Absolutely one of the worst places I’ve ever stayed. I lived here. A lot of my appliances did not work. I have to call maintenance every other week. When I first moved here I referred my friend. They did not give me my referral fee. It is false advertisement.
If I could give west oaks 0 stars I would. I was a resident for 1.5 years and can say they are the absolute worst complex I’ve ever lived in. First of all, THEIR website was down to pay rent. I email day off, and call when they opened after the weekend and let them know that I tried to pay and it wasn’t allowing me. She said she was aware and they were working to fix it. If I was able to drop a money order off I could do that for now. Being that this was last minute, I was unable to attain the money order and continued to try to pay on the portal which was still down. Finally, after a week of me calling the office someone actually helpful answered and THEN gave me the option to pay over phone. (Why would this not have been offered sooner?) I did so at this exact moment. Fast forward a few months later and I have a COURT ORDER for an EVICTION due to late rent. The office has no idea any of this is going on and we had to reach out to corporate to attempt to clear things up. I received a note on my door stating that if I resigned I would get a rent special. So at the time of resigning, they disclosed to me that they made a mistake and put them on the wrong apartments and I would not be receiving that rent special. Not only this, but my rent was actually INCREASING and they wouldn’t honor anything being that it was a notarized note left on my door from them. I was asleep in my bed with my 3 year old child in the room next door and I hear police screaming in the hallway right outside my main door telling someone to “PUT THE GUN DOWN OR THEY WILL BE SHOT”. At this point I had enough of this complex and very much did not feel safe to live here especially with my child. I was month to month at this time and decided to move based off this experience and wanted to be out as soon as possible. I found another complex in days and west oaks still made me pay the entire month in full even though I moved out after only a few days of the month. I did not argue, I left and didn’t even ask for my deposit because I was that ready to be gone. FAST FORWARD 5 MONTHS and I am receiving a letter in the mail from a DEBT COLLECTOR saying that I owed $600 and some change to west oaks. Mind you, I have not received ANYTHING via email, mail, or phone call since I moved out and dropped my keys off. I am absolutely disgusted by the way this establishment is run and I would NEVER recommend ANYONE to live here.
As of this post I've been without hot water for a month.

Where do I start. Ive Been without hot water for two weeks. Well they fixed it yesterday. I woke up this morning and half of my apartment power is out and will not turn on. No power in my bathroom. Not to mention my washer and dyer is in my bathroom. Which was never stated when I came and looked at the apartment and is not in any of the pictures. I didn't realize I had to turn my linen closet into my washer and dryer space. Im trying to move ASAP.
The best thing I can say about this place is the location. Many stores and restaurants within walking distance and close to the freeways. It was very nice 13 years ago when I moved in. It has went downhill due to many management changes. They have renovated which make the pictures look so good, the people that have been there are forced to move out so they can do those as well. Maintenance is a joke and do not expect anyone to ever answer the office phone or call back. The dryer was broken for months and reported on many times, it was still unfixed when I left 30 days ago. Good luck if you move here.
Loud- neighbors (at night) and management with constant renovations (during the day). I have to go to Panera to “work from home” during covid. Cats also live on the property, dead or alive. I believe no one calls animal control because they would have rats without the cats. They advertise a washer and dryer in every unit which is untrue and the community washer and dryer is the one thing they need to update as the dryer is non functioning. You put a maintenance request in and there is no sense of urgency to fix the units for paying tenants - example. It took a total of 3 months for a replacement tub. Save your self some heart ache and live in a property that is already up to code, west oaks is focused on renovating and increasing rent with that comes neglect of current tenants. I don’t recommend and I will not be staying after my lease is up.

New management is extremely unprofessional and rude. Both Ashley and Melissa took more than enough time to review my app, denied me and never got in contact. Then when I asked why I was told “We’ll I’m telling you now” and “Oh well”
I’ve only lived at West Oaks for 3 months lol. When they showed us the apartment, it looked amazing, thought we found a great place. I move in and find out that it’s ALL cosmetics. I have a huge list of problems that was with my apartment; my bathroom ceiling was leaking over my toilet. Nothing was plugged in after my arrival (washer, dryer, stove) had to get a washer replaced after my second week, washers and dryers are very cheap, barely dries your clothes, there is an abundance of cats EVERYWHERE! To the point where they’re sitting on your car when you walk out of your building. Many people have complained but the property manager won’t take action. And if you need anything fixed, they only have one maintenance so most likely you won’t get it fixed until a month from when you initially put in a work order. They also don’t do payment plans. So if you every have a financial snag they are not willing at all to work with you. They WILL evict you if you behind 1 month. I’ve had a couple of apartments and this is the worst one I’ve had thus far by a long shot.
I have lived at west oaks for 2/1.2 years we have had good luck up until now the manager is very rude they charge to get maintenance in too fix something after hours you don't charge for maintenance too come out and fix stay away from complex Paul the manager is a real jerk he should not be manager or dealing he has no respect for his tenants stay far away from this place
I had scheduled an appointment to tour the property since there wasn’t an apartment to show when I walked in. I waited 45 minutes and no one showed up for my appointment. There was only a sign on the door that read “manager on property”. Called the office left messages and no call back. I brought everything that was requested in order for me to apply (pay stubs, application fee and SSN). Total waste of my time.
I currently live at West oaks and can not wait for my lease to be over. The apartments are not updated at all! The pictures they are showing are from ONE apartment someone just moved out of that they updated. NO other apartments are updated they look nothing like that. No utilities are included and the rent is too high for what your paying you could definitely look else where and find something much better!
The only time you will be able to contact the office is moving In time. Office opens late, closes early. Will have "out on property" sign out but people in office. Leave a message and they dont call back. The new maintence guy is up in everyone's business. The office lies about stuff, get everything in writing. Expect a power outage here, when I was there we lose power at least three times for more then 24 hours, once was for a week without in 0 degree weather. Get a hold of office, puts a note on door.only come here as a last resort.
Honestly with the new management is been getting a little better but they need to fire the office manager and things will be great or get her an assistant because obviously she don’t answer phones or follow up, low-key prejudice and lies tremendously and charge unnecessary fees for their F ups! and maintenance is slow! Just keep it moving bro . They pick on you for no reason!! 4-5 stars reviews is lying trust me. My personal opinion, don’t move here.
I've been here since 2011. I'm very pleased with management, they are friendly and professional. Make you feel like family. I love the improvements that the new owners have made. This is a nice place to live.

I am a current resident at West Oaks and have lived here for several years now. You won't find a nicer apartment complex and location for the price. It is pet friendly, tucked back in the woods/surrounded by nature, close to the freeway and anything else you may need. The staff and owners are super friendly and attentive. This is just a great place to live!! :-)
I reside in Hidden Oaks Apartments, on the corner of Eleven mile and Greenfield in Southfield, Michigan. I give this residence a 3 star rating. Why? The place is average in size with a rather large living room at an affordable rate. The neighborhood is fine and very close to both Ferndale and Royal Oak. There are laundry services available on site (for a cost), and the office staff are very polite. My only real complaints are that maintenance takes forrrrevvverrr to show up, for anything. After living here for a year, I do not expect anything to be repaired for a good several weeks. Some of the residents here are not considerate and on occasion leave laundry in the washer for the entire day, and however nothing ever gets dont about it. These issues aside, it is difficult to find a place this size at a cheaper price, and the locale is very convenient for anybody who likes the Royal Oak & Ferndale area (about 5-10 minutes away from either).

Thank you for your review! West Oaks (Formerly Hidden Oaks) is under new management now. We are currently working on improving response time for maintenance issues, and are improving the property overall with updates being made to management and the property itself.
This is one of the better apartments I've lived in(even though it's carpeted) The office staff and maintenance are friendly. Some of the other tenants are sloppy and careless, but everyone I've encountered has been polite and friendly. My only real disappointment is the laundry. There are a couple people in my building who hog the facility. I wish I had hook ups in my apartment.
