I lived at Wedgewood for several years. A lot of college students live here so it is easy to make friends with the neighbors. Wedgewood is safe, quiet, and above all else the neighbors are friendly. I never had any issues with management, and it was very easy to communicate with them.
Wedgewood Hills is a decent place to live if you are comfortable forfeiting any civil conversations when you have a disagreement with the landlord. The lease will include that you show off your apartment to inquiring future tenants. This was really not an issue at first, but after the first couple times of individuals viewing our units, our apartments were scheduled to be viewed w/o our approval & on short notice. There were a couple maintenance issues during our lease,. Wedgewood Hills took care of these maintenance issues promptly, but we received more attitude the more we called with routine maintenance issues, as if it was our fault she needed to do routine maintenance on her units. Lastly, my roommate and I were deducted $125 from our security deposit for routine carpet cleaning. I am no attorney, but to my knowledge, there are active tenant protection laws in Illinois which state landlords must provide an itemized receipt of deductions from a security deposit within 45 days of tenants moving out. In addition, I believe the law states the landlord cannot charge tenants for normal wear and tear damages of a property, regardless to what is said in the lease. For example, if you trash an apartment, you will be liable. However, if something breaks because it has not been replaced in X amount of years, that is the landlord's responsibility. In my opinion, this makes sense because that's essentially the whole point of renting. I called to ask Loretta what damages we had to the carpet to cause her to deduct the money, to which she stated the charge was for routine carpeting cleaning. In my opinion, if she needs to do this, she should increase her monthly renting rates rather than taking it from her tenants' security deposits. I told her I believed she could not charge for that by law, to which she got very upset with me over the phone and told me she was very disappointed in me, which I thought was very unprofessional. She told me, "one day you'll learn relationships are more important than money, but you clearly haven't learned that." My roommate also inquired about the security deposit deduction, and she told my roommate that we were making such a fuss over such a small amount of money, to which my roommate explained to her it goes both ways. After this interaction, I also wish I had received an itemized list of the deductions from the security deposit because I have no way of knowing that the carpet cleaning actually cost $125.
I lived at Wedgewood for 4 years and had zero issues. Mrs. Cooley is absolutely amazing along with the rest of the staff. If I could take them with me on the next chapter of my life I would. The apartments are well maintained and kept up to date and offer a nice quiet atmosphere.
This was the best place I've ever lived. Loretta the landlady is very sweet and a joy to talk to. The workers of the land do great work with mowing, keeping the general area clean, trash removal, etc. The service for anything that needs fixing in the townhomes is efficient and fast. They are very accommodating. Lastly, the layout of the townhouses are wonderful, beautiful space to be in, and a safe area with a great community.
I lived here for about 6 months and loved it, I only moved out because I no longer had a need to be close to campus everyday. The complex grounds are very well kept and the community is quiet and safe feeling. If I ever need to rent in Carbondale again I will certainly be back here! Loretta was a great landlord and a pleasure to work with, very helpful! I would 100% recommend this place to my family and friends.
I lived here for a little over 3 years while I was in law school. The maintenance crew is always prompt to remedy the occasional issue, always felt safe, rent was reasonable and did not change during my 3 years there. I even locked myself out of the apartment a time or two past midnight and the property owner herself would answer the phone and give me the code to unlock the master spare lol! Would absolutely recommend this apartment complex to anybody going to SIU or living in Carbondale.
My son lived at Wedgewood Hills his 1st year of med school. The apartments are beautiful, spacious, and well kept. The community felt very safe and was quiet and orderly. Loretta and David definitely keep all the little ducks in a row. When moving out, my son's med student friends who helped were very impressed with the apartment and wished they had rented there!
The apartment is very dated and for the first 2 months I dealt with roaches with no help from management. The lady in the office is very rude as well.
The living space is so convenient with laundry in the unit itself. I LOVE that! The property is laid out to preserve all the beautiful trees too, so the setting is lovely! Plus if I am forgetful and leave my keys locked up inside my apartment, they come to the rescue graciously. As a 72 year-old, this has happened a couple of times. They don't begrudge that at all. :)
After living at Wedewood for five years, they sent me a letter instead of my check deposit telling me that I owe them $737 for replacing the carpet and a little rust on the kitchen counter. the landlord care just about money and she never listened and just smile when you give her the rent or cash money. very rude and incompetent
I've lived at Wedgwood for two years. the landlord is so rude and all she care about is your money. the maintenance is always late but was not that bad. After 2 years they told me that I owe them money instead of getting my deposit back. I just wanted to share my experience with other people, so they reconsider signing a contract with them.
I lived at Wedgewood for a year as a medical student. It is well priced and the quiet and peace of mind from living there was wonderful for me. Since the apartments are tucked away in their little hill and the residents tend to be older (or at least more mature than what you'll find for rent elsewhere) the environment is peaceful and calm- you don't get a lot of ruckus around there. I found the apartments are beautiful and well kept inside and out. They have a pool in the upper half of the complex and a nature trail literally right next to the complex. The maintenance at Wedgewood was comparable if not better than most other places I've rented at. The landlord and the maintenance crew do smoke- though I've never seen them smoke inside. However, if when you move in or tour an apartment it smells like smoke I would ask that they clean it before you move in- the oil from smoking sits on top of surfaces and can be washed off with soap and water or soaked up with baking soda. I never had problems with the landlord or the maintenance guys- they were all very kind and respectful to me. After living there for a year I would recommend this place to a close friend for living.
I guess I will have to start all over again. The landlord and maintenance guys are incompetent and rude. They cannot seem to get to maintenance issues in a timely manner. Also I watched them smoke inside the empty apartments while "cleaning them" so great for those of us that have asthma.
I've lived at Wedgewood for two years and have no complaints! Priced very well, quiet nice location. If you don't have a car it's maybe a 10-15 min walk to campus, but other than that I would recommend to older students wanting to get away from all the loud undergrads. Maintenance is always there if you need anything and office manager is sweet!
