In general these apartments are okay but if you have a bigger maintenance issue don't expect it to get fixed in a timely manner if at all. We have had an issue with the dryer vent since we moved 11 weeks ago. I have gone in twice a week almost every week and am always told that someone will be out that day or the next to take a look and get working on it. Most of the time no one shows up and if someone does show up they are confused as to what the issue is and then leave without doing anything. No follow up or follow through from anyone at the complex. I have to take time out of my day to go into the office to get any sort of information and all that we are told is that they will get to it. At 11 weeks you would have thought someone in the office would have taken ownership of making sure this gets fixed but that has not happened so I am left with paying for an apartment that doesn't have the amenities that it should have.

The gates are never closed. People don't clean up after their pets. Both my vehicles have been vandalized. They are "updating" units but it's really just new paint and/or flooring. The kitchens are tiny and not conducive to much more than microwaving as there is minimal counter space for actual cooking. The trains don't bother me but the cooked onion smell from the refinerycan be annoying. If you have kids, the bus stop is about a block away which is okay. Difficult to get in and out of the complex during Oktoberfest and 4th of July.

There are a lot of things about this property that is not necessarily Managements fault. There will be bugs since it is very close to the river, the train tracks are loud and sometimes trains block entry to the complex, and many of the residents do not clean up after their pets. However, the buildings are starting to show their age and management usually only does a fresh coat of paint as opposed to any actual repairs. You can tell many units have foundation issues. I once asked if I could have a screen door installed since I noticed my unit did not have one while others did, the response I got was "We no longer install screen doors". The units have washer/dryer hook ups and your options are either to rent machines for about and additional $50/month, have your own washer/dryer you own, or use one of the two shared laundry rooms that do not have enough machines to even come close to supporting how many residents need to use them. They say this is a "Gated Community" but the gates never work and anyone can just walk in from the riverside area since there are no gates on that end. Parking spaces are spaced inconsistently, with some being too small to even park in. This is on top of the parking lots being full of holes and paved unevenly. The office staff are very inconsistent, they were friendly during the application stage but now act like residents and their needs are a huge inconvenience once you have signed your lease. They do throw various "middle school" level seasonal events to act like this is a community, but these do not make up for the other shortcomings.

Jessica is awesome! She is so friendly. This place has been turning around for the better since she has been manager. The office and maintenance staff are far more delightful to deal with than the previous staff. They seem to be on top of any problem that arises. Keep it up!
I have had ants since I’ve moved in, all my neighbors do as well after speaking with them. My place has been sprayed inside and out 3 times now going on 4, the assistant manager told me “I recommend you get new plastic containers for your food” when I brought it to her attention for the 4th time. They don’t care at all, this is one of several issues with this place. Do NOT live here you will regret it, I’m already looking for another place to live after only being here 3 months. The worst !!
These apartments are FAR from luxury! I wish I could post pics to prove it. Terrible management! Gates stay open 24/7 so anyone is free to come and go as they please rather you live there or don't and just want to break into someone's car the gates are wide open. These apartments are overpriced for the looks and the management, you can get something way nicer for the price. My ac/heat unit is always leaking water, toilets are terrible minimum of 2 flushes not to mention they are NOT eco friendly waste a TON of water. Water pressure for the showers are an embarrassment. This place is a complete joke.

Your car will get broken into the apartment maintenance don’t do there job my heater and ac been broke since I moved in 5 months ago and they still haven’t fixed it it’s little things around the house that’s broke like plug ins and cabinet doors there is never nowhere to park the security will tow your car even if it’s in a parking spot they have cameras that don’t work they have gates that stay open they have homeless people living in area that breaks in the cars at night and the security never catch them they dig in the trash can during the day the security don’t tell them to leave the people in the office sucks just want your money don’t care about you at all there is really a lot more about these apartments that I really hate and tbh all the good reviews are from the company fake accounts abs the bad reviews are the real people that live here I can’t wait to move out

I just resigned my lease thinking things could get better. They didnt. Security gates havent worked in at least 6 months, the property is dirty, not maintained, bums all the time, parking is not enforced, They over charge for water and say it's because of Covid19. Its horrible dont move here. Maintenance is horrible, bugs /webs all over my door. One washer/dryer for 4 buildings, you complain but nothing ever happens.

We just finished repairing all the wiring under the concrete at the gates and have the gate company coming out to repair the actual gates in the coming weeks. Water has been higher this year due to higher occupancy and many residents now working from home due to Covid19. We do have all exterior buildings being treated for our bi-annual pest control treatment that it specifically for cobwebs scheduled for October. Their maintenance worker turned off my hot water while investigating a leak, then didn't turn it back on for weeks. Now my air conditioning doesn't work. Stay away. It's run by fools.
My family and I lived here a year and only a year. It was okay in the beginning when we first moved in but things just started to go wrong left and right. We live on the first floor and every single time it rains there’s always a huge puddle in our closet and sometimes even in the living room. I have reported this issue a couple of time but there’s not really much to fix because the water is actually coming from the ground.. it’s right in the middle and no one can seem to find out how this water is coming in because there’s no little trail coming from the wall or anything like that it’s just straight in the middle. There’s that issue and the sinks and bathtub being all clogged so every time we use it we have to be careful how much water we use because it will overflow. But good thing about this place is they do have a good staff the maintenance people actually come out when things need to be repaired and they do the best they can to fix it. The gate also is very annoying it breaks a lot and sometimes when the code or key doesn’t work we have to get out and actually push it open, and it’s really annoying because not everyone knows that and most the time there’s always a long line to get into my apartment because the dang gate won’t open. The view I have is actually pretty nice I get the river and the city so it’s a nice view but we won’t be living here no longer after our lease is up.
This apartment complex is the worse I’ve ever lived in, parking is awful, the gate is always open so it’s now really a secured gated community, there’s a pest problem, that you have to constantly call/schedule someone to come out and spray and they don’t replace your food. There’s a weird smell in the area and the trains are extremely loud!!!!
One morning I woke up at 4 a.m. when someone threw a brick through the sliding glass door in my apartment living room and stole my laptop. When I called the Waterside office, the woman there immediately started quoting me company policy. The Waterside management won't deviate from company policy even for out-of-the-ordinary situations. The most telling example of this is I chose the buyout option to move out of my apartment early and pay a 1000 dollar fee. You have to give 60 day notice before moving out. Before the 60 days had passed, however, my circumstances changed and it became easier to stay at Waterside until the end of my 12 month lease. My apartment had already been leased to another person, so I asked them about continuing my lease in a smaller apartment that was available. They said I could transfer to the smaller apartment but I would have to pay a 500 dollar fee. So I completed all the paperwork for the transfer. When the day for my transfer came, however, they told me I would be paying an additional 200 dollars a month for rent in the smaller apartment. Apparently, when you transfer, they consider it starting a new lease and since I only had 5 months left on my originally 12 month lease, they charged me extra for a short term lease. None of the office workers told me about this up-charge the numerous times I talked to them about the transfer and apparently is was hidden in the 20-30 page contract they make you sign. When I told them I've been staying with them for 7 months and have never missed a payment and haven't torn up my apartment, they just shrugged and said it's company policy. If you stay at Waterside, make sure to read the housing contract carefully!
Do you enjoy having a company lie to your face and then later lie about lying to your face in an effort to screw you out of hundreds of dollars? What about a company that rents you an apartment in disrepair and then charges you for that same disrepair when you move out? How about a company that when you call them to fix a broken AC in the middle of summer marks the AC as fixed when it isn't so that their ticket resolution times are down? How about a company that lets a leaking hot water heater soak the carpet for a week and risk a mold infestation? If you like all of those things, then Waterside is the perfect apartment complex for you. If you don't like any of those things, look elsewhere. I'm sure there are more stories, but that's just what has happened to me alone. I'm sure they've done more to poor saps that won't speak up.
Waterside is a peaceful, beautiful, safe and interactive community. The spectacular views of the river and access to river trail as well as easy entry to highways make it accommodating to my needs. I feel safe here which is very important to me. The community is respectful to each other. I enjoy the central locality to downtown and other public events like 4th of July Fireworks. Lived here for three years now and by far the best place to call home in Tulsa. Maintenance issues are addressed promptly and never had any problems. Close to the trail, highways, and there’s a lot to do on-site and around the property. Gym, pools, and the Fourth of July is awesome. Secure location and a great bargain .. living the dream!
Staff is horrible. They never greet you when you walk in the door and they make you feel like you are bothering them. I was in there talking with I think his name is Peter and he actually was carrying on a conversation with me and started cussing. I was appalled by that. I will never rent here again

My living experience at Waterside was good! The only MAJOR complaint I have is the fact that management sent a bill I had when I moved out to debt collection without sending a bill to the forwarding address I provided, or calling me on the phone like they had on many other occasions. I would have been more than happy to drive the 3 minutes down the road to pay the bill. I moved out on June 30th, and received a call from IQ Data Debt Collection on July, 30th. I paid the bill with no issues but then was berated by the supervisor who would not provide me with a receipt for the transaction. A little communication by management would have been nice!
The people working here are nice. That is about the best I can say for this place. The quality of the apartments is not very good. The floor of my apartment was not very even in some spots, which is pretty odd. The cabinets are fairly sturdy, but look cheaply made and have some damage on them. Being by the river means a lot of bugs can potentially get in. You definitely want to use some type of bug spray often if you live here. They are supposed to do pest control themselves but they only did that one year I was there as far as I could tell. If they stopped doing that, it was a huge mistake. The fences they put around the porches are hated by a lot of people. I don't even use my porch ever but I do think they are pretty ugly, and I would have been upset if I liked sitting on my porch and then they just put up some massive wooden wall around it. I don't know how anyone thought that was a good idea. The apartments aren't "gated". There are gates but they are open all the time, and the side on the river has no gates so anyone can walk in easily. It's also REALLY loud here. DON'T get an apartment by a pool, you'll be tortured constantly by inconsiderate residents and people from surrounding areas all day every day. I wouldn't call them "resort style pools" either, the ones other that the main pool are very basic and typically infested with obnoxious children. Some of the parking lot is in really poor shape, with holes and uneven patches all around, and the parking spaces can be too narrow or just poorly marked. It's not the worst location if you are wanting to be on the river, but it needs a lot of improvement and better handling of resident complaints.

As far as bugs are concerned, we definitely do pest control weekly and can put you on the list if you are having issues with spiders, etc. Unfortunately with anywhere you live bugs can get in. I just recently moved to the waterside apartments for my last year in pharmacy school and to say it's satisfying would be an understatement. It has every thing i was looking for in an apartment; calm, beautiful pools, gym, sense of community as well as privacy, nice location and modern. It was just recently renovated and honestly they did an amazing job. It was above my budget but it's the best in town for the price and I couldn't resist the charm. The location is perfect, All the staff; Mallory, Whitney, maintenance... were very courteous and friendly. They made me feel at home and their desire to see that I was comfortable was one of the main reasons I choose this property. I am glad to have moved here and didn't pay attention to some negative reviews, it would have been a big regret. I appreciate and acknowledge the work being done by the staff and management to promptly satisfy the needs of the residence, to keep the environment bug-free, and for mesmerizing/million dollar renovations.

I have been here awhile, was really excited to see the new changes. The painting was changed and has a nice color, although black and blue is a bit dark. I haven't seen the upgrade apartments, i still live in an old one and of course paying the same price as the new ones? I enjoyed taking my dog on the patio and sit with me while i enjoyed the river and had my cup of coffee in the morning. You can't do that now. They have totally enclosed the bottom patios with no view and when you sit down all you see is wood. It takes up a lot of the patio and the only way to see if anyone is coming up on you is standing, if you were sitting anyone could come up and do whatever. I moved here for the openness and be able to see the river and enjoy a bit of city country living. Now all I have is seclusion and fear of someone coming up on me while sitting on the patio. It feels like your going to be buried a lived. The wonderful thing about this location is you can see all the activity with the races and raft races, but now you can see nothing but wood and you have no access to get out of the patio if needed to because it's almost 5 ft. high. If you want total seclusion and want to feel like your in a box on your patio then this is the place for you, but if you like to be open and see your surroundings then this is not. Oh by the river you have a big spider issue and imagine them building all around that box, it will be a spider heaven. time to move where I can be free.
putting up gates around the patio's, which take up all the room, tall and no access to get out if there is a fire, putting up gothic looking screens that don't even fit the windows, so when you open up your window all kinds of critters can come in. patio's you have no room for people to come over, can't go out on it comfortably and enjoy the surroundings, if you have a fire, you have to depend on getting out of front door or you will burn up, because they are so high and no gate. it's not fully gated complex as advertised, anyone can get into the complex from the river trail and the gates are open most of the time. no security, very poor lighting.
I moved in here mainly because it is supposed to be a gated community, but the gates never work and it stays open 24/7 which defeats the purpose of having a gate. So if you are looking for a gated community just keep this in mind gate is always open.

First of all this complex has been Waterside for less than 2 months. They advertise that they have new management but that's a lie; still incompetent liars manage this complex. These liars moved my son into an apartment that was "newly renovated". It is infested with bugs, the bathtub won't drain and is filling up with sand, the air conditioner does not work and it took 7 weeks for cabinet doors to be installed. Every complaint is answered with "we will send someone by Thursday", or "we don't have keys for your unit". DO Not move into this complex!

I have lived at at Westport for two years now in two different apartments. I have had cockroaches in both. They were minor in the first apartment, and pest control got rid of them in a couple of weeks. However, someone who worked for Westport's/Waterside's management lived in the (dirty) apartment below mine and actually infested the entire building (8 units) with cockroaches. 5 months later, and I am still dealing with the issue, and am still paying full rent. I was not reimbursed for the baits and sprays I was asked to purchase for the apartment by management. Pest control has reported my apartment to be clean, and says the issue will most likely not be solved until the apartment below mine cleans up. Highly unlikely considering she works for management. I will not be staying here once my lease terminates.

Lived here for a little over a year and have had issues with huge cracks in the floor, ceiling and walls. They moved me out to another apartment, but it seemed like there were some pretty serious issues with the foundations. Staff was nice and helpful and wanting to make it right.
I have been at this apartment for 6 months. Although I have had a few problems, maintenance has been very quick to respond. The complex has many events for residents. Overall a good place to live.
First, the strengths of Westport on the River: It is a gorgeous property with nice amenities. I can see the River Parks and downtown skyline from my doorstep. If you are an outdoorsy person, or just someone who wants a beautiful view, you will love this property. (In every other apartment I have lived in, my "view" has been parking lots and neighboring complexes. This has been a nice change, to say the least.) The complex was built in the eighties, but most of the apartments have renovated interiors. First floor apartments include hardwood floors, and for a little extra every month, you can get a unit with a washer and dryer. There are also bikes and movies for tenants to rent. If you are active and like being near downtown, you will probably like this place. Now for some areas that can be improved: Our building has foundation problems. If you walk into our apartment, you will notice that the floor is uneven, and some of our doors do not shut. Last winter (due to some of the trails being dug up for construction) many buildings, including ours, had a mouse problem. There were some large holes in our unit, and I feel that had these been properly repaired before we moved in, some of this may have been avoided. As with many apartment complexes, the employees can be rude and dismissive when you ask them to fix a problem, or if you need an issue explained to you. Broken exercise equipment can remain unfixed for weeks on end. The biggest weakness of this complex is simply the customer service. And I am saying this as someone who has never once been late on rent or caused any sort of disturbance. This complex is not very quick with addressing maintenance issues (such as mouse problems!) and can be dismissive if you try to expedite the maintenance process for emergencies. This place has a lot of potential, but the management needs to up its customer service game.
I moved into the Westport on the River complex 4 years ago. the apartments 4 years ago were nice and very decent for a student. However, since then they have deteriorated and become low quality. The rent far exceeds the value of the actual room. I have a hole in my ceiling that they can't seem to fix and my deck is unusable do to the rotting wood, yet they still say that the market value of my apartment goes up every year.
Westport on the River is a quiet community. Great view of the Arkansas river, downtown lights at night. Close to great entertainment and eating establishment. Staff is very nice and friendly. Highly recommend staying here
