Emma Long Metropolitan Park covers a large area along the Colorado River. This park includes 12 miles of hiking trails and offers camping, swimming, boating, and fishing. The park even offers motorcycle trails for those who enjoy off-roading. If you want to have this amazing park and the river as your backyard, look in the neighborhoods on the west side: Phillips Ranch on Lake Austin, Manana West, the Woods of Greenshores, Oak Shores on Lake Austin, Briarpatch, and Green Shores on Lake Austin. Glenlake, located on the northeast side of the park, is another excellent option. Commuting from your wooded retreat is still quick and easy, with Downtown Austin located about 12 miles southeast.

Property Ratings at Lavella
Absolute hell on earth. Please read for your health and safety. The entire complex is riddled with a black mold infestation. Our original unit 2117 in building 2 had a bathroom ceiling covered in black mold. The complex refused to do more than Clorox the problem, and would not conduct an air test due to plans to “renovate” the unit and stated that “it's a liability for us to test and remediate.” Despite our previous unit being inhospitable, there is currently a new resident living there and no renovations are in progress. West Lake Vistas lied to us about renovation plans and leased a contaminated unit to an unwitting resident. We ended up transferring to another unit here because we were in a pinch and had already moved our stuff onto the property. They up-charged us $350 more per month. Because management wasn't willing to fix the mold problem, we ended up paying more money per month? What a business model. My partner had to go to the ER in the middle of the night for sudden severe trouble breathing (he’s a very healthy adult with no family history or personal history with pulmonary or cardiac issues). After a myriad of tests, the doctor came to the conclusion that "airborne particles including mold" are the strong cause. Additionally, we both had developed rampant itchiness/frequent hives. We then discovered our air vents are covered in black mold. When we moved in, there was literally urine in our master bathroom toilet; used contact lenses stuck to the toilet seat; missing and gouged floor boards; grout missing in the shower and areas covered with mold; a leak coming from the secondary bathroom ceiling; a closet rack left broken and unusable for 3 months; a dishwasher that leaked a puddle every time we ran it; a severe cockroach infestation; and a general lack of cleanliness throughout. The air filters were completely black and encrusted with dust and the dryer line had never been emptied. We were forced to wait 2 weeks before moving into this unit (while our belongings were in the moldy unit) because it had to be “cleaned” before our arrival. Nothing was clean. To make matters worse, we now have a gaping hole in our bathroom that snows insulation every time we walk in since they haven’t bothered to patch where they fixed a majorly leaking fire sprinkle. Don’t live here.
Our apartment was turned over to us 1 day late in poor condition. In general, the property is dirty and poorly maintained. Office staff is unable or unwilling to give status updates on maintenance requests. In unit repairs are not made in a timely manner. We have had outstanding service requests since our move in 48 days ago. Pet stations are not maintained. Waste bags are often missing and receptacles are overflowing.
Do not rent here. The complex is severely neglected from a maintenance perspective—- pools always broken and full of algae and debris. The gym looks as though it has never been cleaned, with half of the equipment broken, and no cleaning supplies available most of the time. Trash everywhere. Lots of vandalism and theft in garages that are kept open and unmonitored. Insufficient parking due to a plethora of abandoned vehicles that do not belong to residents.
Except for the views this is a horrible property. Maintenance never comes to fix problems. The amenities are never working either. Be warned there is no lease break clause in their lease so once you sign you are stuck. Do not rent here.
So far I LOVE it!! I had a crazy move in due to personal/family things and they were SO HELPFUL and accommodating. A few things weren't perfect when I moved in and they made sure to fix it and prorated the rent (without me asking) due to it not being as the lease said it would. I've only been there a few days but the area is great and the front office is very accommodating. I've seen other reviews and have no idea who they dealt with but Giuliano was AMAZING and so was the property manager I can't remember her name :( . In response to other reviews...yes, there is trash in the trees/near the pool/dumpsters and some areas with lots of dog poop but that's a matter of lazy/disrespectful residents not doing what they're supposed to and it is not management's fault ppl are assholes. I haven't been here long enough to know much else. The apartments and surrounding areas are as beautiful as the pictures on the website! The wood floors, high ceilings and HUGE closets with great storage are a big bonus. The sky lounge is THE BEST, they LOVE dogs, and even have units with backyards... yayyy!! I am so excited to be here and think the other reviews are CRAZY.
DO NOT LIVE HERE! These apartments are an absolute joke. We have lived here for only a few months and are counting down the days to get out of this lease. To basically cut a really long and terrible review short: the management is AWFUL (they laugh at you and hang up the phone if you have an issue and will not do one thing about it), the people who live here aren't considerate of others (double parking in the already small and few parking spots that are in the parking garage, people partying and screaming all night with the music blaring, people hit other people's cars but don't care or do anything about it even if you catch them doing it, and people drive so fast and stupid that you will almost get hit everytime you step outside your apartment), the place is well over priced with plenty of hidden fees (they charge $75 for valet trash that wont even pick up a pizza box and a ridiculous convenience fee to pay your rent/water on their app), and the list goes on and on.... When you look at pictures and see reviews this complex looks like an amazing place to live but just remember this is the worst complex we have ever lived in and are waiting for the day to never come back.
I have lived here for two years and can't wait to move move. There are dog poops everywhere, dog parks, walking trails, and in stairs. They didn't charge for parking and $35 dollars for pet fee. Even with all the problems, I still considered it to be a decent apartment. However, the second year, they started charging $45 for parking, saying that the gated garage takes more money to maintain. Guess what, the gate is broken right after I have signed my second lease, and it is been broken until now, 12 months!!! And also they increased the pet fee to $45, which is the highest I ever seen. While increasing the pet fee, they have done absolutely nothing about the pet poop situation. Not mentioning they keep raising the base rent. Last time I checked, it already the highest in the nearby regions according to the apartments.com. Again, DO NOT RENT THIS PLACE!!! FOR PET OWNERS, please think twice if you want to rent here. I have a big dog myself, I know it can be hard to find apartments to accept big dogs. But make sure you always call the office to ask if they accept your dog even if on websites it says they don't.(apartments.com or their own website) I found my next apartment even though on website says they have a 75lb limit. I called their office and find out they are not enforcing that. Now I can't wait to move into the NEW APARTMENT with much bigger dog parks and only pet fee of $20.
I wrote a glowing review of this place shortly after moving in. Things went downhill pretty quickly as the excitement over the view wore off. I still love the view but it just is not worth it. Basically, I live in a kennel now. I realize I am in Austin where the vast majority own and love dogs but I do not. I think they are offering specials to large dog owners now because all the old tenants are so disappointed in the new management and uncleanliness they cannot fill the place any other way. I recently have new residents above me. They have at least one very large dog, maybe 5 from the sounds of it sometimes. Now I get the pure joy of listening to the dog(s) run back and forth many times a day. It sounds like a massive thunderstorm or a bunch of bowling bowls being dropped. I can also hear the dog(s) barking as if they were in the room next to me. This in addition to the 10-12 new dogs in other apartments in the buildings since I moved in. They bark either on the ground below my window/balcony or on their owners balcony at all hours of the day and night. I also get the joy of listening to the owners repeated call the dog or tell the dog to stop barking, sometimes for 15 minutes straight. I am not sure what is worse - the dog barking or listening to the owners shout at them. I am hoping the dog(s) upstairs settle down at some point or maybe I can somehow bribe the residents to do something about the noise otherwise I am going to have to find a way to sublease this apartment. I also no longer enjoy using the pool since the residents continue piling trash into the bins well past the point of them being full. They leave trash and food everywhere by the pool and grill. They apparently think this is a hotel that has 24 hour cleaning staff? Yes there is a maintenance staff but they are not there on Sundays and yet people just keep adding trash to overflowing bins knowing they will not be emptied.
I would also rate at less than 1 star if possible. Since moving in this past fall, I have had constant issues with my apartment. I have had to take my dirty clothes to a laundry mat and have stayed with friends on more than one occasion because of a broken washer/dryer (not deemed urgent enough by the management company to fix within a few days- it took them closer to a week), broken water heater, etc. Additionally, there has been non stop construction in the apartment above mine for the last month. I work remotely and travel most of the week for work. However, on days that I'm at home, I am unable to be on conference calls, webinars or respond to clients unless I sit out in my car. I have talked to management about the issue and their response is that its not during "quiet hours" so its my problem. The floors/walls are so thin that its unbearable. Management has no consideration or respect for basic tenant needs. Please reconsider if you're thinking about living here. You'll regret it.
They take application fees under false pretenses prior to putting things in writing. They later tack on fees that they failed to mention when asked. They charge $45 for unassigned parking. They refuse to refund the admin fee even though I would never have applied had they put their rental criteria in writing. But then again this is how they increase revenue. They originally told me that my application was approved with conditions because I barely made enough to cover 3 times rent. In a year, I make almost $6k over 3 times their rent. I'm currently leasing a unit for $21/Mo more. I had no issues being approved with that management company. I was simply approved... Not with conditions. The regional told me I wasn't approved because I didn't have a year of rental history. I'm a property manager in student housing (nearly 6 years in the industry). I have spent the last two years living on property for free as part of my compensation. I spent four years prior collecting rent. I know what it's like. I would never make anyone chase me down for rent. I haven't paid late once since I started in this industry. I had multiple properties that could fill out rental verifications proving I don't pay late. They didn't care about checking so they decided to just add a months rent as my deposit. No. Since I didn't see any rental criteria, that's not what I agreed to. Dan (the regional) agreed to a lower deposit. Still, not what I agreed to. Since my application was filled out under false pretenses, I'm owed my admin fee back. They refuse... We can settle this amicably or we can have a fight about it. But I'm the last person you want to fight with over this. I will get my money back one way or another. Just do us all a favor and handle this expeditiously and amicably. Just refund it. Speaking to their reputation in the industry, let's just say it's the worst. (See pics) They don't care either. Clearly by their worthless receptionist that doesn't even answer the phone with "how may I help you" because she has no intention of helping. They give $3000 sign on bonuses for "restaurant managers, retail managers" etc - people who have no experience in the industry because they don't want their managers questioning their deplorable business practices.
Everyday I drive right into the parking garage and park right next to the front door of my 3rd story apartment (never hauling groceries up stairs)! I walk in the front door and can see the breath taking landscapes out the entire wall of windows. The high ceilings and all of the light make the place feel much larger than the actual square footage. I prepare meals on the large granite counter tops while gazing out the windows. I love taking baths in the large deep tub. The gym is spacious with modern equipment, a yoga room equipped with an on demand video trainer system, and an out door lounge area. The pools are so relaxing. The office and maintenance staff are very attentive, friendly and helpful. Huge sky lounge on 5th floor and 2nd floor club house are great for entertaining
The views are great, and everything else sucks. Horrible management will not answer questions or fix anything maintenance related. I used to think that it was just the ladies in the office that were useless, until I finally got a contact for Connor Group and found out that the entire company is unresponsive. BEWARE THIS PLACE - IT IS NOT WORTH YOUR TIME OR MONEY!!!
What a disappointment. What started out great (when it was called Alexan Vistas) has completely gone downhill over the past year. I've been here almost 2 years and the management has been handed off twice, progressively getting worse as it's gone on, and the most recent of which has been the most unreliable management I've experienced at an apartment. Maintenance: It's like pulling teeth to get management to take any half-action on maintenance that's remotely helpful. I literally had to pull out Texas Property Codes in order to get my hot water heater replaced after a MONTH of them coming by, running the water for an extremely short amount of time, saying it's okay, only to repeatedly fail to resolve my issue (didn't have hot water for a month). Furthermore, maintenance has stopped by my apartment with management FAILING TO NOTIFY ME. The only reason I happened to figure this out is by having to call them about the SAME issue that was yet again not resolved and they said maintenance had "already stopped by". This makes me even very uncomfortable with any work or inspections that need to be performed in my apartment. Safety: Garbage trucks consistently leave behind an excess of broken bottles after moving on to the next location. This wouldn't be an issue if management had this promptly cleaned up, but NOPE. Glass shards are sprinkled throughout the main area where dogs are walked for the two buildings at the top of the hill. The "dog park" at the bottom of the hill is a joke and a farce for what residents at the top of the hill have to deal with. Whereas the dog park has a nice astro-turf, fenced-in area, the top of the hill has the glass shard patch before you get to a strip of grass that is only cut but not maintained. When you look closer, you also realize that it's overwhelmed with weeds producing an excess of burrs. This is a SAFETY HAZARD for pets. Pricing: If the pricing seems too good to be true right now, it is. I'm locked into a much higher price (about $400 above) for a 2 bed 2 bath than what's currently advertised until my lease ends. There's a reason the value has dropped. The management here has become so unhelpful that I don't even want to sublet to get out because I don't want anybody else to get misled by this place, even if it were for a short amount of time. Wrap Up: Ever since the new management, the only remaining good quality about this place is the view. Do NOT buy into what they're selling.
If I could give less than 1 star I would...we have been here 1 year and have had three different management companies, each one promising to be better than the last. That's an absolutely false promise, to say the least. I've had several maintenance related issues since living here and a few of them still to this day are not fixed, after asking them several times and reminding them about it. I had garbage outside my patio thrown from the upstairs neighbor (including a woman's feminine product) which stayed out there for over a month, while I was reminding them weekly about it. It took me making a scene in the office to get it done. Every time I speak to someone in the office they act like they want to help and then do nothing about the issues. The property manage is the worst however, her attitude is absolutely poor and any time you have a concern she starts out reasonable and then gives some kind of attitude. My view is undeniably spectacular, but the carpet is disgusting (hasn't been replace in easily over 5 years), the tiles are separating from the wall all over the bathroom, and the "pest control" that you pay for remains to even be seen. I think these people forget that you are paying a large amount of money for an apartment, and the biggest joke is them changing the property name to "Westlake Vistas" so they can make it seem even more luxurious. I recommend looking somewhere else, I will definitely be moving at the end of my lease.
Don't be fooled by OLD 5 star reviews - they are from the OLD management company. The new management is absolutely terrible. They are very unprofessional and constantly drop the ball. I almost had my water service disconnected because they didn't send my payment forward to the services company. And that is only the tip of the iceberg. I am getting very close to suing them for many other reasons.
Ever since I have moved into the Alexan Vistas I have been incredibly impressed. The front office staff is amazing and helpful in every way possible. The apartments have nice amenities like granite counter top kitchens, crown molding, high ceilings, and hardwood floors in the wet areas. The bedroom, bathroom and walk in closet are huge! This is the quietest place I have ever lived in, and it truly feels like you live in a hill top resort. The atmosphere is very peaceful and the views are gorgeous. Overall this apartment complex has everything you need!
