Property Ratings at Westdale Commons Apartments
I just moved in with my 1 year old son. The entire staff was extremely helpful and friendly during my move in process. They made a stressful time for me very easygoing. Location is awesome and convenient for work and daycare. Office is responsive to my maintenance requests and is helpful with any questions that have come up so far. Excited to try out my free gym membership soon. Overall it’s a nice place to call home for my son and I. Happy I choose this place.
Numerous noise issues - on-site management is dismissive, doesn't appear to take action that yields results. Directs me to contact VIP management and/or on-site security, Overton, to report noise issues. Also claim Overton will report incidents to management. Overton doesn't seem to do much, if anything, to address noise issues. Have visited management multiple times to question whether Overton at least reported the noise issues I bring to their attention - they are never aware of any noise complaints (meaning Overton never reports them, contrary to management's claim that they will do so). Management also misleads tenants in regards to unit conditions. I originally moved out of a slightly larger unit, into a smaller one with fewer/cheaper amenities. These included no stainless-steel sink, no microwave, and a slightly older/dated stovetop, in addition to a lower sq. footage. I accepted the latter unit given the above differences, however after moving into my current unit, it became apparent the unit was significantly more dated than described, with many other problems that were not mentioned: * The refrigerator - very old, dated, costly/energy inefficient. Primary door is slightly crooked/falling off - internal temperature dropped quickly, as it is not properly sealed. Requested work order to either inspect refrigerator to see if it could be repaired, or replaced. Maintenance was unable to fix it, nor has it been replaced. Have had it turned off for many years now - unable to justify the cost of such a dated piece of equipment. * Dishwasher - similar problem to refrigerator. Old, dated, crooked door, doesn't properly close/seal. Never ran it, out of concern water would leak out. Wash everything by hand instead. * Heater/AC - considerably slow to warm up. Upon being turned on, heater blows cold air into unit for about 5 minutes until it builds up heat. * Bathroom pipes - old/outdated, loud banging can be heard in walls. Unsure if they are caused by my use of amenities (toilet, sink, shower), or one of the other units adjacent to mine. * Insulation/sealing around door, windows - unit rapidly loses heat in wintertime. Can feel cold air around edges of main door & windows. Asked management to check and see if unit is properly insulated, as well as check sealing around windows. As far as I am aware, no such inspection has taken place. At the end of the day, it's a roof over one's head, but that's about it.

I have lived here over 4 years, & I love it. I call it "My Safety Zone." It is near all my necessities, fast food, across the street, hospital 1/4 of a mile, malls, great & small. I have & will continue to recommend Westdale Commons Apartment. All staff members have treated me with a rapid response to my needs. All residents have been very friendly, & helpful. A great place to live.

I have lived here for two years and I have liked my apartment. I am close to my work and the prices have worked for our budget which is what we were wanting, I found that with Westdale. I have yet to run into any issues worth getting upset about, so give the staff a chance, they've been very nice and respectful to my wife and I. If you can figure out who I am, I need to renew my lease soon. :)
I lived here for over a year, but when my lease was up I chose to move to a newer apartment in Modesto because it was large......Big Mistake ever in moving. The new place was dirty when I moved in, stains all over the carpet and cob webs on the walls. If I didn't have to move here I wouldn't have. My point is newer isn't always better, as soon as my lease is up I am hoping to move back to Westdale if they will let me. The girls in the office are way more friendly and helpful as well, where I am now they are snotty and act like im bothering them, even though it's there job to help there tenants. NEVER had a problem with the office staff at Westdale, they were always friendly.

West dale commons is a facility that u should stay clear of. I have experienced difficulty in obtaining peace in this apartment. First of all there is a foul odor that is expelled through the ventilation system whenever the air conditioner or heater is turned on. Also the facility believes that informing residents of and insect infestation ie: cockroach is only a courtesy as I was in informed. Before the general notice the facility was aware of the infestation weeks ago. By the way the facility also threatened to cancel my lease and throw my daughter and myself in the street because they have failed to make this apartment habitable. I have informed the facility of my current health issues and they still refuse to make things right. In conclusion I strongly recommend that u look at other options. I will say that the facility is full of really good people but beware of the staff. I am currently seeking anther place to live and legal assistance. Renter's beware!!! P.S. this place well over priced and the apartments are outdated. Just look at the apartment that I live in. Stay clear of any unit that has a laundry room attached. Just sayin!!!
This apartment has probably the best location in modesto. DIRECTLY across the street from a nice grocery store, Walgreens, Starbucks. Just down the street from the mall, California State Route 99, in and out, panda express, freebirds ect. The ladies that work at the front desk are super nice and will have any issue you have with the apt. fixed within a day or so. I'm a very paranoid person but I feel safe at these apartments they seem to have good security. They are very strict on dog breeds and you can't have dogs or cats less than a year old (crying inside) but I was able to adopt a 2 year Australian Shepard while living here.
Westdale Commons is a great place to live. There's a grocery store across the street which is convenient. They keep the landscaping and outside areas up very nicely. The pool and hot tub are clean and well maintained. Free gym membership to the gym across the street is included in the rent. The walls are thick enough that you don't hear your neighbors hardly at all. I would recommend anyone live here.
