Located about four miles southwest of Downtown Nashville, Sylvan Park is a scenic neighborhood brimming with historic character. Sylvan Park’s rental options range from modern apartments in newly constructed buildings to charming houses built in the 1920s and 1930s.
A bevy of lush trees and manicured landscaping contribute a park-like feel to the neighborhood. The expansive McCabe Golf Course is situated in the southwestern corner of the neighborhood, providing residents and visitors alike with 27 holes of great golf as well as a putting area and a driving range. The Richland Creek Greenway surrounds the course, connecting hikers to shopping and dining areas on White Bridge Pike and Harding Pike.
Although Sylvan Park is mostly residential, the community offers a slew of great dining options on 46th Avenue North and Murphy Road. There are plenty of additional restaurants towards the north end of the neighborhood as well, along Charlotte Avenue.

Property Ratings at West 46th Apartments
West 46th is BY FAR the BEST renting experience I have had in Nashville. The property management team is kind, professional, and always helpful. I chose to lease here over properties that were closer to my work, in large part because Wendy was so helpful in our first meeting when I came to tour a unit - I never felt like just another number; she took the time to make sure I had all the information needed to make the best decision for my situation, and she was happy to give thorough answers to any questions I had. I have lived here for about 7 months now, and since moving in, the experience has remained overwhelmingly positive. I would recommend this property to friends and family without hesitation.

I have lived in Nashville almost 3 years and recently moved closer to town and chose to live at West 46th and couldn't be happier with my choice so far. The leasing office and maintenance staff are quick to respond, friendly and really go above and beyond to meet the needs of their residents. I love the location as well and the proximity to a lot of up and coming new restaurants and developments nearby. The one downside is that, because it is right off the interstate and located across the parking lot from a fire station (which is good if there's ever a fire), it does have some outside noise from the freeway traffic if you live on one of the outer units that doesn't face the courtyard and it could also use a bit more designated guest parking. For the price, location and amenities (they literally clean the grounds every day it seems like), I dont think you can go wrong living here!
Renters beware! Would give zero stars if I could. I lived in this complex for 8 months and had a few issues with it while there, but the major problem came after. While living there, I experienced a fly infestation that was not taken care of for multiple days; my roommate and I had to go out and buy traps to fix the problem ourselves. The entire complex smells of dog urine since the “ turf dog park” was installed as well as the carpets in the hallways. Also, upon moving out I was charged absurd cleaning/repair fees on top of my deposits, closed out the account, then the complex decided to re-open it and rack on another $300 in fees. Just wanted to warn any renters looking at this complex to look elsewhere. Sincerely, A very disappointed previous tenant.
When I first toured West 46th I was not expecting to live here, I drove by... thought that looks nice and just walked in... I spoke with Shenna and spent about 3 hours on the property.. I even missed an appointment I had with another apartment because I lost track of time and was just having a blast. After the tour, I knew West 46th was the apartment community I was looking for. Moving in was seamless, thanks to Shenna and Rebecca (they both helped me figure out what I needed to turn in, etc.) The amenities are great, I've utilized them with no problem. It's always SO clean. Randy is so hardworking and helpful. If anything happens, maintenance is ALWAYS there. I always see them working diligently... and that is surprising. I've never lived in an apartment that has had such active maintenance workers. When I moved I had a washer and dryer that I had to buy for my previous apartment and Randy gladly took the washer and dryer that is included in the apartment out for me so I did't have to get rid of it. Also, every time I get coffee in the office Rebecca and Shenna always stop what they are doing and make it a point to address and welcome me by name which is also important... I'm not just a number sign to them. I want to stress that this was such a great decision for me to move here and I know you only see the negative reviews, but give West 46th a chance to *wow* you themselves before you take "negative" reviews to heart. And for the negative reviewers... I absolutely LOVE living at West 46th. They are professional, friendly and downright NICE. I've been living in Nashville for 5 years, all over the place... East, South, North, etc. etc. and I have NEVER been anywhere that has had my best interest at heart more so than the staff at West 46th. Yes, the noise is noise-y but... you've also toured the area during prime traffic times so... didn't you already know what you signed up for? Also, the fire station/1-40 are hidden in plain sight so it's not some huge surprise to hear a siren every once and a while... IT'S CALLED CITY LIVING. It's a new building... stuff happens, be thankful that all of the things that they are testing actually WORKS and the building isn't burning down without any alert. Everything the staff does is not MALICIOUS and directed towards you, that is just you making everything about yourself... everyone that I've spoken to about the apartment is very happy to live here, as am I.
I have been a resident at West 46 for over 3 months now and I love it. Its fun, safe, and has a great location. NOW to address a post from an obviously disgruntled/loves to complain human who may or may not actually live here. 1. There is not a “noise problem”. (If you can’t sleep then it sounds like you should see a doctor.) 2. No hidden money. Internet and cable are included in your rent. (they tell you all this before you sign) 3. The number of elevators are fine. (if you’re too impatient for 60 seconds then take the freakin stairs.) 4. Storage is fine. You can see the floorplans to choose how much you want. (don’t blame it on the business when YOU chose a unit that doesn't fit your needs. No doubt that you'd complain either way.) 5. There are convenient trash shoots on each floor and a team of people who clean. (The beautiful facility is heated and cooled so I’m not sure why you would think there would be “a smell in the summer”…..) 6. The gym is nice and clean and I have always had Wi-Fi there. (At this point you are just making things up.) 7. Yes, the awesome coffee machine that is worth thousands of dollars is only open during office hours. (I’m pretty sure that is to keep it safe from people like you who would probably BRAKE IT in order to have something else to complain about.) 8. The gated entrance is perfectly marked with modern NEON LIGHTS. (OPEN YOUR EYES.) 9. Concierge service was never advertised. (again this is no secret) 10. "Living room bigger than bedroom".... you're so smart. (they don’t sign you without taking you on a tour so again you had to have known before you signed. Nobody made you choose your unit.) 11. If you have ever lived in a BRAND NEW building you know there are still things that are going to be worked on for a few months after being open (AGAIN THIS IS NO SECRET). 12. You did a toxicity test…………. (Maybe you should go to the doctor for more than just not being able to sleep.) sincerely, a very happy West 46 resident :)
