Property Ratings at West 18th Lofts
As a potential tenant, I strongly urge anyone considering this apartment complex to think twice. While the management may seem inviting and friendly at first, they are ultimately manipulative. I applied for a specific move-in date, but they changed it to an earlier one without warning, claiming it was company policy. They were very pushy about having me apply early, despite knowing my move date. I informed them several times about my timeline, but they insisted I apply, only to later say they couldn’t hold the apartment for more than two weeks. When I couldn’t meet their demands, they kept my deposit. When I spoke to the property manager, she was loud and rude. When I calmly asked her to stop yelling at me like I’m a child, she flat-out told me I wasn’t getting my money back and hung up on me. This kind of unprofessional and disrespectful behavior is unacceptable. If you value your time, money, and peace of mind, I highly recommend staying far away from this complex.
I am writing to express my deep dissatisfaction with the ongoing issue of the air conditioning unit in my apartment, which has not been functioning for the past few weeks. Despite my attempts to reach out to the leasing office, the problem remains unresolved, leaving me in a highly uncomfortable living situation during these hot summer days. I initially reported the malfunctioning AC to the leasing office on first week of Aug, and since then, I have made multiple follow-up calls in an attempt to have the issue rectified. Regrettably, not only has the AC not been fixed, but the customer service experience has been equally disappointing. During my attempts to contact the leasing office, I have experienced abrupt hang-ups on my calls, leaving me feeling disregarded and frustrated. I am at a point where i have to rent a hotel to stay for the night because my family started getting migraines.
I really wanted to love this place, I really did. However there are major issues & corporate management doesn’t seem to watch to fix the issues. The TWO major issues are the THEFT & AIR CONDITIONING causing sky high ELECTRIC BILLS 1) theft & vandalism is a real issue here & management will argue you down there is security “we have a police officer who resides on property walking property every hour” 2) to elaborate on point 1) theft of tires and whole vehicles happens EVERY other week (I can provide police reports and pictures) 3) no true security presence on property 4) no communication from management alerting tenants of theft or security 5) AC bills - for the first time in my life I have a $400-450 AC bill. The AC is not cooling properly so they run all day causing horrific bills. When I speak to my neighbors their average bills in summer are $200-400 a month. That’s incredible. My friend who has a 5 bedroom home bill is $300 6) maintenance requests get closed when they feel like it. I opened several requests to check the AC and they close them. Finally after walking to office and complaining the ticket was taken seriously but as far as fixing true issue with vent system they bandage issues 7) poor apartment insulation and HVAC ventilation issues also a problem. Some rooms are ice cold and others are 80-85 degrees causing the AC to constantly run in turn causing high electric bills 8) water bill bundled with trash etc runs $100-140 sometimes even higher monthly. I’ve rented houses with lower maintenance bills that Included way more amenities inclusive of cable
The location and the property is very nice. We have lived here for a 2nd year now and the property is quiet and I love the updated fitness center. All of my neighbors are very nice and everyone really keeps to themselves. I have recommended several friends to move in here.
Lived here for a year, outside and amenities look nice but walls are paper thin (you will hear the conversations of your neighbors, tv, music, etc.) Theft is rampant (I've had 2 personal items stolen and 3 packages stolen). They nickle and dime you for everything too (expect 100-200 increase on base rent after fees and bills). Residents here are college age and are loud and destructive to the property. Maintenance never shows up to fix anything.
My family (wife and two kids) and I have only been here a couple of weeks and I don’t see how I can give this apartment complex more than a one star. Two days into moving in my motorcycle got stolen. I know the apartment complex is not liable for my property but the reason for leaving this review is to identify the issues with their process and response time. I have asked multiple times about video but it seems I only get excuses why the footage is not available. I have also informed them they can contact me to help identify where the motorcycle was and around what time it was stolen. Not only has this been a lagging issue but we have not had quality drinking water, we still don’t have working mailbox keys, and it took multiple calls and service request to get the other items we had on the list fixed. The staff is pleasant and nice, especially when they want you to sign the lease but once that is done you only get excuses or how their schedule does not line up with the service staff that is taking care of it. As for the service request, they close them out without fixing some issues and the staff in the front can’t explain why and most of the time don’t get back with you on a solution. If I could I would like to move to another property but I am bound to my one year lease and I just put together a difficult bunk bed for my kids. I hope this review helps others and also the property to do better. If this were one of the staff members going through this I think it would have a better response time.

Kudos to West Eighteenth for an awesome property, great resident amenities, and the BEST overall team. The office staff (Maria, Edgard, and Jennifer) exceed expectations. The rest of the property crew (Irene, Reggie, Santos, and Marcos) do as well. They are all FIRST CLASS. I highly recommend making West Eighteenth Apartments your new home.
Love living here! Close enough to everything, but at a much better price. The complex is overall pretty quite and private which I love. The amenities are nice. They have crawfish boils and free coffee and donuts, which is a great perk! Sometimes it is in the little things. Maintenance has been super responsive and everyone has been helpful. Most importantly as a single person I feel safe living here. I would recommend for sure.
I have never written a review before. I am a physician and am generally too busy with my day job to spend time writing meaningful reviews that people would care about. Part of the physician's code though is to do no harm. In this instance I would be remiss in my duties to not warn potential renters. Do NOT move here!! I have lived here for three months now and it has been a NIGHTMARE. 1.) The previous tenant was a smoker. It took continual order requests and over a month for management to clean the apartment properly despite the deleterious effect it was having on my infant daughter's respiratory system. 2) Within 1 week of moving in a water line came 'loose' as property management called it and dumped approximately 30 gallons of water on my fake wood apartment floor. The maintenance response was relatively quick to stop the hemorrhaging water flow. Since we live on the top floor they did come out. But only after I had cleaned up the majority of the water. They still have not come to fix the widespread damage it caused to my kitchen and living room floor. 2 months and still waiting. 3) A/C broken for almost a month. It's July in Houston and management can't seem to get the people to fix it. My energy bill is 225% what it's ever been (close to $250 dollars) because the thing runs constantly but doesn't cool. My apartment is typically 97 degrees during the day and 95 degrees at night. For almost a month now I've requested maintenance and they won't fix it. 4) Even relatively simple requests like fixing broken cabinet doors and drawers are ignored. 5) Apartments are WAY over priced for the amenities and what they offer. Save yourself the headache, the money, and the heat stroke. Poor workmanship, poor quality, poor property management. High rent. I would NOT recommend this place to anyone.

Perfect building, living, location, amenities, and neighbors to make you feel safe and secure at home with the controlled access. Very quick access to all major freeways, shopping, and great restaurants nearby. Everything is very well maintained and the staff is so helpful and friendly. Other apartments in the area do not feel as comfortable, safe, and inviting. You have everything you want and need with the spacious floor plans, walk-in closets, private balcony, workout facility, pool, dog park, game room, outdoor grilling, and lounge areas. Absolutely love how West 18th is so comfortable, convenient, clean, and...just feels like HOME!.
I enjoy living at west 18, however they could do some small touch ups around the building. Like the door with no handle and the gate that is broken. The pool area is super nice I love the chairs in the water and the waterfall is relaxing. I like the community social that had in June and I was able to meet some of my neighbors.

Moving to a new city can be scary. But the moment I walked into the office at West Eighteenth, I knew it would be my new home. The staff was so helpful and I love the apartments.
