Property Ratings at White Oak Terrace Apartments
This place looks nice and the apartments look alright but the way this property is managed is frustrating. I would recommend living somewhere where people care about you. This is not the place. The property manager, Patty, is a complete failure. She rarely responds to inquiries, emails, texts or calls. Her attitude is so laid back that you'd wonder if she even wants the job she has. Seems like she is someone who needed a place to live and took the job because she couldn't afford rent any other way. Our screen door has been broken for months, our stove has been broken for a week. Yes, the stove. We can't cook food. This apartment building has roaches. Everywhere. We had an exterminator come but it didn't help. They're still here. Every other week they are shutting off the water to pump this or pump that or drain some sewer situation. Honestly, something in this building is shut downa nd being repaired daily. I guess that explains why no one is available to fix things in the units. Avoid this place and avoid this bad attitude property manager, Patty. For the price of these apartments, live somewhere else
The building is well maintained and the location is convenient - with grocery stores and a handful of restaurants within walking distance. Work orders are handled promptly by management. The apartments are spacious and contemporary looking but the outside of the building and the hallways are hopelessly stuck in the 70s. For some reason, despite how great the apartments themselves are, the building owners just won't let go of yellow and avocado green as their paint scheme for the building even though many of the other apartments on the street have begun to upgrade their appearance.

Neighbors are quiet and a relaxed bunch. Property is well maintained. No complaints or issues thus far.
These apartments are very nice, very clean, and very safe. A lot of families live in the building. It is located in a safe neighborhood in Encino. The on site manage is really nice. She is really easy to work with. They always seem to be cleaning everything in the building, which is nice. They never allow it to become too dirty. However, it is not cheap. Rent is expensive and the electric is killer because of the AC units. That is probably the only drawback, though. If you can afford it, then I would highly reccommend.
