My A/C was not ready when I moved in and wasn’t fixed for another two weeks, they didn’t even realize the mailbox key they gave me didn’t work and it took over two months for them to order a new one. The baseboards were chewed up from a previous tenant’s dog and they just painted over it instead of replacing it. There are roaches and trash piled in the parking lot. It does not feel like a safe area but they still want to charge like they’re some luxury apartment. Don’t waste your money here!
These properties do not seem to be able to retain any good managers. I have been here 8 months and there has been a 3rd manager while consistently declining in their quality of response and service. My unit’s AC has gone down a fourth time and this time it has taken a week while still waiting it to be fixed. And the customer desk person feels bothered if you ask her for an update. Just to stop by and follow up, the manger just scolded me and I had to sit down and explain him my rights. They all need some basic schooling on customer management.
I always had issues with the maintenance at this complex. They are not responding to your requests, and you have to call them every day and almost beg them to fix issues. It takes more than a month for them to resolve the issues. I wish I had knew this before moving here.
I love living at West University Gardens, it's the first complex I've ever resigned a lease for. The staff is very personable and attentive, the floor plans are super spacious especially for the price. Also, the resident portal app they use is easy to use for rent payments and making maintenance requests. I've had to make a couple requests and they were handled quickly and professionally!
Great place to live, the management is amazing. I’m happily resigning for a third time, the maintenance has timely responses and solutions to every issue I’ve ever ran into there. If you’re looking for a pet friendly reasonabley prices place to live this is the place for you.
Its location is good near Walmart and HEB. The unit is very clean and spacious. There is almost no roach which makes me feel satisfied. The staffs are friendly, and the maintenance is efficient.
Near TAMU bus stop. The manager is friendly and efficient. The units are spacious. The restroom and the kitchen area are big.
The staff is amazing and work with us. The units are very spacious, big restrooms with garden tubs, huge walk in closet, comes with washer/dryer. The maintenance staff is great as well. They are pet-friendly, have a nice pool area and is in a great location for the B/CS area.

New management is horrible. Rude and use bully tactics - have lived here for 2 years and was short on rent ONE time and had a lien placed on my belongings. That was AFTER I had made a verbal payment arrangement with Clay, the manager, which he just decided to arbitrarily renege upon. ***BAD Management and UNSAFE LOCATION*** Very dirty also with dog poop everywhere and very poor landscaping.

We are so sorry you were unhappy with the new management at the time. We have made many improvements to our complex including new landscapers and enforcing the pet poop pick up policy. Also, Clay is no longer an employee with us, we have brought on a new leasing agent.
Moving here was a big mistake. I've had to deal with a leaky bathroom ceiling, toilets that run when they aren't supposed to (a sign of internal leaks), an A/C that barely works, a microwave older than I am, weird bugs, a flooded apartment because of an upstairs leak, a dishwasher that constantly backs up into my sink...the list goes on. There is nothing good about this place. Maintenance will respond to requests but will never fix anything correctly. Maintenance staff is argumentative, rude, and beyond incompetent. Do yourself a favor and move anywhere but here.

We are so sorry for all the maintenance problems, we have since let go of the maintenance staff from when your review was made. We have hired a new maintenance staff who has gone into every unit replacing the valves to prevent future leaks and flooding. He also does a great job of taking care of maintenance request in a timely manner. I am sorry that you had to deal with the last maintenance staff, he was let go for his quality of work.
Get ready to deal with the worst staff! My AC broke and they made the biggest fit saying it wasn't a big deal when it was summer in Texas!!! RUDE RUDE RUDE manager. She acted like she freaking had to dish out the money for repairs. Maintenance man is ridiculous. He NEVER fixed anything and just made simple repairs. DO NOT LIVE HERE! Save yourself the headache!

Do not live here unless you like supporting shady business owners and a rude & disrespectful staff. I hate doing online reviews, but this is the worst business I have ever dealt with in my life so I feel compelled to. I moved in & had a roach infested apartment. I woke up several nights with a roach (or 2) crawling on my bed. When I would go away for a weekend, I could come home to 5-6 dead roaches in my apartment. They were dead because I placed a commercial pesticide to do my own pest control. It was also infested with flies & spiders the day I moved in. The AC unit hardly worked & all maitnence would do is come in & say it works fine. The air quality in the apartment was the poorest I have ever lived in. My air ducts had dead roaches & other bugs in them as well as trash leftover by previous tennants. The area the AC was housed was covered in black mold and nothing was ever done about it. The cabinets had about 1cm of animal fur on top of them the day I moved in. I spent 6 months of my 12 month lease with my furniture moved in the wrong place because they were "repairing" a leak that they created in the first place. I got water in my apartment every time it rained so some of my furniture was ruined and NO they did NOT compensate me for it. My walls constantly had mold and rotten wood in them, and after the smell of new paint/carpet wore off it was embarrassing having people over because that's all they would smell. My mom couldn't spend more than 1 night in my apartment or she would get sick. Nothing was ever done to address this. The maitnence staff is beyond rude and condescending, and is mediocre at best so don't ever expect things to get fixed on time or well. I moved in and had a broken fan, and it wasn't fixed in the 12 months I lived there despite constant reminders. The property does not feel safe. The only property lights are in the parking lot so as soon as you walk off the asphalt, you're in pitch black. The propert is adjacent to a VERY shady neighborhood and along a major street, so anyone can be hiding in the bushes or between your apartment and you will never know. Last, but certainly not all but I don't have any more space, don't expect to see your deposit back when you move out. They made up a lot of rediculous charges that if I wanted to I could fight since I took pictures when I moved in & out but I want nothing more to do with that place, so I will let it be. Do yourself a favor and do not even consider living here.

We've also switched pest control companies because the last company did not get rid of any of our pest problems. Once again, I'm sorry that your complaints and problems were not taken seriously.
I have lived here for about a month so far and have dealt with the office multiple times getting different answers and broken promises. I was promised upon leasing many things and none were there the day I moved in. I have put in maintenance requests and for 3 weeks nothing has been done. I have bad water damage, stapled together doors, and extremely old appliances. I am not happy. I wish I could give no stars.

I love my apartment it came with free washer and dryer new appliances and greatly renovated! The only thing I don't like it parking and that we are upstairs other than that it's a great place to live!

We have updated our parking. All tenants are required to have a parking tag on their vehicles or are subject to be towed. All guest are required to park in guest parking or are subject to be towed. Enforcing towing has cut down on unwanted guest parking here.
