Property Ratings at Whispering Hills
This is the worst place . Run , run and do not look back! This apartments are old, management don't care weather things are taken care or not they just tell you put in an order as a way of getting rid of you then it takes maintenance 1 month to fix whatever it is. You have to split your water bill with the entire building whether you use a lot of water or not your stock with 100.00 every month. You have to pay for everything on to p of your rent, trash, sewer, pest control , the electricity on the hall ways , I mean is not like rent is cheap and the roads have major hills. Everything in the apartment is old. RUN, RUN for the hills!

First of all I was greeted by Priscilla, one of the sweetest, thoughtful and attentive people I have ever met. She helped me narrow down my choices with all the apartments I saw. The views are amazing, and there are multiple long hiking trails on property. It’s close to downtown and plenty of shopping options, parking and amenities are a place. Such a dog friendly property with a pool, gym & indoor lounge, I loved every moment of my tour here.
I moved in July 2020, when we moved here from Florida the gentlemen we spoke to said our unit had no stairs and was level with parking lot. After our 3 day travel from Florida to Colorado we get our keys and find that there was indeed stairs leading down to our apartment. My wife has bad knees and myself so you could understand how upset we were. we asked if there were any other units available they said no and said we could stay at a motel until the first of August at our own expense until one became available. We knew no one here so we were forced to take the apartment and move ourselves down the stairs. Next if that wasn't enough our washer did not work we put in several work orders until finally after a month I got tired of waiting and had to email their corporate department and after a month in a half we had a new washer because they attempted to fix the one we had an nothing worked. Next came the water leaks, not in our apartment but in multiple other apartments that affected ours. We had water shut offs for days a time. If that wasn't enough in our closet I'm guessing the piping was just too old because at 5am every morning there would be a loud ticking and rumbling that would wake us up, I called maintenance and there was nothing they could do he simply said this is a old building. Then our doors would not close in our apartment called maintenance and of course the same story it's an old building. If that wasn't enough we had new carpet installed in our apartment before moving in, at least that's what I was told after stepping on nails multiple times throughout our unit. Of course they show you pictures of how pretty the units are but the hallways are horrible. They don't clean them, they don't vacuum them also they tend to leave the main doors open so stray animals get in and spray or pee in the hallways and it smells so bad. I got tired of the mess and started vacuuming my own hallways. The apartments are reasonably priced for what you get. I'm sure not all the units had all the problems mine did but my experience was not a good one.

Management is tow happy and their favorite thing to do is tow their own residents’ vehicles. Even if you rent a parking spot and let your roommate or guest park there overnight, their vehicle will be gone the next day and cost $300+ to get it back. Do yourself a favor and pass on these apartments. Find a place that actually cares about its residents.
I moved in here in July 2019 and so far, I love it here! It’s not perfect, but nowhere is. My unit isn’t completely updated, but everything is still in good condition and works just fine. I love the full size washer and dryer, and that there’s a laundry room! Anytime we’ve put in a maintenance request, it was taken care of right away. One night we called emergency maintenance because our carbon monoxide detector was going off, maintenance was there within 10 min and made sure our apartment was safe. We also love that the pool and hot tub is open year round! The self dog wash is extremely convenient since we have to give our dog a bath about every two weeks. Only downfall of that is people misuse it. I’ve had to clean rocks out of the tub before bathing my dog, and the drain gets clogged all the time because people don’t clean up after themselves. Overall, I highly recommend this complex. Great location, helpful staff, nice amenities.
I have never lived anywhere with this many inspections. We have lived here LESS than a year and have already had FOUR apartment wide housing inspections. I understand they need to change the filters but four times a year (and counting) is EXCESSIVE and annoying. I would rather buy my own filter than deal with this constant invasion of privacy. They don’t even schedule a time. They give you a two day period, and say they’ll randomly come in during that time. Sometimes they don’t even make it and come on an extra day. Beyond invasive. Avoid this place.
Move here if you want to pay a ton to live in a place with no parking. If you want a tow truck to drive around each night and tow its own residents and pay for that too. If you want your car stolen, out of the parking lot while you sleep, with no security or cameras to protect you. And if you want little kids to throw rocks at your car window. All the above, with no help from the front office? Go ahead, move in.
I will try to give an honest pros and cons of living here. Cons: Way overpriced. The rent is base and it only goes up because they use straight-through charging. expect $100-$150 for water/sewer/garbage plus residents pay for all water and electricity in common areas and upkeep. There is a lot of pass-through fees. Not only from Whispering Hills but the company they use to bill you (YES you pay for that too!) Any taxes or surprise expenses for the buildings gets passed through to the residents in your monthly charges on top of rent. They also cheap on a lot of things. Trash pickup does not come often enough and people just pile their garbage next to dumpster when it is full. It looks disgusting and smells worse. There is no recycling so you need to bring yours to the local center that is only open weekdays. Maintenance is not adequate. I moved into a unit with a huge hole in my closet and it still has not been fixed despite requesting it fixed twice. There is not enough parking. Cars park anywhere they can (including jumping the curb and parking in the dirt or in the walkways). They should really give a space to each apartment so you don’t have to rush home to avoid parking in the dirt trails filled with broken glass. Even though I was promised this was a smoke free facility, smokers are everywhere. The two apartments beneath me smoke cigarettes, cigars and weed constantly. The hallways reek of it and you can't keep your windows open or it all pours in. They have ashtrays on their balconies and management will not make them stop even though they signed a document that prohibits it. The model they show you is NOTHING like the actually unit. They are old from the 80's with worn carpet throughout(even the entry way). My bathroom slants inward at an extreme angle. This is an issue when your shower points down and all the water that gathers at the side drains the wrong direction and creates a pool on the floor that you need to mop after every use. Balconies are falling apart and give splinters. PROS: The leasing/front desk staff is very friendly. They are helpful and will get you answers to your questions. The Views are amazing and during the week the community is quiet. This is a safer part of Colorado Springs. All-in-all keep looking. For the $1380/month (one bedroom not including your individual bills: cable, electricity, gas, ect...) it ends up being in the end you can find a MUCH better place in The Springs.
We have lived here since May and have had no issues with much at all. We had an issue with our A/C not working correctly and w/in 3 days at the most, Maintenance had come and fixed it right on time before we had a stretch of hot weather, so that was awesome! The response to my emails that I've sent about other issues, simple ones such as our outside outlet on our patio isn't working has been addressed and a they are making sure they get the proper Maintenance guy scheduled to come over. This 2/2 that we have is bottom level and we just love it! Even though we can hear neighbors above us, we don't hear much of anything. The Management is very quick on resolving issues such as bad/noisy neighbors which is awesome because home is my sanctuary, I don't come back home from a stressful day and have to listen to arguments, loud music, etc.....it's so peaceful here and we love it! Yes, parking is at a minimum for the most part but we have a carport for a bit more every month, which I don't see as unreasonable, especially considering you are then guaranteed a parking spot and your vehicle is protected. Our apartment had recently been redone with gorgeous wooden flooring and brand new washer and dryer and now that the weather is changing, the gorgeous fireplace really comes in handy and the heater works amazingly well! The location is awesome.....the wildlife that's around is awe inspiring.....the Maintenance and Management are extremely friendly and we personally think that this is a fantastic place to live and we hope to stay here for a long time to come.
My wife and I lived here for two years, and we're only moving out because we're relocating out of state. Overall, it's an excellent place to live. We were lucky to be in a unit that has plenty of parking nearby ... I can only remember about three or four instances in which we couldn't find a spot near our building (5735 Pale Rock Terrace). The grounds are kept clean, the landscaping is beautiful, and the views are amazing. It's also in a great location—it's surrounded by residential communities, so it feels safe and is always quiet. Routine maintenance requests can sometimes take a long time, and the maintenance staff needs to communicate better (a few times, they entered the apartment even though we told them to call before entering). But the handful of emergency requests we had (broken heater, leaking water heater) were handled immediately. We had several neighbors below us who would smoke on their balconies, which is apparently allowed (we checked), even though we'd have to close our windows because the cigarette smell would seep in. The employees in the leasing office are friendly. The gym and pool are nice amenities. Living on the top floor was nice—very quiet and vaulted ceilings are a nice touch. Despite the handful of flaws, we would definitely have renewed our lease for a third year if we weren't relocating. Highly recommended.
Property is very old appliances are old, the apartments is licking water thru walls and roof, it smells like humidity inside, the maintenance people are rude and steel, I am missing a couple of thing from my apartment that went missing after these people worked on my place, trust me this property should be demolished, I will report some of these issues to the proper housing authorities in Colorado there has to be health issues involved like mold etc.
The apartment itself is alright except there are know light fixtures just outlets connected to the switches. The management does not seem to know who is coming or going and does not respond quickly when you have questions. Nice neighborhood and I love seeing the wildlife running free all over the place!
