Property Ratings at White Oak
I signed my lease in 2018 and I could not have been happier. The property was clean, the staff were and still are welcoming and nice to talk to, but for the price we are paying now which is much higher than it was when we moved in, we should not have to be dealing with things like roach infestations that we did not cause, and even after basically begging for pest control, we are still dealing with the issues. I lost hundreds of dollars in food because of the swarm and upper management has been giving me the runaround as far as compensation for this. I’ll tell you, being blind and not being able to see a roach before you step on it in your Bair feet or to be cooking and reach for a spoon only to feel one wriggling on the counter has caused a lot of trauma, pain and suffering in my family, as even though we have been told it was handled, we still find them when we don’t expect to and our neighbors are too. If you don’t like bugs do not move here.

I moved after July 2023 in good standing. I provided the forwarding address as requested via email and by phone. I received the return of the security deposit to my old address. However, I did get the check and I deposited the check. The check was retracted and I later found out that it was due to a stop payment. I learned that they are now under a new management company So I called the office to inquire about the return of the security deposit. I called a number of times until I finally got the manager on the phone a few weeks later because she never returns phone calls. She assured me that she would take care of it, and make sure that it was sent to me. This was three months ago, and I have received no mail and no phone calls. They make it impossible to reach out to the management company. Therefore, I am resorting to negative reviews until I get some answers. Hopefully someone will reach out to me this week because this is ridiculous. Beware.

It’s pitiful how this place has declined and they have the nerve to call it “Luxury” and with large increases in rent. There is trash in the breezeway and parking lots far too often. I’ve had 2 packages have the contents stolen out at my door, the internet is average, we’ve gotten emails regarding pool closings due to people crapping in the pool, the parking is limited for most which is amplified by people double-parking over the lines shockingly more than one would expect and the maintenance situation is ABSURD. They are always backed up a couple hundred orders, as they have indicated that they only have 2 maintenance staff members, only one of whom is fully trained and experienced. The current office staff will just apologize and tell you anything to get you out of their way, no matter how respectful and patient you remain but they are not AT ALL resolution-oriented per my experience. It’s purely dismissive and just them trying to pacify you in a moment with empty promises. There is one staffer who is at least empathetic and acknowledges the ridiculousness behind the whole operation but the others are dismissive and the collective is seemingly negligent, as they have no problem wasting your time with empty promises. I was told 4 times that my most recent maintenance request was being handled the day I received that communication and it’s still yet to be made true. It STILL hasn’t been done and I’ve clearly communicated that it’s effecting my quality of living within my residence at this point. I was told I couldn’t do it myself because it was a liability (not to mention maintenance is a part of what apartment rent pays for), I was told by the office staff themselves that they would do it by a certain deadline which has passed and I’ve been told by the property manager and maintenance team directly it was going to be done. Still isn’t done. I’ve been beyond patient but their latest stunt was orchestrating a whole ordeal about an after-hours staffer coming to fix my issue only for them to clear the office and then call me later to notify me that that staff member (who agreed to do the task) is actually not trained to do it. So it, again, was a performance in front of me just to get me out of the way. I cancelled an obligation that effected other people’s plans in just to see this through per their promise and I lose yet again in addition to my time totally being disrespected. It’s just a downward spiral here and it’s a shame. This was once a nice place.

We are very alarmed by what you have mentioned. Both our management and maintenance teams work very hard to make sure our residents have the best living experience in our community. We welcome you to speak to us directly by coming by the office or giving us a call at (804) 425-9600.
I have only been here for a week and my AC has been down twice, my thermostat reads 90° right now and I put into work orders with no response. So much for emergency 24 hour maintenance! It literally feels like a sauna in my apartment and another thing is there is a bar towards the front of the complex it is so loud at night that I cannot sleep. Upon moving in there were so many damages in my apartment that still have not been fixed. This is unacceptable and the rent is too high to be having this many issues. I regret moving here. If I wasn’t stuck in a lease I would move ASAP.

This community is in a very convenient location and all of the neighbors seem relatively friendly so far. The office staff was super helpful with making things quick, easy, and making all of the instructions clear. However there is lots of noise. Idk about other buildings, but mine is one of the closest to the train tracks and the train comes a couple times a day. Also, being on the second floor my upstairs neighbors can also get pretty loud and you WILL have to battle for a parking spot near your house. The best time to get home is early morning or mid afternoon because no one is home during the week. If you get home later there is a 98% chance you will be parking in overflow. The overflow parking does have several stray cats that are super friendly and wont bother you but just make sure to check under your cars before leaving because they are usually there.

I have lived here for 3 months and it has been the best experience ever!! The staff always have great attitudes and full of energy. I love the monthly resident events that they plan for the community, the brand new equipment in the fitness center, beautiful pool its the full package here!! I'm definitely happy I choose to live here, really luxury living!!
I moved to White Oak in August of 2016, and I have not had any issues at all. I live in the larger one-bedroom, and it really is beautiful and very spacious inside! The main closet in the bedroom is huge and it doubles as storage for me. I love the openness of the apartment, the wood floors, tons of windows for sunlight; the spacious kitchen with beautiful cabinetry, granite countertops. Very nice! I have never had any issues with hearing neighbors, and my apartment backs up to the woods, so I feel like I have privacy and have observed and photographed some beautiful cardinals, mourning doves, pileated woodpeckers, even an eagle! The grounds are really beautiful and lush, in full bloom now that it's spring, and they are well manicured. The pool is beautiful, the clubhouse is nice, the fitness area is nice. Parking is tight, and it is difficult to see at times when backing out of parking spaces. The rental office frequently has get-togethers for the residents. I have only had a couple of minor things requiring maintenance, which was completed in a day or two, and I have never, ever had an issue reaching the leasing office by phone, in person or by e-mail. They have always been very pleasant to deal with. The cable and internet providers required on this property aren't my favorite; I don't like not having a choice of providers and the ability to negotiate pricing since I rarely turn on the television, and that seems to be my only dislike really. They use Trash Fairies who come and pick up your trash outside your door, which is nice for elderly or those with physical limitations. I've never had issues with fellow residents. A large percent of the residents are military, quiet, and quite respectful. White Oak is very literally a hop, skip and a jump to Interstate 95 and very close to Interstates 288 and 295. All in all, I feel comfortable at my "apartment home" at White Oak. If I could find a home exactly like the interior of my apartment, (within my price range, of course), I'd be very happy.
I moved into White Oak Apartments about a year ago. The apartments are very nicely designed, they aren't extremely expensive, and the location is convenient. However, the walls are paper thin and you can hear everything around you-including the train right behind the property. Maintenance requests take days to fix because there is only one maintenance worker. Parking is terrible. Towing does not seem to be enforced so it is often difficult to find a spot that isn't in the overflow lot. The only internet/cable option available is through a third party company and the internet is absolutely terrible. It goes out 5 times a week, sometimes for multiple days at a time. There is also some sort of swamp behind two of the buildings and it smells completely putrid, especially at night. There are at least 20 cats that live around the property and they stay and even reproduce because some residents continually feed them. The management company has changed 3 times in the year that I have been here, each one worse than before. The office staff hardly ever answer the phone or emails and you often have to attempt to contact them multiple times before you get a response. They don't seem to care about the residents at all, they are only interested in making a profit. I have been counting down the days until I get to move somewhere else. Heed my advice, stay away!
White oak apartments are excellent. it has everything luxery apartments should have (pool, weight room and name brand appliances.
Great location, right off of the Interstate. Convenient to everything including Gas Stations, Grocery Stores, Restaurant's, etc. The only Issue is the parking, one must make sure they have ran all of their errands by 6:00pm or they will not have a parking spot when the return!
When we first moved into the apartment, we had no complaints. But now under new management the upkeep and staffing has changed. We've had problems with our washing machine and it's taken them about 3-4 weeks to come fix it. We've also had trouble like other residents with there being enough parking. Overall for the limited noise, space, storage, and price, the apartments are not too bad, but it could be better if they readily responded to resident issues and also made it better to inform us on changes
Apartment living made comfortable, the apartments are nice size with enough closet space for all of my business suits and leisure clothes. Kitchens are beautiful granite and dark wood, floors are a lovely light cork! Bedrooms are fully covered with soft attractive carpet. The staff are quick to assist you in getting the information you need. You are 15 minutes from multiple cultural and festive events in downtown Richmond, VA. You can relax away from the urban life each day and join in the festivities to renew your imagination and engage your senses! A beautiful pool and patio area with very well kept gas grills, patio and lounge furniture and umbrellas free to use.
I moved here about 4 months ago, after I retired from the military. I very much enjoy the convenience to local stores and easy access to I35 and I295. The premises are well maintained and the staff is professional and helpful on all and any situations. Victor Lozada
