White Oak sits in the southern section of Montgomery County, bisected by the Columbia Pike. Located 11 miles north of Washington, DC, White Oak developed as a largely residential area. The area also features many parks and nature trails, including a 25-mile hiking trail in the northwest section of the neighborhood.
You’ll find the requisite big-box stores and chain restaurants at the heart of White Oak, but the charm of Downtown Silver Spring is just 15 minutes southwest thanks to U.S. Highway 29. Mid-rise apartments and single-family homes ensure there’s a rental for everyone.

Property Ratings at White Oak Towers Apartments
Moved in 1.5 years ago, to a split 2-BR unit - this best possible floor plan for living with other adults. If you want closets, this is the place. 2 huge walk-in closets, 2 linen closets, and 2 double length closets for coats and storage, and a pantry closet in the kitchen. I didn't think I'd like living so high up, but it's great with this double long balcony. The maintainence guy came in the middle of the night, within less than an hour, both times that I called for emergency repairs. Sometimes it's hard to get responses from management, but they have been willing to work with me on solving problems. My car was towed by mistake, and the management had it towed back without any charges to, or tow yard visits by, me. The parking lot is horrible for anyone who goes out late. But there is a parking garage under the building - it's worth the $40 a month to be able to park in the garage in an assigned space! There is noise from other units, but not as bad as the other places I have lived. This is the first apartment I've ever lived in, that has had no infestations of anything, not even roaches. I have those sticky boards around the kitchen - there has been a total of one bug stuck on just one of them, the entire time I've lived here. However, some neighbors have complained of roaches, mice, and rats - I can only attribute the absence of them in my unit, to how well the unit is sealed around pipes (I've discovered from other places, that being clean is meaningless when there are things living in between the walls). The only utility not included in rent is water/sewer - that bill is higher than it should be. The elevators situation is bad - too many people. The neighbors have all been friendly here, people say "have a good day" when getting out of the elevator. THE BIG PROBLEM here, is theft of packages. Although the neighbors here are nice, there are obviously some who are thieves. Someone went so far as to steal a new mattress that was delivered to me, within an hour of the UPS stated time of delivery; there was a used dirty mattress sitting in the hall that night. It is imperative that you put in delivery instructions when you place orders. Amazon drivers aren't supposed to leave stuff in the mailroom, but some do it - those packages get torn open and stolen - there need to be cameras in the building. Even with the problems stated, my White Oak Towers apartment is still better than the other complexes where I have lived in this county.

I moved in July 1, 2020 it’s December 9, 2020 and I am READY to cut my lease. At first I IGNORED the fact that the water cuts off almost daily, I ignored the fact that in the summer the AC DID NOT WORK AT ALL, I ignored the fact that the elevators and hallways stay dirty (which I MOSTLY blame the renters) but management should stay on top off, I ignored the fact that packages kept getting stolen from my front door.. because again that is not management fault (even tho they should add cameras to at least minimize) on 12/08/2020 my 4 wheels and rims where stoles inside the building parking lot I saw two more vehicle got there wheels and rims stoles inside the parking lot where I was parked the SECURITY GUARD parks I spoke with the security that night and asked him what had happened he said he heard a couple cars where left in blocks and I let him know one of those was mines I asked him where was he when this took place (it at least took 3 hr for them to take all 3 cars wheels off) he said he was in the garage (which is a 2 floor garage) he said in the garage they also steal from cars, he said he’d talk to Management before letting them know this was happening and to get cameras or add a security guard to help him. ( whether I believe him or not is irrelevant) I have been trying to talk to the manager for the past two days called multiple times the first day spoke with (ZERKXES) which was very helpful but she let me know there is nothing she can do that I had to speak with her manager and she let me know she spoke with the manager and gave her my phone # and she sounded surprised when I kept calling her asking why has the manager not called back. Next day I spoke with the assistant manager Gerald who was also helpful, letting me know he would send a letter to Corporate and I should hear from them soon, I also asked him about cutting my lease and Unfortunately if I where to cut my lease I’d still have to pay rent until the lease comes up. So I suggest STAYING AWAY FROM THIS PLACE! I’ll update when corporate respond. After 3 weeks of calling non stop I finally got ahold of the regional manager that said they are not responsible for nothing.

We're very sorry to see that this unfortunate incident occurred. We understand how disconcerting it is to be a victim of theft, and we certainly empathize with your frustrations. Unfortunately, crime has no address, despite our best preventative measures. As with any crime, we strongly suggest that you contact law enforcement, as well as your insurance company, to file a report. If there is anything we can assist you with in the meantime, please reach out to us. Thank you.
Nothing gets done on time. No respect for tenants. Just pay your rent and deal with your problems on your own. Contact property manager and Nothing gets done so unfortunate.

We're sorry to see this, Prisca. Please contact us at 301-622-3700 so that we might get some more information on your situation and rectify any issues immediately.
This apartment is a good place to live, the tenants are the bad people. There are some unscrupulous nasty people living here with no regards to other people and their children. Twice I had my package stolen and the elevator is always messy. The apartment doesn’t steal or make a mess people do!... it’s not the apartment it’s the people.

This is the second time I have lived here at White Oak Towers, I first moved in 1996 for a year and moved out of state after that. I have returned to the area and I have looked at several apartments in the area and compared them to the price, square footage, and the parking availability. There really was no comparison. The management has changed hands since 1996 but the current staff all go out of there way to help you. I haven't seen a mouse or even a bug in the building, not sure what others have experienced.

Thank you for taking a moment to provide some feedback. Hearing from our residents allows us to improve the property for all tenants, so we appreciate it. We're glad to hear that you are back with us, and appreciate your kind words about out staff. We appreciate your business, and hope you'll be a resident of White Oak Towers for many years to come.
When I first moved here, my specific question was do you guys have any mice problem? I was told NO and now I realized WOT do have rodent issues, and when I found my first mouse, I went downstairs to the office and complained and was asked do you want a mouse trap? Why would you stock up on mouse traps if you do not have that issue in the first place. How about parking? Ridiculous..I had to park in the streets in the NO PARKING zone and gotten tickets because the apartment complex where I lived and pay my rent and has a valid parking sticker does not accommodate parking spaces. True, this apartment has more people living in them that the maximum capacity allowed. The elevators are always broken, etc..if you need maintenance done, you will have to get on management or else you will be left behind!!
Old everything with new paint.....not impressed. So if you want it for utilities that's great other than that....not impressed
The apartment is very spacious with a huge closet space. The Building is well maintained inside and outside. The leasing office staff are very nice and helpfull. The maintenance are very nice and they work so hard to keep the building clean and repairs. Kebar T, Silver Spring MD
This apartment complex is horrible, there is no parking what so ever, elevators are super slow, and roaches some how are able to find their way in the bathroom, living room, and bedrooms regardless how clean you maintain it. The walls are thin and you are restricted to doing laundry before 8am and after 9pm. The windows are ancient and if it rains expect your walls to mold along with your carpet to be soaked. The only pros about this place is its walking distance to a shopping area.
I sought out a place that was more affordable than what I had before. I was paying over $1600 a month for a one bedroom apartment in Ashburn, VA and was amazed to find this unit at White Oak Towers Apartments in Silver Spring, MD for a little over $1000 a month. The building was built in the 70's and is a high-rise with 22 floors. It is located in a very vibrant area that is full of shopping and near major intersections/highways. Unfortunately, in this case, the old adage that "you get what you pay for", rings true. The building is very unkempt. People litter the hallways hourly, as if they do not have to live in their own environment. The elevators NEVER work properly so do not rent any unit above floor 3 or 4 or you will regret it when only one elevator is working. The building also has a major problem with roaches and small mice. The exterminator only comes in on Tuesdays in the afternoons, but only when you complain to the office about these issues. Although the parking in the garage is super cheap at $40 a month, you may come home to find someone parked in your reserved spot. (The office will often assign 2 residents to the same parking space causing an all out war between residents). Overall, my best advice would be to shop around and see what you are willing to sacrifice for having a peace of mind. I would not recommend this property at all.
My husband and I moved in almost two years ago, and this is our experience so far. We have had our apartment broken into and robbed, our packages taken from our door, our cars towed (parked in the lot with proper permits) several times at $175 a pop, clothes stolen from the laundry room, and multiple bug infestations. It took almost six months for maintenance to remove all of the mold from our walls (once they just painted over it!). There is usually one or more elevator(s) broken in the 22-story building. The doors are often broken or left propped open, making the key-card entry system pointless and letting anyone walk right in, while the "security" guard stands by smoking and talking on his phone. More than once I have had to step over human feces and/or urine in the stairwell and hallway and there is usually trash, food, and spilled liquids on the floors of the elevators. Speaking of the elevators, they do not open automatically if you try to stop one from closing like newer elevators; I'm surprised this hasn't been cited as a safety violation considering the number of young children that live in the building. If you like controlling the temperature, too bad: management turns the heat and AC on and off on certain dates every year, no matter how hot or cold it gets. Even when the AC is on, it never works properly. The last time we had someone come look at it, he said everything was fine and we were told that "as long as the temperature inside is 10-20 degrees cooler than the temperature outside, it's working." Here in Maryland, where it's not unusual to have 90-100 degree weather in the summer, that means that if it's 95 outside, our AC is set to 70, and the actual temperature in our apartment 75-85, then our AC is "working." I'm sure I could go on, but you get the point. I have contacted building management, corporate headquarters, the "security" guard, and the county about these problems; the only thing that has ever been resolved was the mold, and only after I walked into the main office extremely sick with practically no voice and told them how my doctor said that he was concerned for my health if I didn't move out of this building. Unless you like bugs, broken elevators, your personal property being stolen, having to park across the street even though you have a valid permit, snow not being plowed, and living in a building that is essentially a trash can/toilet, don't move to White Oak Towers.
Beautiful building, everything is neat and the leasing is friendly and always helpful. I love the great parking area that is available for the tenants.
My apartment is ok but it has a pest problem on the lower levels
The Positives of White Oak Towers Apartments: 1. Floorplans are rather large for apartments in the area. 2. The view if you have an apartment on a higher floor is amazing, you can see DC and the Washington Monument in the distance and fireworks displays all over in the summer. Negatives: 1. Management is not timely about making repairs or doing pest control. It can take weeks to get a dishwasher or sink fixed. The only thing they fix in a relatively timely manner are leaks. 2. The elevators are contently breaking down. 3. Security there is very lax. We have been broken into, and noone saw or did a thing. 4. Parking policy is overly strict, anyone without a permit is towed and there is not sufficient parking available for the tenants. We have been towed numerous times when both of our cars are registered with the apartments.
