I lived here for a year. It was ok when I first moved in. I never had roaches. I didn't have mice until they started construction in the parking lot. I caught several a day. The parking is HORRIBLE. even if you have a parking pass ,you cant park on the lot if you have out of state tags (DC or other). The washing machine and dryer was trash. don't pay the extra for it. It's spacious that's about it.

Just be careful. Ask lot of questions before you sign your lease. They are very nice before you sign the lease after you feel like they don’t care about anything you ask them to take care of. Poor management

This place is disgusting. My first couple months were ok but soon as I started getting comfortable everything started goi wrong. First, everything started breaking in the apartment and they take their time to fix it. I’ve seen at least 20 roaches since I’ve moved in and 2 mice. No one wants to live with rodents. I have to park 5 buildings down from my building if I come home after 7pm. Also, I haven’t had heat in 3 days and they maintenance people tried to fix it but it wasn’t fixed and it’s freezing in my house. Management gave one heater and of course that’s not keeping a two bedroom apartment warm. Whenever I plug the heater up then the fuse blows out so me and my family have been freezing in here and I have to wait for an electrician to come because the maintenance men could not fix the problem. It’s so many issues with this company and I’m just counting down the days until my lease is up. STAY FAR AWAY FROM KAY MANAGEMENT PROPERTIES
We were hoping to stay for 2 years, but although it’s beautiful and conveniently located, it’s the absolute worst! We didn’t have heat for at least a month in the winter, we have yet to get our AC turned on (it’s consistently about 80 degrees in here and they haven’t done anything about it yet), they lost our rent check and tried to sue us (good think we keep receipts), and now, when trying to wash my clothes, the whole laundry room flooded! And when I look at the water it appears to be full of FOOD!!! I see onions and something brown and slushy! Is someone’s garbage disposal leaking into our laundry?!? Disgusting and Unacceptable!
The Good--the apartments are spacious, utilities included (except water). The Bad--outdated, water bill can raise to $75/mo., no parking on property after 11pm unless you have permit. In order to have permit your name must be on lease and your tags registered in Maryland. If you plan on having guests after 11pm, on the weekends, holidays or unexpected guests, you are out of luck. They must park on Suitland Rd. and walk to you, when they return cars are vandalized. Grown, rent paying people cannot have guests after 11pm, towing every night. No roaches, but there are bed bug break outs every year and mice. You can smell every odor coming from your neighbors through vents that include weed smell. Do not move to any unit in the 4200's section, loitering, drug transaction and weed smell everywhere. Front of property is always nice with flowers and clean. Back is always dirty. Apartments share trash rolling carts, not large dumpsters, so trash is always overflowing and smelling. Floods happen all the time in my 1st floor apartment, and many 1st floor apartments, causing standing water and flies through the apartments. Maintenance will come on the 3rd or 4th call and do patch work, getting a new replacement is not an option. Rental office staff are nice until you sign the lease, they are nasty, gossip and turn over is high. Do not try to report to Kay Management corporate, they never return your calls and could care less. Also, they will change rules and it doesnt matter if it is in your lease or not. If you are young and need affordable housing and do not have guests, then this an okay apartment. If you are mature, like nice things, have guests, DO not move here, pay a few more dollars and move somewhere else. Keep every receipt because they will tell you, you did not pay rent when you did. Cars are broken into. And security doors are always broken.
Beautiful apartment. Spacious. 2 bedroom 1 1/2 bathroom. Cheap water bill. Place was broken into by a maintenance man. Apartment flooded. Had wet carpet for a month. Maintenance brought cardboard out so i could step on without my socks getting wet. Ceilings had water coming from it that turned into big bubbles. Maintenance came out and burst it with a pin and left. Entire apartment was water damaged. Holes cut into ceiling and left uncovered for a week.
The neighborhood is quiet and the rent is reasonable. The water bill is cheap as well. Get to dc within a minute. No mice in the apartment, but have some problems with water bugs. A lot of stores around the neighborhood. The cons of moving their is parking. If you do not have Maryland tags then you have to park up the hill. There is restricting parking up the hill in certain areas, so park at your own risk! Many people will get up in the mornings to get their car before the parking enforcement comes. At times they ticket people around 5:30 in the morning at times ($100 parking ticket). Although, in the lease agreement they said in order to park on the lot you have to get Maryland tags on your car. I feel as though if you are paying rent there, then it shouldn't matter what state the tags are in. Idk. If you have visitors coming over, make sure to get parking passes for them ahead of time! Sometimes they run out of visitor passes. Note: Sometimes I see the towing truck drivers park their truck at the complex and wait until 11:00 to tow people cars (which isn't fair). Overall, Whitehall square apartments is a nice area to live, but the parking is a downfall. I do plan on moving pretty soon.
Management company is TERRIBLE. I have been living here for 8 months and no one answers the phone at the front if you have issues. They don't have a drop box or allow online payment for rent so you have to physically come to their office every time rent is due or risk mailing it in.There is ALWAYS someone smoking weed in their apartment building and I can smell it. During the summer there are bees/hornets in my apartment. Someone constantly breaks the window near the entrance to my building so they can get in or they randomly call numbers until someone buzzes them in (It's gotten so bad I block the number for the front door on my cell). The trash cans arr always full and smell terrible sometimes. You can't have visitors after 11pm because of towing. They don't even have visitor passes. JUST STAY AWAY!
Im a current resident of whitehall square and have been here for over 2 years time and in that time ive never seen such a disrespectful and careless group of people managing an apartment complex. 1.)The staff are rude (maintenance folks are very nice tho) and im sure if you take the time to look up the property you will find that many resident current and former can attest to how terrible the staff is. 2.) there is no guest parking within the mile or half mile radius the buildings are spread out on because for some reason they thought it was appropriate to take parking from working class families who pay upwards of 1600 for a 2 bed room. Also there is no guest parking pass givin to residents. This also means If you live in the back of the property per say and you have out of town friends or family that arrive after the rental office closes guess what? your gonna have to have them catch a bus to your apartment... or taxi / uber or you will have to drive to pick them up from wherever they are parked... good luck with doing that for the years and years you stay here. 3.) they turn off the water like every other day in the morning till 4 or 5 in the afternoon for unknown reasons. since we been here, i swear outta 365 days we had the water turned off at least 100 of those days every year for the past 2 years. 4.) they force you to change your vehicle registration and license info to match the complex address in order to park on the property. Some may not find this a problem but for others who have a primary residence and use this address as a secondary one will find this a problem even tho its completely legal to own a property and rent an apartment they want to make it difficult for you for unknown reasons. So for all you DC GOVERMENT EMPLOYEES STAY CLEAR!
I despise living in Whitehall Square. This apartment complex is horribly managed and I wouldn't suggest anyone moving into this complex unless you enjoy the following: 1. The smell of weed entering your apartment & a potential contact high from your neighbors. I assumed this might have been just in my apartment bldg. but I have heard concerns from other tenants. 2. If you like to see kids and young adults lounging and sitting on the front steps of your apartment building blocking your entry into your apartment building. 3. If you like to witness drug transactions. On several occasions I have seen hand to hand drug transactions occur near and in my apartment building. 4. If you enjoy loud, bass thumping music, particularly at the most inappropriate time of day. (The bass music is now my morning wake up call) 5. If you don't mind maintenance request taking a long time and I am not talking for minor requests. 6. If you don't mind having the water shut off for repairs so frequently it becomes a running joke how many days in one month Whitehall Square shuts off water. 7. If you don't mind not having overnight visitors. Yes, that is right. If you have a guest that has a car they must remove their car from the property at 11pm or get their vehicle towed. There is no available parking space for guest with cars. Imagine telling your guests (for a place you pay rent) "Hey guys, its 10:59pm, you have one more minute to leave or your car will be towed" This is embarrassing . Or telling your friend, "Hey, you can't sleep over because you can't park in my apartment complex." 8. If you enjoy rude leasing office staff, this place is just for you. The list can go on and on. I regret moving into this complex. 1. The parking is horrible. (There is no visitor passes: your guest must leave by 11pm or get their cars towed and for tenants parking is so horrible that if you are not home by a certain time you have no where to park). 2. The leasing office staff is rude and incompetent - I have requested services that take forever or not all (I am talking months and I am still waiting). 3. Be prepared to wait on maintenance for requests such as clogged tubs, toilets, sinks, etc. (you can wait for days) 4. Be prepared for overflowing trash cans outside, groups of kids sitting on building steps, loud music, abundant marijuana stench and on and on. OVERALL JUST BE PREPARED FOR UNDESIRABLE LIVING
Recent changes to parking have made this complex not worthy of moving into. If you like to have friends/family over especially after 11pm this is not the place to move. Recent changes in parking along with the guideline to receive parking passes are completely inconsiderate. This management company is not at all considering all odds when trying to meet the needs of its tenants. It's absolutely absurd to ban all visitors parking/parking without a sticker. A lot of people who have special vehicle circumstances but are tenants are being completely disregarded. I will be looking for a new property ASAP.
Pros: Cheap rent. Playgrounds. Pool. Polite neighbors. Parking is free as long as you have your car registered at your current address. Visitor parking is street parking in the community and for the most part, there is always parking available. 5 day grace period to pay rent. Most utilities are included, if the management company has to pay your water bill (the only non included utility) then you usually have until the 18th or 19th of the month to pay them back. If you get towed, depending on who towed it, they can bring the car back to you so that you don't have to pick it up and they will not charge you a day fee until after the first 24 hours. The Bus 34 runs through the community and Suitland Metro station is right around the corner. Right outside of DC and there are a decent amount shops close to the complex. Nice accent wall that is an exposed brick wall in the apartments. 500$ off a months rent if you refer someone who moves into any complex that is managed by Kay Management. Cons: 2 Mice (but I will say I would prefer to have one mouse every 8 months then live with roaches)and maintenance had a 1-2 day turn around to laying traps and plugging up holes they found behind the oven and in closets. Hornet problem (during the summer time, since I live on the top floor, there was a problem with hornets coming in the apartment via vents). Mold (looks black and fuzzy) in the air vents. Smokers in the building will smoke (cigarettes and weed) in the actual building instead of there balcony even though the majority of the families have small children in the building. No washer and dryer in unit (although there is a laundry room in every building). The unit that was "move - in ready" had doors that do not shut properly (all closet doors are messed up), broken hanger rod in the bedroom closets, cabinets that seem to be falling apart along with a dishwasher that doesn't seem to fit in it's place (it tends to lean forward/pop out of place when you open it). Comments: I will start by stating that you get what you pay for. My family and I are surviving. Although there are several negatives, there is still the positive of it being affordable and at the end of the day, if you weigh your personal pros and cons there is a possibility it will work for you and your needs. I have lived in the community for a little over a year and I hope to have saved up enough money in the process to soon buy a home elsewhere.
My apartment is fair. The neighborhood is quiet not a lot of crime.My neighbors are respectful.My family is expanding & I need more space but overall I don't really have too many complaints.
