Over the years, Costa Mesa has attracted many new residents, thanks to the relatively affordable cost of living and relaxed environment; families are drawn to the quiet neighborhoods and quality schools. Just a few blocks inland from Newport Beach, visitors and locals relish a laid-back coastal atmosphere in Costa Mesa, and a day by the ocean is only a short drive away from anywhere in town.
The extensive trails of Talbert Regional Park and the links of Costa Mesa Golf Course provide more opportunities to soak up the Southern California sunshine. The performing arts are well-represented in venues as diverse as the modest Costa Mesa Playhouse, the open-air Pacific Amphitheatre, and the magnificent Segerstrom Concert Hall. Easy access to the 405 makes it simple to reach anywhere in the LA area for work or leisure.

Property Ratings at Westlake Village
I had mold in my unit, it was tested and found which I paid out of my own pocket after they refused. I showed them the results and we went back and forth in the end I decided to move out and to my knowledge, I don't believe they repaired the mold problem. So please beware when renting here.

Hello, First off, we want to thank you for taking the time to share your review with us. We are constantly striving to improve, so all questions and concerns are taken into review. We want to sincerely apologize that your time with us has been negative. For this particular case, we do have documentation that there were no affected areas as stated above, and we did conduct our own investigation that you were not charged for. We also have documentation that your paint was pro-rated as you only occupied the space for 1 year. We would love to have the opportunity to make this right, so we encourage you to reach out to our leasing office at your earliest convenience. We apologize again for the poor experience you've had and hope you have a great rest of your week. Best, Management
Why prevent potential renters from knowing the most important single fact about westlake village? After first year the rent will be increased at least 10%. That is simply a fact. Why hide it?
I've been living at this residence for three years now and it's been a really pleasant experience. The property is well kept and pool area is amazing. Staff is really courteous and all needs are met at a timely manner. I would recommend this property to anyone looking to live near the beach at an affordable price.

When I read reviews i want to be able to know the basics,so see below! Clean-Maintenance is great, the lush green life makes it nice in the evenings , I have never seen any trash in the walkways! I have been here for a year! No bugs either ! Just some fun squirrels in the trees! Mgmt-Mgmt is great, their physical office hours are limited but you can always reach out via email. They so far have been very nice but clear and straight to the point! Noise Level-Mostly quiet, i have upstairs and one next door neighbor. You can hear slight footstep from upstairs, but nothing from my next door! On summer days there are families with kids at the pool but nothing ridiculous. Its a mix of young adults and families, I would have to say i have never had a noise issue here. Interior-Wood Floors are nice, cabinets are not up to date but they are clean and work. Stoves are electric and not modern but also work and are clean. The bathrooms are nice, long mirror. The closets could use a little more sturdy poles and doors, but actually pretty spacious for a closet! Overall nice inside, nothing modern but everything works! Security-Very secure! Gated Community, like i said plp here are nice i never had to worry about anything. So far after a year of living here no incidents i have ever heard of. Laundry-Small area , clean. Machines are dated but work well. Not too expensive. Parking, you get one assigned parking, the rest you have to park outside the community where it is even MORE limited as there are homes across the street and you CAN NOT park on the street in front of those homes. Reason this isn't a five star is because of the parking. Overall, i love it here. It is down the street from the freeway and Triangle Square, so far no complaints!

We thank you for your descriptive review! We would be happy to check the poles in your closets if you like. Please just put in a work order and we can check it right away. We understand about the parking as it is difficult in many areas. We have a couple of options for your: We have parking spaces available to rent for an additional fee. Alternatively we would recommend parking your vehicle on the exterior of the property and allowing you guest to park in your assigned space. We hope this helps. If there is anything we can do to make your stay more pleasant please let us know.
