Property Ratings at Westbrooke Place
Management is extremely slow to respond to any inquiries. The building seems to be falling apart at the seems considering the amount of emergency water shutoffs and fire alarm tests that have happened in recent months. The new management stated they were turning a new leaf but appear to be as careless as the last group was. Utilities are unexplainably high, and the management team deflects any questions about it. Maintenance is slow to respond, even in cases of rodents and bugs (yes there’s rodents) in units. Also, when an appliance is broken, expect days to weeks before it’s replaced. Definitely not worth the money.
Excellent community and new management make living a breeze. Many repairs have been made. Only need the elevator working properly and quietly.
I like the community but it is expensive and aging. The elevators are starting to cause issues. There are leaks in the garage that may be impossible to repair. Also, mice and spiders have also been an issue lately. The new work on the garden level is nice.
Answer residents emails every once in a while. Or fix the elevators. Nobody wants your garbage “free breakfast” twice a year we just want stuff to work.

I just moved in so I can’t say how it will be to live here for a more extended period of time, but so far it’s great! The staff are great and moving in was easy. The location cannot be beat. 10 minute walk to DuPont, 10 to Foggy Bottom, 15 or so to Georgetown, 15-20 to Adam’s Morgan. It’s fantastic! The apartment itself is great. It’s spacious and it’s been renovated. The air-conditioner is a little loud when it starts up, but it’s an old building. This building has 3 nice outdoor spaces (rooftop deck, a terrace on the 2nd floor and a garden area). There’s is also a garage that is part of the building, which is also uncommon in this area. There are great bars and restaurants everywhere here and a market, convenience stores and 2 gas stations. It’s definitely a great neighborhood. I look forward to living here.

The elevators didn't work, the fire alarms went off in the middle of the night, the staff was unresponsive, and they give credit to residents who write reviews for them. Don't believe what you read. This is an overpriced pit.
I came, I saw, I conquered! We decided very quickly for the apartment in this house. We love the house, the people, the area. Everything we need is in close proximity.

The day we moved in, we noted all issues in the maintenance portal, including: all bedroom windows broken and floorboards all broken, etc. The only elevator to our unit broke for 3+ months. Management ignored repeated emails, phone calls, and in person requests and threw us in circles, even when we were told by management members to our face that they’d respond. They hung up the phone on my face when I had a question they couldn’t answer. They lied to potential tenants who toured and told them the elevator would be fixed within a week (it wasn’t). We started seeing rodents and droppings all over our unit in April and again in May. Poor communication from management required us to miss classes and sit outside the leasing office for hours until we demanded to speak to someone. They brought in exterminators several days later who didn’t care to even look behind the appliances and ran out. The concierge staff told us that many units in the building also had rodents and that our unit was one of the cleanest they’d seen. They only brought in a second exterminator company since we would not stop pestering them, given the lack of care from the previous one they contracted with. Several WBP team members told us themselves they would never stay in our unit in the shape it’s in, or that they would sue the building for how we’ve been treated if they were us. Our unit was truly uninhabitable, with mice running around from 35+ points of entry found over the course of 3 weeks. They would not have a conversation about providing accommodations after having rodents run across our feet, bedroom floors, bathrooms, and touch us in our trash cans, and we had to pay every single night, even when it was unsafe to live there. Broken/shifting floorboards, rodents, no elevators, broken air conditioning, and being ignored made our last 4-5 months at Westbrooke Place a nightmare. The management team is skilled in avoiding confrontation. Only because we put our school and personal lives on hold and dealt with the management and national level 24/7, were we finally given the option to break our lease early without penalty. They withheld nearly all of our security deposit, arguing that we need to cover utilities and rent for the few days we were trying to frantically move out on the premises of it being uninhabitable. Whatever you do, avoid this management company and building. You can find a place where they will treat you with basic human decency.
The management office has been unresponsive and unhelpful. I currently have a mistaken $4000 charge on my account and no-one in the CCC or leasing office seems to care or want to assist.
The first several years here were great, pleasant staff and good service. The last 6-8 months have been horrible. Multiple elevators were out for a month, the fire alarm goes off randomly, the AC has broken multiple times, and now theres no hot water. The management is awful and unresponsive. Stay away!
Westbrooke has great amenities and friendly staff. The rooftop is beautiful. Concierge is great. Elevator has been broken, but other than that great experience and in a great neighborhood.
Management is unresponsive and maintenance is slow to repair things. I put in an emergency maintenance request on 4/3/23 that took over 24 hours to resolve. I submitted the request online and called twice before maintenance even came to look at the problem. On 2/16/23 my dryer broke and I put in a maintenance request that same day. On 2/17/23 maintenance came to inspect my dryer and informed me they were ordering a dryer belt for it. On 2/23/23 I reached out to management requesting an update on the status of the repair which I did not receive at that time. On 3/4/23 I followed up again and received no update but a promise of an update on 3/6/23. So I followed up again on 3/6/23 where I was informed that there was still no update but I would receive one on 3/7/23. On March 7th I emailed again and was informed the part was never ordered. Fortunately, that afternoon my dryer was replaced with a working one. Unfortunately, the swap took place 3 weeks after my dryer broke with little to no communication from management or maintenance regarding my work order. Management did not provide any recompense for my dryer being out of order for 3 weeks. It is currently 83 degrees Fahrenheit in my apartment because the AC is not working. Per the lease agreement, this qualifies as a maintenance emergency. On 3/31/23 Westbrooke Place informed me that the AC would be fixed by 4/5/23 at the latest (it is not fixed as of 4/5/23). I have emailed requesting an update and have not received a response. The maintenance issues are not limited to my unit. The fire alarms woke me up in the middle of the night for hours (an hour on 2/18/23 around 2 am and 3 hours on 3/4/23 at 4 am), the fire alarms went off throughout the day on other days, and the elevators were out of order for months. The parking garage doesn’t always open when you try to leave. I’ve had many issues with the concierge as well. They have contacted me to pick up deliveries that were not mine by phone and email. They have woken me up early in the morning to take back the incorrectly delivered package (9/25/22 at about 8 am, after that I ignored such messages). There were multiple times where the concierge refused to give me my packages telling me they “can’t find it” or to “come back later” only for another member of the concierge to find it immediately. Things are constantly breaking at Westbrooke Place and communication from the employees is nonexistent. This is the worst experience I’ve ever had with renting.
The fire alarm goes off randomly, sometimes in the middle of the night, and management isn’t responsive to calls. So you just have to wait outside for hours with the alarm blaring. 6th time in 2 months.
The mgmt company portrays this as a luxury apartment but it is terrible. In just one year my ceiling exploded and water went everywhere (after they refused to do anything about the cracks I identified), the appliances broke and they took over a month to fix them, there was a scale break-in in the garage and bike room, and only 1/3 elevators ever works because they refuse to fix them. The company invests no money in preventative maintenance and they've reduced spend on their service crew so they have no ability to maintain such a large building. Run the other way- they are the worst "luxury" building I've ever lived in and it's only getting worse each day!!
Our neighbors were smoking in their unit and our entire apartment smelled like an ashtray. The concierge was wonderful but there was nothing they could do. Leasing and maintenance had to turn off our heating and open all of the windows in the middle of winter to get some of the scent out. Needless to say unacceptable

I currently live here. I had to make multiple complaints about the air conditioner unit leaking unknown fumes into my studio and not cooling the apartment correctly. Finally they decided to change the AC unit once it stopped working altogether. My apartment has been no cooler than 80° for the last three days the Parma complex refuses to pay for hotel so I can keep my dog in reasonable weathe my apartment has been no cooler than 80° for the last three days the apartment complex refuses to help me find a safe place where I can sleep and leave my dog. and attempt to call the apartment and place a wall unit which I just posted a photo of in the apartment that has falling out the window 4 times making the apartment warmer. Today is the third day I’ve had to stay in a hotel and they refuse to help Other than this wall unit which is making things worst. They don’t care about their residence or animals that live there. I have never posted a negative review about any place. But I thought that it was very important to warn anyone considering to live here. ****** And to add the manager Ken offered to "Lock my dog in the bathroom of an vacant apartment" to keep him cool!??? He seemed confused that I became upset at such a ridiculous suggestion.***

I have lived in three corporate buildings the last three years and the first two almost made me lose my faith in humanity. Well at least in corporate living. The Westbrooke Place is by far the greatest--and not just because my first two situations were the dumps (despite paying 2800, and 3600/month). Westbrooke Place is firstly REASONABLE. The prices are fair value. We live in a "Penthouse" one bedroom/one bath with hardwoord floors (except the bedroom which is carpet and very cozy). We have 2 juliet balconies and additional windows so its VERY bright. Our kitchen is brand new, as are our appliances. The service..oh my goodness. Continental breakfast is provided M-F and 5 Star service is provided 24/7. The concierge and building managers make you truly feel at home. The gym is clean and has everything you need, the lap pool is the perfect size, the multiple courtyards and rooftops are almost always empty so feel free to have friends over! The vibe is relaxed and supportive. We plan to live here until we leave DC!
When we first toured this place I was a little worried that the promises the leasing manager make were too good to be true. Breakfast on weekdays morning, subscription to the Washington Post, wifi in all common areas, and 24 hr turnaround for service requests. All of this has happened and more since we moved in. The staff is more than hospitable, always asking how they can make our experience at Westbrooke Place better. The rooftop has a great view of the National Cathedral and DuPont Circle, and the gym and lap pool are good though sometimes all machines are taken. The units were recently renovated and look brand new. The one issue we had was resolved by the property manager in under 4 hours. Location is also great with easy walks to DuPont, Georgetown, and more. Metros are accessible as well as great restaurants and everything else you need in walking distance.

I continue to appreciate living in Westbrooke Place with everything that it has to offer. However, rent has just gotten so expensive that it's getting more difficult to sustain. I hope Westbrooke Place management would be more accommodating to being more flexible in terms of this, specially if the tenant has a good track record and has been a resident for a number of years. It would also be great if rent via credit card payment can finally be established. It has been 3 years since a conversation with management regarding this has been opened up but so far, no actions have been made. Thank you, most especially to Luis and the maintenance guys for giving the fastest service response.

The staff at Westbrooke are wonderful, and the location is second to none. You do pay for the services, but overall I have loved my experience here.
The living conditions at Westbrooke Place have deteriorated over the past nine months to the point that the rent is no longer reasonable.
I really enjoy living here. As I mentioned previously, my only real complaint is that I feel like there is always some sort of repair or maintenance occurring.

The building is in a very convenient location, however, it is extremely expensive and of late there have been some issues with upkeep. I've also had consistent internet problems, which according to Comcast have to do with the wiring in the building. My wire running from the control room to my building was never located by Comcast. Apparently the label for my apartment's wire is missing.
