Follow I-70 just eight short miles east from Kansas City and you'll discover the beautiful Riss Lake neighborhood. Quiet, country roads wind through wooded green space, interspersed with attractive homes on large lots. You may forget just how close you are to downtown -- not to mention Kauffman Stadium and Arrowhead Stadium, both of which are located just outside the neighborhood. Baseball fans will love living in Riss Lake, where they can easily cheer on the Kansas City Royals. Not to be left out, football fans head next door to Arrowhead Stadium to cheer on the NFL's Kansas City Chiefs.
At the heart of the neighborhood, the lake that shares the neighborhood's name adds to the peaceful atmosphere of the area, even offering fountains and tree-lined banks. Some of the apartments in Riss Lake provide lake views, and the lake is a popular destination for boating and fishing.

DO NOT MOVE HERE. We've lived here for over two years and now have been hit with charges we were NEVER notified about. We're now being charged twice for trash. The office staff is absolutely worthless. They are rude and never answer the phone. When we called to ask about these charges we were hung up on and then told we've always been charged, even though the employee said she's been here since may and really had no clue. When pushed further on why we're now facing these new monthly charged (one of which is for community electric that is ALWAYS ON) she said we would have to call corporate but then refused to give us that number. This is after I started emailing them back in September but gave up until today because they simply stopped responding to the email. The lake is littered with trash as is all the walkways and grassy areas, theres broken glass and nails all over the parking lot (we've had to replace four tires since moving here), we've had TWO separate instances where a residents have been shooting guns off in the complex, we've had our cars vandalized and plates stolen while here. Save yourself the stress and just move somewhere else that actually gives cares. I know we will be moving when our lease is up.

I'm sorry to read about your experience. It's important for us to ensure our residents feel listened to and valued, so it's concerning that we've fallen short of this goal in your case. I'd like the opportunity to discuss these charges with you further as well as address any other concerns you may have regarding cleanliness or resident behavior. Please reach out directly at your earliest convenience. Thank you, Felicia - Community Manager - 913-262-8733
To start the management staff is terrible to get into contact with both phone and or email. Unless you have a job where you can walk into the office during the week between 9-5 good luck getting a timely response. Next, good luck using the work out room because it’s only open when the offices are so if you have a second or third shift job you will have no issues using it, but if you have a 9-5 you’re never going to be able to use it. Third, additional changes with a mandatory valet trash and door alarms (which by the way does nothing to actually help you identify via video if someone was to break in). They will not even entertain the option of dismissing that charge if you bring a better system of your own in that you already pay for. Next on this list parking; parking here is terrible. Expect to have to park at the other end of the lot every night unless you are able to get home prior to 5pm and even then many nights you’re still having to park half way down the lot. Do not base your decision off the pictures provided are nothing like the actual apartments. Kitchen appliances are all from the 1960’s the only newer appliances were the washer and dryer. Valet trash is useless, along with how they handle the water and sewer bill. It’s not per individual apartment, but it’s per building then divided by the number of residents in that building. So in short terms… you’re paying for other people’s water and sewer along with your own and you never see the full amount of them and how many people are living in your building to say they are calculating it correctly. I seriously recommend you do not move in here. It’s not worth the hassle or the cost for how outdated these apartments are. Only good thing I have to say about this property, is the maintenance staff is responsive and friendly. I’ve had several tickers put in and within a week or so repairs were made. Outside of that. Do not move in here.

I'm sorry to read about your frustrations. We're committed to providing our residents with a comfortable living experience, and it's clear we've not met that mark in this case. I want you to know that all of these points are taken seriously and will be addressed accordingly. Your feedback regarding the gym hours, valet trash service, parking issues, outdated appliances, as well as the water billing process is valuable for us in making improvements moving forward. It’s good to know though our maintenance team was able to help out promptly when needed - they'll appreciate hearing this! For any further discussions or if there's anything else we can do for you, please feel free to reach out directly anytime. Thank you, Felicia - Community Manager - 913-262-8733
Literally infested with racoons- they were in our vents to where we could see them peaking through the vents and even sleeping in front of them with their hair poking through - went on for 8 months WITH NO RESOLUTION. management ignored calls and did nothing for this issue- at one point they sent out unqualified handymen who to their credit did try and catch a racoon with me in my vent but did not help the issue. constant fleas and ticks because of the racoons. smell of animal urine and poop coming through the vents- half the vents didn't work. racoon urine literally leaked out of the ceiling into my apartment Crime and theft constant - these are really unsafe apartments- gunshots going off right outside the window of my children at night- people stealing catalytic converters- went to get an oil change and they had to pull a sawzaw blade out of mine and weld it shut. maintenance fixed nothing- no working dishwasher the entire duration of a 15 month lease- when our dryer broke they replaced it with a older one that hardly worked. no resolution from management on any issues- you can tell half their good reviews are fluff 5 stars and the other half are people that haven't even moved in yet - they just shove giving them a good review down your throat so you feel like you have to give one before you move in if you don't believe me go and read them. Don't move here - YOU WILL DEAL WITH THESE ISSUES- and they raised rent dramatically from when I rented- literally over 25%- you will regret it. I have pictures and videos of the racoon issues among other issues.

Your review is very concerning to read and certainly does not reflect the accommodating living conditions we expect for our residents. Furthermore, this does not sound like the attentive professionalism I expect from our team and I think it's best I discuss these concerns with you directly so we can properly address any issues. I won't be able to locate your contact information without a full name, so please reach out to me at your earliest convenience. Thank you, Kendra Harty - Regional Manager - kendra.harty@livebh.com
Employees have been great at communicating and in a timely matter, this includes maintenance. We had a couple of issues when we moved in which were quickly resolved. The community is peaceful and very maintained.
Ease of convenience with shops and stores not far away, Whispering Lake provides a nice quiet apartment home you can relax in and take in nature with your view.
LOL I know you won't share my comments! But I will make a deal with BH management. If you live up to the expectations I had of you own principals. I will be happy to write a glowing review of the Whispering Lake! You're own BH Principles Our guiding principles are simple and direct. First, invest in employeesthey are the front line of our team and the foundation of our success. Second, go above and beyond to satisfy customers.
Overall great place to live. No major problems. Maintenance was always quick during the week. Troubles with Parking late at night unless you pay for a covered spot. Driving a truck, I had to park up by the office many times due to it being a larger truck.
I love this place I've been here 2 months now and I love it. Communication on maintenance could be better but other than that this is a great place.
Whispering Lake was clearly a very nice apartment complex when it was new. However, it is not maintained well, and maintenance is truly awful. I waited 7 and a 1/2 months for my broken porch door to be replaced, and Ive currently been waiting over 5 weeks for a kitchen faucet and leaking water heater to be fixed. I cant run my laundry dryer in the summer, because it vents inside the apartment (not safe!) and raises the temperature to 90 degrees.
I have had plenty of issues with maintenance at Whispering Lakes. I have attempted to contact the office multiple times and I have only gotten a response after I have taken legal action in this matter. Also I have had a follow up call from the office about my rent payment. Seems to be that the only thing that this office is concerned woth is getting paid. That is unprofessional and unacceptable.
I had a very good experience my first 2 years after that it started getting worse no accomadions for renewing your lease I get get a rent increase every year the money im paying for rent here I can get a mortgage cheaper
love it I just went there to see about apartment and very sweet people
I would highly recommend Whispering Lake Apartments to family and friends. I have, for the most part enjoyed living here. Most people are warm and friendly and for the most part neighbors look out for each other.
Overall my experience here hasn't been bad however having my car window broken has affected my level of comfort and safety for living here. Would I suggest anyone to live here... probably not. Parking is congested over here and the only way to have decent parking would be to purchase a car port and hope your neighbor doesn't park in your car port spot. The appliances were fairly new and working appropriately, it does have plenty of space in the one bedrooms.
Very peaceful and beautiful scenery. Lots of places to explore and enjoy nature! Maintenance workers are great and resolve any issue usually within a day.
This is me and my husbands first home together and so far we are pleased with everything! Our apartment was very clean when we moved in and the process was very easy. We have not had any issues with neighbors and everyone keeps to themselves.
Whispering Lake Apartments should do a better job in preparing and checking rental units before presenting to potential resident who may or may not be on a limited time frame to move especially those who have small children. Also, I see that there are alot if additional fee's included such as Valet trash and Alarm with no option to opt out.
So far so good but I think some stuff needs to be fixed
I like the staff in the office .... Every one helps me out when I need them... Ive had problems in the past and Shannon has always tried to have the answers ... The staff is great... Thank you
Management puts profit above human decency. If you ever have a rough patch and can't pay precisely on time, late penalties are huge and set in concrete. Before you know it, you're under eviction, and no one in the office "can" talk to you. Expect the same lack of concern for all of your problems, unless you can get some legal leverage over the office staff. Services that you'd expect to be covered by rent are extra. One bill for rent, trash, and water? It's an extra $5, not optional. Valet trash is required, but costs extra -- and more than much nicer apartment communities! Security alarms in all apartments? Nice, but you pay hefty fees for registration and monitoring. Paying rent online? You'll pay at least 3% of your total for the convenience. Pest problems? It's the location of your apartment. If you have crickets and spiders, you should not have rented a unit with a tree outside it. Management will not call pest control to do anything between scheduled visits, no matter how bad the problem is. Cheap, shoddy installation results in rapid deterioration, especially in instances such as where carpet meets tile. Incorrectly installed outlets and switches that trip breakers and burn out light bulbs merit nothing but a shrug from maintenance when they have to repair yet another. In my unit, a bathtub with the wrong orientation was installed, so the drain was at the opposite end from the faucet and showerhead. "Pet friendly" means people get away with anything with their pets. Cats are allowed free range to poop on neighbors' patios. (That's okay, they belong to a sweet old couple upstairs.) Dogs are walked off leash and are left to bark all day. Dogs are left tied to bushes in extreme weather, but the office "can't" do anything, because they don't know who the dogs belong to (and don't care enough to investigate). Between the crime rate and the wildlife around parking lots and dumpsters, your best bet is to avoid going outside from dusk to dawn. Car break-ins and other property crimes were most common when I lived there. After I moved out, I learned that gunfire on the property had become a frequent occurrence. The Walmart and other shopping nearby isn't safe, either.
I lived her for about a year plus some now and I would not recommend living here! Cheap apts can hear every word someone else is saying! Apartment falling apart needs some remodeling! Raccoons in the ceilings/walking around in the apartment building hallways!/ in the parking lots/ in the trash dumpster! Made it very uncomfortable to do any around the apartment. Wood ramps falling apart since I moved in a year or2 ago & NO ONE HAS FIXED THEM! People keep getting hurt and nothing has changed. Cars are getting broken into every week! And a few cars have been stolen! Front office stuff is very rude unless it deals with money! Never responds back when a voicemail/email is left. Takes months to try to handle little situations. Not helpful!!! Can tell doesn’t care for the tenants! Lease to bad tenants! Some neighbors were horrible. Loud, always throwing trash everywhere and always parking in multiple peoples car ports spot. A few apt break ins that I know of. Never will recommend this apt!!! Money hungry and careless of the community!
- Dirty grounds keeping: trash around dumpster, trash on the ground trash in the lake, trash in the pool, Trashy property. - The pool is nasty there is not chlorine in it, the water is green, the filtration system does not work. - Appliances are old and outdated - Repairs are done buy amateurs. it takes them forever to repair something in the apartment, and when they do repair something it not repaired properly and the maintenance workers are rude. - The neighbor are loud and rude, they smoke illegal drugs openly (parking lot, balcony, lake and pool side), hangout in the parking lot with loud music, children play in the hallways (running screaming. knocking on everyone doors and run, pulls the fire alarms) This place is terrible. If you don't mind living in the projects this is the place for you. Dot get fooled by how nice the leasing office looks please play close attention to your surroundings is quiet during the day cause everyone is sleep or at work but come 6pm then it gets live. This place is not safe or family friendly. Good luck.
We love living here! The location is great - it's right off the interstate and there is a Walmart less than a mile away. The apartment is beautiful! The lake and trees make you feel like you're secluded in nature, but you're really close to everything you could need. The staff is super friendly and they'll answer any questions you may have. We had a maintenance request and they fixed it in a few weeks (it wasn't anything urgent) and did a great job. We never hear our neighbors, and it's really pet-friendly.
I lived at Whispering Lake Apartments for nearly two years, and this is the absolute worst place my husband and I have ever lived. On June 25, 2016 I was relaxing in my home when a man, stripped down to his boxers, forced his way into my apartment. I screamed at him to leave. I ran out of my apartment, called the police, and tried to get help from neighbors. I knocked on the doors of three buildings, no one came to assist. I had to physically stop a man who was walking his dog. The man who broke into my apartment ran after me. Once the police got there the man decided to fight the police. He grabbed for the officer's guns, injured both of the officers, and had to be tazed in order to be taken into custody. I could not live there any longer. At first, Ashley from the office said that the management will work with me to end our least or get moved to a different unit. She said she would give us a call when she heard the final word from the district manager. We waited a week, no call. We waited another week, no call. We finally came back and were told that we would owe $1800 to break our lease early and this would go on our rental record. Ashley and Shannon were both incredibly rude to me, not at all apologetic about the crime. We ended up having to pay rent on an empty apartment. Not only that, we came to drop off our keys and pay our final month of rent two weeks early. We were told that we could not drop off the keys early, and that we had to drop them off on the day our lease was up. I said that I never wanted to have to come back, and to please take our keys and our check. Ashley then went off on me, accusing me of being hostile toward her when "she had never done anything to me." I am a kind person and I did not once raise my voice to her during this altercation. We got a letter a week later that said that we still owed $45 on utilities (although I wrote out the check in the amount that Ashley told me to that day) and would be sent to collections if we didn't pay within 30 days of the letter. The letter was dated October 11th. We went to pay the additional $45 on October 22nd. We were told that we could not pay it to them, because our account had already been sent to the collection's office, even though it had not been a full 30 days since the letter. Ashley and Shannon should be absolutely ashamed of themselves. My husband and I paid rent early for two years. We were treated like garbage when we needed them to support us the most.
Horrible location. CHECK THE APARTMENT THEY ARE OFFERING BEFORE YOU SIGN ANYTHING. They will move you in a week after the old tenant moves out. Have lived here for a year, and very unsatisfied. A couple in the building up from us got their apartment shot at. Cars are constantly getting broken into, I've had mine broken into before. Maintenance takes forever to fix anything unless it's an emergency. Don't rent a top floor because your electric bill will be the same as if you would have just rented a house. Management is rude, they never own up to anything that is clearly their fault. And will interrupt you and threaten to kick you out of the office when you try to finish what you're saying. They will lose your 60 day notice that you are moving out and charge you an extra rent. So make sure you get a copy of it. Otherwise you're screwed on that also. Mold grows in the windows, I am not the only one who has had this issue with it. It'll also grow where your AC unit and laundry unit is stored as well. Save yourself the stress and hassle and just rent from somewhere else that's a lot better. They constantly change the management here, and nothing ever gets better. Hope this helps!!
If you decide to live here: Learn to fix your maintanence issue yourself, because your lease will be up before their staff ever come fix it. Park your car off the property, because your neighbors will door-ding your car until it looks like it's been through WWII. Enroll your kids in DARE, because they will be surrounded by people who freely use illegal drugs on their balcony and in the parking lot with no consideration of who is around. Accept the frustration you'll feel from the many issues you'll experience while residing here, because believe me, you'll feel it. What is the Lake Whispering? 'I would not recommend this out-of-date apartment complex to anyone except those who have severely lowered standards of living.'
I really love being here its a really big house and so spacious.
not a good place to live. maintence never fixes what there suppose to to fix people are un friendly and not helpful and area is not a good area to raise a family.
