Webster is an idyllic Upstate New York town situated nearly 15 miles northeast of Rochester. Property Ratings at Webster Manor Apartment Homes
Maintenance crew is very nice but severely understaffed, so any work orders will not be filled unless they're emergencies. Office staff will not get back to you about anything unless you keep reminding them. They were also pretty nasty to me until I filed a complaint on their website. I payed my rent on time for over three years there and when I decided to move out they made the process miserable, essentially making it sound like I would be responsible for paying an entire dumpster bill because I threw out some extra trash and furniture. I actually had to call the trash company to confirm that I should not be the one to pay for the bill and then they changed their story. That is only one of the many tricks or "misunderstandings" they tried to pull while I was moving out. Save yourself the trouble and find some place that will return your calls and not try to nickel and dime you for everything your worth on your move out.

Think carefully before leasing with Webster Manor apartments, or any apartment complex managed by Morgan Properties. My rent increased about 40-50% over a year and half. Reviewing apartment price increases over this time period shows Morgan Properties increases far exceed the average, or what is typical for the Rochester area. They are not shy about altering lease terms or imposing new mandates, like requiring internet service be purchased through them. Finally, when you move out, they will take a cut of your security deposit by dinging you for as many infractions as possible on the slightest grounds.

As a tenant here for the past year and a half, I cannot wait to move out next month and never look back. Don't be fooled by their outreach on these other ratings giving the appearance that anyone cares. The people reaching out are the very same management people that I refer to in this review. I will start with the one redeeming quality of this place: the maintenance crew. They are all hard-working, pleasant people who seem to be the only ones here who truly care, but obviously they can only do so much. Other than that, I would never ever recommend Webster Manor, or honestly any other Morgan Properties affiliate. Prices have skyrocketed, lease options change every renewal and are always significantly more expensive with little to no flexibility. The management here does not seem to care in the least about the tenants, which quickly becomes evident the second you have any kind of request or issue that requires their attention. They selectively enforce the lease terms and other community policies on tenants, ignore complaints, constantly miscommunicate on important events or repairs happening within the complex, and so much more. Are you going away on vacation for 3 days? There's a good chance you'll come back home to find you've had some kind of major project done inside your apartment without knowing, or that your car might be towed because of a miscommunication on where to park. On top of the price increases, they have been performing random updates to the complex, but overall the apartments remain outdated and of poor quality after receiving band-aid repairs for the past 20+ years. The recent additions only further demonstrate how out of touch they are with the tenants. A bicycle rack in the middle of a random field that has never been touched, a tiny put-put golf hole right next to the parking lot in front of the lease office where it can look nice but people can hit your car with golf balls? You can be certain Webster Manor would never do anything to pay for damage caused by something like that... There's a clear pattern and what you're reading in the other negative reviews is all true. Even though some of the feedback was left 2+ years ago, none of these things have improved. This place is not nice, not friendly, not a good place for kids, and I'm telling you from experience that you're better off elsewhere.
Terrible apartments spacious but nasty and mold filled leasing office doesn’t care even if you it in a work order. Wouldn’t recommend moving here
The maintenance and service in these apartments are worst. There is no one to address problem for long term. they charge you for in house washer dryer and that never worked. The sewage is very old and no one comes even if there is an emergency requirement like water leakage.

Very shady characters working here. Make sure you read all the fine print. Dog park has been being "built" for a year and a half. Many issues with worm ordwrs being slow. Management is untrustworthy and unreliable.
Worst company ever once I can afford to leave I'll be gone. Maint takes foreverforeverr to get problems fixed. Property manager told we live in Rochester dso I should be use to snow.Robert Harold regional manager told me if I don't like I can move except I can't move because they own almost all properties in Webster and most are expensive. Rochester management much better company they actually care to do the right thing.way too many complaints to name in 50 characters .
This community I live in is prefect for anyone who loves a peaceful country atmosphere. The scenery is great, and very convenient to shop with such stores as Walmart, Targets, Kmart, and water rafting. Compared to other complexes this one offers air conditioning, exercise room, pool, lounging chairs and excess to a laundry room. This experiment is very intriguing and I enjoy the luxury of country living.
I lived at webster manor for 1 year. Upon move in, there were numerous repairs needed (broken molding, shower handle, closet doors, etc) and I put in a maintenance request immediately. I repeatedly contacted maintenance to repair these issues and not one was resolved ONE YEAR LATER. Once I moved out, webster manor automatically deducted rent for 2 consecutive months (as I was on auto-pay when I lived there). I contacted Celeste to refund my account given that I moved out months ago. I have yet to receive a refund! Is it that difficult to remove my bank info from their system? I would never recommend this property to anyone!
The management at Webster Manor is terrible. they have the worste personal skills i have ever encountered. They like to buy into to propaganda. When i first moved in the management was awesome about three months later new management was brought in and everything changed for the worste. I would recommend highly looking else where. The maintenance is not timely at all It may take them up to three weeks to fix a simple faucet nob.
