Property Ratings at Whitnall Park Apartments
I was having a problem getting my insurance listed with new company. Justine was very helpful getting it straightened out and helping my insurance agent
This complex is the absolute worst. There are so many issues with it and no direct email so there's no one to contact if they don't answer the phone and that has been one of the issues we've had. They lock the outside of the apartment buildings but there is NO call box or cameras. So when packages are delivered, they are often stolen. We always write instructions to deliver to mail room but sometimes the deliveries still go to our building while we're at work and we never get them. The sauna has been broken since we moved in. We've asked about it multiple times, and every time we get some bs answer and that "they don't know when it will be fixed" : ) when we moved in the apartment was so dirty and they had to come in and use ozone treatment which was a hassle for our dogs. save your money and time and don't rent here.
The staff in the main office is rude, and will hang up on your phone calls instead of coming up with resolutions. I am also disabled from my time in service and was still treated poorly. Also if you get an old apartment, make sure you don’t fall for their lie about them charging everyone the same because of the size.
If I could rate 0 stars I would. Management is rude and very unorganized. Unit I was given was not the layout I was told. My washer and dryer were in my room rather than the hallway closet. Any contact with management took multiple times of reaching out before receiving any message or call back. Very rude and unprofessional. During construction of their office there was no communication or updates whatsoever. They said they’d be back in office end of January then pushed it farther then said in March and didn’t open until April. Left my with nobody in person to help when needed especially with no calls or texts back. Just like many other reviews multiple instances of them saying “rent was never received” or wasn’t paid when it was done days ahead of time. Do not rent here. Nothing but stress and a waste of money.
I was about to start a lease here under the impression that I was moving into an updated unit. Prior to getting my keys I asked to tour in-person, but I was told that I couldn't and to look at the online virtual tours. Unfortunately, the unit I was given was not updated at all and did not match what I had been told I was getting. The property manager handled the situation well, but I ended up not continuing with my lease after the mishap. Lots of miscommunication on the back-end that led to this.
They decided to switch to key fobs for the doors and only issue you 3 so if you have more than 3 people that need a key, you are screwed. Also, they changed the main doors to these key fobs so if I have someone delivering food, I have no way of knowing when they are here unless they call me. There is no intercom system in our building and no way for me to buzz them in so they have to call my cell phone and then I have to go open the door. I don't know what they were thinking when they decided to do this. They are also doing construction and sent out a letter saying they will not be raising our rent this year because of the construction, like we should be grateful that they are not raising our rent like they do every other year. I have always paid my rent on time and I have lived here over 4 years. Some, not all, of the office staff are rude and don't care about the tenants they have, they are just concerned with the new ones coming in. I have been met with cold and downright mean comments from them while asking for simple requests. Would not recommend this place at all.
I have lived here almost a year. Love the location, pools are great. Laundry often breaks down but I can deal with that. Apartment itself has water damage on the ceiling that they painted over instead of actually fixing. Balcony is very rusty and not very stable. And on top of that they are currently renovating ALL the buildings. During a global pandemic. When people like me are either working from home or going to school from home. Why couldn't they have waited? Or started in early summer to finish before the school year? I have workers drilling and loudly singing as I'm trying to study for exams. Our rent money is going towards this. And in my opinion it looks ugly and cheap and unnecessary. We got a paper saying this was going to happen and that we should "make arrangements" if needed. But I don't have anywhere else to go do my work... because we're in a pandemic!!
I've been at Whitnall Point for awhile they have the best maintenance team and the friendly staff members. They are always working to make sure you feel at home. Their tenants needs come first. If you have a issue with anything they will work with you to solve the problem. I'm so happy I've chosen Whitnall Point Apartments.

The apartments are nice but the lady told me if I fill the application right now I will get 1st month free I said okay. I applied last week but still haven’t heard from them. The worst part is that they told me everyone who is gonna live in the apartment has to fill out the application and the fee which I have never heard from anyone or any apartment leasing office but I did fill out the fee. Haven’t heard back. The lady didn’t seem nice at all. I asked them when will I heard back from them but they didn’t let me know. They took my 50 dollar fee. They can’t do this. Don’t pay the application fee unless you are sure they will give you the apartment. Worst staff.the way they talk is like they don’t appreciate the customer they get.

I applied for an apartment here over a month ago and still haven't heard back if I got accepted or not. I jumped through hoops to make sure Whitnall Pointe got everything they needed, including a cosigner. My significant other and I called about every other day to check the status of our application because we needed to know by the end of the month to give our current apartments 60 days notice. Once the cosigner applied they told us they should know by the end of the day if we got accepted or not. Well...that didn't happen. The last time we called we got a "we'll call you when we know" and sensed some annoyance from us asking the status so much. Over a week went by and we still didn't hear anything. My boyfriend finally called last night and they said "one of your current apartments hasn't gotten back to us". We asked why we were not notified of this and got told it was on us to make sure they got everything they needed. UM, we called CONSTANTLY and were never once told they were waiting on more information and they told us THEY WOULD CALL US. But somehow the blame fell on me and my significant other. I am extremely disappointed because I was really looking forward to moving here, but we have applied elsewhere and have gotten accepted within a week. Very poor communication and not the friendliest of staff.

I recently moved out of Whitnall Pointe. I lived in my one bedroom apartment for just over 4 years. I've noticed a slow but steady decline in the condition of the complex as well as overall maintenance care. The grass isn't cut as regularly as it used to and when it is cut, its sloppy and poorly trimmed. Maintenance is a mess in the winter with snow plowing, eating up all the grass, leaving mud piles all over. This makes spring time a mud pit. It's clearly rushed without a care. Also, when you do call the office for maintenance work to be done, it's done, but as cheaply as possible. They basically just put a bandaid on the problem. I had to begin looking at other locations to live because I just didnt know what my money was going towards. I simply became embarrassed to say I lived at Whitnall Pointe and felt my money deserved to go elsewhere. Rent went up every year and the condition of whitnall pointe is on a steady decline. Maybe they need a new a maintenance manager who has the experience and drive to really keep this place in shape. I hear from people around the complex he was always working in his garage on some race car.Which by the way, would never be allowed by a resident. People didn't complain because clearly management didn't care and allowed it. I'm glad I left, I'm not the only one noticing this decline. Residents are talking. They should pay attention and make some positive changes before what used to be a beautiful place to live turns into a slum which is entirely the fault of the people left responsible to run it.

The walls are made of tissue paper. I can hear everything in the bedroom next door and I am thankful that it is a child's room. I hear his mom every morning say good morning sweetie. I can't imagine that she is yelling those words. I can hear all of my neighbors sneeze, cough and any conversations that they have. The cold radiates off of the outside walls and the patio door and windows have gaps further leaking in the cold. If anyone in the building flushes the toilet while I am in the shower I get a blast of scorching hot water. This usually happens at least twice in a 15 minute shower. They are very slow with snow removal and they rip up the grass along the sidewalks when they finally get around to it. This causes the sidewalks to be lined in mud. They don't seem to care about anything except collecting the rent!
overall nice apartments. poor communication between staff members. Fees are very outrageous.
This place looks good on the outside, but beneath the surface it's a horrible place with horrible staff. It's actually amazing how incompetent the ladies in the office are. I've been assigned to park in a lot that is 3 blocks from the building I'm living in, and when I asked them to re-assign me they told me that unfortunately the lot outside my building was full and I could try to park in the lot outside my building if I wanted to, but since there wasn't enough parking I'd have to try to get there early enough for a spot, and if I received a ticket it would be mine to pay. I've also had issues where they took a full month and 3 reminders to repair my wall where water damage was spreading due to a leaky roof. On top of that there have been 2 instances in the past year alone where I've been charged late fees on my rent, despite me giving them a check a week before it was due. They're excuse: "We never received it. We will need you to write a new check and unfortunately we can't waive the late fee." I'm looking for a new place and I advise others to stay far away from this place.
I have live at Whitnall Pointe for two years and have had an enjoyable experience. There are many amenities such as a 24 hour fitness center, two pools and a hot tub. Maintenance makes timely repairs and front office staff is friendly and helpful. My favorite part of living here is being so close to the Wehr Center Nature Trails.
The apartments are good but a little pricey. For the same price you can move across the street and get a garage and personal entrance. The office is so unorganized its been months and I haven't received my security deposit back or the pet deposit which they claim they never got. I will be going in to show them all the checks that were deposited by them and demand my money back. It is so ridiculous and the most unorganized apartment complex I have ever dealt with.
I've been happy from the beginning. The people in the leasing office have been on top of everything. By the time I moved in I already had an appointment for Internet/cable installation. They are really nice apartments, nicely updated and well kept. For the price of rent you get nice amenities and a spacious apartment. It's a quiet neighborhood, has a small dog park for those with dogs. Direct access into whitnall park hiking trails which are really nice. Only a few things fell through the cracks upon move in, one being the storage locker they assigned to me already had someone's stuff in it and lock on it. I noticed they advertise has as free, but on my lease it's listed as something I pay for. Apartments are all different prices due to some being updated more so than others, and some have washers and driers in units. A in all I am pleased with the overall property and willingness to help. They did take a long time to update me on my storage locker, and had to call a few times in order to figure that out. I'm
Overall, one of the best apartment complex's I have ever lived in. The complex has everything from a pool, hot tub, sauna room, work out room, washer/dryer/dishwasher in units, pets are allowed, underground parking, and near by trails to walk on around near by parks. There are gas stations, grocery stores, and restaurants with in a 5 minute drive or less. It has a very quite neighborhood with a very pretty scenery during the summer time. Helpful maintenance crew and a friendly staff in the front office.
We lived at these apartments for 1 year and we were highly dissatisfied on a regular basis. The maintenance staff were all very kind but this is unfortunately the only positive aspect of having lived there. If possible, we would have lived in a hotel before having signed our lease if we would have known how unlike home the complex was going to feel. Good luck in your apartment search!!
I moved into Whitnall Pointe 4 years ago because I loved the location and the layout of the apartment. Over the years I have gotten to know the staff and the neighbors that share the area with me. It really is a friendly community and to be honest I have never thought of leaving, I love it here.
I moved in here a month back and I have been seriously regretting this decision. In the last 4 weeks, I have had so much happening here, thanks to the super inefficient management( The apartment manager thinks its not her job to be responsible for what her employees do). 1. First, I get a cop ticket for parking in the designated parking slot because the apartment parking attendant checked for the permit on the left side of the screen and not the right side! The rule says that they have to give the person two chances before they report it to the cops. I ended up receiving the warning at 10'10 pm and the cop ticket at 10'11 pm!! On reporting this to the management, they said they will 'try' to avoid it the next time and that i have to pay the $30 bucks this time around! Thanks god for me the judge and the franklin cops had better sense than my own apartment complex management. 2. Today i saw a flyer which was distributed across the complex which said that the locker #aa has been vacated and the contents disposed because no one claimed ownership. FYI I heard that this has been an on going issue for the last 3 months and they happened to give me the same locker a week back and guess what, my stuff got thrown out after they broke down my lock! Adding to this, the manager told me that I am lucky because they have a policy of holding the items for 30 days before throwing it out! Beat that! Overall, they are lousy and their records are outdated. The management has no sense of whats happening. All they care about is overcharging the tenants and increasing the rent year on year. If the rating scale had a negative number, I would have gladly given that.
Affordable, quiet, GREAT amenities, laundry facilities are great, suitable storage space, free parking, GREAT outside space, GREAT neighbors
The location is decent enough. Near gas stations, shopping, and highways. The newly remodeled units look nice, but are not the best work. The maintenance staff is competent and fast. Rent went up every year, like clockwork. The office staff is extremely rude and difficult to work with. They often give barely 12 hours notice of entering your apartment and frequently schedule maintenance that interferes with parking, or use of the advertised facilities, like laundry or fitness. Should their entry to your unit require your presence, due to your pets for example, the office staff is very difficult to work with as far as scheduling to your needs. Maintenance often parks in the way of the vehicles in the underground garage, blocking you from getting into or out of your parking spots. We had to report this multiple times. The office made mistakes with our rent payments 3 separate times, claiming that we owed them additional rent. Fortunately, we had paid online, and had records of our payments. In the end, the office was so incompetent that they actually gave us a credit of $200 that we were not owed. I repeatedly stated that we were not owed this money, but they insisted. Currently, we are in the last month of our lease and our planning to leave. While looking for a new place to rent in the city we were moving to, part of the process involved Whitnall Pointe verifying our status as renters. They took so long to do this, that every other step of the process was completed before Whitnall actually responded to our new management, including background and credit checks! When I called to ask what was taking so long, they were extremely rude and stated that they would get to it when they have time. There are many places to rent in this area, including right across the street. Many of those other places have friendly management and lower prices. Do not rent from Whitnall Pointe. Look elsewhere.
