Property Ratings at Weston Park at Longwood Station
I don't even know where to begin. No response from management to emails whatsoever. Never ending construction, problem with parking, unsecured doors for months, I wonder how they got jobs being so incompetent. Soiled carpets, dogs pee anywhere. Pot smell, awful.
I lived here for 2 years, and they were 2 of the worst years I have had. After a few months of living here, the walls of the apartment started to leak water when it rained, Inside of the house, it took 8 months for them to send someone to look at the issue and fix it, even with multiple complaints. There is a bad fruit fly infestation and cockroaches. I am a very clean person, this should not be a issue, but it is. The building was designed poorly, and when it rains, the hallways flood with water, the complex just lets them naturally dry out, instead of doing anything for it, which means standing water in the hallways, which means bugs. My AC unit broke 6-7 times in 2 years. It leaks Freon which caused my electric bill to be well over 200 dollars a month, until they recharge the AC unit and it breaks again every 3 months. I paid for a reserved spot in the garage, and someone would always park in my spot, when I call the towing company, they said, sorry they cant come out without property manager consent. Property manager would never answer their phone, so I just had to "Deal with it". Animals would use the hallways as their public restroom. The Electronic doors broke so anyone can access the building at any time, when management was contacted, they said, sorry waiting on parts, for over a year. The firm alarm system would constantly beep in the hall way for about a year until they had someone come out, and just unhook the wires going to it. The Community AC unit for the hallways backup and flood the hallways with water. Packages would go missing in the package room all the time, and they would do nothing to help despite the cameras in the room. Our fridge leaked water on the floor every few months, and they would have to send someone out to "repair it". The grills would always be out of gas when you try to use them. From what I understand the outside of the building stucco was installed incorrectly when the place was build, and they had to have someone come out and tear down all of the exterior walls and replace them, however they did not have the correct permits, so all of the construction equipment was dumped in the limited parking spots, and has been taking up space for 6 months. If you get home past 6pm good luck finding parking.
I do not recommend living here at all. It’s been a nightmare for two years all because of the bad infestation of Fruit flies/drain flies/ gnats….. whatever you call them. I do everything I am told to do to help alleviate the problem. Pouring dawn, bleach, hot water down the drains. Keeping things as clean as possible, throwing out food and etc. but nothing helps. I request pest control once a week and they always say “we don’t specialize in fruit flies” so it’s not much they can do either. It’s not only in the units but in the hallways as well. They get into everything and they manage to get into the fridge too! Having young kids while dealing with this issue is just as impossible, they can’t eat without flies being around them and their flood. We can’t leave cups out without the fear of flies getting into them. Cannot prepare food without flies around us. On a daily basis I kill at least 10 flies just alone in the kitchen! But this is just one of many things that is wrong with this complex. People let their animals pee and poop in the hallways, at the entrances and the exits! There are dead roaches everywhere in the hallways and I walk past them on a daily basis. A lot of people throw their trash any and everywhere…even in the parking lots and garage The hallways and the entrances smells bad 24/7. IMO this place is FAR from luxury and isn’t worth the constant strain, stress and emotional toll of having to deal with an infestation for two years.
The place was pretty nice until they started replacing the staff. Good luck ever getting anyone on the phone or to reply to any emails after signing your lease. Constant litter in parking areas, the cameras they have set up do not work, there have been multiple break-ins and a car got stolen off the bottom parking garage in a reserved spot. There are perpetual fruit flies in shared spaces, such as both elevators hall ways, and the game room. In the lease they state 10pm-6am are "quiet hours" yet people will have parties during the week that go past those hours in the pool and game room. If you manage to get someone on the phone to complain they simply just say "call the police and get a noise complaint". If its in the lease shouldn't the office want to investigate their tenants being rowdy? Once this property gets your money and has your name signed on the lease you're screwed because they simply do not care. The elevators break down about once a month without warning, the key fob doesn't work sometimes so you're literally locked out of the apartment you pay for. There was a time a dog defecated inside the main elevator on a Friday and they left it all weekend long. All they did was put an "out of order" sign on the door. Come Monday they clean it up yet the smell lingered for days. Stay away from this property if you can help it, its truly awful.

Weston apartment complex has a lot to offer. The property is well maintained and has many amenities for resident enjoyment. Gym, large pool, WiFi lounge with coffee/espresso, and awesome resident events. The resident events really create a sense of community and are a lot of fun. There is a large parking garage with ample parking. You can also pay to reserve spots. Many different storage units of different sizes if you need to store anything. The location is ideal with restaurants, shopping, and bars all within a five mile radius. You never have to go far to get what you need. Also, Sunrail has a train station within walking distance so a commute Downtown or to ORMC is a breeze! At first I was concerned about the train station being so close and the noise it would create but it’s hardly audible from my apartment and does not bother me whatsoever. Weston staff in its entirety is very accommodating especially a young man named Dayton. He made my leasing process the easiest it’s ever been and did an awesome job helping me get situated in my apartment! Overall an awesome place to live.

Cockroaches in the first 12 hours of living here. Said I was moving out due to roaches and filthy apartment and they said they are charging me a fee for breaking lease and keeping pet deposit even though my pets never arrived from MA. Also, Mindy said they were Palmetto bugs, apparently she doesn’t know that Palmetto bugs ARE cockroaches.
I lived here two and a half years and I love this place. The amenities are amazing and clean. The staff is amazing I absolutely love the manager here. I’m up for renewal soon and it’s a no brainer me and my family will be renewing.
The place is dirty, roaches, the halls smell like a landfill. The hallway are dirty, dog urine & poop every where, inside & out. Someone smokes crack on the stairwell, also filthy. Supposed to be a smoke free building, it’s not. The noise from the pool area day & all night, pool furniture is very dirty. Dogs in the pool & pool area. Beer bottles lined up around the pool. And let’s not forget about the roach problem, you may be clean, but your neighbors are not.

I have lived here for 3 years. The inside of the apartments are great, tons of cabinets and storage, the main amenities are open 24 hrs., the management and staff are absolutely amazing and maintenance is always quick to respond and on point! I have never lived somewhere that cares so much about their residents as Weston Park does. The staff truly makes it feel like home for me and my family.
Moved in 2017, will be moving out 2018. A year is long enough, this place was a bait and switch. It is beautiful inside, very modern, however items break all the time. Maintenance had to be called for the appliances (washer/dryer) and they had to be replaced, but not after SEVERAL requests to fix it and no one believing that there were issues. Surprise hidden fees upon move out were disappointing. I paid for the cleaning myself from a professional company, the management still billed me. I brought it up with their staff, but their staff doesn't stay long enough for me to get any one story straight! They are CONSTANTLY going through managers and leadership, very concerning. Living wise, you hear the train daily, if you are in building A you will also feel the train. On the weekends the Sunrail does not run, but cargo trains do, and at all hours of the night, so be warned. Noisy as well, most things can be heard through the walls or doors, I could hear my neighbor across the hall and their children. Not the best privacy... During the hurricane season in 2017 I had security concerns - to get into the buildings ALL entrance doors propped open, anyone could enter. Police stop by constantly, this place is a mess.
I moved into this apartment in early 2016 and was instantly in love. But as our lease went on everything became worse. The property promised prompt cleaning weekly for the hallways and the trash room. But when we moved out in May there were still pine needles scattered around the hallways from christmas trees, and the trash room is always over flowing causing a horrid stench and TONS of bugs. - The trash room is INSIDE. We took care of our apartment, no major holes, no stains etc. I requested a walk through with management at the end of our lease to make sure that everything was in order, and that we would be receiving our full deposit. A member of the management team walked the apartment after we had moved out and assured me that everything looked great, that there was no damage and that the cleaning company would not have to do any extra services. 10 days later I receive a 'collections' email from Weston Park stating I owe $310.00, for labor, paint, and cleaning fees. I called and spoke with Ashley who is the property manager and the one who approved my walk through and she said "I'm sorry you were misinformed, you are required to pay for the fees that we were billed". It is built into the contract that the apartment is responsible for these fees. They state that new paint and new carpet is in place after every tenant. BE CAREFUL. They will try to take any and all money that they can from you. It's not good business and it's extremely shady. It's not worth the stress and worry to live in a place who will try to bill you for anything they can. They have yet to rent out every unit so they will try anything to get some extra revenue.
When looking for an apartment, there are many factors to consider – location, price, square footage, management and more. Weston Park Apartments excels in each of these areas in comparison to the other offerings in the area. After hours of research, spreadsheets and the like, I decided on Weston Park, and I’ve not been disappointed. From the time I first contacted the office, the staff was extremely friendly and accommodating to my needs. Even in the face of a unexpected issue, they took the time to ensure it was resolved appropriately, and in a timely manner. In the months I’ve lived here, I’ve been extremely pleased with the concierge services provided at the front desk, quiet neighbors, and the brand-new modern interior. Bottom line: if you’re in the market for an apartment in the greater Orlando, you can look for yourself, but I’m confident your best decision will be Weston Park Apartments.
