Bordered by the Hillsborough River on its east side, Wellswood is a popular neighborhood located about five miles north of Downtown Tampa. Ranch-style homes sit along shady, tree-lined streets with front yards dotted with palm trees and tropical foliage. The name “Wellswood” has nothing to do with wells – but quite a lot to do with woods. In 1949, James Wishart and his wife, Edna Wells Wishart, built the first house in the area. It was originally called Wells Park, but because of all of the pine and oak trees in the neighborhood, the name as changed to Wellswood.
The Wellswood Civic Association hosts a variety of events for residents, including a Holiday Craft Fair and Breakfast with Santa, Wellswood Eats, and Wellswood Paint Night Out. Most events are held at the Wellswood Civic Center, which is located off Wishart Boulevard in the heart of Wellswood. Property Ratings at Westshore Crossing
I had a deeply disgusting and disappointing experience at Westshore Crossing Apartments. Over the course of two years, the management failed to perform ANY pest control, leading to a severe infestation that made the unit uninhabitable. Despite multiple face-to-face requests and emails, no action was taken to address the issue. I was forced to try to fight the infestation at my own expense, despite the legal requirement for them to provide this service. The property itself is poorly maintained, with consistent issues such as constant roach infestations, inoperable gates, rarely open pools, constant water shut offs, and overall neglect of common areas. When I finally had to vacate the property due to the roach infestation, the management attempted to fabricate stories around why I left and even threatened me with eviction despite their clear negligence. Their handling of the situation was unprofessional and dismissive. I had to go through significant stress and financial burden to replace my infested belongings. The pools are constantly shut down, the water gets shut off frequently, and there are piles of trash by the dumpster on a regular basis. They look to charge exorbitant fees for the slightest thing but don't hold up their end of maintaining their property. They enforce the rules subjectively and inconsistently, adding to the frustration. Did I mention they have a severe roach problem? I would strongly advise against renting here. The management's lack of responsibility and care for their tenants' well-being is unacceptable. If you are considering Westshore Crossing, be prepared for poor service and potential health hazards. There are plenty of better options out there. Save yourself the trouble and look elsewhere!
I have been living here since July 17th. Yes the lady in office was nice but she lied and told me there were no bugs and that the washer and dryer were new (she didn't have to lie about that but okay). The washer has nasty lint in it and was very dirty on the inside and the dryer had A LOT of dog hair in it. The roaches here are a real thing and they ARE going to charge you for pest control even though you didn't bring them here. They DO NOT clean the apartment before you move in. There was dog hair EVERYWHERE in my apartment the day I moved in. My daughter and I are both allergic to dog dander. The roaches are my main problem. Noone should be subjected to live with nasty roaches. I haven't been here 30 days and I regret it. Yes the unit itself is great as far as the design but the place really is nasty and I probably will be contacting a colleague of mine in code enforcement to come out here. I won't be waiting a year, I'll be leaving sooner. I refuse to live with roaches for a year. I wish I would have read the reviews before signing a lease, so please take these reviews seriously. Oh and if you are late on your rent, they send a VERY nasty and intimidating letter "demanding" payment. But they won't get rid of the roaches. ?? yeah okay. The roaches were a problem before I got here and they will be long after I leave.
Do not move here you will be disappointed. Maintainence doesn't help out at all.
Where to begin? Lol. To start, the walls are super thin and I can hear everything from the stomping of my upstairs neighbors to the arguments of the neighbors next to me. Some nights it is very difficult to sleep because of the noise. When I moved in there were things in my apartment that should've been fixed before I even moved in and it was SO DIFFICULT to get management to schedule maintenance to come and fix very simple things. Management can also have attitude sometimes when asking for very simple requests (which is very unprofessional). My apartment has had 4 water leaks from 4 different locations and I've only lived here for 2 months!! I wonder how much mold has developed from these leaks that would definitely be a health code violation...? Hmm. Management does very little to address this issue and doesn't seem to care. It is very frustrating and disappointing. We consistently have bugs of all sizes crawling on our kitchen floor and other parts of the apartment. Pest control comes and we have bug traps set up but it does very little. It's quite disgusting and shows the poor build of the entire complex. There is also trash everywhere around the complex which makes it smell and look so gross. They do not keep up with grounds management of the complex at all. I am not a high maintenance person but the things here at Westshore Crossing are just ridiculous. I've only lived here for 2 months but I already can't wait until my lease is up so I can get out of here! Regardless of how cheap the rent might be, please do yourself a favor and DO NOT move here!!!! If you do, you'll probably regret it just like I do.
Horrible management. Maintenance takes forever to get back to any requests through their own portal. Trash pickup didn't always pick up as scheduled and I would have to bring back inside a smelly trashcan of trash. Also upon move out - I adhered to policies, got a notice of the amount of security deposit to be withheld and remainder to be returned back in the mail and then no check has come. I have called and emailed numerous times and I'm always met with an excuse and now I am being ignored. Trying not to have to get legal but I might. It has been 88 days past move out. VERY bad place to live. DO not live here.

I moved in October, I love the new renovations. Gym, business center, gate control access! Management always do their best with the residents. Can't complain at all! Would recommend.

been living here since june 2021. upstairs neighbors stomp around like elephants while their two small children run from the front to the back of the units constantly, literally day and night. up til 2-3am and awake at 10-11am to continue the stomping and running. emailed management multiple times and they did nothing but give the tenants two 7-day notices “per policy.” roaches are a constant issue. if you want the lazy maintenance team to do anything, you have to submit four work orders and call the office three times. hot water leak in my bathtub went on from 10/31/21 until 12/8 when maintenance finally came to fix it (only after calling the third time). the leak blew our hot water heater on 10/4 but the hot water heater running constantly made our electric bill go up over $100 and affected two billing cycles. fighting with the office to get this money credited is like pulling teeth. can’t wait until our lease is up. apartments on the inside look nice but that’s the extent of the appeal with this dump. would not recommend to move here. lots of traffic from tampa catholic if you work a day job.

Only communication from Management is the weekly(no joke) water cutoff notices. If you need something done or repaired good luck. We still have maintenance issues un-addressed from 2020. I've asked for my fire extinguisher to be replaced several times till I just bought my own. Everything here is falling apart. Floor boards are so week, they sound like a home from the 1800's. Roaches run rampant. Not to mention walls are paper thin so you here EVERTHING your neighbors do and say. You pay for trash collection and you get trash left at your door and piles next to buildings because they forget to pick it up(daily). Office NEVER follows up with anything you call about or go talk to them about. They do not respond to your emails or calls. Maintenance guys all sit around for 2 hours in their carts by the river with all that needs to be done here. No security on site like we had before. Many of the Mail boxes are not all secured and have had ours opened several times. Well at least the office and a hand full of units look new right? Huge decline with new ownership and it was already low. Looking for a trashy environment? Welcome Home. (management paste apologetic auto response here)

False advertising. Only a small handfull of units are remodeled. No fitness, boat dock, zero dog restrictions, trash collection is terrible.Tennis court is in terrible condition. Pools poorly maintained always have a bunch of debris. Management is never seen outside of the office so everyone does what they want. People in building B running a motorcycle repair shop out of the back and ride around the back like they're on they're own property. Broken down pinic benches. They tow vehicles with no rhyme or reason. The vistor parking layout makes no sense. Maintance is an absolute joke. Takes months to get anything done here! They have a million excuses to not fix things. Walk the whole property and decide if the description matches the actuallity. GOOD LUCK! YOUR GOING TO NEED IT HERE!

i love living here its a good place to live very large apts
The location being on the Hillsborough River is nice, I'll admit. But it's only as good as much as you really appreciate it. I was sold on my loft with the river view, but it wasn't really anything different to look at. I was still outside reading a book and/or looking at Facebook or working on the computer. The parking is great if you working normal hours, typically at night the lot can get full making it harder to find a spot near your building. The staff in Leasing are friendly, and willing to work with you on things as long as you communicate with them in advance. Multiple pools and easy navigation. The upkeep and quality of the property and appliances are fair to average. All in all, a great place to have to yourself or with someone else. I didn't really care to invite people over with the way trash would find its way scattered in the parking lot with not enough spaces.
I can't stress enough to find somewhere else to rent. The management here is laughable, and maintenance is equally a joke; when we first moved in, their version of cleaning/fixing up the apartment for new tenants was paint over everything, including dust, dead bugs, dirt... They left wads of hair and insects in the carpeting and on the walls. They didn't even try to patch up big holes in the walls, and the window was broken on the second floor. Trying to get them to fix anything was like pulling teeth. Everything is old and falling apart, and the main office is so disorganized that going to them for help is just a waste of time. It's very clear no one cares about this property. If you can afford to go somewhere else, do it!
the area around the apartments is beautiful and near both buccs stadium and yankees spring training. the apartments are a little outdated but ive never had a issue with the maintenance team. the front office people are sweet and kind and take any concern seriously. they have 3 great pools each with their own vibe. main pool has many kids and back pool more adults lounging. rents low and the screened in balcony is perfect for my family.
When I first moved in apartment was in horrible conditions everything was falling apart and I asked for maintenance to come they took forever sometimes never came. I had a roach problem since the first day I moved in later had termites pest control came all the time but it never did any good within the first two months i moved in there was a drive by right in front of my building later a fire when the cable guy came to install cable he told me to be careful because there was always break-ins here neighbors were always loud day and night I would not recommend it here to anybody
Im current in the process of trying to get out of my lease. Id compare living here to living under a bridge. They take forever to repair anything, and have pest control available all the time because they know you will need it. Front Office is very nice when taking your money otherwise they could careless what's going on in your unit. I wish I never lived here.
