - Pet fee is $30/month per pet (on top of a flat rate for pets upon signing). Carport is $25/month. There is a $10 risk mitigation fee (even if you have renters insurance). There is about a $4 processing fee for each payment. 5. Rent Deducted Randomly from Account - It does not matter when you pay rent, it is taken from your account on a different day each month. Last month my rent was paid online on the 30th and deducted on the 5th. They do not accept checks or money orders, so you must pay online. Save your time, energy, and money and move to the west side of Kalamazoo. Or even better, apply for a home loan - there are some great lenders out there that accept low credit OR a small down payment.
Management doesn’t respond to problems. Had a water leak, they did the least work possible and the problem persisted. No one is held accountable for parking violations, even after complaints had been filed. Noisy neighbors. Bad parking lot pavement/upkeep during winter. Apartments do not feel safe.
They constantly ignore safety issues in the community and within the townhomes (pot holes, safety lights out, yellow water). Unless you literally go in and scream at these people nothing gets done. I've had maintence out to my townhome 3 times for the same issue before because they have this attitude of "whatever is cheapest and easiest" and have the most ineffective maintenence team I've ever seen. If you plan on living in the townhomes good luck. The entire thing is gross upon move in and hasn't been updated in the 60 years since the buildings were put up. When I moved in there was hair in the garbage disposal, the flooring was coming up, doors were missing, the toilet bowl was broken. The copper pipes bang and rattle with every water fixture loud enough you can hear it from your neighbors aparment. Also the water is AWFUL. Its yellow and smells like sulfur ALL THE TIME. Everyone's apartment is like this too, Ive had several friends who have lived here who said the same thing. Overall the place is a dump. They dont care how it looks or about you as a resident. Also, they charge you FOR EVERYTHING on top of the stupidly inflated rent. If they could charge you for breathing in your apartment they would, seriously.
