Infested with roaches which they don’t care about, they literally told us each building had an infestation. Gate never works so you’re locked out and visitors are as well. MOLD IN THE CEILINGS. This place charges you anything because they are money hungry.

This is a terrible place to live. There are serious pest issues that management doesn’t seem to care about. If you choose to live here be prepared to have ants and cockroaches crawling all over your apartment and ants infesting your car from the trees outside. Sure, you can request pest control inside but it doesn’t make a difference. If your car gets infested good luck because all management will tell you is that pest control sprays outside once every three months. They are not willing to have it sprayed more often. If you have a mold allergy I highly suggest renting elsewhere. There is mold growing in the vents of my unit and I have been sick everyday because of it. I told management and they did absolutely nothing about it. In fact, they closed my request online without even coming to take a look or make an effort to resolve the issue. The valet trash is a joke. The pick up service leaves trash bags behind all the time. The hallways are always filled with leaky bags of trash so beware of the rancid smell you’ll encounter on your way to your unit. Please don’t waste your money on this place. They charge way too much for what it’s worth. Don’t be intrigued by the word “luxury” because this place is far from it. It’s absolutely disgusting and management doesn’t care about you at all. Find some place else that actually cares about their property and tenants.

Charged us for a bunch of stuff after we moved out. None of which made any sense - freezer frosting, interior dishwasher piece chipped. I am looking for a negative star rating to rate these people. All that we as tenants can do is clean and not harm/damage the appliance. Ridiculous charges were imposed. This community is crawling with pests and roaches everywhere and no response will be there even if you raise multiple requests for these issues. This is a horrible place to live in and we honestly could not wait for the lease period to end to move out! The management never responds to emails and NEVER responds to voicemails and even if they do they are so RUDE. They are pathetic and very hard to deal with. I would never recommend this place. DO NOT rent from these guys, they do not value any of their customers/tenants.

If you can even get into the gate (whenever they want to keep it open or open it) you’ll come in and see PILES of trash to your left and straight ahead you can find the pool that’s never open. Now you can make a left or a right and see trash in the hallways and in front of apartments don’t worry if you didn’t catch the left side you can catch it the next day (or the following week) because the trash would still be there. Now if you can finally find parking in front of your destination you can finally see the LAVISH LIFE. I guess the “LUXURY” part is really the rent cost because everything’s outdated! And don’t worry about feeling secure… its 24hr ROACH INFESTED SECURITY in and out of your apartments making sure you and your families are ok! Plugs only work on one side of the house but I don’t understand because things are ALWAYS SPARKING (it’s probably because of roaches coming out of our outlets). A/C BROKE, Hot water tank BROKE (it even set on fire twice), they told us to install our own Air Filters and light bulbs with 8ft ceilings. They know apartments are infested and will tell you they don’t know it’s a problem.. give you pest control every other week (whatever they’re spraying is obviously not working) and they come and spray ONLY the kitchen and bathroom when the apartments are INFESTED! It’s so frustrating because when I move I cannot take anything with me, I’ve only been here a year and traveled over 1200 miles to start over now it’s happening again! And of course there’s no response from REAL management! save your time and money RUN FROM HERE.

t is clear to see that any rating over 2 or 3 stars is posted by staff or the property management company, especially since there are very few reviews at all. Built in the 1980s, they have tried to spruce up - but it is a big fail as they don't seem to have the funds to do anything to keep up with the competition. Three steep staired levels. Landscaping is drab, dying, weedy, patchy, and boring. Recent parking lot repave, tree trimming, debris cleanup - which should have been done long ago, this barely brings the community up to below average by today's standards. If you have a complaint, issue, problem - it is like being in the Matrix to get answers, solutions or action. The exception to this is the Maintenance staff who are overworked and probably underpaid. Some units have been renovated to about early 2000 standards while leaving the old and yellowing tub/showers in place. Dogs crap all over the place and no one cares. You have to take a photo of it happening for them to get off their pot. Let's talk about bugs. What kind do you get along with? No matter what action I take, what type of traps, sprays, paste, dust, etc., they will just walk up the walls in the daytime, come out whenever you cook anything, run up your furniture, and I guess party all night. When you sign a contract you are committing to just about rebuilding the unit - even though when I moved in it was nasty, filthy, icky, gross - I am required to leave it as a pristine unit or I will not get my deposit back. The office staff passes the buck, questions your motive, and never, ever answers the phone. Speaking of the phone - when you call to report a problem - you have to push so many buttons - so complicated! The property management company is in Minnesota - so they don;t care and the office staff know this! I wish I had never seen this place. I am embarrassed to have company over. Look elsewhere and save yourself a lot of grief and regret.

Westlake is a nice Community to live. The management is always positive and friendly, that goes above and beyond helping with anyway they can. Id highly recommend living at Westlakes apartments.

Its a beautiful place to live I call Westlake Chic & Upscale. VERY quiet!!! Apartments are spacious. Community is well kept together. The staff will help to the best of their ability!
Very nice community area. Office workers are very helpful. Maintenance each time I've needed them responded within an hour and solved the issue. Definitely a kid friendly area. I would recommend Westlake Apartments to many.
West lake is a nice complex to live in. Friendly staff and they help you right away if you have any concerns.
The customer service was EXCELLENT from start to finish. I was originally scheduled to move in 2 months ago... signed the lease and got the keys.. I walked in and was no happy with the unit because it wasn’t a good fit for me, I called Devonte ( my agent) and he and his team worked until they found a unit that was EXACTLY what I said I wanted but I have to wait 2 months. But let me tell you.. that’s 2 months so sooooo worth it. He everything I told him I wanted was there... I am absolutely in LOVE with my place. It fits me beyond what I even thought it would. He made sure that it was totally up to my standards, he was there to answer any questions as I had.. I mean the whole Westlake team has been super great made made this move so easy and carefree. Oh and my View from my bedroom window is enough to make to you cry. To think. I work 16 hour shifts as nurse during Covid and see so much death and pain and to come home to a beautiful place with an amazing view of nature... I AM BLESSED.. Thank You Devonte for being my blessing when I needed it most.
This is a grate place to live at .It's convenient ,Good studying inviorment and save for kids. For the reason that their appts theirs some obious inevitable consideration must to have .It's nice to live here specialy in the pandemic. I'm Gratefull
Excellent place to live. Great management and staff. Nice apartments. Lots of great restaurants and shops close by. Quiet most of the time. Well kept grounds. Maintenance keeps appliances and apartments functioning and very knowledgeable. Staff is friendly and cares about tenants. Tracy is an awesome manager and takes great care of complex and community. Just renewed our lease for the 4th year living here.

Management, maintenance and staff are excellent, knowledgeable and friendly. Apartments are large, especially with the solarium, and have great appliances including washer and dryer. Great amenities and close to churches, great shops and restaurants. Love our apartment and the manager, office staff and maintenance guys. They are always helpful.
Been living here for 2 1/2 years and anytime I need anything have any questions or concerns I call the office and they are very attentive and knowledgeable today I had a few detailed questions and spoke with Olivia I ended our call feeling at ease and less anxious I must have asked her 20 questions and she had a answer for each one and even assured me she would contact me if there was any updates Thank You again keep up the amazing work
There is a lot of excessive noise at night (loud cars, honking, loud talking, couples screaming at each other, etc.)There is a cockroach problem. Ive never had to deal with so many in an apartment. The trash smell from the dumpster can be smelt by my building and the mailboxes. The gates NEVER works. Our updated apartment isnt exactly the updated apartment in the virtual tours I was sent. The counters arent granite and the paint is chipping on the cabinets. There is hardly ever any parking close to my building.

I work all the time. No time to really enjoy the amenities. Nice neighborhood though, I appreciate the peacefulness.
Been with Westlake for over a year now. The office professionals have been great with me. When I've had any issues and reached out they have been caring, understanding and professional. The overall community in Westlake is inviting. My children have made so many friends that they play with daily. I would highly recommend Westlake to anyone looking for a good place to live. It's a very mixed community of families and singles. Everyone seems to look out for each other.
I have to say the service by maintenance is very good so far All people in front office that i communicate with get's 5 Stars There is just one tiny problem with the office . Thank God I have no pets in this place. Never herd of a Death certificate for animals. Garage clicker for those that don't know this policy if you lose your garage clicker you will be charge $50.00 What they don't tell you is if you find the lost Garage clicker you will not be refunded the $50.00 so you just donated this $50.00 to the Office.. This is not in the lease its an office rule by word of mouth only. The word of the day is hold on to your money when it comes to odd rules that is not written down on paper. The office staff never answers the phone, when you go up to the office anyways you're met with nothing but attitude. Then you're told you need an appointment to speak with them when they don't even pick up the phone. The pool closes at 4pm and the gate is always open.
The community is great so far Ive been here a week now I love it here the only thing is the gates doesnt work I wanna experience the use of my gate key this is my first time living in a gated community so the gate should work properly
The rent is too high for the level of service and quality of the apartment.

My move in process was fast and simple. I requested some changes in my place and they were there within 24 hours with a list completed that day and all three guys were very pleasant and finished quickly. Thanks to Devante (I dont know how to spell his name) for getting on top of my requests immediately. I had a confirmation email of my requests by the time I hung up with him! Great apartment complex in a convenient location. Close to I4 and downtown Sanford. They also have garages which have a lot of room. The place is pretty quite and the maintenance crew is quick and responsive.

We just moved in and it's really wonderful! The apartment has been newly renovated with brand new appliances, plank flooring, carpets and even a big new bath tub! The view is nice from the many windows and solarium with plenty of Florida sunshine. Loving it already! Olivia and Sonia has been really kind and helpful along with the other office staff as well. Maintenance was quick to respond to a few issues we had. Pest control came in too. The extra large trash compactor is really convenient. Hope to have a good memorable stay @Westlake!

This is the best apartment complex around. We have lived here for almost 2 years and are so glad we made this our home. The grounds are clean and kept up. They have Trash Valet that is a great benefit for us so we don't have to worry about walking it up and they keep it very clean. The maintenance work very hard to keep the apartments and other areas working properly. They are very knowledgeable and reply to an requests within 24 hours and fix everything. The girls in the office are the most polite, professional, and helpful to all the residents of any other place we lived. They are always friendly, accommodating to all the residents, and go above and beyond to help the residents. The manager cares about the property and works hard right along with her team to make this property the best all around and keep their residents happy. When there are issues they get them taken care of immediately and hire great outside contractors that perform to their same excellent standards. We love this property and are so happy to be living here and so grateful to all the staff and management for everything they do. The apartments are big and beautifully renovated. They have washer and dryer and excellent appliances in every apartment. There is a choice between solarium and patio. The solarium makes the apartment so much bigger and it is give you the advantage of feeling like you are sitting on you patio but with the comforts of being inside. It has a lot of pretty walking paths, a beautiful lake, and great landscaping. The pools are well kept and there is a great fitness center. So it gives you everything you need or want to live a fulfilled lifestyle. There are a lot of great restaurants, stores, a mall, activities and everything you need within a short distance. Sanford has a great downtown area with a lot of events taking place there. It is a lot going on but in a small town feel. Our community is friendly and courteous of each other and it is so quiet. All in all, the manager put together a great team of staff and maintenance that make this a comfortable, safe, well kept, and friendly community and home for us all.

Best place we ever lived and can't imagine living anywhere else. Beautiful grounds, very clean, and comfortable environment. Apartments are great sizes. Office and maintenance staff are professional, friendly and helpful. They are always courteous and respond to requests quickly and are very efficient. Everyone here has made us feel valued and important. They go above and beyond and work diligently to resolve any issues. Maintenance staff are very knowledgeable and resolve issues completely. Management and office staff work effortlessly to improve, update and maintain the community, apartments and grounds. They take the community and residents very seriously and make it a safe, friendly and respectful environment and like home. Love living here.
This is by far the worst place I ever lived on. Rent is over priced, and management is a joke. They lie about everything they say, they close pool bathrooms on the weekend basically obligating kids to use the bathroom inside the pool, disgusting place. Thank you for your feedback. The bathrooms are unlocked during office hours and locked upon closing. Unfortunately we have had instances of the bathrooms flooding due to improper use and this creates water to enter our clubhouse.
DO NOT MOVE HERE....... ROACHES! ALL SIZES, A LOT OF DIFFERENT TYPES. VERY OUTDATED!! Carpet barely in place, kitchen has old appliances that once looked white, unless you get an updated apartment, but even then, ROACHES. EVERY REVIEW THAT SAYS ROACHES is true!!! We are clean, had pest control come and STILL! even bombed it ourselves. They come back. Management DOES NOT care. The gate is ALWAYS open. Don't get why they call themselves a gated community, ANYONE even criminals can come in, which happened not too long ago, because the gate was wide open! Also you pay for water and they do it by how many are renting out your floor plan size. Not individually metered, BUT it is extremely high for a one bedroom/one bathroom apartment, expect to pay 70-80$.. that's outrageous! A friend of mine who rents a house pays less for a two bedroom!!! There is no courtesy officer, don't believe them when they say that! The grounds are kept very messy as well. Look around, trees leaves dried out, floor messy with stains, come drive and look, gate is opened so you can LOL Definitely NOT worth the money to move here. Yes spacious and nice looking on the outside. One positive - the office staff are all very nice. Great customer service and maintenance always comes within a day. Wanted to love it here but its been horrible to see a roach almost every day, no matter what we do, i can only imagine if we were messy! ( and no that is NOT a Florida thing, roaches are a cleanliness thing and someone has the source but management doesn't care and will deny there is a problem, so you WILL get overflow from someone who is disgusting no matter how clean you are) Also notice when a lot of the good reviews are, all around the same time, that's because what a previous reviewer said is true, they were giving a lottery to people for good reviews. DON'T BE FOOLED. They need to just fix the issues they have and stop trying to get FAKE reviews.

We do have 2 courtesy officer that are Sanford PD that are happy to help anytime you reach out. Pest Control is on site every Thursday and can put a plan in place if you are having issues with bugs.
I have been a resident going on 2 years. I am content with the community, maintenance, upkeep, and staff. It's a comfortable place to live and enjoy. The valet trash removal service can be a beneficial service if there were proper storage containers for the trash. A small wooden box placed in front of a resident's apartment, in the hallway for pickup(on limited days), is not quality living. Of course the garbage piles up, in the boxes, and creates an odor and unsanitary conditions. This can be unsightly when you are coming, going, and have guests. The residents, who have pets, need to be more considerate and scoop up after their pets. If we all play a part in being responsible, considerate, and clean it will remain a great place to live.
Great amenities, pool area has an outdoor kitchen where you can grill and entertain. I love the gym area, yoga classes are sometimes taught 1 day a week. My 2 bed 2 bath 1057sf apt is very spacious. Lakefront, pool view and spacious balcony. Management is very pleasant when I interact with them. Maintenance request are prompt when needed. Very clean and quiet community. On my roughest days I feel at peace when I enter my apartment home.
Well my family and I have recently moved into Westlake apartments. When my family and I looked at the property it was nice enough for the price but once we settled in there were some things we definitely didn't like. This apartment is supposed to be a gated community but for 2 weeks the gates to the front of the property didn't work. The exit gate was left wide open all night.....It's finally fixed now but it didn't give you the impression that the apartment community was all that secure. The property has 2 pools, the one in the front was/is still being repaired so the only other pool is located at the back of the property. Numerous complaints from tenants of the water being "salty" were made to the leasing office. The answer came back that they only treat (shock) the pool once a week! Finally a neighbor told me the other day he went into the men's restroom by the pool and found a used needle in the restroom. Coincidentally a flyer was distributed to all the apartments by the leasing office that a property crime had recently been committed and to make sure you keep your front door locked. Not what I was expecting when we moved in. Had we known all this before we moved in we would have paid a little more rent and chose a different apartment.
This place has done nothing but gone down in front office, maintenance and security. We had a crime in our community this week according to management .Well of course .they leave the gated community with the exit gate open, not to mention all the tailing going on. There is no security watching the gate like they did 3 yrs. ago. The security guard then was a want-to-be rookie cop. But at least we saw him. The front offer is rude , uncooperative , and show no concern. Maintenance Dept. is slow, and not too much knowledge. I would not recommend these apartments. They are nice apartment, and cheaper than others, but the cons put it down. This is my last year, I've been here 3yrs., and I will be moving somewhere else in Nov.
Even though I put work orders in a week ago, I like the place. If you take away, parking spaces. I park near my house sometimes, parking is a BIG issue but the price is right and even though I've had to adapt to a smaller place and no closet for food and such, I like it. We plan to make adjustments but so far, I like it here and don't want to move back where I was before.
Westlake apartament gives you everything you want for you and your family when you first walk in to the complex. The office people are very nice and they explain everything you need to know about the apartments. I had a great experience visiting these apartments. I would personally recommend them to anybody.
This community would receive a 4-5 star rating from me, if they didn't do everything halfway... or not at all. They have a sanitary wipe dispenser for equipment in the fitness center, but most of the time it's empty & when it's not, it usually has dry paper towels (not helpful). $25 fee for not cleaning up after your pet, but the pet clean up stations often go empty of bags for weeks at a time. The Purell dispensers in the fitness center & by the trash compactor are nice, but usually empty. They need to spray for pests more often. A community isn't really "pet friendly" when the property is loaded with fleas & ticks. And finally, if you do move here, stay away from the so-called "upgrades". They are overpriced &... (you guessed it) done in a very sloppy manner. I will be leaving at the end of my lease unless major improvements are made or rent is dropped substantially.
I am a young college student, currently residing here with many other college students. I have had an incredible time here -- all of us in fact have. I'm pretty much writing on behalf of several people. Anyway, it is a good environment where as a young girl I feel safe. I have had absolutely no problems so far, and the complaints about the management are ridiculous. The staff here are wonderful, and would bend over backwards to help you. I would absolutely suggest anyone to live here, they won't regret it.
I've been seeing many, many, a lot of neighbors moving out last two months... Every weekend.Is like an evacuation for a catastrophic event... and yes. Is new management, since April 2013. "We don't care" is the new policy. Lack of respect, lack of interest in you. At front desk, Louis see residents like are bothering him, Awilda, Manager Assistant, just say" aha, aha, aha" and her attitude is like she is in a party. Laughs, jokes between staff while you are expecting an answer. Manager.... who and where is the manager? I renewed starting this year but I believe I"ll not expect the final of my lease. Is a shame, Westlake is a great place but staff are getting their pays without doing their jobs and now resident don't have attention or solutions if you have a problem.
