Property Ratings at Westside
This property is horribly mismanaged and suffering heavily due to the homeless crisis. There’s car break ins, package theft (in the secure package room.. somehow), homeless bathing in the hot tub, and a general feeling that there’s non-tenants coming and going into the building. There’s maintenance issues like no hot water, leaking or broken hvac, broken laundry units, broken doors… none of which get fixed without weeks of hassling management. On top of that, management apparently hits everyone with maximum rent increases, runs the rent up with excessive utility reimbursements, and refuses to compensate for all the problems. Stay away unless you enjoy being taken advantage of as the previous twice also showed.
Do you like being ripped off and gaslit? Then Westside is the place for you!! We went months without air conditioning (including through a LA heatwave) and when we would call and beg for help we were often told “we’ve done everything we can possibly do.” It took two months for them to finally agree to replace the unit. In the meantime, we had to run fans and window AC units, costing hundreds of dollars in electricity bills. When we reached out for a rent reduction for those, it was “investigated” for another four months and we were given a $200 rent reduction. The icing on the cake - when they went to install smart home thermostats in every unit, we were told it couldn’t be installed because we didn’t have heat - they broke that when fixing the AC. Also, they play with rent prices and do monthly leases for large companies (think iPhone), so if you’re looking for a yearly lease as a private individual or family, be prepared to be fully taken advantage of so you can finance a fun summer experience for a college intern.
Really terrible company that don't care about you. Two main problems: 1. They will start you at a low rate and then continually jack up your rate (10% - 30%) every single year until you're just forced to move out. Doesn't matter if you pay on time, you're a good tenant etc. 2. We had our year long lease end and they didn't notify us that the auto-pay was going to stop so they started charging us late fees without any notifications. In general, nice staff, nice building, really shitty big corporate company that couldn't care less about you and will do anything you can to extort you for as much as possible.
Besides being horrendously overpriced, this is a great place to live IF you like the elevator not-working most of the time, alarms going off day and night, lots of Air B n B's going on, filthy garbage rooms, and smoking of cigarettes and grass on the premises. Aside from these things, there is a lot of shouting going on late at night. I am speaking here only about the Westside apartments at 3165 Sawtelle Blvd. The service staff is great, but the building is going downhill fast. I would highly recommend you not move in here. Don't make the same mistake I made.
Living in the Westside Apartments have been interesting. When we first moved in there was a problem with the toilet and they fixed it right away. I have had some issues with the upstairs tenants because they have been making a lot of noise which has been a problem from months now. Since they have changed the management the management does not tolerate late night noise and has a 3 strikes rule which is great. Since the new management has been taken over the building a lot of things have changed for the better. The building is cleaner and the leasing office staff is lot friendlier and more responsive. So far I have been here for 10 months and the last 4 months have been and incredible improvement. I like that the Westside Apartments have a 24/7 gym, a pool, and 2 jacuzzis. All the units have a washer and dryer which is great as well as stainless steel appliances. If I could change anything is that I would move up to the top floor away from the stairwell to have it a little bit quieter. Other than that not too bad place to live its close to the freeway and to local markets, and shopping centers.
The apartment has the best facilities (gym, pool, etc.) around the area. Building looks the newest compared to others but the price are too expensive. They for sure know that they can charge that much. Honestly, if you dont plan to use all the facilities, find other place that are cheaper around the area and safe quite an amount of money. Oh, they are also one of a few apartments that offer in unit dryer and washing machine.
We love our area . Our apt a little small for 3 people (1 bedrooms). We will love to find a 2 bedrooms
