For college students, Wheaton is ideal. This city is home to Wheaton College, and colleges and universities surround the city -- College of DuPage, Midwestern University, Benedictine University, and North Central College are all minutes away. For commuters, Wheaton is just 26 miles west of Downtown Chicago, and the Metra provides a car-free commuting solution.
Wheaton is a terrific suburban city with several landmarks. The Grand Theater, build in 1925, is listed on the National Register of Historic Places. Town Square Shopping Center provides an outdoor venue filled with shops and restaurants, and the Cosley Zoo is a great (and free for Wheaton Park District residents) place to spend time, especially with kids. Dating back to 1891, the DuPage County Historical Museum provides a gallery, a library room, and an auditorium.

Property Ratings at Wheaton 121
I had lived there for three years and during the past two years, the management has changed three times. They are rude to their tenants, not willing to fix things when something breaks in the apartment. The halls are dirty. The doodle machine in the entrance hallway has been broken for about a month and still not repaired. The garage door automatically opens 50 percent of the time. The neighbors that I used to know, all of them were very unhappy and left before I moved out. I had the worst experience ever with renting this place. I would not recommend it to a worst enemy.
Lots of hidden fees. Utilities are bundled and much more expensive than they should be. the common areas and amenities aren’t cleaned nearly enough. There are 4 guest parking spots for the entire building and are always taken. The walls are thin and the trains will be heard at all hours of the night.
There are smokers in this building despite the realtors and building managers saying this is a non-smoking building. The office said the smokers are grandfathered in and are allowed to smoke. We were forced to move units due to the continuous smoking of neighbors on either side of our unit. Smoked seeped through the wall and came through the windows. Ruined our furniture.
Run don’t walk away from this place it’s that bad. The place is filthy owners do not pay any money to keep the place clean or livable. Your unit is filthy upon move-in. The hallways are filthy. The elevators don’t work. The parking garage is nothing but five years of dust salt in construction debris. The management seems so nice in Ts sign the lease and then you’re screwed in every which way possible including move out where you’ll never see a dime of your deposit back. These people are just plain terrible. Find any place else downtown Wheaton or nearby and you’ll be so much happier!
NOT SAFE TO LIVE HERE!! OUR DRYER LIT UP LIKE A TIKI TORCH!! Also apparently THIS WASN'T THE FIRST DRYER FIRE!! One lady said it was the second since she had been here and another said it was her 4th! We had an outward facing apartment on the 5th floor with an amazing view. It takes walking the length of a football field to get there from the elevator but the view was worth it (I also have a bad foot so walking is hard). We are now put in a room accorss the hall looking into a courtyard that makes me think of a prison camp!! The people in the leasing office are RUDE! They are very cold and don't seem to care. Also they refuse to replace the dryers. We still use the same brand dryers. If you move here good luck but know the risks! I used to love living here but it has gone downhill FAST!
This is the best complex, the pool is the cleanest pool I’ve ever lived at. Whoever cleans the pool needs a raise. Thanks so much! The last place I lived at had this slime on the bottom. It was gross. Thanks for all you do.
I have lived here for two years and cannot wait for my lease to be up. The previous management was cordial, helpful, and had fair pricing. This new management is so poorly run you often never get your questions fully answered. They are very rude and have blown off multiple appointments without any advanced warning. I am still waiting on maintenance. They told me that if I wanted to stay they would be raising my rent 20%. They are renovating this beaufiful building to look like a two year old painted it (hallways are beige with giant bright blue squares). The dirtiest I have ever seen this poor building. Nothing luxury about this place anymore-so sad because I used to love love love this place.
Was really excited to move here, but wrong timings we got here when the new management took place, ever since we moved here we are having constant issues in our apartment, first our heater didn’t work and we had to live at my relatives with our 9 months old and it took them 3 weeks to fix it, then there was an Ac issue which wasn’t working even before we moved in to this apartment and they knew it but never fixed it!! On top of that this new shameless management didn’t feel a bit embarrassed about it instead they told us don’t blame it on us! Wow we are paying $2000.00 here for the luxury apartment and unfortunately it’s the opposite. My husband emailed them so many times about the issues which they never responded because obviously then it will come in the record and my husband took screen shots of it to show them once we get out of here!!! Oh and another surprise we got after talking to other tenants in the building that they are paying people to write good stuff about them they are giving like 100 dlrs to give them a good review. Well as much as we love to get out from here and can’t wait but we can’t since we have to pay the penalty and pay them two months rent! Otherwise we would break our lease but definitely will not extend it! Most worst experience ever with these apartment and management.
We used to love living in this building! We wanted to stay for as long as possible. I have lived here for two years. Now, there is new management. The transition was out of control. The hallways, stairwells, trash, and snow removal, to name just a few, were a complete disaster. We were willing to overlook all of that, but now they are asking for ~20% parking increase over the already $190 rate for our spot. Along with that, they want a 12% rent increase. My recommendation would be that you spend your money elsewhere. The only explanation the building management had for us was that the "higher ups" were in charge of the pricing for the units and it was non-negotiable.
Beyond frustrated! The entire place is dirty, there are pet stains all over the hallways, trash is everywhere and not picked up, the elevators are filthy (if in working conditions) and getting your packages is a joke! Depending on who is helping you, they won’t “find” your items and you either have to call or make several trips to the office for the same package (that may have arrived a few days ago). Staff is rude, they tell unhappy tentant to simply “move” or call frustrated females “bitchy”. Bonus: you might not even get your package-ever! Oh and if you want to pay your rent you have to pay $30 extra if you pay by debit/credit card. I am unsure how the word “luxury” is associated with this apartment complex but it’s far from it. Can’t wait for my lease to end!
This place is a perfect place to really just enjoy the summer and enjoy people. Everyone is friendly there's so many thing to do without even having to walk of the premise of the apartment. They have a movie room, community room, a pool, and even a work out facility! This place is great!

Hello, Thank you for taking the time to share your experience with us! We are so happy to hear that you enjoy the community as much as we do. We look forward to consistently providing you with exceptional customer service and impressive amenities! Regards, Jenna M. Business Manager
We've lived at Wheaton 121 for 9 months. We love it! Since hiring building manager Ryan the community atmosphere has changed for the better. Ryan has made a noticeable effort to put back the word Luxury in living at Wheaton 121. He has also made it very clear that he wants more communication with his community. I want to personally thank him for his hard work and ongoing efforts. I also want everyone to meet community assist Lindsey. She is AMAZING! Having Lindsey around is like having a daughter in the building. She is always kind and willing to help in anyway that she can. Love this community!!!
Great units, great location, great neighborhood, very friendly residents and every building amenity u could ask for... but trains go by "so often you won't even notice" after u don't sleep for a few weeks. - Jake Elwood
Everything you will need in a rental with class. These lovely apartments are close to: train station (about 45 min to downtown Chicago), Wheaton library & Wheaton College, many churches, abundance of restaurants. There is security on entering premises, maintenance person 24/7, a great place to entertain with a kitchen, TV, & pool table, outdoor swimming pool, grills & fire pit, gym for your work-outs, large TV room to view the big games with friends AND friendly neighbors! Now, who wouldn't love such a place as this...
This is a relatively new building in a great location in downtown Wheaton. You are within walking distance to everything - train, restaurants, bars, post office, banks, grocery - even the driver's license facility. The Prairie Path is directly out the front door along with the Wheaton French Market. The staff is great and do a nice job of keeping up the facilities. Great amenities - fitness center, movie room, party and conference rooms, and a courtyard area with a pool, grills, bocce ball and a dog run (dogs are welcome and plentiful). The residents range from just out of college to retirees. For a building of this type the interior noise level is quite low - residents are pretty respectful of each other's privacy. There are a few things that kept me from giving it 5 stars. First, the sound of the garbage pickup at 6am (including Saturday). Not sure why this building is on the early part of the route but it is annoying, and louder than the train (which I cannot hear on the north side if the building). Also, while residents have garage parking and visitors have plentiful street parking, overnight visitors require you to notify the city to avoid a ticket, and you are limited to 3 nights overnight street parking every 30 days. Finally, it's not cheap to live here, although it is probably on par with other "luxury" rentals in the area.
Wheaton 121 has a lot to offer, but a lot holding it back. Here's my honest opinion to help those who may be interested. Pros: *Very nice building and units. Communal areas are kept clean. *Good amenities for the average person. The pool table, gym, and fire pit are my favorites. *Great location being right in downtown Wheaton and walking distance from the train to downtown. *Heated garage. *Good office hours and community events. *Friendly tenants. *The best building engineer/maintenance manager ever! Cons: *One of the most expensive buildings in the area, and isn't all that much better than buildings priced less. *Owner is a corporation that doesn't care about the tenant, only the bottom line. BE AWARE THAT YOUR RENT WILL GO UP EVERY YEAR, SOMETIMES SUBSTANTIALLY. *No free parking. *Gym is more of a hotel/convenience gym and has no barbell, squat racks, bench press, rower or equipment for the serious exerciser. *"Hardwood" floors are very cheap and will peel unless you put a mat under every chair. Hope this helps and happy apartment hunting!
