Property Ratings at Whitney Ridge Apartments
Pros- Fairport, several unit size options, convenient location, allows most dogs, Cons- small, poorly laid out and outdated. the halls often stink Maintenance regularly cuts corners and doesn’t fully fix a problem. We called several times to have shower repairs, dishwasher stopped working, dryer that has to be run several times with small loads to dry the laundry was a “replacement” when the old one died. Maintenance says they will come back to resolve and they don't. Parking- you’ll get “parking violations” when you didn’t do anything wrong but those who park incorrectly don’t, often have to park in another area of the complex and walk back to your unit. Office staff rarely follows through on what they say they will do and then try to blame you (ask to move to a bigger unit? They’ll forget to put you on the list. Need a key or a document? It’s regularly forgotten but then your fault when they realize it and you are inconvenienced to get it done asap).** Cigarette butts everywhere. Poorly maintained- snow removal and the lawn cutting looks awful. Once you move in- no improvements will be made even after you renew several times. while there are two dog parks… many people don’t clean up after their dogs and it becomes unusable. Every weekend- count on the dumpsters to be overflowing. Windows and doors are incredibly drafty. Units are dark and provide minimal lighting. We accommodate days of repairs and fixing some of the issues (many again). Some of the repairs were completed and resolved. Some completed but not resolved. Some, didn’t get touched. I got a call on May 20th asking when the guys could come work on more of the unit. I said the 22nd at 9:00 am. The 22nd came and so did the entire morning. I had other things I needed to get done and at that point I was just mad I had been left sitting around for hours waiting so I left to run my errands. At 13:30 one of the guys called and I was so steamed I didn’t answer. Then, last week, on May 30 I got a call asking when I was available this week. I said Monday at 9:00. Wednesday for a short period as well at 9:00. But really Monday was my only open day. I was told “we will see you Monday at 9:00”. I sat and waited all day today and no one came. No one called, nothing. Funny how even after the property manager berated me for not “bringing it to her attention” and things were then brought to her attention… the repairs still aren’t being completed.

These properties are poorly managed and are of low quality. Constant mold and bug problems. Low quality examples include: doors hang crooked, cabinet drawers that don't open and shut, outlets and light fixtures that don't work, windows don't close and seal properly, chunks of the ceiling falling, etc. Incredibly overpriced for what you get. Expect for the hallways to smell like Marijuana and to find used needles on the ground.
The most rare thing about renting versus owning is it seems like when you rent the place never seems to have any permanence. I can honestly say that Whitney Ridge feels like a home. I thought about why I like living here as much as I do and to be honest there are to many to list so i thought I would just share some highlights. Both for myself, and for someone who maybe in a completely different stage in their life this is the perfect place to live. Maintenance is thoughtful, handy, friendly and prompt. The new siding that was installed gives the apartment complex a sharp fresh new look. New hvac units allow for liberal use of the ac during the warm summer months and keep the heating bills low for the cold winters. Management is friendly prudent and do an exceptional job especially considering the scale of the complex. Their judgement handling all the unique situations that arise with a complex of this size has always been tempered and measured. The only reason I would ever move out is I maybe moving to a point in my life where homeownership is a more attractive options but would not rent anywhere else in the area.

Community manager was very helpful through the application process and made the transition of moving much easier! The office is open 7 days a week which is convenient for package pickup or if something comes up with staff needs to be involved. The apartment was completely cleaned and move in ready when I arrived with my UHAUL. Staff always responds to voicemails in a timely manner and is more than willing to assist whenever possible. Great location, reasonably priced and dog friendly!
We have lived here for just over a year and at first we loved it, but not as much anymore. There is never anywhere to park in the parking lot at night, our sidewalk never gets shoveled up to our townhouse when it snows , our dryer is a complete fire hazard and fills our kitchen with dust and lint and maintence has told us that it is fine, that’s how it works and there’s nothing wrong with it. It’s to the point where all of our walls around the washer and dryer look black from the lint (it’s disgusting!!!)

We pride ourselves on resident satisfaction, so we truly want you happy with the level of service you are receiving.
When my fiancé and I first moved in Doug and Mike handled the office and they were great! Everything was done in a timely manner, any questions we had were also answered as such. It only took a couple of weeks to get everything taken care of. Since then the office has been taken over by someone else and it is atrocious. Paperwork to move into a new apartment took forever leaving us two days to get everything prepared so we could move in. Not acceptable when everyone works full time hours . No move in inspection was conducted. The carpets are stained, walls covered in marks, broken appliances, hot water works only sometimes. Parking is atrocious. The cops have been here for a violent altercation that took place in our parking lot. The building that we have to go into for laundry and mail smells like a chain smokers ashtray. The smell from said building often permeates our apartment. The office staff is now rude and often have no idea what is going on. The only people working here worth their weight in salt are the gentlemen who work for maintenance. Always meeting you with a smile and a hello. I'm not sure why the office manager treats them as peons. This complex was worth the price at one point. But I am far from impressed with the new management.
