Property Ratings at West End at City Center Apartment Homes
If I could give negative stars I would. Let me start by saying my sister and I lived there together. We had a two bed two bath apartment. The first winter we notice ICE on the inside of our sliding glass door and windows accompanied by mold. They did nothing about it other than cleaning off the mold. That was winter 22-23. After that we were told the windows would be replaced BEFORE next winter. That never happened. Winter 23-24 came and the same issue arose. We reported it and would call in and maintenance maybe came twice to clean the mold. They advised us again that they would talk to management and replace the windows and rip out the drywall that had the mold actively growing in them. We then did not hear back from them for a month until we got our dad involved and threatened to sue. Then all of a sudden they were HAPPY to replace the windows. And that’s all they replaced. The dry wall still to this day has mold growing. Our neighbors also let us know they had mold actively growing as well so this is not confined to one unit. My sister and I were having health issues due to the mold. This is a negligent apartment complex and is not a luxury. We moved out in July 2024 so this is still an ongoing issue.

I have been a tenant here for 3 years now. Everything started out great, the property upkeep was good and management seemed to care more. As time went on they began to change prices on storages, property fees, etc all without letting you know. Also they keep putting devices in the apartment. They put in SmartRent which only works half the time and can be a hassle in itself. They're also adding something called GigStreem to the complex next week. They charge you monthly for a valet trash service that is supposed to pick up trash 5/7 days a week; you'll be lucky if they do it 3 times in a week and there have been weeks they haven't picked up but once or twice. All the while you will still pay the monthly fee in full for half service. This past summer I also saw a tenant outside trimming the weeds due to poor upkeep. When it comes down to it, this is a property that wants to look good at face; but there's a lot under the surface to not like.
Just moved here from the east coast and it has been amazing! The staff is super kind and willing to fix any issues quickly and efficiently. The layout of the the unit is exactly what I wanted. The community is in the perfect location of fitness centers, cafes for food and coffee, the public library, and trails for outdoor activities. I truly love how friendly the maintenance workers are and how fast they finish a request. Being close to the highway makes it easy to go downtown too.
The leasing process was a breeze and Lexi did a great job responding to my questions. Her and Witney should be commended on their excellent people skills and customer service. Apartments are large and a great value for the money considering the location. Although the pre move in cleaning team was less than desirable, overall I am quite happy residing here. Community is quiet and looking forward to using the pool and fitness center next year.
I haven't lived here for long but so far I have only positive things to say. The apartments are nice, the area is nice with plenty of walking trails, parking is available. Definitely worth the money. The management team is also good about keeping the residents informed when things, such as maintenance, are happening.
I was so appreciative of Barry's quick response and help with my washing machine problem. He was professional, friendly, and fixed the problem in no time!
Ive lived here for two and a half years, and it started off great. But the customer service and facilities have declined greatly. Metal railings are constantly cracked and rusty, and wont get fixed for months if at all. The maintenance team takes a long time to respond to maintenance requests, and will at times leave parts behind and the area dirty. The leasing office used to send out notifications when packages would arrive, but hasnt done so for over a year. So I have to constantly check with the office to find out if I have a package, and they struggle to find my packages most of the time. All of the staff are polite, but the customer service needs a lot of improvement.
Asked for the help of the maintenance guys and received help promptly and professionally!
Incredible location and staff that can't be beat!! Anytime I need absolutely anything at all they're ALWAYS there for me!!! Whether it be a random maintenance request, questions about upcoming events or information about local restaurants you name it and they will be there for you! They have very cool ideas for monthly resident events with all expenses included and all the amenities you could ever need!! Allison, Danielle and Brenda are by far the sweetest ladies I've ever had the pleasure of knowing and always know how to make me feel like I'm their #1 resident!! Allison won't hesitate to ask how I'm doing and always has an truly genuine and outstanding kindness about her that is by top notch! I've known her for many, many years and she's never been anything but an angel to me as well as others!! They're constructing a beautiful Farmers Market across the street not to mention stores, hotels and restaurants all within walking reach of these apartments!! Right next to a wonderful walking trail and 2 beautiful parks, Central Greens & Shawnee Mission Park, all for a truly affordable price!!
The management staff is very friendly and helpful. Basically brand new apartments in a very up and coming part of town. Close to Shawnee Park is perfect for going on a run and also close to several food places and grocery stores. For this price it is unbeatable.
One requirement I had in finding an apartment was that it had a garage. I rented a garage at this complex and was great for 1.5 years. The garage next to me is used by the apartment complex maintenance and management. They began smoking in the garage despite it being against the city ordinance. I asked 5 times for them to remedy the situation which they did not. Not would they make any type of negotiation to release me from my lease. In short, they created my problem, refused to fix it, and refused to help remedy it in any way. Generally, they are very by the contract - typical corporate management. Not to mention they like to hike your rates at the end of your lease. I've never had issues with apartment complexes before. I'd look elsewhere.
