Lansing is the capital city of Michigan, neighboring one of the state’s most notable universities, Michigan State University. This institution’s sprawling campus borders Lansing to the east, and a hefty portion of the student population calls Lansing home, giving this city a college town vibe. Though Lansing is the state capital, rentals in the area are surprisingly affordable, offering apartments, condos, and houses.
Downtown Lansing is a charming historic district along Grand River, featuring must-visit historic sites like the Michigan State Capitol and overlooking shops, cafes, bars, and more along South Washington Square. Local entertainment options appeal to residents and visitors alike, such as the Cooley Law School Stadium, the proud home of the MiLB’s Lansing Lugnuts and the Impression 5 Science Center. Small businesses keep Lansing’s charm alive, so be sure to check out the Lansing Brewing Company on Shiawassee Street after you find your affordable apartment.

Property Ratings at Waverly Park Apartments
I like the apartment, and maria was nice
Leasing office floods all their review pages with 5 star reviews. They ask you to review a job maintenance did for you and use that as a review for their complex as a whole. This place is extremely shady. Not worth it. Moving after one year here and wish it was sooner

I have lived here for a year & counting & I’ve had no bad experiences. The rental office is always very helpful & informative, maintenance is speedy & professional. The bills are all paid electronically, I love that. The pool is open most of the day, the kids love that. It’s quiet, neighbors are friendly. It’s just an overall good environment. 10/10 would recommend.

We are thrilled to hear what a difference our team and amenities have made in your experience. Thank you for sharing such a wonderful review!
I moved in knowing it wasn’t going to be great with the price but honestly the price for apartments is expensive compared to the experience. First the internet is pure trash. Sometimes it will stop working all together. 60 for “ tier 2” and it can’t even support one Xbox. Next the environment is awful, consistently hearing screaming from people fighting, gun shots, deer, loud frogs, cops knocking on you door to hold the neighbors baby, nails sticking out of the hand railings, laundry unit steals your money cause the break so often, and that’s just outside the actual apartment. Inside the apartment you are 9.9/10 times going to walk in on the first day and something will be wrong, wether it’s garbage disposal, lights, heat it’ll be messed up somehow. The carpets never stapled in so you can see underneath and the balcony door won’t work if it does, the handles not staying on. There were 1/4 screens for the windows and the one that was there was broken. You can hear mice in the ceiling while you sleep it wakes you. If you put in a service request it will only get filled if they feel it’s needed. I spoke to the manager and the regional manager 2-3 months ago about fixing the nails sticking up from the handrails and I don’t think it done to this day. They don’t care about you they care about your money. Save yourself the trouble, trust me.
Why is it poor, well cockroaches, gun shots and poor manager/ maintenance makes this place terrible.i hate living here but I have to.

I moved here with my mother back in March of 2020. Laurie and Maria were excellent in helping us move, offering assistance and important info through the entire process. We moved in during early lockdown due to Covid19, and were impressed with how well the complex has handled the mask mandate and social distancing guidelines. We have had next to no issues with neighbors or noise. Only one problem early on and it was resolved quickly. The people here are very friendly and kind. Maintenance is amazing. The workers are smart, kind, and very knowledgeable. We even had to make an emergency call last Thanksgiving, which we felt bad about, but the worker was very kind and fixed the issue quickly. We've had no problems with pests or infestations. They fumigate once a year just to be sure, and also if a neighbor reports that they have any. Water is clean, pressure is nice. The internet provided by Bloom is great and only had 3 drops in the last 15 months we've been here, which only lasted a few hours. The grounds are kept up nicely and it's beautiful here in the summer. The office workers are all wonderful. We only had to contact the property manager once(James), and he was outstanding. My mother recently moved up north, and I'll be moving within the week, but this place has really left a great impression on me. This really felt like home, and I'm going to miss it. If I ever need to move back into the area I'll definitely be contacting them again. Thank you to all the staff and workers at Waverly Park Apartments!

We will miss you, but we absolutely hope you'll reach back out if your circumstances bring you back to the area! All the best to you!
If I can give a 0 star I would. I’ve had a mouse problem since I moved in. Maintenance never took care of the problem because they keep coming back. Just disgusting. The apartments are dirty.

They got us with it being so cheap ! But I guess we should’ve known with it being cheap obviously it wasn’t the best . First off when I first moved in there was things already broke when I moved in that I had to pay for at the end of my lease . Second literally I don’t know what it was but I got a letter on my door every 2 weeks about someone in our apartment building having bedbugs so the terminators were there allll the time !!! Third when I first moved in they specifically asked me when things needed to be fixed if I wanted them to enter the house when I was there or if it was okay for them to just go in . I told them I wanted to be there and then one day i wake up I’m in my bed half naked with my fiancé with the door halfway open because again that’s my privacy I didn’t think I would Wake up to maintenance in my apartment fixing things I didn’t even need fixed literally!!! I asked why they were in my house and they said someone out in a request to have my water fixed . There was NOTHING wrong with my water at all so of course I’m mad already because you come in my house no permission while I’m sleep . So I called the office and asked her who do I need to talk to, to figure out who put in the order for my water to be fixed because I didn’t ! She told me she didn’t know and they don’t know who put in it so she told me she would be talking to maintenance and seeing what it was about I never got a call back. So I figured they came to the wrong apartment. Then after all that I left because they tried to send me a letter and say i could get put out because they tried to Accuse me of growing marijuana because I had plastic over my windows !! It was the middle of winter I’m sorry that I did that because it helps keep the cold air out literally that’s what I grew up to my mother always did it . So that was it I called the office and went off and then the big manager said they had sent out the wrong letter they were suppose to just said me a letter saying it looks like the plastic over my window could indicate I have marijuana in the house and it wasn’t suppose to be the letter saying I had to get out . So I just had it !!! Moral to the story they just want your money !!! They will make you pay for things that were already broke . You’ll end up with bedbugs. You’ll have people walking in your apartment whenever . There’s a lot the money isn’t worth it . Yes it was cheap and good for me because it was my first apartment but I regret it don’t do it !!!

While we value all feedback as a means to grow and learn what we're getting right, we're disappointed to hear move-out fees and miscommunication hindered your experience at our community. That said, our move-out charges are dependent upon the condition of the home during inspection and we found several items that were beyond normal wear and tear. If you would like us to go over any reasons or causes for these charges, please do not hesitate to give us a call. We will keep your comments in mind as we move forward so that we can work to provide the best service and communication possible. We wish you the best moving forward. Thank you.
moving out here is honestly a win lose situation. It's a definite win because rent is extremely cheap, and everything is free all you have to pay for is electricity. Who doesn't like low rent and free utilities. The apartments are a very good size, you can fit large furniture inside and still have good amount of room to walk around. The Lose of moving out here is if you want something done, your going to have to do it yourself basically, because you will be waiting for what feels like 80 years for maintenance to come fix whatever request you put into the office. You can't get Comcast Internet or cable (ugh!!), but you can get ATT direct TV (better than nothing ... Right?) as well as ATT internet (you can't get Uverse which is ATT fastest internet though). If you choose to get internet through the apartment complex it's an extra $46 added into your rent (for the highest speed internet) BUT you have a data cap. If you go over your data you internet will completely die. Not even joking, it will take a good 2 hours just for the Google homepage to load up. Ridiculous right? What about the neighbors? Well, You could get put into a building with nice, quiet neighbors, or you could get put into a building with really loud neighbors. You can request where in the complex's you would like to be placed, so try to get into a quiet building, or else you will regret it and want to end your lease a month after moving in.
