Panama City Beach is a coastal city with beautiful white-sand beaches – it’s what they’re known for! It’s a vacation destination on the Gulf, referred to as PCB (by the tourists, anyway). The city is located on the Florida Panhandle with miles of beachfront activities. To many it’s a spring break hotspot but to you, it is home. Pier Park is an upscale outdoor mall with a variety of shops and eateries. Sometimes there will be live music playing in the background as you shop and dine your way through.
When you live in PCB, you’ll have an abundance of water activities, such as parasailing and boating, at your fingertips. A variety of amusement parks call this place home. Visitors and locals alike enjoy the dolphin exhibit at Gulf World Marine and splash zones at Shipwreck Island. If golf is more you thing, Panama City Beach has it too. Can I lead with the ROACHES!!!!!!! Not only that but they will continue to add charges to your bill. Whatever they advertise is a LIE! They advertise water included for a flat monthly fee and it is NOT! I moved in to a “luxury” apartment with bugs, garnished rent, and the apartment itself is a mess too. Whoever painted it splattered paint on EVERYTHING. Counters, sinks, and faucets are speckled with white paint. I moved in and had to put in several maintenance requests just to make this place livable. I moved all my furniture to a third floor and spend an obnoxious amount of money for an apartment I am NOT happy about. This place is a mess.

Before moving into this dump, go look at the 837 complaints from the better business bureau stating all the issues this poorly managed property neglects to address or do anything about. It’s absolutely not worth the quotes they are trying to scam residents into before moving in. They have toxic mold they do not notify residents about along with many other issues they fail to even attempt to resolve like people partying at the pool every weekend disturbing pretty much everyone that lives around it. I’ve had to call the police 5 times because they tell you to call the security officer that never has shown up once or responded in the 6months I’ve lived here. The property management doesn’t do their jobs and the place is going to hell. DONT WASTE YOUR MONEY!
Zero pest control - roaches come from inside the walls. Elevator is always broken, trash everywhere. Dumpster is usually overflowing. The security gate has never worked while we were there. Parking permits weren’t checked. The only positive is the pool - always clean, but the hot tub was never working correctly
This place is a rip off... I called a few times and asked many questions and one of my questions was "If I apply online which was $375.00 (told $300 was half the deposit) and I didnt take the aparment, would I be returned the $300?" I was told by two different people in the office that my money would be refunded....NOT True! Dont waste your money applying here... The units look nothing like the model unit photos on the website... all units are carpet. Isnt the point to a model unit is to give you a preview of the unit you are going to be renting??? Many extra fees involved. Was told the water bill is usually like $120 a month....LOL I busted out laughing when I heard that.
If you are adequate person and want to feel like at home never rent at this place. Entire of month I literally beg to fix AC… At moving in time I found light loss in laundry room reported but nobody fixed during 2 years I was staying there… Each month they charged for pest control but never treated so countless roaches everywhere. Never well working gate. No open extra exit but only exit to flooded street when heavy rains. A lot people living without permit so there is tons of garbage around dumpster and in hallways and stairways. At last you never can move out without unreasonable debts like damages without inspection in both sides presence or trash even you clean up and don’t leave any furniture or smth. Not saying about deposit. I guess it’s just in case management doesn’t like you personally not because you don’t pay or due the complaints. The owners just make money and don’t care of your comfort. I believe the price is not conforming quality. Zero stars.
Horriable management!!! Nothing is ever taken care of.!!! Trash all over outside and in stairsways and halls. They have never been cleaned up since I moved in. No lights working in common area. All bulbs burnt out. (how hard it it to change a light bulb?) Security gate doesn't work. Pool is always dirty. Ladies in the office are rude and you are unable to talk with them without them yelling at you.. even if your just picking up a package. No 48 hour guarantee for maintance like the web site says. It's a great location and the apartment is large and pretty nice after you try to get rid of all the bugs yourself, but nothing else good about it. You are not getting what you pay for. It would actually be a neat place if it was taken care of, but not worth the money at this point.
The two most prominent features here are the mold and the overflowing trash compactor area. Plenty of time for reflection when you get trapped in the broken elevator. Or of course you can just work on your cardio by climbing the trash strewn stairs. Very nice pool area someone was even nice enough to put a king sized mattress in it for your floating pleasure. And then as we all know in this day and age security is everybody’s top priority. They take it very seriously here. You sign for a key card to gain access to the facility. If you loose it they get very concerned about you paying for replacement. If you loose it and don’t want to pay for a new one no problem the gates don’t work anyway. But it’s security is number one. Speaking of number one that’s how many shootings there have been here in the last year. Luxury apartments is what is advertised. And it shows. Movie room, candy store, gym, business center, and game room. Just don’t plan on using them they are apparently for display purposes only. Staff is super helpful. At collecting rent payments, but not much else. Maintenance staff... well staff might be a exaggeration unless you consider 2 guys trying to fix and clean the whole place a staff. Since I did bring up cleaning let’s go there. The philosophy of its as clean as you make it,fits. If you want any common area excluding the pool area clean you best do it yourself. When you decide to take that evening stroll down to get to the mail center to get your mail might as well get everybody’s. Easy enough to do since the doors and locks are broken. Since you’re moving to the beach you might as well start making new friends to talk to. Easy enough due to the fact you’ll know all their business having heard all their conversations through the walls, floors or ceiling, so come enjoy luxury living at its finest. Just watch out for the giant puddles. Yes when it rains it all floods. I suggest buying a four wheel drive vehicle. Maybe go ahead and spend a little extra for a lifted four wheel drive model. BoT might work also if you got one.
First, the actual living quarters are a far stretch from the office were management sits. The stench of the apartment was horrid when I first arrived. Also, the door frames to the bedroom and patio were nearly chewed through, the ceiling fans didn’t work and the bathroom fan didn’t either. I reported the conditions and never heard anything else and eventually rented a rug doctor to clean myself. I had the lease 7 months. The 5th month I was away for work and I moved out the 6th month, still paying rent to try to not create a bother. A month after moving out I received notice from a collection agency saying I owed them more money on top of my deposit to replace the carpets. I sat down with management and provided them pictures showing the damage was present when I moved in. They smiled and said “ we’d rather work with you than against”. Next day collection agency called and said I was in “active collection”, it would accrue interest and they’d have to report it on my credit score. The attentiveness and professional of the staff was second only to the family of cockroaches that shared my space.
Was denied a final walk-through. Was told that they had my forwarding address and they would get in touch with me. I was contacted 4 months later by I.Q. Data Collection Agency not Cabana West at 8pm with a young lady screaming at me. After telling her to never call me again I got a letter which I responded to asking for a detailed list of damages, Never got it. I later called and asked what about my deposit. Was told it was used to cover the damages, that I never was told about. Now I got yelled at by a young man telling me it's on my credit and not gonna ever come off. All I asked that it be fair what I owe, since I do owe a late notice of moving fee, but nothing else. But was told they weren't gonna tell me what the damages were, but I'm supposed to get an itemized list. Beware when moving there.
This is the worst apartment complex i have ever lived, horrible. regretting moving here. Staff are deceiving and misleading, property manager is greedy, they always looks for something to charge extra fee, if you ask about it they show you leasing agreement policies and rules. Stairwell smells bad, there is garbage all the time, apartments are very old, ac wont work properly, water in the sink and tub dont drain. Its a living hell. people are living here only because of hurrican michael destroyed other places.
From the moment I moved in was treated like family from front office staff new parking lot, quick proficient maintence, very nice two bedroom units and pet friendly
I lived here for a litter more than 2 years and the last 7 months of my lease I was infested with roaches. I never had any problems with pest control until moving here. The office staff took my situation nonchalantly and didn't even start any aggressive treatments until 3 months of me complaining about the matter. I was infested until the day I moved out. The staff was rude and would not work with me on various ways to solve the problem. I would never live here again or recommend this place to anyone.
Wow...I absolutely love living here. The privacy, security, size and design of the Apartment. Balcony front and back on corner and just a truly luxurious meticulously maintained building. Jessica ,Sarah and Anna are truly welcoming and wonderful. The Maintenance staff does a truly spectacular job .The grounds are 5 Star to say the least.Definitely recommend living here!
place is literally a pothole minefield. I've replaced two tires already and I haven't been here for a year yet. I moved here looking for a place close to my new job and the staff was very accommodating and friendly. The apartments/amenities are pretty nice too, but the roads are made of gravel and new potholes pop up every time it rains. the flooding around this area hides them nicely too. If it weren't for the staff and the apt itself I'd give this complex 2stars. there are several other complexes around this area that are just as close to the beach and not nearly as expensive.
I had to find a place quickly due to unexpected circumstances and they were very helpful and efficient and got me settled in nicely. Love it here and it's a pet and kid friendly neighborhood. Great place to call home!!

Movers beware... learn from our story. We moved in July 2016, to an appartment we liked, a complex we enjoyed and a pool we loved. When we moved in we were told the carpets had been cleaned and that the pet smell would leave. The smell never did. They were going to look into replacing the carpets for us... they never did. We should of learned from this that we shouldn't renew..but we thought we would give them a second chance. One year later and we are looking to transfer into a 1 bedroom with an office. They call and say it is ready for move in. On move in day they call and say they need to replace the carpets(due to the smell of animal peel) it pushes our move in date till the following Monday(5 days later) mind that we took work off already for this. So Monday morning comes and we are told the carpets will be done by 10am the latest, but then it moves to 2pm, and then it moved to 5pm. 5pm on the 2nd move in attempt we walk the appartment to find even more issues. Cabinets broken, counter tops cracked, water damage on the bedroom wall, blood on the bedroom wall... still smells like animals... too many issues. We are currently not moved in still(it's too late to find a new place now).. I am writing this review because I've heard similar horror stories about this place and want to share mine. You have to babysit them, call them and follow up on their job. And when you talk to them they make you feel like you are inconviencing them... Cabana West... mover beware....

Please read before you sign an agreement to experience the worst stay of your life!! Since the first day I signed my lease I’ve had so many problems with this apartment complex to the point where I don’t think I would ever want to rent again. On the same day that sign my lease and went to go check out the unit, it looked like they didn’t even clean it. I had large stains on the carpet in the living room and bedroom. The apartment wasn’t properly painted well and my refrigerator still makes an awful noise. They pressured washed the hallways and staircase without notifying the residents so when I opened the door there was a river of water. I want to explain in details about lot issues but it would be easier to list of some Pros and A LOT of Cons. Pros: Location is next to the beach Maintenance responds quickly Cons: OVER PRICED ( property owner sucks) The gate never works (Oh they fixed it but it broke days later. They are charging the residents $40 for an access card. I complained to the front office because you’re charging your residents to come onto the property but guests can come in for free!! That doesn’t make any sense!!) The smell of pee and poop is almost everywhere (elevator, staircase, mailbox, etc.) The doors are always propped open along with the open gate so anybody can just come in. (Safety issue) They charge $5/month for pest control and you still have water bugs, roaches and silverfish (Pest control should be already included in the rent or free for residents) Elevator doesn’t always work (If you go grocery shopping and live on the 4th floor, you’re out of luck) Residents leave their trash or food in the hallways and staircases These are just a few and I planned on listing more when my lease is up (I’m sure there will be more). Go and read other reviews because I wish I would’ve read them myself before I decided to come here. I HIGHLY and STRONGLY don’t recommend this place to anyone!!
These apartments may seem luxurious on the outside however come with several downfalls. First, the two community grills are never in working order. The knobs were missing and will not ignite the grill. Upon move out these grills were in the same condition even after reports to the office several times. The walls are extremely thin therefore everything can be heard. Upon move out, I was never notified of any charges until I received a call from IQ data collections.I was sent to collection with out being notified or given the chance to resolve the debt. I lived at this apartment for three years and seen management change three times. I am very unsatisfied with this company and management. I will never recommend this property to anyone.
From the moment I moved in, I knew I was going to run into many problems with this apartment complex. I had multiple conversations with the office before moving in and, on the rare occasions when they actually answered the phone, was told I could do a 7 month lease, so I picked a move in date. When the time came to move in, they said the apartment wasn't ready and tried to change my move in date to about 2 weeks later. This wasn't possible because I had to start work so they finally let me move in about 10 days later than they had initially said. When I arrived to move in, they said they don't offer 7 month leases and had prepared a one year lease for me. I was able to get it down to 10 months but of course then had to pay to break the lease because I only needed the apartment for 7 months. I had no other option than to move in at that point so they knew they could do anything they wanted. I put multiple maintenance requests in that were "lost," and the lights in my laundry room always went out due to electrical issues. Painters came to paint the balconies at one point, so we were told to put everything from our balconies inside until a certain date. I waited even another couple weeks before putting my stuff back out on my balcony just to be sure, but one day I got home from work to find my furniture was covered in paint because the workers had come back. When it came time to move out, I made sure to have someone from the office look over my apartment for any damages. The person said she had never seen a place so clean so I would definitely get my deposit back. They told me I would receive my final bill within 30 days. 30 days passed and I hadn't received anything, but the next week I got a call from a collection agency stating that my credit would be ruined if I didn't pay my bill from Cabana West. I said I hadn't received a bill and they said that looked to be the case because it had a return to sender sticker on it because Cabana West hadn't included my apartment number on it. To make matters worse, instead of giving me my deposit back, Cabana West had charged me a fee for damages and had also charged me for insufficient move out notice. Their policy is to give 60 days notice, which I did, and there is proof because they make you fill out a form. Needless to say, I wish I had never lived at Cabana West and am so happy to be gone.
We love it here .apartment employees are friendly and helpful with our move. It's a beautiful area.
The apartments themselves are great! Spacious floor plans and the rooms are large for an apartment. There could be better separation between the dinner table area and the "living room", but we fit nicely with a full size table and full size couch. Also the walk in couches are huge! Maintenance is great too, they come to fix anything within 2 days maximum. Management, however, is not the friendliest or the most accommodating, and whenever they are confronted about a problem of any kind, they usually blame "corporate" or say there's "just simply nothing" they can do.
I found this apartment because I needed centralized but not right in middle of the craziness. I love sitting out on my balcony at night and listen to the bliss and calmness of the night. They are a gated community hidden behind a small neighborhood and the leasing manager listened to my situation at my previous residency and found the perfect apartment for me that they had to offer. The amenities include a fantastic pool, 24hr gym, community center that includes a pool table and web cafe, and a movie theater. Friendly staff that work with you to fix any problem or situation that comes up. I never want to move out. =]
