Property Ratings at Wellsmith Apartments
Whenever we have anyone over, they always comment on how gorgeous the whole facility is! Safety - I feel super safe living here. The apartments are not accessible from the outside. You have to use your key fob to enter the building, the hallway, and then your apartment. Pool - Gorgeous! They have several cabanas with coolers, which is really great. Front Office - They are the absolute best and always have a little bowl of chocolate for residents. Main Area - All furniture and decor is from West Elm. Beautiful fireplace that can seem from both inside and outside. Maintenance - They are also so great! Friendly, respectful. Whenever I have had an issue, they resolved it same day. Trash Fairies - Garbage removal service 5 days a week. No walking your trash to a dumpster! They also take recycling! Courtyard - Beautiful! Pool table, ping pong table, several different sitting areas, gated, beautiful landscaping. Library / Lake / Events - Across the street is the Henrico library, several swinging bench seats, bistro table/chairs, overlooking a lake with a fountain. Weekly food trucks, monthly family-friendly live music, Spring and Winter festivals, etc. Quiet / Peaceful - Other reviews say the walls are paper thin. That’s not been my experience. The Apartment - Nicely laid out. Marble countertops, white tile backsplash, new appliances. Tall windows provide great sunlight! Neighbors are all friendly. I have a one bedroom, with a gigantic bonus room / office (that is actually used as a bedroom because its size is approx. same as the master). I have a patio unit facing the courtyard, which imo is the best view to have! I’m convinced that anyone who has left a bad review about this place, are people who leave bad reviews everywhere they go. I love Wellsmith and feel proud to live here!
Lowest end appliances available. Peel and stick flooring. Insufficient water pressure (at least on the 5th floor). Surly maintenance supervisor. Very noisy (outdoor noise - trash trucks, delivery trucks, motorcycles, buses, air conditioner on roof of adjacent building, etc.). They do have a nice pool and the sales staff is nice and seems to care, but seems to have little to no say in management of the building.
This place is atrocious. You will love it if you don’t mind living with no breed restrictions which includes aggressive dog, smoking of weed and cigarettes within the building and the property manager sponsoring companies who’s employees are not screened and live among you. The corporate housing tenants breaks every rule and create fire hazards with no repercussions because their company pays the insane rent prices. There are mature working professionals here and retired people who are great residents but they subject you to a fraternity lifestyle. The once accommodating and friendly staff are dismissive and combative. None of them appear to care about the property they manage anymore. There are screens from windows that have fallen and lay in the bushes for over a year, it takes 4 days for them to clean dog vomit in stairwells. This entire place is a joke. I have a laundry list of dangerous hazards that the county inspector needs to address. Don’t waste your money here
I can hear every single step my neighbor above me takes. I think they work through the night because it goes on from 12 to 6 am nearly every night. The apartment also has glue left behind from construction everywhere and the stove was not level when I first moved in which I had to do myself. The trash room is constantly clogged so it smells terrible. The doors used are hollow and crooked. The bedrooms have no lights in them!!! and the switches on the wall don't connect to any outlets so you cannot use them to connect to a lamp.
Currently live here and waiting on lease to end. They sell you on this being a new property but I have never had more issues with an apartment before. Our air conditioning broke within the first few weeks of being here and it took all day to get someone to bother to come by to fix it. We now can’t use our master bath because there is a short in the fuse for the lighting and maintenance can’t fix it without waiting on the warranty company to send someone out. This is now day 3 of waiting and all the front office can say is we will get back to you when we here from someone. The trash room is always overfilled with garbage. The side walks always have dog poop all over them because there are only 2 stations to drop off dog poop bags on the entire property and 0 green space for your dogs. Packages are constantly lost or stolen and the front desk staff just say take it up with Amazon and give not assistance addressing these problems. Also there is now constant construction noise making it impossible to sleep after 7a any day of the week. Totally overpriced and wouldn’t recommend this place for anyone to live!
