Property Ratings at Westgate Group
We have lived at westgate for over 3 years, during our time there it was okay, but moving out is horrible.. they are charging us 2000 after we signed a ONE month lease and stated we are moving out in October. I have been fighting with them for days. They are so money hungry and they are the absolute worst complex I’ve ever dealt with..we always paid rent on time we always did right and there are people there who were always late with rent and who didn’t pay but never got evicted, crazy. I had a couple people recently ask if it’s a good place to move and if they should and I told them absolutely not. I told them the situation and they were appalled. Save yourself and DO NOT EVER live here or you’ll be paying thousands, from double security deposits to paying thousands just to move out. Absolutely insane.. I’m not one to write reviews but wow. Westgate took the cake.
This is the worst place I have ever rented from. Constant disregard for resident safety, removal of amenities while rent is increased, incredibly outdated on the insides. Rent varies by HUNDREDS of dollars between residents leasing identical units. We have had a 3+ day span with no water with no notice or communication from the office, constantly brown puts in the complex, and have now been left with a dangerously ice, snow, and slush cover lot for four day. Money hungry and recklessly negligent. Avoid at all cost.
My husband and I needed a place to stay while he attended school part time. We lived in Spring Meadow for 10 months. There are multiple things that were red flags when we moved in. First of all we didn’t get to see any apartments before moving in since we moved from NC. The day we moved in I thought the entire apartment smelled horrible of animal urine but we were already moving in so there was nothing we could do about it then. I also thought the carpets were disgusting and old. I NEVER walked on the carpet without socks or some type of item on my feet in the entire time we lived there. We just got our move out info and we are getting none of our deposit back because there are “urine stains” all over and they have to replace all of the carpet!!!! The company that mows and does various other yard work is very lazy. They threw a stone front their mower into my friends car and “nothing can be done about it because you can’t prove it”. They also covered our door and front entrance with grass every single time they mowed. The walls/ceilings in the master bedroom had a leak in the spring that I brought to their attention with a service request. Someone came to look at it and “fixed it” by repainting the small 3 foot section that the water had made damage. About 2 weeks later the water was running down the wall and you could see it and hear it! So I sent pictures in and the response I got was that “they will be replacing the roof sometime soon so they can’t do the inside before the outside”. Needless to say…I had a horrible experience and I wanted to share before someone else does!
Everything was fine while living there, but when it came to moving out, it was terrible. They admitting to being at fault for why my move out notice was too soon but charged me an insufficient notice fee anyway, even though I was told I wouldn’t be charged. They also then kept changing their story as to what the fee was about. In addition, got charged for turning in my keys one day early even though I explained that I’m a first responder that works 24 hour shifts and it would be physically impossible for my to turn in or leave my keys at the apartment on that specific day. I’m pretty understanding, but all of this is shady and it’s crappy to be punished for trying to do what I thought was the right thing and for having to work the day my lease was up. Despicable.
Maintenance only puts a bandaid on problems. Doesn't fix them. Told issues are design flaws and nothing to be done. Laundry room requires app (despite claims it will take a credit card) and app requires location and access to photos, notes & data or will not work. Literally junk cars in the parking lot. Trash & litter on the ground for weeks. Closed the pool years ago but rent keeps going up. Can't wait for my lease to expire. Only stayed this year bc covid.
Management is completely inconsiderate and shady.
First, do not believe the pictures they share. That is not how the rooms actually look. Before you even get to see the lease, there’s non refundable application fees for each person over 18. Then another over $100 in administrative fees just for looking at your applications. They also give you like 2 days to get each step in the leasing process done. Probably to make you miss things they hide in the agreements. Then you finally get to see the lease and it’s 38 pages long!! Endless rules! My last apartment had a 2 page lease for comparison. If you disagree with anything on the lease, they won’t negotiate and you can either move in and deal with it, or you just wasted so much money. I missed a couple rules when I thought I looked it over carefully. But again, they only give you a couple days to look it over before you must sign it. Likewise, they only give you 72 hrs to check over your apartment to see if anything is wrong with it. The walls/floors are so thin you can hear someone sneeze or puke from the apartment above you. There’s also only 1 overpriced washer and dryer for a large building with three floors! Nasty! The oven and fridge are tiny! We had to measure the oven before buying pizza pans because we came home with a high quality one and it didn’t fit. They used paste to fix cracks and holes in the bathtub. Also used the same paste to “fix” the shelf on the fridge door. It fell off within weeks. But since I didn’t find it within those first 72hrs, I’ve no doubt I’ll be charged for it if I don’t fix it before I move out. The water heater kept tripping the breaker so we had to deal with cold showers until we figured out which outlets not to use. Also, the people here don’t like to pick up their dog crap. I work late nights and come home when it’s dark. So I stepped in it and didn’t notice until I smelled it after I came inside. I shouldn’t have to check for land mines in the yard right beside my apartment. This happened multiple times! Also the pool is a joke. They don’t even clean it. The gym is closet sized and barely has any equipment. The wall in the closet sweats during winter and you have to actively fight mold growth in the bathroom. Electric heat is so expensive! About $120 per month to keep it at 60-70 degrees.

I moved out a couple of months ago and I would say it is no more than average. I had continuous problems with bugs almost the entire year and the floors are so creaky it sounds like there's elephants stomping around above you. There were bleach stains on my carpet and the oven didn't work half the time. Laundry prices were pretty high ($2 to wash, $1.75 to dry) and the dryers never got my clothes dry no matter how little I put in. They were always nice when I talked to them, but it seems like this property as a whole just needs a major update. That being said, they always did okay keeping the grass maintained during the spring and summer and sidewalks semi-clean and salted in the winter. I liked how much parking options there were and that you didn't have to worry about guest passes. People just park along the roads and wherever they wanted though, which was sometimes a hassle. All in all, I probably would live here again if i had to, but I definitely recommend visiting first before making a decision.
I lived in Westgate for over a year. For the move out, they charge you for everything. I’ve cleaned everything but didn’t get my full security deposit. Very horrible management. Move in to Westgate Terrace if you want to loose your security deposit for silly reason!
The apartment is very well taken care of and move-in was simple! The staff is always there to help and friendly! They are also pet-friendly which makes gives it a plus!!!
I lived at Westgate for a year last year. The management is awful. All over the property there are signs threatening you with fines. If you try to get out of your lease and find a replacement to take over your lease they will charge you $600 and keep your deposit just because they can. Of course they don’t tell you any of this information up front. This place is all about money. They treat their tenants with hostility. Every time it rains really hard there was a small flood in my kitchen. They refused to fix it and I guarantee the new tenant will be dealing with the flooding. They tried to simply caulk it but that doesn’t stop the puddles in my kitchen during a hard rain. There is clearly water damage on the roof somewhere. Also, during these rains the sidewalk turns into a river because they don’t have good drainage. The bottom line with Westgate Terrace is it was one thing after another. I was in Indiana, Pa for college and the management was a constant distraction. They were just relentless. Believe it or not I do not have any issues with my current landlord.

There is a huge red sign threatening a $500 fine for dumping, a sign threatening to tow your car if you park in a certain spot. Also, if your dog goes to the bathroom in the wrong spot they will fine you $100. If you try to get out of your lease and find a replacement to take over your lease they will charge you $600 and keep your deposit just because they can. This place is all about money. They treat their tenants with hostility. They go around the parking lot and check people’s car registrations to make sure they are up to date? I have no idea why a landlord would do this? They are way too intrusive. Every time it rains really hard there was a small flood in my kitchen. They refused to fix it and I guarantee the new tenant will be dealing with the flooding. There is clearly water damage on the roof somewhere. Also, during these rains the sidewalk turns into a river because they don’t have good drainage. The kitchen cabinets were in terrible shape. I had to get Velcro to keep the doors closed. As well as a mosquito problem in the summer. The reason for the mosquitoes is that behind the building is a river that they don’t seem to put any mosquito repellent into so they breed everywhere. There are enormous dogs all over the place. On multiple occasions I got barked at and lunged at by these huge dogs just walking to the dumpster or to the mailbox. Meanwhile these same dog owners do not hesitate to turn you into the office if your dog does anything wrong instead of just coming to you directly like an adult. My next door neighbor had 2 enormous dogs and woke me up every morning with their howling when she left for work. Not barking but howling like a wolf. The managers refused to do anything about it. Finally the parking. They stuck a huge sticker on my windshield as a result. A ticket from the landlord that was the size of a postcard. Then it stayed in the sun for 2 days baking. When I asked them to remove it they were nasty about it. Very ignorant and they refused. I appealed to the corporate office in York and the manager there was even worse. She dared me to press charges against Westgate stating that she knew the judge in Indiana County and implying that they would win. I pressed the issue regardless of her ignorance and after 2 weeks they finally sent maintenance out to remove the huge sticker from my car windshield. This is a bad company. Stay away
There are plenty of problems, yet the company does confess: the water is with lots of healthy problems based on the sequences of using it from suffering from the kidney troubles and the troubles with the blood component. Furthermore, the pumps in the basement do not work probably thence the residence of the first floor are not staying for long; therefore, there were plenty of changes and moving out. I was lucky to be in the second floor, yet I suffered from these healthy problems only. When I decided to leave, I checked out without even informing me with any problem with the apartment suddenly I received the check of the deposit which was 1600 $ (one thousand and six hundred dollars) only I have received 71(seventy one dollars) while talking with them about the reason and about not informing they said "that is it".
Apartment was all redone when I moved in. Later found out all new carpet goes into each place after someone leaves. They are pet friendly and a very clean place no pet waste to step in. It has a pool that is well kept and clean and very nice. The staff is very friendly and any concerns are taken care in a timely manner. Would suggest this place to anyone
This apartment complex is absolutely terrible due to the fact that they keep moving people into my building that are noisy and inconsiderate to others. Not to mention the growing drug problems. The past few apartments to be filled in my building are being occupied by drug dealers. In the past two week there has been a break-in and attempted vehicular assault because of one of these groups.
So many concerns about the outside looking good that they forgot about the people including me that have lived here for years. I have lived here for eight years and in this time they have made many changes. The option for signing a two year lease has stopped. The rent goes up every year. There has been a lot of landscaping done and the outside of the apartments are being sided. The place is looking nice. But... that's right, there is always a but! So here it is. What about the people who have lived here for years that are paying the same rent as a new resident who is moving into a freshly painted and newly carpeted apartment. Cheap carpeting can only last so long, very old models and I mean very old models of air conditioners are not just loud but unsafe. They do not upgrade your apartment until you move out I have heard stories from residents that they have black mold in there apartment So much attention to the outside but forgetting the needs of their tentants.
