Property Ratings at Wells Place Apartments
To the potential renter(s)—let me give you an insight from a current tenant, so that hopefully, this review will allow you to make a more sound, and informative decision prior to signing a lease here. First, there were negative reviews on for the next renter, however, those have been deleted (first red flag). How would I know this, I read one of those negative reviews prior to moving in and foolishly didn’t take that review seriously. PROS: Wells Place is located in a good area. You are close to everything such as attractions, transportations, highways, great restaurants, and for those who work in the financial district downtown, you are just a short walk to work. If you have a pet, the location is also great as there are many dog parks within walking distance. The size of the units is relatively larger than other apartments in Chicago, the ceilings are high, the appliances are good valued appliances, each unit has a balcony, which is attractive if you’re looking to escape the typical small cookie cutter apartments. There are two separate gym rooms (weight and cardio) and the overall appeal of the place is kept up-to-date. CONS: Ask the leasing manager about the noise levels in the apartment building. Specifically, ask if there have been any noise complaints about the neighbors around the unit of interest. Get the response in writing. The building here does not have good insulation, especially in the floors, so the typical sounds of apartment living (doors being shut, people walking, etc.) is going to be more apparent. These types of noises are what comes with apartment living and are livable when you have neighbors who are considerate and cognizant of the sounds. HOWEVER, when you add in neighbors who are excessively loud and noisy (especially late at night), domestic arguments, the smell of weed coming through your vents has you going to bed and waking up high, being disturbed by late night intimate sounds, children running around, the cops are familiar with getting called on, and the list goes on. In the last year and half—I am the SECOND tenant to live in this unit who has ended their lease early due to the SAME neighbor. My peace of mind is more important than having to deal with the noise levels and litigation will probably cost more than what can be financially recovered.

It’s true that our location is fantastic, and we have lots of great amenities. So we’re happy that you recognized that. Unfortunately, it’s also true that this is a rental community, and one important element that no one has full control over is their neighbors. It is the job of your management team to step in and help to keep your immediate environment as peaceful and comfortable as possible. But we also can’t be continual referees. As you are well aware, you and your neighbors have had several disagreements that have led us to the point where we are now. We’ve done our best to move you when necessary and communicate professionally with your old and new neighbors, but they have their rights and complaints as well. All in all, we firmly believe that Wells Place is a wonderful place to live in the city, and we're sorry that you’ve been disappointed. This place is a dump. They have airfreshers throughout the building because the trash shoot smells horrible. Everyone has a dog in the building so the elevator and stairwells smell like urine. The carpet and the walls in the hallway are never cleaned. They change management companies all the time. There has been two since I moved in. The walls are not soundproof so be prepared to hear everything in your neighbor's unit..I mean everything. The materials in the unit are low quality so my cabinet drawers don't close and my hardwood floors separate all the time. I can't wait to get out of this place. Renter beware.
We moved across the street from Alta Roosevelt. We wanted to find a place that place that had a little more space, cozier and easier to get in/out of the building. We fell in love with the upscale kitchen finishes, commercial appliances, and the dog- friendly neighborhood. Once moved in, we realized that we the units are great at isolating noise and we almost never hear our neighbors. Private rooftop has been one of our favorite perks! Additionally, parking has been a breeze getting in/out of the building since its private and heated. Tanya was very accommodating getting us settled into the apartment and even graciously got us a bottle of wine for our move-in. Jimmy the maintenance engineer was quick and efficient with any small details that we needed to get fixed. Thank you guys!
Wells Place is INCREDIBLE!! The apartments are gorgeous, and the amenities are first in class. The Management Team, especially Tanya and Jimmy, are fantastic -- responsive, kind, and extremely helpful. Wells Place is the perfect combination of convenience, comfort, and style!! You'll love living here.
