Property Ratings at Wellington at Willow Bend
I lived here for almost 14 years, and I have to say the last two years have been the worst. Where do I start. 1. The water doesn't work a lot of the time. In fact I have counted 36 water shows in the last 10 months or so. That is the emails, I have not deleted over that time. 2. The Amenities are a joke, The Grills either don't work at all (4 straight summers for one) or the partially work for the other two grills. The Pools are dirty all the time, there is hair and hair extension still in the pool from last year. The Pool pumps need to be replaced, but they keep repairing only as needed. These Apartments only spend money to get residents to move in, and once they do, there is no more help or no urgency to get anything fixed. They spent hundreds of thousands on landscaping, but can't be bothered to replace a broken grill for 4 years. They are renovating the apartments now, and that is a mess. Mirrors fall of walls because they are made from Metal and weigh 24 pounds, yes I weighed them. They only use two screws and a mere 1/4 inch of silicon to hold to the wall. Once replaced by the construction crew, I asked if they were going to fix the other 100+ mirrors that were done this way with only two screws instead of four on all corners, they said no, they were told to only do the remaining 50 or so. This is a huge liability and risk to possible kids brushing their teeth and having a 24 pound mirror falling off and hitting them in the head. When I told the manager of this, she was more concern of the broken tree branches on the property than a possible law suit of a kid getting hurt in their own apartment. I am afraid to say but after I've written in the years before I can no longer give this place a good review, in fact I warn people, this place doesn't care once you sign the lease about your happiness or your well being. I have pictures of the mirror, but no where to upload them.

I am besides myself with the rodent and pest issue. The community is in such deep decay. Banner only has 2 properties in Plano and cannot manage either one. The other is infested with mold and theft. I suspect this one has mold too as I've had terrible allergies since my move-in.

This apartment complex has been an absolute nightmare. I recently moved in as of 3 days ago and had to learn the hard way that my apartment has a roach infestation. I’ve not been able to live in my apartment due to this problem and am having to wait over the weekend for them to “hopefully clear out most of the roaches”. A very serious warning sign to anyone who is considering this apartment complex in the future.

We have lived at Wellington for over a year now. When we were first looking at apartments for our big out of state move. Wellington helped us out and got us approved in the short amount of time we had to apartment hunt. They came through again when we were affected by the winter storm this year and our apartment was damaged and unlivable they hooked us up with a nearby hotel until another apartment became available. Settled into the new place a few months now and our dryer conked out on us, with all the shortages going on, maintenance guy Cee worked his magic and the next day a new dryer was put in for us. Being my spouse and I both work, this was a life saver. I enjoy being so close to the grocery stores, mall and theater. My doctor, dentist and vet are right next door too. Everything thing I need is less then 5 minutes away. Talk about massive convenience. I highly recommend this place to anyone who wants the convenience of places in close proximity. Pools, exercise room and a gated community, what's not to love about this place!

Apartments have cockroaches and rats running around in the complex parking lot. Management solution is to schedule you for pest control on Wednesdays which is not effective. Move in if you like to live with cockroaches and enjoy office management whom don’t care about anything beside collecting monthly rent.

I lived at this place for 2 years pre COVID19 and post COVID19. The first 6 months were okay. There were a lot of maintenance issues. The dishwasher always leaked and after the 3rd maintenance order didn't fix the problem, I just never used it. The front door, for some reason shifted, to were the dead bolt couldn't lock anymore. There was about an inch gap between one side of the ground and the door. Then bugs started coming in the apartment. After maintenance put a sponge strip there it seemed to correct the issue but strangely enough I ended up with an infestation a month later. I ended up having to pay out of pocket to their "bug guy" to fix the issue. It was almost $900.00. Their "bug guy" had to pull up the edges of the carpet and he never put it back, so the carpet looked terrible after that. Their maintenance staff made my children wait outside while they worked on a repair which was not ok because prior to that an email was sent out about people breaking into cars in the parking areas. So they put my children's safety at risk because they are too lazy to come back at another time. The location of my apartment seemed perfect, the pool was just outside my apartment but that was short lived. The staff there couldn't keep the pool up to city code and it was closed down during the middle of summer and it was never opened back up. This certain complex has a large group of kids which is ok until management started sending countless emails about kids throwing rocks at the parked cars and buildings. The night life at the complex was rather strange. Kids are on bikes, adults are on foot in the middle of the road, night after night. Management thought it would be a great idea to spam my email about these outings and let me know how it's not safe to be in the middle of the street at night. They sent pictures of the kids that weren't accompanied by an adult, asking if I knew who they were. They decided to set a curfew for the kids and when that didn't work, they threatened to call the police. This place might look nice in pictures but it's far from nice. For the amount of money I was paying to live there and to have all those maintenance issues (est 30+), it was not worth it to renew my lease. Be careful with this place. Don't be tricked like I was.

There are two dozen other apartment complexes within five miles that are far nicer than this place for the money they're charging. The Wellington is noisy, run-down and outdated. What's worse, the management will try and hit you up for any fee they can dream up, yet they refuse to own it when they screw up. And they do in big ways, such as still having tenants in my apartment the day I was to move in. They did absolutely nothing to make amends for this screw-up, either. I will say that the maintenance staff was solid and usually took care of the many issues I had in a friendly and timely manner. I can only assume that the one time they failed to fix something is because the front office never notified them of the problem. Unfortunately, that issue was my third-floor balcony pulling away from the building, a dangerous thing to neglect for the fourteen months I lived there. I'm guessing it still hasn't been reattached and made safe. Many more reasons to avoid the Wellington and other Banner Properties, but if these don't deter you, I'm guessing nothing will. Good luck.
It's noisy, the gates are left opened for unnecessarily long stretches of the day, there are always kids playing in the parking lot unattended, people let their dogs crap everywhere without cleaning it up. As for inside the apartment, my carpet is old and dated, not to mention that I was finding things in it for months after I moved in -- ear rings, staples, plastic. People aren't supposed to have items left on their balconies, but half of them look like used toy stores. I lived her over a year, and the place is definitely not worth the money they have the nerve to ask.

It is great place to live. The apartments are clean and services are very good. The apartments are placed at best location in Plano, banks and Market are at walking distance. The community has nice area to play for kids. My family enjoys living here.

There are so many reasons not to live at this place. For starters, the previous tenants hadn't even moved out by the day I was to move in. Management didn't call me until the night before, after I'd rented a truck and asked people to take off work to help me move. Then, when I did get my key, the apartment hadn't been painted and the carpet was filthy; I was stepping of earrings, staples and a myriad of other garbage for months, despite vacuuming a half dozen times myself. Also, my third-floor balcony rail was falling away from the building and was never fixed during the fourteen months I lived there. Very unsafe, as is the practice of leaving the gates open for hours each day. The place is noisy and the management are unreasonable to deal with. After breaking our lease on day one, they had the nerve to demand $2400 dollars in fees when I had to move out early. This, despite the fact that I left the apartment cleaner than I found it, and they rented it within a matter of days for higher rent than I was paying. It's sad. Do yourself a favor and don't get stuck here, or in any Banner apartment for that matter.
If you have other options, pass on the Wellington, or any Banner property for that matter. The night before I was to move in, I received a call from the leasing manager telling me my apartment wouldn’t be ready for at least another day because the Wellington had miscalculated the dates and the previous tenant was still there. I’d already rented a truck and had friends take off work to help me move, but they insisted there was no way I could get in. I took the high road and gave them another day, even though it meant I’d have to move everything I own by myself. When I did get my key, I found an apartment whose walls hadn’t been painted, and carpet that had hastily been vacuumed but certainly not shampooed; both of which had been promised. Again, I let this slide. Then, a year later, a death in the family forced me to leave the state. I left the apartment immaculate, and it was re-rented days later at a higher rate than I was paying. Now, the Wellington is sending me to collection for over two thousand dollars for breaking my lease, despite the fact that Texas law says I am only liable for any money they lost by me moving out early. After breaking our contract on day one, they now want to profiteer off a death in my family when they are already making more money than if I had remained. That is sad and offensive. Live somewhere else if you can.

First, I saw no mention on your move in inventory of any issues with the apartment you moved into. In fact we were thrilled when you renewed your lease for another year. Second, we did not over charge you or violate any laws when you moved out. We simply charged you exactly what the the TAA lease agreement and early termination addendum outlined and was signed by you. You did not give any kind of notice or fulfill your lease term, but instead simply turned in keys and vacated. Charging fees for this is standard operating procedure, and is clearly outlined in the lease you signed not once but twice. If you have any further questions please contact the leasing office. When I first came here, I thought here it was a improved home than my last apartment where I used to live. Here it has a park for kids to play in, whereas my last residence has no park. A suggestion I want to make is adding more greenery in this rental instead of rocks. Other things I like about this apartment is it has swings to spend time and also throws a breathtaking “pool party “ to enjoy my lively summer. The leasing people and other maintenance people are very friendly. Finally rent is budget friendly.

I have very much enjoyed my time living at the Wellington. Of course the location is excellent, being in west Plano near shopping areas and corporate offices, and in an extremely safe and quiet area. The price is also excellent compared to other apartments in the area. The staff is friendly and maintenance requests are resolved promptly. I definitely recommend living here.

Do NOT go near this complex! I applied here and then had a sudden change of plans. Without signing a lease, I had to pay a security deposit. SECURITY deposit. You know, that fee you pay to secure your apartment and then get back when you move out so long as the apartment isn't destroyed. Yeah, that one. $250 that I won't see again because this disgusting company thinks it's ok to steal from someone who never even signed a lease. I never asked for the application or admin fee back. I expected to get the security deposit back, but they refused over and over. This is a dirty company with dirty staff. Stay AWAY!!
My family and I tried living here. Paid a huge deposit, that we found out was excessive and unnecessary when moving into the place we decided to go with. The manager at this property was very aggressive, the rules (her rules) were excessive, and how the manager handled potential issues and questions was what made us not live here. Changed our minds halfway through signing the lease, a feat she can take full responsibility for. After a lot of dragging feet on their part with approval and then ridiculous rushing because the manager "was just going to be too busy to deal with our move in". We are still dealing with this manager on getting our money back, been almost a month. Banner Properties is great! However, do not recommend this complex because of her specifically. The units also smelled like stale cat urine, the spaces are very small, and it may look renovated but try opening the fridge all the way in the 3 bedroom unit. You cant. We found a place, same price point, better amenities, better location, so just know this isn't your only option. That was our fear and why we really tried to stick with this place. They really put us in a tight spot with managers shenanigans of not wanting to return money or financial documents, but we came out on top in the end....... You can have peanut butter and jelly, don't feel like this is the only affordable complex. Because that's how we were made to feel.

Dear Ariel & Joshua, First I would like to thank you for your feedback and apologize that you had a less than positive experience with us and in particular with me. I will address a few of your concerns in this response. Initially you and your husband put your application in on 02/12/2018 after hours with a desired move in date of 02/13/2018. Please note that our approval process normally takes 3 business days. When we arrived in the office on Tuesday 02/13/2018. We immediately started the credit approval process and our office contacted you to let you know that we received your application and that we would need proof of income from both you and your husband. We did not receive that proof of income until 02/20/2018, although the application requests proof of income on the web portal. Normally, applications are canceled if all documentation is not received in a timely manner, but we were trying to work with you as you attempted to get a letter from your employer. At this time when I reached out to you regarding your proof of income I realized that the application you completed online listed the name Elisa as the first name for both applicants. This slowed down the process as we had to re-submit the applications with the corrections of the names. We also had problems getting in contact with your previous landlords to verify your prior residency. We reached out to you for your assistance and was finally able to get in contact with them. With every new move in we make sure to go over the Community Rules. We are diligent in explaining these rules so there is no confusion as we would never want someone to be uninformed. The Community Rules are established by the Property Management Company, not the Property Manager. I definitely understand your concern with the refund of the monies that you paid. $1300 is a lot of money to anyone. During the application process you signed our Rental Criteria form online. On the first page of that document it states “If an application is canceled within 72 hours of application, all monies (except the application fee itself) will be refunded. Cancellation after 72 hours will result in forfeiture of any monies paid.” Despite this we agreed to refund the additional deposit that you were required to pay over the normal $200 deposit. Your husband later came into the office requesting the copies of your financial paperwork that we are required to keep with you file. He stated all he needed was his letter from the unemployment benefits that he gets. I supplied him with that documentation at that time. I have lived here for two years and can honestly say that when I first moved here in January 2014 I was not impressed. New management came in and changed things around. No more unsupervised children running around, grounds are clean, and prompt responses to maintenance issues. Previous management was rude and nasty. Current management is refreshing!

The worst office staff I've ever encountered, they will close the office during business hours for smoke breaks and very long lunches. Basic things like lease renewals and move out paperwork never materialize after repeated requests. The units are rundown with the thinnest walls, so prepare to know your neighbor's entire schedule. When we first moved in Wendy was the nicest and most helpful person and her predecessors have been warm bodies to fill the seat when it suits them regardless of their responsibilities to the tenants. Believe the reviews and go elsewhere, its way too expensive for what you get.

Poor management and maintenance team because of their laziness (no sense of urgency). I've lived here for over 2 years and am STILL waiting on things to be fixed in my apartment. Not a safe community to live in; gates never working, child drowned in pool recently, cars speeding through parking lots, mold issues, too many parties, etc. We can't wait to move out!
Looks nice from the front and in online photos, but when you get though the gates it isn't. The grounds are not maintained properly. There are more rocks for landscaping than grass, the rocks are filled wih cigarette butts and trash. Management is a rotating door. The latest bunch is more interrsted in fining resedents for technical lease violations to increase revenue then they are in cleaning the place up. Lots of unsupervised children running around the property . They sometimes throw the rocks and dart out in front of cars. The best thing going for this place is the schools. Your hard earned money is better off some where else.
Poor management combined with lazy mantiance is what you get when you live here. Management changes every 6 months. Don't live here!!
The Wellington at Willow Bend is a great community to live in! Everyone from the neighbors, staff, and maintenance workers are extremely helpful and polite. I've never encountered a problem while living here! The maintenance staff is extremely efficient and quick at fixing any problems, should any come up.
