Property Ratings at Westwood Park Villa
This is a pretty nice place. It's close to public transportation, Westwood Village, and lots of restaurants. My neighbors are friendly. Grace, the manager, is nice and friendly. I have two complaints: maintenance is slow to respond to requests. My balcony is rotting, posing a safety threat. I put in a maintenance request when I moved in, have followed up three times, and it still isn't fixed. The other issue is that this is supposed to be a secure building, but some residents prop open the main doors to the buildings, allowing anyone to just walk in. I kick out the rock propping the door when I see it, but it happens several times a day. For those reasons, I can't give it five stars, but overall, it's been a great place for my dog and I.
I've lived here for 3 going on 4 years now. I'll admit, it was not the best place to live for quite a while but recently has been much improved. Done are the days with people sleeping in the hall and lost rents. This change due to new management. Grace is always helpful and actually in her office during posted hours. She signs for packages and calls you back and creates work orders in a timely manner. It's waaaaay better than it has been in the past. And I do really enjoy living here. No place is perfect but the location and price is really good.
This apartment is one of the worst apartments to live in. Most of the doors are broken from the building. When I moved in my toilet was completely broken I couldn't flush it and it took a month to have them to finally fix it. They take forever to fix things. They randomly can't find your rents and try to evict you. After showing proof that we laid rent it took 2 months to finally get a responds to know if we were in the clear. The new landlord Grace doesn't speak English very well so everything is so hard to explain to her. She never checks your emails so you actually have to call her for her to open it when it's something important about the bills. She is literally no help. This apartment is literally the worst place I've ever lived at.

This complex used to be great. I no longer live here but when I was there it took forever for things to get remedied / repaired. Also seems that there are a lot of errors with regard to rent payments being lost or misplaced. Not fun getting a notification of failure to pay when not the case. Cheaper than most places but no amenities.
My girlfriend and I moved in back in December. For the price and location, it's a good deal. It's nothing glamorous, but we can afford it. It is right on the bus lines to downtown and walking distance to grocery store, Target, gym, Barnes & Noble, and plenty of restaurants and shops. Management is the main downside of this apartment. Brenda was th building manager when we moved in but she seems to have disappeared and is replaced with someone else. They were quick about fixing a few things when we first moved in, but it's gone down hill from there. The door from our building to the parking garage has been broken for 3 months. They seemed to attempt to fix it but that didn't work. It also took them over 2 months to fix a broken railing in the stairs, even after I told them I would using those stairs on a broken ankle. We had a little problem when one month they systematically didn't receive rent so gave everyone a notice saying they were late when they paid. It took 3 days for them to return any calls and they don't ever seem to be in the office when they say they will. Besides management though, the place is decent. The walls are a bit thin, and Washington law doesn't require carpets to be replaced, but for how cheap the rent is compared to anywhere else, it will do until I get a raise.
