Whispering Hills Apartments

Too much to write out so here's the highlights: -office staff was incredibly unhelpful and seemed very uninterested in leasing an apartment to me right out the gate (with the exception of Melissa who was genuinely kind and gave all the necessary information needed and requested) -I had made it clear that plank flooring was something I had to have but they refused to walk the unit I was interested in to let me know if that was a possibility when all they would have had to do was deliver a 24 hour notice to the current tenant that they would be walking the unit. Instead, it was 30 days of wonder while they held all my money and I had put in a notice with my current complex. I found out a week before I moved that I WOULD be getting plank flooring due to the previous tenant trashing the carpet. Cool, we could have avoided 30 days of anxiety, wonder, and general unhappiness. -When I moved in, the apartment was legitimately filthy. It looked like they took a dirty rag and ran it over the appliances and counter tops, found dead bug in a tub that wasn't even cleaned, hair in the drawers, baseboards were disgusting with old food and remnants and doors were all discolored, etc. -Received a call that I could not have the solar lights lining my patio due to groundkeeping. I got home after work that day to remove them and saw they had ripped them all out (broke 2), and also ripped out a flower I had planted next to my patio and left it in disarray on my patio. How insanely rude and unnecessary. -Also received a complaint about smoking on my patio but I don't smoke This is an expensive apartment. $600 more than I paid at my last complex. I've lived in every pocked of Omaha and rented with multiple companies. They need to fire their cleaning vendor, get office staff and a property manager that actually cares about its tenants, and learn how to communicate like an adult instead of all of the passive-aggressiveness. This has truly been such a bad experience from the immediate beginning. I only moved in because i love the unit itself, which is how I suspect they retain occupancy because it certainly is not because of their customer service.

I recommend avoiding this place at all costs. The apartment was dirty on the day that we moved in. All of the appliances were old and most of them had issues on day one. The maintenance staff made us feel as if most of our requests were not necessary. The office staff seemed uninterested in assisting us when we asked questions about the complex or reported issues. The monthly rent was high and included a large number of hidden utility fees that were not mentioned during the tour. After moving out, we were charge large fees for cleaning even though we left the apartment in a cleaner state than we received it. Definitely look somewhere else for your housing needs

Seriously, move anywhere else. When something breaks - and it will, you can bet on that, management won't respond to anything in a timely manner. I can deal with a broken washing machine, what I can't deal with is when my heat breaks in the middle of winter, my apartment is 40 degrees inside and management won't do a thing. My AC went out when it was over 100 degrees each day, and my apartment was over 90 degrees. My dog was inside and could have died. If you love your pets, don't live here because management doesn't care.

I’ve been a resident here for 6 months now and since then my boyfriends truck has been broken into and it was just stolen out of the parking lot. They have no security cameras/security measures whatsoever. I don’t feel safe living here and now stuck in my lease for another 8 months. Very dissatisfied

The property managers are attentive, respectful, and overall do a great job meeting our needs. However I cannot even begin to address the safety issues and noise here. I've been here less than 18 months and have seen 3 different Head property managers come and go. The micro managing of Lund corporate has driven these managers to leave, the property to suffer, all to the detriment of the residents. If there is any fact to retain from us it is that this is NOT a family friendly place. Don't bring your kids here. Safety and noise is an issue.

Since I started living here less than three years ago management has changed three times with no explanation as to why. Recently there has been two different incidents with women being held at gunpoint and robbed in the parking lots. Mowing gets done at 7am so if you are someone who likes to sleep in this isn't the place for you. Just this last winter I had a broken water heater for a week before it was replaced. I am currently waiting for my clothing washer to be replaced and it has been a week since I sent in that work order. Also rent has gone up $50 every year I've renewed my lease so I will not be here next year.

Management needs to learn how to take to people respectfully.

Apartments are very big and nice for the price, although they are continuing to raise the prices. The parking sucked and we were always forced to park very far away from our apartment. Kids are constantly running around and yelling which can be heard from inside the apartments. The people living above us smoked weed and cigarettes in their apartment which made our entire apartment smell, and nothing was ever done about it after we complained. The amenities aren't what they seem like from the pictures. The new yoga room in the fitness center takes up space that could've been used for more exercise equipment. The basketball court is very small and was always being used we hardly ever got a chance to use it. The pool was constantly crowded and they did not provide enough chairs for people to use. Most of all the management was terrible. Any time I had to go to the office for something to ask a question they were annoyed and treated me like I was an idiot. They charged us $100 after we moved out for cleaning fees even though we left the apartment spotless. They did not allow us to do a walk through with them while they evaluated the apartment so now we're stuck paying for charges that were made up for them to make more money.

Apartments were nice on the inside but thats about all that was nice about Whispering Hills. Could always hear people through the walls and smell weed constantly. There is very limited parking so expect to walk a distance to your apartment. Management was never helpful and super disrespectful.

We lived there for a year and absolutely loved it!!!! The apartment was very well done!!! Maintenance issues were handled quickly ( although we didn’t have a lot of issues)!!!! I would recommend these apartments in a heartbeat!!!!!!!!!! Michelle Smith

I love my apartment and the families that live here also. Quiet community and great staff and maintenance all ways here to do there job and than some. Thank you for keeping our homes looking there best at all times..??????????????

I have lived in a 1 bed/bath apartment for the past 2 years and love it here. The apartment itself is spacious, quiet, and safe. The management staff is very friendly and they work super quick to fix any maintenance requests. The best part of the complex is that it's not pet friendly, so the wear and tear both inside and out is minimal. You can't beat the amenities offered, either! I can't say enough great things about living here!

I have lived here 2 years and do not plan to move. Could use more/ better gym but otherwise perfect place. Friendly management and maintenance staff, lovely and spacious apartments, quick service when needed, and quiet neighbors. I would not live anywhere else. Donna G.

in 2014 I took the plunge and sold my home after trying to keep it after my husband passed away. The maintenance and upkeep was killing me. I am the caregiver of one son who is has epilepsy and other medical issues. I work full time and go to school full time, the expenses of the house was getting crazy. My son and I searched dozens of apartment complexes here in Omaha, and not one of them felt right. You know that feeling you get where you just know that you are going to be comfortable there? The moment I saw Whispering Hills Apartment Homes, I fell in love. The lay out, colors, space everything about the apartments is just awesome. It took my son some time to get use to them but he loves them. The staff is amazing!!! I am work all day, and if my son needs something, or if he is having a medical emergency and is able to call for help he can call them. The grounds, pools, workout facilities, everything is so well kept.

I have been living here for the past 3 years i like the apartment but management isnt that great they dont do there job

Great apartments! I love the open floor plans of the one bedrooms. The fact they are pet free is a huge bonus for me. The apartments are quiet. I have never had any major problems. The management has high turnover but still good.
