Property Ratings at William Penn Apartments
This is the most disgusting, worst place I’ve ever rented. The walls are paper thin so you hear everything your top and bottom neighbors are doing. Management is totally nonexistent, (unless you’ve missed a payment), there is no emergency weekend line and there is one maintenance guy for 10 of their buildings so it takes weeks to get anything fixed. Packages WILL be stolen, likely from someone inside the building, but none of the cameras work so nothing is done. The insulation is a joke and the heat doesn’t work well, so in 30 degree weather, it gets up to 55/60 max and if it was colder, my windows would freeze over from the inside. The summers are miserable with no A/C and insulation. There are mice living in the building as well but again, their solution is a mouse trap. The people living in this complex were sketchy, no one looks you in the eye and most weren’t working so it was loud at all times, there were physical fights happening in my hallway on many different occasions. Everything in the building was broken, including most smoke detectors, fire alarms, windows, door to the bike room, etc. Utilities are insanely high, i.e. $275/month, because the apartment complex isn’t filled. I just moved into a similarly older, non-luxury building in a newly renovated apartment and my rent with utilities will end up being cheaper than William Penn. There are so many better options, so just look elsewhere and avoid this place at all costs!!!!
Mice infested property. Noisy as all get out. Property management is unresponsive. Reeks of pot and natural gas 24/7. Barking dogs, yelling neighbors. It's better than being homeless but that is about it.
You can hear every single neighbor on any side, including music, TV, and conversations. The entire building, inside and out, is not maintained well. Important fixtures to the building are not replaced or fixed for months at a time, including exterior lights and things that prevent exterior doors from closing. One of the washing machines was full of water and unfixed for weeks so the entire laundry room smelled like mildew. The apartments themselves are not maintained well and in multiple places I saw quick fixes instead of quality ones: duct tape in a cabinet that had been painted over, cheap fixtures, a part to my front door that was drilled into a new spot instead of replaced so it had to be drilled back in often. The entirety of the building is dirty and not cleaned well: stairwells, hallways, windows, the laundry room, and the bike storage room. The landlord, CBZ Management, takes days to respond to calls or doesn't respond at all. I had to contact him multiple times in different ways to get a response back on more than one occasion. There are zero amenities, no dishwasher, no AC, and the pictures here aren't accurate to what the building and units actually look like right now.
