Property Ratings at Willamette Estates
Right off the bat, the apartment has chewed up door frames and dings everywhere. Broken temperature gauge on the fridge so everything freezes. I had payment set for automatic payment. It didn’t go through because there was an error with them making my account and it said no bill to pay. We created a new account and I asked them multiple times if they were going to charge me a late fee and they didn’t answer. They charged me a late fee for their system not working properly.
I lived here from 2020-2022 and honestly really enjoyed my time here. Parking was easy, the pool and hot tub were really nice, and maintenance was always prompt and helpful. The gym is small, so I would still have a gym membership, but it is nice for occasional use. If you like saunas, the sauna is great, and we also enjoyed the racquetball court. We never had any issues with bugs or mice. The online portal for maintenance requests and paying rent was easy to navigate. My rent did not increase in 2021, but it was going to increase by $200 in 2022. However, I still found the price to be a good deal. I would recommend living here.
The application move in process was a hassle, but after 4 months, we love living here. The managers are quick to assess any complaints, and maintenance is quick. The handle on our dryer broke the first day we were here, and maintenance fixed it same day. The area is quiet despite being near busy streets. We rarely hear our neighbors. Great amenities.
This company will scam you. And the apartments are NOT luxury.
The parking so so bad that they tow your vehicle if it doesn't move for a few days. Towed 3 times. They don't even contact you.

If your vehicle is not operable, is in disrepair, parked illegally or in another residents covered parking area we will and can tow immediately. Lived 3 years, it was nice at first until we moved out. 800 for paint and to cover nail holes from picture frame I think not! No major repairs when I was there not fair.

There are so many nice apartment complexes in Salem and I encourage you to look elsewhere. If you are currently living or plan to live at WE I strongly encourage you to obtain a copy of your move-in (or check-in) list prior to moving out. When you move out and the staff does a walk through and ask you to sign this form PLEASE take a picture of the form before you leave the complex. Also, I recommend you have another person observe or videotape your exit walk-through. This way you are prepared for any charges assessed to your account.

As the longest living tenant here, about 10 Years now I would highly advise not living at willamette estates anymore or becoming a new customer it’s not the same as it used to be, it’s not a home anymore it’s only about business high revenue and getting your money with out giving fair value. It feels very unreasonable and shady. Below I will state my reasons. 1.) notorious for upping your rents with very high prices 200.00 right after your leases are up. (GOAL) to make you move and charge you for repairing the apartment carpet etc many thousands of dollars. (Fair wear and tear does not seem to apply for willamette estates) I suggest to always get a lawyer after being unfairly treated here. 2.) high premium prices but low quality. Stoves, washers, dryers dishwashers fixtures etc. The cheapest possible. 3.) Does not Maintnance the buildings properly and does the bare minimum if even that. Gutters never cleaned all year, leaking badly full of leaves and floods the deck. ( however the maintenance manager is great he does the best he can being very under staffed and a pathetic budget.) 4.) The trash seems to always be full mostly do to the fact of non renters dumping they’re trash resulting in higher trash fees for paying renters. Paying renters are forced to slowly filter trash when they can. Result 100.00 fine from management. Not cool at all. 5.) I could go on and on with this place. But Bottom line here is nobody cares about you and it’s only about money nothing more I promise you that.
I have lived in the Willamette Estates apartments for over 5 years now. I initially lived in a studio apartment. Over the first few years I slowly watched amenities disappear and chargers added on such as garbage water and Sewer. I brought my dying mother home to live with me and was told I had to move to a larger apartment. I looked for house to live in but couldn't find anything in a short amount of time so I ended up moving to a larger apartment. After moving out of the studio I was charged for things such as new carpeting die to a stain and a new counter because of a burn from a soldering iron. I paid the bill then ended up being in the apartment about your later after making friends with the new tenants. The carpeting or countertop had not even been replaced. in addition, I didn't even get my full cleaning deposit back because they say it's their policy to go back through the apartments with professional chemicals. This is not at all stated in the lease. Since moving my rent has continually gone up along with my water bill. There are two of us living in an apartment who are both extremely conservative but utility usage . The water bill has continually increased to where it is close to $200 now. This is a bill that comes directly from the landlord. I am again in the process of looking for a different place to live. I would never recommend these apartments to anyone. In addition there is a lot of theft hair due to poor lighting and them no longer having security.
I lived here for 4 almost 5 years and getting anything done by the office during my time there and after was horrid. Lets start with living at this complex; management did NOT handle complaints what so ever. Neighboring complexes would come and use our amenities that we paid for and they never addressed the situation. I talked to a neighbor about it and he said he attempted to contact the main office in Willsonville to solve it. Wasn't solved during my stay. Now trying to leave this place; my husband put in a 30 day notice with a woman at the office. She had him write on a scrape piece of paper and put it in our file. A month later we get a bill for the full month, not prorated. So my husband goes to the office again and they do the math and tell us to pay only the amount this woman calculated. Ok seems like its fixed. Were moving out and the woman told my husband to leave the keys in the apartment. I call a few days after asking when to expect my final bill and they didn't even knew we moved out! I go to the office and they tell me they lost the paperwork and the woman who handled our case was fired. Cool, so now they just have me initial a paper that says I moved out on the date I left. They send a final bill and I didn't think I received it. So I call and ask for a copy. Next day I see its in the mail $274 after taking my deposit, whatever fine. But then I see a week later the "copy" and its for $3300. Outrageous charges for new carpet a shelf and false claims about the bathroom floor. The normal wear and tear from living there for 4 years was now on me? I'm supposed to pay $3300 to make YOUR investment newer and more appealing? It was crappy when I moved in and they wanted to update the complex so lets make old tenants pay for it? Not to mention they ignored or threw away the initial final bill and took my money, didn't include it as payment or anything. WORST experience I have ever had at an apartment. I highly recommend if you're going to live her document EVERYTHING and take pictures. Good luck.
I have lived in these apartments for a couple of years now. The prior manager and office staff had always been really nice and helpful. They recently (within the past month or so) hired a new manager and she is just not nice at all. When I asked questions for a friend that wants to move in, she couldn't give any straight answers and said that management was changing things. Anyway, the complex is always clean and looking really nice. I've had a couple of things break down in the apartment here and there and they always get fixed right away. It is nice to see young men hard at work. So that is the reason why I am still giving it 4 stars.
This apartment is a beautiful place for people of all ages to rent or buy an apartment. There are many buildings with several apartments in each one. There are upstairs and downstairs apartments and they will accommodate if you are disabled. Included in your rent you get to live in this complex with a small gym, racquetball court, pool, hot tub, basketball court, and a splash pad. It is a lovely place to live with beautiful apartments! All apartments come with a dishwasher and washer and dryer. They are beautifully laid out and are not too expensive for what you get. However, all renters are accountable to pay their own electricity, water, gas, and trash, so the total you pay can be a lot more than what your rent is. The area has a bad rep from what I have heard around Salem, so we are always keeping an eye out for ourselves when we go out. Nothing to worry about so far though. Hope this helps people! We love our apartment!
Over priced and very poor management. Left a $400 deposit and only got 65 back. Not only was the process to apply a hassle but moving out was as well. I have lived in many apartments all around the United States and this has to be the worst hands down.
