Property Ratings at WestHaven At Vinings
The maintenance team has been understaffed since February. I actually can’t recall a time since I’ve lived here in the past 9 months where you could file a maintenance request and them close it out within a week. And my requests have involved my AC not working, ceiling leaks, mildew in the air, flooding in apartment when it rains, and now mold in my dishwasher because it won’t drain. Don’t even waste your time calling the leasing office or emailing the property manager. They don’t care. They spend more time giving tours and trying to wow new tenants than they care about keeping current tenants happy. My poor neighbor across the hall just moved out after her apartment flooded for the 3rd time this year.

Putting aside the roaches, my main reason in writing this is to voice my strong frustrations around the maintenance crew here at WestHaven. I have had two outstanding maintenance requests open for over a month now, one of which is a lack of hot water. To make matters worse, they closed out the requests without actually resolving the issues. I have had to put in THREE separate requests because they continue to close out maintenance requests without actually doing anything! After this happened the second time, I approached the front desk staff about this who told me that it would be handled that day. Yet here we are two weeks later and STILL no hot water. This is not a cheap apartment complex to live in and I am truly appalled and frustrated with the apathy in action and blatant dishonesty towards resolving this issue. I've only been here for three months now but will certainly not be considering renewing my lease.

Hi there, Thanks for taking the time to write a review—due to being short-staffed, our response times have been longer than normal. We appreciate your detailed feedback about your experience with our community and we’d love to hear more. Please connect with us at westhaven-fb@m.knck.io so we can provide further support and pass along your thoughts to the relevant team member!
I went to view 2 units yesterday (5109-Danburry) and the other was Essex (cant remember the apt #) but both were flooded. The first unit was on the ground level and the water was by the boiler. It had just rained so I thought perhaps it was water coming through the vent. However, the second unit was on a top floor, and yet water was in the kitchen and bathroom walkway--I do not know the source of this one, but it strikes me that this may be a common problem. I hate leaving negative reviews, nevertheless, I am compelled to write this because once you sign a lease it is hard to get out of it. So I am urging everyone to please make sure they thoroughly inspect the unit that they will be getting before signing, and also do your research regarding the maintenance issues/tenant complaints before proceeding.

Please save yourself from renting here, this place is appalling. They should be sued for falsely advertising this place as “luxury apartments.” There is nothing luxurious about living here. When I initialing moved in, my unit was filthy. It took over a month for me to realize that my windows in a ground floor apartment were left unlocked when they did their final check. One window was even left open. Outlet covers were missing, a couple outlets in my bedroom didn’t have power. Don’t get me started on the roaches.. The property itself often has trash all over. When I toured the place I was told a new management company purchased the property and would be making renovations, cleaning up landscaping etc. and none of that happened. Since then I have had multiple maintenance requests go unanswered. The latest is an issue with my heater, that I reported over a week ago. I’ve left voicemails on the maintenance line and with the office, the calls are never returned. In the rare event you can get ahold of someone in the office, they have no idea what’s going on with anything. They can’t answer your questions because management is incompetent. Last Monday I called the corporate office in Philadelphia and was assured it would be handled that day. My maintenance request was then closed, even though no one from maintenance ever came. Incredibly unprofessional, especially considering it is a safety issue and a huge liability if something happens and I’ve been ignored all this time. Lastly, we were notified that the complex is now allowing air bnb. This was never something up for discussion with the tenants, we were not included in this decision. No details have been shared on how this process will work and how it will affect the safety of the community, considering it is a gated community. Are these people getting temporary gate codes that expire after their stay? Are tenants sharing key cards with these people? We have a right to know.

Just imagine working 12 hr shift and walking into your kitchen and not 1 but 2 cockaroaches are there to greet you. Then going to take shower then BOOM another roach in the shower hiding behind the soap. The office calls them " water bugs" and says they are looking for water. I call them cockaroaches and they should be in my unit. This is the only place I've rented from that has this bug issue. They speak as if this is "normal" and im curious who is accustomed to this way of living, because this is not "normal" for this tenant. And it doesn't matter if you live on the ground level or the 3rd floor. Wasnt able to post my videos.

I am very pleased living at West Heaven, the property is well kept. Maintenance personnel very professional and attentive. I had the opportunity to interact with Jose from maintenance, he resolved the issues with my apartment promptly and efficient, it is very difficult to find good customer service lately. Thank you for hiring the right employees.

Recently moved to Atlanta from Houston. I was initially worried about the area but after arriving to my new apt I was relieved. I love my large 1bedroom apt. The staff has been very courteous and Anetra has been helpful whenever I have an issue with maintenance or just questions about the city. Would definitely recommend.

Very professional and courteous service. The Leasing person named Eneatra explained everything so I could understand. I asked alot of questions and they were all answered. This is a very nice place to consider living in. Thanks Eneatra

I’ve lived in Atlanta 9 years and this is the worst property I’ve rented. I heard mixed reviews prior to leasing and about 3 years ago I had a friend that lived here and they seemed to like it. Big Mistake! Here’s my list: Rats on the premises (way too many), trash strewn in yards for days before maintenance picks it up, hole in the ceiling (after it went unfixed for about a month the sheet rock started falling and then the rain in my room), holes in the wall (that I submitted when I moved in 11 months ago), both tubs had to be replaced (forcing myself and roommates to share a bathroom in the middle of a Pandemic), among other issues. There’s no communication in the leasing office, no sense of urgency about getting maintenance requests done, and the staff/property is just all around non cohesive and unorganized.

This community is terrible..Terrible!! If I could give zero stars, I would. The maintenance does a poor job at fixing things in your unit and they break again within the next month. Maintenance came to fix an issue in my bathroom and left a hole which stayed there for months. There are deep cracks in the concrete in front of my door which I was told would be fixed and they never were. I had layers upon layers of paint and mold in my tub which were just painted over and literally staring peeling layer by layer, which took months to fix as well. You can never get in contact with the leasing office during office hours! There are rats outside of your door and in the walls, roaches and raccoons. And we pay for pest control. A big joke. I can’t wait to move out of here!

Maintenance response time is horrible-90 degree temp in the summer 2nd floor unit that got wayyyyy too many outside roaches Squirrels/raccoons scratching in the ceiling space all night/morning 3 mos post move out no update on my missing security deposit Lighting in unit blows every other week The unit is cute and the location is good-only perks

I have not been able to view my current apartment which was leased. I was told 5 days prior to leasing that I would be able to view it. The move in date has arrived and I still haven't seen my unit. I asked the leasing agent to provide me with the property manger's info, I was not given that information. So far, this has not been a great experience at all. I will update again once they actually allow me to move in

I have lived here for 8 months now and have been dealing with a crazy amount of water damage to my unit and the leasing office has done nothing about it, i have even contacted the regional manager and she has done nothing as well. every time we bring the issue up to them, they tell us they are dealing with it and we never hear anything back from them. do not move here. the worse discussion we have made. Cant wait to get out of our lease Customer Service is HORRIBLE!

Everyone who works here has an attitude when dealing with requests. My dishwasher did not work when I moved in and had water sitting at the bottom (it smelled like it had been sitting there for a month!). I put in a maintenance request upon moving in, but a week went by and no one had come to fix it. I called emergency maintenance twice with no response, and left multiple messages with the leasing office. Finally, the third attempt at emergency maintenance, it was fixed. This community does not care about safety and security. A shooting occurred, and they made no changes. The front entrance gate is always broken, and half of the parking lot lights have never worked. Pest control is non-existent - cockroaches are a given, even though you pay a monthly fee as part of rent. Once you move out (because inevitably you will be begging to leave) if you are owed a refund, be prepared to call everyday to follow-up on your refund because you won't receive it timely. Management is TERRIBLE and thinks if they avoid you long enough, then you'll stop asking for things to be fixed. I have never had such bad customer service with an apartment complex. There are cheaper and nicer places to live in Vinings!

If I could give this complex a 0 star rating I certainly would. Maintenance might as well not exist because they do NOT fix anything. If you put in a request they completely ignore it but send you a survey saying it was completed. I had to fix my own shower because no one came to fix it and my work order had been submitted for almost a month. Jeff in corporate is rude and doesn't want to help at all. Not to mention there's bugs everywhere. And we pay for pest control? I have not seen pest control since I first signed my lease 2 years ago. I had a big black water bug crawl on my hand into my bed. I see roaches/water bugs at least every other day in my apartment. Water gets shut off almost every other week in different buildings because of a "maintenance emergency". Oh and they never answer the phone. DO NOT MOVE HERE!

I recently contacted this property over a month ago and never had the opportunity to visit due to traveling. I was contacted by Reg during that time and told him I had went with another community. After returning a month later I decided to contact this community again on 09-07-2019 and Reg answered the phone! He said I remember speaking to you over a month ago! It was so refreshing to speak with him and even though I've yet to visit the property I already feel like a resident. I'm looking forward to making WestHaven my new home and the prices are unbelievable for this area! I can't wait to meet him and the staff.

Thanks for your praise and kind comments about our team. Reggie is a valued member of our team and we couldn't be more happy that he provided you with such great customer service! We look forward to having you as a wonderful addition to our community.
I am a prospective tenant. Reggie at the front desk was not only helpful on the phone but even more so in person. He was patient, answering all of my questions and went out of his way to make sure that I knew about all that West Haven has to offer. I'm looking forward to moving in later this month.
This place used to be an alright place to live, but has gone seriously down hill. We've been without air conditioning for 7 days and were told all the portable units were in use and that we would 'just have to wait' until they could get around to fixing it. There's a nice little blip in the leasing agreement that says that air conditioning issues are 'not emergencies', so now I'm paying to live in a hot box. On another occasion, it took them 3 months to successfully replace the pressure overflow valve on our hot water heater that was continuously leaking and causing the burner to run. How much were we compensated for 3 months of 200 dollar gas bills? Nothing. These people are cheap, and they are unorganized. Don't live here.

Listen to me clearly! Do NOT rent here! I am currently living here and I can't wait to leave next month. I have had a water leak in my apartment. Stopped toilet. Air conditioning issues all the time! And they have done NOTHING! They come in and say ok it's fixed, and not even a week goes by and I have the same problem again and again. So many people have ended their lease early and have complained because of the constant air conditioning problems. They have a really bad air conditioning unit so most of the time the air shuts down and nothing is coming out of the vents. HORRIBLE! I have never had such bad customer service in my life and they treat their tenants like crap! Please if you want a healthy living space with working toilets and air conditioning DO NOT live at WestHaven at Vinings.

I have been harassed , stalked and apples thrown at my apt add to that the lady that lives above me stomps and drops and throws things to her floor to only add to the harassment. My friends that have visited also recieve this harassment and despite the amount of times I have informed the property the neglect to do anything. Do not move here .

I moved in yesterday and realized some of my outlets were not working I called and Steffon came out immediately and called me to make sure I was good! Thank you Maintenance and Management.
Quick service was provided by Staffon when in my apartment, kitchen and living room one of the lights stopped working all of sudden in the evening, I put the work order for lights to be fixed and within next morning Staffon quickly fixed it. Happy with his friendly demeanor and quick service, Apartments communities need ppl like Staffon. Kudos!
I was so in love with this place but I’m honestly glad that I did not move forward. I worked with an agent name Jasmine. This was the first mistake. She came off really weird and pushy, just like a cheesy car salesman does. She asked for my desired budget for rent but decided to show me something higher anyway. I politely told her that it was lovely but was not in my desired price range and for a few days she was pushy and tried to bargain with me. Then it was like she had an attitude when I decided on the cheaper one. Once I applied she told me one price for the app and admin fee and I found out later that she over charged us. Nevertheless, my application was not approved and I was supposed to receive the refund but never have, even after calling and speaking with the manager a couple times. Whenever I call, the people I need to speak to are never in the office and I never receive a call back like I am promised. I should have took advice from the other reviews. It’s PLENTY of nice apartments in the Smyrna/Atlanta area. DONT waste your time with them!
I lived at Westhaven for 2 years, and it was mostly positive, but the office staff always, always, ALWAYS was undermanned, which led to problems when I moved out. For starters, I lived in two different apartments when I lived there, and when I came in to ask about a clause in the contract, which was resolved successfully, I also asked about the deposit on my first apartment, which I hadn't heard anything about in nearly a year. Turns out someone had the check sitting in their desk the entire time and never got around to giving it over. Of course, that check was hopelessly out of date, and after 2 months of wrangling, I now have both that check and the second deposit that I was erroneously charged back in my bank account where they belong. Otherwise, it was a very nice complex. The only other thing I could recommend them improving on is getting Google Fiber installed instead of just Comcast or AT&T.

The photos posted are not what the majority of apartments here look like. We have holes in our walls. No joke. There’s a hole behind the toilet that’s “fixed” with duct tape to stop bugs coming in. We asked repeatedly for it to be fixed and no one ever did so we taped it. The carpet isn’t nailed down. It’s buckled because it’s literaly just lying on the particle board below it. Bugs get into our bathroom and kitchen often. We have to personally spray weekly. That at least helps to keep them scurrying across the living room floor only once a week. You’ll soon learn to turn on the light before stepping anywhere - that’s a quick lesson after the second time you ate on a big roach or water bug. The outside of our building is filthy. If you don’t like spiders, you’ll be grossed out walking to your apartment because there are cobwebs all over the railings. We’ve asked for it to be cleaned for going on 2 months now. Maintenance is laughable. They’ll send you an email or a call and say your issue is fixed and it isn’t. We were told our power outlet was fixed. Got home and plugged a lamp in and it didn’t work. That’s just one example of many. The office staff is great at luring you in. They’re then not available ever again after that. The gate is broken often. Don’t move here. You’ll regret it. I promise. We do.

Floods occur, I lived in a terrace level apartment at Westhaven at Vinnings. Every time it rained my apartment completely flooded. For TWO months i tried to get them to come fix the issue. Never once did they fix the problem, the maintenance man just gave me a dehumidifier as if that was going to fix the problem. Then they refused to pay for the damages.
Well I used to be so happy with this place until it was time to leave. Shantae was great and the only person I ever called at the office. When I found out she was no longer there I had to speak to at least 3 people to ever get anything done. It's almost like they couldn't care less about me moving out and just wanted to keep me stuck. I was told if the person I was living with wanted to renew the lease, stay in the apartment, and didn't have the right documentation to stay, then I would be stuck with a lease for another year or however long they decided to stay. I FINALLY received the roommate release form and then I was just told that the security deposit would stay with them rather than being returned to me. I'm confused as to why that's the case if they are getting an entirely new lease, then they should have to put in a new application, security deposit, and everything else we had to do a year ago. I've been put on hold countless times and had to call back. Even in the beginning I had issues figuring out what exactly had to be paid and when they said first month's rent plus a security deposit equal to first month's rent I should've known this place would be horrible. Like the other reviews have said, there are bugs (roaches mostly) all the time! The tub was chipped and falling apart, and I was told that we would have to be out of the apartment for like 2-3 days during the work week. HOW?!! It's way too expensive to rent the clubhouse, the pools are always dirty because of all the trees. They painted the apartments this awful gray color. My tire was punctured from nails left on the ground after the did re-roofing. I almost got hit once walking from my car to my apartment. If you put in multiple requests for maintenance, maybe one will get completed. They don't let you know when you have a package at the office. They cut the water off almost weekly. Oh and if your neighbors are up, you're up. I swear somebody dropped a bowling ball above us all the time. You can hear people yelling across the hall. The walls are super thin. As of next week, my name is no longer on a lease with West Haven at Vinings and thank God I'm done with the best worst apartment experience ever. Honestly, just never deal with the leasing office if you want to remain happy here (unless Shantae comes back). I hope my ex enjoys our apartment.
I was absolutely amazed how beautiful West Haven at Vinings Apartment is. I had the pleasure to experience how awesome and customer savvy the management team and the leasing staff was from the beginning to the end of the process with my son's first apartment and relocation due to his job at Home Depot. The staff know how hard it is for me as a mother to let go and at the same time to be super/overly excited to be apart my son's first apartment move. The staff was very patient with us through the overall process. They were very passionate and friendly to meeting all of my son's needs and to put me at ease as well that he's in the right place. I have been in Management for over 7 years, I lived and breathe "great customer service" and "to treat people how you would like to feel when walking into any establishment. So it's very refreshing to experience a great level of customer service, friendliness, and patience from the staff at West Haven at Vinings...something, I have taught my staff and drilled into my sons as well. I highly recommend West Haven At Vinings. Great Job Management and Leasing Staff Keep up the good work. You're making a difference in the community!
The location and appearance sells itself. When problems arise and management remains unhelpful, you realize that location and appearance don't make up for your apartment being 78 degrees for all of the summer months because your AC unit doesn't cool despite an abundance of requests. It also doesn't make up for a $300 power bill due to that AC unit constantly running while it's not cooling (FYI that's not a normal power bill for a 2b,1b apartment). Disregard for residents from both management and maintenance is exactly why we will not re-sign for a third year. They like to mark requests as "resolved" without doing anything, back date signatures on contracts, deliver your personal information to the wrong address and blatantly ignore their own resident referral bonus! Comments from maintenance that detail our own personal items (nine months after they entered) following a break-in to our down stairs neighbors apartment where another member of staff noted "it honestly seems like someone from maintenance did this or how else would they know exactly where your router is to cut the wire so the security system would be shut off" is enough to make your skin crawl. We've had 2 break ins to our SIDE of the building since we have moved in. Just so happen the gate was left open (broken, naturally) when the second break in occurred and response from the front office was - "even if the gate was closed, someone could still walk in off the street if they wanted to." Very exciting stuff! Don't let the sub-par paint jobs and granite counter tops fool you - there's not actually anything comforting about living here.
I loved living here! Great floor plans, great value, & awesome staff. Any maintenance problems I had were handled promptly and work was done well. The gym was never too crowded when I went and if the main pool was too crowded I was always able to find another one that wasn't. Overall A living experience! Would (and have) definitely recommend!
I moved into WestHaven in June and thought the place was great with the vinyl flooring and newly renovated kitchen. Except that my apartment would flood almost every time that it rained and it got worse every time. Management's only solution was to put fans in the unit and to clean the drains, but on my paperwork they said my unit had a foundation crack and that the previous tenant had the same issue. My roommate and myself broke our lease due to the issue with no resolution. The associates and maintenance techs where hard to get in touch with for answers, and were mostly non-responsive. They were unsympathetic and did not come to the table with resolutions. Please do not move into unit 5922 unless they can provide proof of the foundation crack being fixed.
Decent price for the area. Decent amenities. Staff is very friendly and maintenance is great about getting to requests right away. Apartments are beautifully renovated.
My wife and I were lucky enough to find Westhaven at Vinings at a time when they were offering the first month free with a year lease. I had just started a job about five miles from the location and the timing was perfect. The Assistant Manager, David, has been the single most helpful individual I have ever encountered at any complex, and I have a long history of renting. The office staff will take the time to actually listen and work with you on almost any situation. The complex is absolutely beautiful, surrounded by woods on all sides, has four pools and three entrances, tennis courts, gym, along with all the usual basics. This leads me to the very best feature, in my opinion, of this apartment; it is quiet! I mean very quiet! You can step out of your apartment and just listen to the wind as it blows through the trees and not worry about hearing the traffic on the road, which is very close. Westhaven at Vinings has been amazing and we have enjoyed our time here. Friendly staff and fun complex with random weekend activities, it really is a wonderful place to live. I could not be happier and I know you will enjoy your time here as well!!!
My now husband and I have just resigned our third lease here in Westhaven at Vinings. We toured basically every apt complex in the Vinings area, but didn't feel like we'd found home until we walked through this apt. It's a fairly large complex, with three entrances and four beautiful pools. Given the size of the complex, there is such a variety of floor plans to choose from, but all the ones we've seen personally are very spacious and open. The buildings are nicely spaced out, so we always have plenty of privacy on our very large deck. Westhaven has just finished updating every unit, so ours was a brand new renovation when we moved in. The windows are large, letting in lots of natural light, but they've put very high quality, wide slatted blinds on them, so you can block out the sun when you want to sleep in a little bit longer. There is soft carpet throughout, except very nice tiling in the entry-way, kitchen and bathroom. There are also units with hardwood available. We have a large, separate laundry room with a large storage closet inside. All fixtures (kitchen, bathroom, and lighting) are brand new and very beautiful. The kitchen has brand new, stainless steel appliances, marble counter tops, a very chic marble and glass backsplash, and a fabulous, super deep, farm-style sink. They've even thought to finish the bathtub with a rounded shower curtain rod. Not only do we love our individual apt, but the community itself is great. Our pool is wonderful, with a newly renovated clubhouse. There are other perks like a brand new gym, fire pit, tennis courts, and a dog park. Our neighbors are a wonderful mix of super friendly people. The management is super helpful and always quick to respond. They host parties throughout the year for the community, and even sponsor an adult kickball team for the residents. We have recommended Westhaven to all of our friends, and have had about 7 apt's worth of friends take our recommendation. They have all loved it just as much as we have!
The staff is so amazing . Customer service is awesome and so polite . I've never had any problems with noise , maintenance, etc. my neighbors made me feel so welcome when I first came and I felt right at home right away . The appliances are up to date . You get your money's worth with this apartment . It's in a great location and the neighborhood is quiet and safe .
Moved here in October 2014. Everything seemed great at first as usual. My apartment was amazing. Appliances are up to date and if I ever had a maintenance issue it was taken care of in 24-48 hours. The issues I had with the complex was the gates NEVER worked, the laundry facilities were always broken, and the leasing staff(except AMBER) was terrible. They would never answer the phone or return messages. The gym is fine as long as there are multiple people using the treadmills at once. It blows the circuit and well if the leasing people aren't there to fix it then no workout for you. The pools are nice and have a grill at them. During my time here there were 2 break ins within 4-6 months which might not have happened if our gates actually worked. The lawn care people ALWAYS skipped over my area because I lived in the back corner which no one saw but me, but I never complained. I think they cut it maybe twice while I lived here. This isn't the worst place I have ever lived in. It could be worse.

The leasing office is so helpful and friendly. They respond to maintenance requests quickly and easily. Very pet friendly and tons of awesome pools! Been here for 3 months after an awful experience at my last complex and I love every second. Gorgeous backsplash, granite counter tops, wood floors. Beautifully renovated and excellent care taking.
The leasing staff and maintenance staff are very friendly and helpful. Amber was my leasing agent and she is a very informative/ helpful professional. I have been a homeowner for 23 years. This apartment has a home feel to it. I love my fireplace and the kitchen is so nice. It's a joy to cook at home. The earlier reviews of Westhaven are not indicative of my experience. This apt is clean. The neighborhood is safe and the location is amazing. Come check this place out. It will not disappoint and the price is great for all that you get.
I have lived here about 1 month now, and have had a great experience. I wanted to come leave a review because I feel like people rarely review apartments unless they are mad. Disclaimer- most negative reviews on this place come from the old management or not-renovated/older apartments. I am in a renovated "Stanford", I had a great experience while deciding on this apartment (I was that crazy person that came back 3 times to tour the same place) and the leasing office was very nice and helpful. I didn't actually get to see my exact floorplan until I moved in, which scared me, but the staff sat down with me and helped me draw out what it would look like and tried to give me the best visual possible. I moved in with no issues. I haven't heard any noisy neighbors, loud dogs, or seen many bugs. I have never felt unsafe (as a single female). I have had to call maintenance once, my heat was not working. They came to my apartment within 15 minutes and fixed it. The apartment was just renovated and it turns out that the construction guys just left a valve turned off. They also noticed my squeaky door (not a big deal to me) and offered to fix it quickly. I chose this place as an apartment that I could stay in for several years and if the 1st month is any indication, this will be my home for a while!
I've lived here since May 2012, when it was known as "Paces Station." I'm currently in my second apartment unit here--both units were "terrace" units and neither were renovated. Like other reviewers, I've seen dozens of house centipedes and a few giant roaches every couple of months. I know they're getting through the cracks in the walls and my door--the seal isn't very tight anymore, and in my first unit, the baseboard had separated from the floor. Maintenance has been a somewhat mixed bag. They've always been prompt and responded quickly to my issues, but they don't always move or cover my personal items to prevent them from getting dirty. A brand new set of spatulas and cooking spoons were absolutely covered in popcorn ceiling spray from when they came to fix a ceiling leak. They tracked dirt into my house and left it there. By far, though, the most egregious complaint I have is that the office allowed animals to live in my walls and ceilings for 4-5 months. I heard scratching, purring, and scurrying animals in my bedroom walls and the ceiling of my apartment, but was reassured by maintenance that since they knocked on the wall and nothing responded, they were pretty sure nothing was in there. It wasn't until I contacted the Worthing office in downtown Atlanta that the office staff started calling exterminators and seemed genuinely concerned about my problem. Sure enough, I had a family of raccoons living in my walls. I vacated the unit after I found animal feces in my kitchen and it became obvious that they couldn't stop the animals from entering the building. The office helped me pay for movers and prepared a 2nd unit for me to move into. Overall, I don't think I could recommend this community to a friend. I lost so many nights of sleep due to the animal problem that those alone outweigh the positives of the community. Even though the office staff has been friendly and the maintenance staff has been prompt, the buildings are old, the bugs are abundant, and animals can find their ways into the building. Since I'm in an unrenovated unit, I think my rent is fair, but I can't imagine paying the inflated fees for a "luxury renovated" unit in this community.
I'll start with the good. The kitchens are nice-looking. The closet space is great. I have a nice-sized patio area, as do many tenants, that I have furnished and put potted plants on, etc. I have lots of windows in the living room, which is nice. Oddly enough, I also really like the choice of carpet, and colors of the walls and trim. The size of the place is great. I have mostly had nice exchanges with the folks that work in the office, mainly because we only deal with one person, who is awesome. The pools are mostly ok. That said, the roaches are awful. I found one INSIDE my coffee maker. There's an overabundance of house centipedes. Don't know what those are? Look them up. They're disgusting, but the worst part is that they thrive in places that have lots of other bugs that they feed on and places that are humid. Moisture? Try mold. Yep, all over my front door, and some near a window inside. Probably because there are no gutters. Getting back to the house centipedes, they get in through cracks in windows. These windows are so old, I can hear the squirrels on the trees. If it was a particularly windy day, it would be drafty inside. A few of my windows are broken (they don't open or they actually fall out of the frame when you try) and most don't have screens. The glass is also covered with mildew on the outside. Seams are visible in my popcorn ceiling (definitely not luxurious), and my track lighting fell out of the ceiling one day. I had to have my AC serviced 3 times this summer, and a leak behind the tile in my bathroom took 4 tries to fix and ultimately meant the tile was hacked up and shoddily glued back together. The dishwasher, although stainless steel, is probably worth $200 brand new and it doesn't like to clean a full load of dishes. I play tennis, but I don't play matches out of here because the courts are in terrible shape. They're cracked badly, and there's algae all over the back courts, which makes it impossible to play if it had rained in the last two days. This place could actually be called "luxury" if it would replace all the windows, scrape the ceilings, put in viable dishwashers, energy efficient hot water heaters and faucets, and hire an exterminator for the love of pete. Also, the lady that takes the checks could have some class and not count them all in the open on pay day (because there's a $25 fee per month to pay via autopay, and same goes for the water bill). Needless to say, I'm not extending my lease, especially because they want me to pay an extra $150.
We moved here after seeing a different complex managed by Worthing Companies. For "luxury" apartments, my husband and I have not been impressed. Bad plumbing, lots of bugs (we had to get our own exterminator), rude staff, a loud train you can hear in nearly every apartment, and amenities that are far, some are dirty and inconvenient. And don't get me started on the "like-new" quality of apartment we were promised... We are breaking our lease and happy to do so.
YES, they are renovating, that's nice, but the noise, trash, influx of maintenance workers, and endless inconveniences aren't worth it. Not to mention the office staff is flat out rude. They are as sweet as can be when it comes to getting you to sign a lease, but once your locked in they couldn't care less about being polite or professional.
To sum it up, office staff is rude, trees fall on everything so be sure to get insurance, the apartments were flooded in 2011 check it out on YouTube, management complains about dogs but doesn't tell the residents that the apartments below or above them are going to be worked on at 7AM on a weekend, the apartments are VERY dark, don't have fans installed or overhead lighting in the bedrooms or living areas. Plumbing... no. Just no. Someone came to check on a leak coming from my apartment (top floor) into a basement apartment and THEY USED MY HAND SOAP WHILE I WAS GONE AND MOVED MY PERSONAL ITEMS AROUND! Plugged my laptop into an outlet in the dining room and it turned all the power in my living room off. Asked why my AC didn't cool properly in certain rooms, no response. The company who is working on the renovations on the neighboring apartments sporadically turn my water off so have fun showering. The main thing I have an issue with is Magnolia, which is five seconds down the street is owned by the same company, is less expensive and they have trash pickup. WestHaven has a single communal dumpster about 12 feet tall where you literally need a ladder to throw your trash in. Oh, and flies. Lots of flies from working on my plumbing. Gross.
We moved into West Haven back when it was called Paces Station before the property was sold, and this is our third year living here. We had high hopes after the property was sold and became West Haven. While the renovated units we have seen here are adequate, the office and maintenance staff experience leaves a lot to be desired. They call themselves a "pet friendly" community, but they have been harassing dog owners almost since the first day they took over. In the three years we have been here, we have not had one single problem with anyone's pets, yet residents are constantly getting notifications about petty complaints about dogs, which seem to be driven more by management than by residents. This is not a pet-friendly community, so don't believe it. Also, if you don't like a lot of noise, you will hate the CSX freight trains that are rolling through every few minutes, twenty four hours a day, seven days a week. In addition, the rental prices for the newly renovated units keep getting higher and higher, and are certainly not worth it for living in a building built in the early 1980s. Save yourself a load of headaches and rent somewhere else - especially if you have a puppy!
Don't be fooled by rennovations. Roofs leak, balcony's are rotting, guttering is falling off, they are putting bandaids on broken legs. And now they are painting all the buildings, trim, railings and balconys really dark colors. Why you ask, to cover up all the stuff underneath that needs replacing. No more bright cheery buildings with white trim. Dark, dark and dark inside with new interior upgrades. These apartments are very old and in need of MAJOR RENVOVATION. My roof has never stopped leaking no matter how many times they repair. And with upgrades inside they want to add 300 a month to my rent. They cut out a ton of beautiful trees that were not problematic. The security gate at section three is always missing. Buyer beware. Will be very dark depressing place to live when they finish. Not renewing lease.
