Property Ratings at Wellington Place at Olde Town
This is my second year living at this community. I had been waiting for a while to see if Wellington would resolve my issue before posting a review of the community. I want to start by saying that the office is responsive and the maintenance staff repairs any issues quickly. The apartment itself is cute and modern. However, I have had a cockroach infestation for almost a year. To the credit of the office, they have sent pest control every time I have requested it. That being said, the problem has not gotten any better. Every time I turn on the lights, I can see at least one or two roaches scurrying. Clearly, this is an unacceptable problem, especially for a āluxuryā apartment complex. Despite their responsiveness, they do not seem to take my concerns seriously. They have not offered a rent concession nor have they made any moves to evict their neighbors who are attracting the roaches to the property. Aside from this issue, neighbors frequently let their dogs off leash, and there have been multiple gunshots and domestic issues in the vicinity. I recommend looking elsewhere for a place to live if possible.

āWellington treats you like familyā Yea right. They will bleed your wallet dry every opportunity they get and have no remorse in doing so. Donāt skip over all the reviews highlighting their money grubbing behavior because itās all true, I wish I listened to them. The prices on their website are bogus, once you actually sign the lease youāre already paying 20% more than their advertised price and then theyāll find some fine print to upcharge you throughout your entire lease. For the price theyāre charging, you could get a much nicer apartment in a complex that actually cares in a much better part of manassas (this place isnāt in old town at all no matter what they want to call it). Half the staircases literally look like theyāre about to crumble right in front of you. Donāt make the same mistake that I did, lease somewhere else that actually cares for their tenants.

These apartments used to be very nice the first years after being built. Built-in bookcases in the living room as well as bedroom, very nice patios and open floor plans. The grounds used to be lovely and well-maintained. Unfortunately this property has gone down the tubes over the last several years. They are very overcrowded, most dumpsters overflow by the day after trash is collected, Many people have created "storage areas" underneath the concrete stairs and covered their belongings with tarps. There are quite a few dog owners who are seen walking their dogs in the late afternoons and evenings. Unfortunately, very few pick up after their dogs and it is treacherous walking on the grass! I am a dog owner myself so it's not that I dislike dogs. I don't appreciate irresponsible owners. Also the lovely grounds have grown unkempt. The mulch areas extend right up to the building walls and the rains and the shade create wonderful habitats for mosquitoes. The plants and flowers during the spring and early summer bring scores of bees and wasps right up to your front doors and windows. I would say at least 50% of the ground covering shrubs are dead, trees are untrimmed, seed pods are not swept up or removed, grass grows to be very high between mowings. Also, Maintenance became very poor. Missing window screens, broken beams, loose bricks. Almost no one's garbage disposal's work because as maintenance will tell you, the pipes are too small to accommodate any food going down into the disposal. They back up. There are frequent leaks in the laundry room walls, Toilets running and wasting water are very low priority, and there are extra pets and people living in at least 50% of the units. The property has become very ugly and because of the overflowing dumpsters, quite nasty smelling. One thing the building code enforcement would be interested in is that the fireplaces the chimneys are not cleaned which could cause a fire in the chimneys and burn down the apartments! The one good thing about these apartments is that the soundproofing is very decent. You seldom hear your neighbors, even the ones upstairs. There's nothing much good that I can say about this place. I lived here seven years and thankfully finally made the move to leave in June 2021. If you're looking for an apartment on this end of Manassas, You would be wise to look elsewhere. They do exist.
The experience I had with touring, to applying and waiting for lease to be composed has been the the worst. The 1 unit for showing reeked of marjiuana. I was told to stop calling the leasing office to get update on application. When working w/ the move-in specialist he admitted he's not looked at the lease to answer any of my questions. This is just a glimpse. I have requested a refund for my deposit and have moved on.
My apartment was left spotless upon move out. It does not matter how well you take care of the apartment the management staff will create an issue and charge you whatever they want. I know the industry and their practices are shady and a SCAM! Charged every month for pest control. My apartment was only serviced ONCE since living there.

I've been with this complex for about a year now. The customer service is wonderful no complaints there When you sign your lease make sure that if you're due a discount from being an employee of a perferd employer that it is taken right away. It was not taken from my first years lease and when I had questions about it I found out I was not the first person with this issue Right now I'm still waiting to find out if they are going to fix the mistake. I will take it to ciropate if I have to since they have emails about my government employee status. I'll file a FOIA if need be to resolve the issue.
Minutes from Old Town Manassas I stumbled on a gem of an apartment complex I used to lifeguard for. Knowing the community was older, but had awesome curb appeal and a fresh coat of paint, I figured "why not?" and took a tour. We moved in a week later. Lovely, open concept floor plans that lend themselves to families and roommates alike, rent that makes life feasible for the single professional in this ridiculously high-rent area. The whole community has been updated- Newer appliances, tasteful touches in track lighting and ceramic tile, and wood-burning fireplaces inside- along with oversized, double pane energy efficient windows, ON BOTH SIDES OF YOUR APARTMENT (if you've done the cube living before, you'll understand the value of a cross-breeze). SO much light. Closets, closets everywhere. W/D inside are standard around here, as are dishwasher and disposal. Not so standard around here is the $70 electric bill for a two bed/two bath apartment. True story. Outside you'll find wonderfully sized balconies/patios, ample parking, and the expected amenities of a pool with bbq area, 24 hour gym, and community clubhouse. Grills all over the place in the various common areas. Because of the age of the community, in addition to easy parking and great location, you'll also find actual TREES and greenery. Around an apartment in Northern Virginia. Who would have thought? We are in the middle of year three, and are planning to stick around until we buy. Things to keep in mind: If you don't like noise, live on the top floor. It's still an apartment. If you don't put in a work order, they can't fix it for you (Never had to wait more than a day, never had a scheduling issue with the crew here. They're awesome!). Everything is automated through their community portal- from rent to work order requests- luckily you can do all of the above at the business center in the clubhouse. Did I mention dog friendly? Yup. Also dogs allowed. "Deposits" are always going to be a thing, but you're an adult, you'll figure it out. ;)
In all aspects our apartment is great. The only thing we ever have trouble with is the quality of the work done by maintenance when it comes to walls.
