Where do I begin! Moving is stressful and I had 30 days to move out of my current house rental, looking at how much house rentals cost today gave me much anxiety! I was looking for an affordable alternative and was recommended to look at apartments. With the help of my son and his girlfriend we found Whitepalm apartments. I was introduced to Taelor who was so attentive to my concerns. I was impressed with the grounds and the space between each building. The units were well kept. The leasing staff were all great! Jennifer was so knowledgeable and I was grateful for her confidence and expertise. I am glad I made the decision to be a part of the Whitepalm community. Thank you!

Thin floors where you can hear everything. Floors were repeatedly coming up. Maintenance jobs done sloppily.
Shouldn't be listed as "luxury" apartments. I figured paying the extra would eliminate the nonsense that comes with typical cheaper apartments, but it didn't. More often than not, when the A/C comes on it blows the weed smoke from the unit below me all over mine, giving me a headache so I have to shut it off and sweat instead. Somewhere in the building a unit consistently turns their music up as high as it will go, but since they lower it at 9pm I guess it's allowed. Even though I hear other residents ask them, and yell at them about it. Vehicles speeding down the roads, aggressive residents, and others inviting the whole town to the pool are the common issues. Now I'll be forced to pay 2 months rent penalty because I don't want to suffer any longer & end my lease early. An expensive lesson learned, hopefully this saves someone else from my mistake.
We are getting ready to sign our second lease here because we absolutely love it! Angelina sold us on it when we toured last year. We had moved from out of state and moved into a subpar apartment; and couldn’t wait to move! Yes you sometimes do hear your neighbors, but that is typical of apartment life. Not anywhere we have ever lived where we didn’t hear our neighbors. We can’t recommend this place enough!
I recently moved to Whitepalm from out of state. Most of the process was done online and it was seamless. Ces in particular was helpful every step of the way and made the transition smooth. I’ve only been living at Whitepalm a few weeks but thus far no complaints; it seems like a great place. I will update this review in a few months after I’ve lived here long enough to have an honest sense of the community.
The first time I visited WhitePalm was last June, I was immediately greeted by Ces and she showed me the model apartment and the amenities. She recommended available apartments and discussed the features and benefits of each apartments that I might one to consider renting. I moved from out of State and it is not easy when it comes to logistic aspects and not to mention the long drive. I knew that I will not be able to arrive in the property during office hours to get my keys on my move-in day so I informed Ces and she immediately came out for a solution for me to still be able to get in in the property and to my apartment. I love my apartment and I know I made the right decision choosing WhitePalm as my home in Port Orange. There were minor issues that I discussed with Ces and she coordinated these to the Maintenance Team and immediately the maintenance staff, Vanessa took care of the issues. I highly recommend WhitePalm, this is a great place !!!
I just moved in to White Palm Apartments 2 weeks ago and so far my experience has been great! Ces, in the leasing office was awesome! She showed me the apartments that were available twice so my mom could see them as well; and she answered all my questions (and I had a lot of them)! She definitely made me feel at home. The first night I moved in I had an issue with my AC after hours and the maintenance staff was able to come and fix the problem promptly! Every one in the community seems to be very friendly. I hope that I continue to have a positive experience through out my time here!
There are things about this apartment complex that were wrong from the beginning. Just like the other reviewer mentioned years ago, the walls and floors do not have enough insulation. So, you can hear your neighbor below you coughing, your neighbor next to you using the bathroom, using the toilet paper roll, your neighbors above you sound like elephants walking. This is the truth. You can hear loud laughing, if someone yells etc and yes at all hours. It shows how the walls and floors were not insulated at all. No lie, you can even hear someone snoring in the apartment below. So basically, when you move in here, you are not getting neighbors, you are getting roommates. You get to know your neighbors so intimately it is as if they are in the same apartment , just that you cant see them. When someone runs in the hallway, the whole floor shakes and the hallway is so loud, everything echos really bad. You can hear children yelling in the hallway as you walk to your apartment. As the previous reviewer mentioned, yes, the lighting is right by your bedroom window and the blinds don't keep the lights out, you have to go out and purchase special curtains. To add to this, noise from the outside comes in too. They say that they are double pane but, there is a draft and the door to the deck is not insulated well so the noise and draft are really bad. So, this place was just made wrong. This should have been thought about before offering Luxury apartments at high cost. Now, the only thing the owner can do is knock down the walls and rip up the ceilings and re-insulate or perhaps add sound proofing another way on the walls and floors. Even the outside walls are not insulated properly. You can hear people talking outside and when it gets cold the outside walls feel really cold. As for things that are listed on this website, there are no breed restrictions enforced on dogs. Everything is here, even dangerous breeds. Not all buildings have elevators. The appliances are not real stainless. They are simulated stainless look. It is not smoke free. There are plenty of smokers in these apartments and you can see and smell it wherever you walk or live. The owner should set aside smoke free buildings, that would be only fair for all the non smokers, or better yet, make the whole complex smoke free.
We moved in around August 2014, just after the community opened for business. We moved here because of the belief that these were luxury apartments. Sadly, we were mistaken. The buildings and facilities look nice, but they were built cheaply and fall apart easily. One of my kitchen cabinet panels just randomly fell off one day. We weren't putting undue stress on it; it just fell off. The grout around our bathroom sink just crumbled away and is nonexistent. I have a friend who moved into another unit and her refrigerator handle just came off in her hands one day. There is very little insulation between the apartments and you can hear what your neighbors are up to at all hours of the day and night. There is a street light right outside our bedroom window that shines in our room every night, so brightly that there was no sleeping in there. We had to go buy specially insulated curtains jus so that we could sleep in our own bedroom. The community is a gated one, but the gates are constantly breaking down at least once a week and are propped open, so the idea of security is just that: an idea. There are a lot of nice benefits, including trash pickup at your apartment 5 days a week (though it's not free, you'll pay for it too); a lovely pool and recreation area with gas grills and hammocks, a gym and a business center where you can send faxes or use computers. It's right across the street from The Pavilion shopping area and less than a mile from a big Publix.
White palm has a great pool, resident area and computer lounge. There is free coffee! I live right next to the pool and grill area and it feels like a resort. My complaints lie with the leasing office. They are very slow to help with problems and it took them almost a month to get the gate fixed. They made us get a garage and then didn't have it ready for us until a month after we moved in. Also, the grill and pool area closes at 1pm, which is too early in my opinion.
