Property Ratings at Williamsburg of Cincinnati
To many bad things to name. The employees at the front office suck. There is no communication. They act like things you’re telling them is a bother, and they have no intentions to fix things. Neighbors are loud. Constant car break ins. The management isn’t any better. They just say “we’ll take money off your rent for the month”, and call it a day. THATS NOT FIXING ANYTHING!!! No security. No one answers the phone. If you walk into the office, the staff acts like they care.

None of the amenities listed are available, no pool, fitness center all outdated, clubhouse closed due to renovations for like the last two years. Idek what concierge is but they don’t have it. Maintenance never shows up and if they do they aren’t capable of fixing the issue, they will tell you they’ll be right back with the appropriate people and will never come back. Super disappointed in Williamsburg

Hi User, Thank you for bringing this matter to our attention. We're extremely sorry about the maintenance issues. We would appreciate the opportunity to discuss this with you further so we can improve. Kindest regards, Williamsburg of CIncinntaia
This apartment was cheap, but terribly ran. Maintenance does a poor job when fixing things, if it is even fixed. Do not care about tenants whatsoever. The complex is too big for the staff, and they cannot keep up. Had several problems with management, and ended up having to terminate lease due to problems they would not fix. Problems that could’ve been taken care of easily, which resulted in safety issues. The rent is cheap, but not worth it. Overall would not recommend to anyone.

This place is horrible they rodents chewing through the walls I've lived here for 6 months, and my rent has been inescrow since October, because they never come and fix anything, leaks, mold, flooded apartments NOTHING!!!! DONT MOVE HERE

Please call us at 1 513-878-1118 or send an email to Williamsburg@herronmgmt.com at your earliest convenience. Respectfully, Williamsburg of Cincinnati
This place has people making fake 5 stars reviews. Im a current tenant and trust me don't move here EVER!! The rental office never answers the phone and they will never come and fix anything. I had city of cincinnati come out and do a inspection and since they never came and fixed the leak coming from AC Unit and replace its black mold in my apartment since August. Also a racoon chewed through my ceiling. DONT MOVE HERE
Property Manager at Williamsburg of Cincinnati, Responded To This Review
Hello, Thank you for your feedback. We are looking into the black mold issues, leaks and hope to resolve it promptly! Your words concern us and we need to know more. Please call 1 513-878-1118 to speak with someone from our team. Kindest regards, Williamsburg of Cincinnati
Where do I even start with this? Terribly maintained grounds, overgrown shrubbery, damaged roads, dilapidated buildings with missing doors or siding, bugs and smaller animals make their way into many of the homes, unsafe atmosphere due to lack of security and poor lighting, amenities like the pools are always closed, maintenance can't fix anything, the apartment interiors are run down, power occasionally goes out, balconies rot away and fill with animals until they collapse, and the management can't even take the time to pick up the phone and resolve some of these issues. Staff would rather send you a copy/paste pre-written response encouraging you to contact the office, only to ignore your own response and make a fake 5-star review to suppress a negative 1-star review than genuinely resolve the infinite problems this community has.

Do NOT rent here. Nothing is ever fixed. Our back door has been completely broken for over a year. We were without heat for 3 weeks in January. We went the ENTIRE summer without AC (still not fixed) and our plumbing was shut off two days ago with no ETA on when it will return. They never answer the phone and randomly close the office during business hours without notice. They have changed the website we pay rent from multiple times. The only reason we resigned our lease last year was because we ran out of time looking for something else. This year I'm not resigning period. I'd rather be homeless.

It’s barely decent. The pool has not been open for years, the ‘Rec’ room looks like the equipment is from 25 years ago. I’ve seen one roach and one mice in my townhome and that’s enough for me. I will only stay for my one year lease.

I would never recommend the Williamsburg of Cincinnati. I know several people who have left this property due to the poor maintenance "service", overflowing trash cans, lack of response to requests, etc.

Hi, We are terribly sorry for the challenges you have been facing as we certainly understand the frustrations involved. Williamsburg of Cincinnati is currently under new management as of this week. As new management we are committed to providing a first-class living experience, offering residents unparalleled maintenance, meticulous grounds, and superior customer service. We would appreciate it if you reached out to us at nfairchild@herronmgmt.com so we can confirm your issues are being addressed. Thank You!
Do not move here. They have a huge theft and petty crime problem out here, the sanitation is awful and theres trash everywhere. Many of the renters all complain of bugs and mice and receive no help or extremely delayed help when they report it. The management is rude and unhelpful and is conniving with a nasty work culture. The staff is judgmental and nonchalant about our requests. Light posts are knocked over everywhere and not picked up, a whole tree fell over and they just left it in the middle of the courtyard for 2 months, etc. Basically the staff culture is not supporting employees in a way that makes them want to work very hard and they arent put in situations they can win in. Some of the staff is just lazy though for real.

One of the worst places I have ever lived. The office personnel is very unorganized and there are a lot of hidden fees. The apartments are infested with mice and the maintenance is horrible.

Do not recommend this place. Until prices goes down and the homes/apartments are upgraded. It's false advertisement for the showroom because my place doesn't look nice like it does in the showroom. I have had issues with my place from day one I moved in. From sink stopped up and over flowing numerous of times, ants all in my places, nails laying around and my baby stepped one and my husband. Toilet running and whistling when flushing, air vent falling from the ceiling and making weird noise when it's turned on. Bathroom door falling off, mouse's running around like its there home. Patio handle being broke. No one shoveling the snow for the residents to get back and forth to their car. And the staff in the office parks in the parking lot where the residents parking lot are. So the residents have to park farther down or in an another area to park. Having no respect for the residents parking area.

Poor! I've been living in the Williamsburg for almost 9 years and I have never been late on my rent. I've seen drastic changes over the years and the past 5 years have been the worse. I will not recommend anyone to move here. It's not worth the disappointment and frustration that comes with maintenance problems and the way the grounds look.

The amount of rent you pay and the amount of service you get is disproportionate. I cant get timely maintenance done in my apartment and no one even bothers to shove the stairsways and walkways outside. Ive fallen several times.

Just read the reviews... Id say about 85% are completely true. Its an apartment complex that has potential to be a multi million dollar residence. Unfortunately, I dont think there is enough funding and manpower to accomplish this. Beautiful buildings that are somewhat falling apart from the inside out, three pools that dont work, fountains, gates and driveways that are broken.... its actually kind of sad.
Property Manager at Williamsburg of Cincinnati, Responded To This Review
Hi there. We can assure you that we value our residents' feedback and utilize our reviews to help us identify areas of improvement, as well as areas that we are excelling in. You get what you pay for. Square footage is good and location is convenient for interstate/highway travel. Took a month to get a working stove when first moving in and that's with a week's notice before moving in when keys were first received. Water damage in the ceiling and a broken toilet handle have not been addressed or acknowledged at all for over 3 months. What's the point in having a web-based maintenance request service if no replies are given? Only once have noise complaints been addressed when downstairs neighbors shook my bed to wake me up at 1:00 in the morning after 5 or 6 complaints.
Property Manager at Williamsburg of Cincinnati, Responded To This Review
While we are glad to hear our convenient location and spacious layouts are serving you well, we are sorry that your overall experience here has been anything short of exceptional. Our dedicated maintenance crew is committed to resolving all reported issues in as timely a manner as possible. In a community of this size, maintenance requests are prioritized by order received and severity of need. Due to current considerations for COVID-19, some non-emergency maintenance may be slightly delayed. We appreciate all residents' patience as our team tends to all outstanding requests. If you have any additional concerns you would like us to address, please give the office a call at your convenience. We would be happy to speak with you.
I have had multiple maintenance requests though every channel available since July 2020. The repairs did not start until December 28th 2020. The quality of work was subpar. The timelessness of completing emergency requests speaks for itself. There was a leak in my bathroom that dripped through the ceiling into my first floor that had been leaking since July. Its hard to breath in my apartment due to black mold. Also hard to breath because there is a new filter needed which I also put in a maintenance request which never was completed to this day. They did a patch job and only repaired the part where the ceiling meets the wall instead of removing all the black mold. Speaking with all staff members this apartment complex is out manned and out gunned by the amount of maintenance request. I wouldnt recommend Williamsburg to a homeless person. This was the worst experience I have ever had renting.

Williamsburg has the potential to be a fantastic place to live, but its not quite there. The townhouses are spacious and clean, but are in need of upgrades. Minor maintenance issues need to be addressed before they become huge problems.

pools haven’t worked in 2-3 years. AC units break and you will have no AC in the middle of summer for weeks. i’ve been without heat and hot water for going on 3 days now along with everyone else in the strip of townhomes i live in. dog park fences are broken. maintenance people will never come for days and weeks. they don’t answer the phones in the office. trash everywhere. i’ve had mice, they did nothing about that. at one point one of the toilets wasn’t working for months, they never fixed that, my family did. this place has so much potential but it’s run very poorly. don’t fall for the good reviews, those people just got lucky or they are fake reviews.

we moved here because of the many amenities and the size of townhome, however...none of the pools have been in service since we moved in (3 pools)...we moved in in 2018! lots of fitness equipment in 2 gyms, not working and trash is ALWAYS left spilling out of garbage cans and all over the parking lot because they only have a couple of residential dumpsters. The rest are regular rumpke garbage cans. SO that leaves critters around as well. But for the size of the apartments, the rent its reasonable if you get and have access to what you are paying rent for.

I have nothing good to say about this please.....the office staff is rude or not trained well.... it take months for a maintenance person to come out and its half fixed.. plumbing is horrible you have leakage everywhere.... if it wasnt so much to break my lease I would have already

When I came here 10 years ago there was a huge attempt to remodel Williamsburg and it was pretty nice, including the automatic gates and the pools. Now the pools look like the pools from the movie "Rebel Without a Cause". Baby pools sat open all summer and I am sure contributed to the mosquito population and now they show no pride in whover owns Williamsburg now. Garbage cans at the L shaped pool don't look as though they have been emptied in years. The deck behind the Inn is going to collapse if someone should walk onto it. Years ago I rented the Inn for a wedding and it was great but not now.

I honestly love the layout of my apartment and it fits my wife and I perfectly. The office staff is the issue. I have a lot of things I would like to be fixed in my apartment but thinking about the head ache of working the office staff makes me just deal with all of the issues in my apartment or just fixing them myself.

Unfortunately I'm not at place where I would recommend this property as I have not had a good experience for the last two years. The bad experiences here sadly outweigh the good which is unfortunate because I've been a tenant here for 6 years. I have a balcony that I was never able to comfortably use because the wood is rotting on it.

The Williamburg is very unorganized and the quality is going down the drain very fast. The cost of living is way to high to be experiencing all the issues Ive been having and Ive only been here 6 months I can only imagine what others are going through who have lived here longer.

The apartments are fine. If anything breaks, you need to essentially threaten lawyer action to get them to stop dragging their feet.
Luckily the apartment we are in is nice. Don't expect anything to be fixed right away, the fitness room is usually open but not sure how clean or well maintained the equipment is. POOLS, it's an amenity that is included in rent but the 2 pools they have, have not been open for 2 years due to a lack of life guards apparently. Dog park is usually over grown with grass and is down a small hill. Needs better maintenance really.
At first glance, this place looks okay.....well, the apartments do. However, the parking lots and driveways are a disaster. The trash is ridiculous and like living at a dumpsite, there are pot-holes the size of a ford focus on the driveways and lots and although it says they have a pool, it is a fenced in area with grass where a pool used to sit. Forget trying to get in touch with someone in the office, they never answer. And if you need something fixed, well they'll put in a ticket which essentially means, it won't get done. The washer and dryers are old and musty and you have to go load your card in the office which is not convenient at all. This used to be a premier place to live years ago, not now. Management keeps changing and it appears they have yet to find a management company that actually wants to see it succeed. My advice take your hard earned money elsewhere until someone decides to clean it up.

Do not move here! The places are out dated, too expensive and they do not fix anything on a timely fashion or not at all. That is the first thing people stated to me, while moving into the townhouse, and it is true! Do not do it!
I was excited to move here because of the location and convenience in the area, it also appeared that the place was well kept. But to my surprise the place is filthy in some areas and inside of the apartments are old, smells of mold, broken things aren't replaced just half fixed. They charge you quite a bit for rent but can't even keep up the place with all the money they take. The office does nothing about emergency/regular matters, it will get done on their own time....if you call the emergency line for maintenance at any time be prepared to get charged for that as well. The whole place is sold on a lie, it will suck you in if you are not careful. What you see online is not what you will get!
I like living at Williamsburg because I feel safe here with the necessary precautions, which I take each day. I have lived here for 8 years and I am satisfied with the community management. The personnel is respectful and courteous and I would rate the staff an "8". Maintenance service is improving. Yvonne

This place shouldn’t exist! I don’t even know where to start. Trash everywhere. Maintenance is beyond nonexistent. Very unsafe. They only care about money and nothing more or less. Don’t expect them to fix any problems because that’s asking for too much! Potholes everywhere. Pool never opens up. Paying for things we never use or are broken down. No purpose in even trying to move here. If you want to be in peace, forget this place.

The apartment will be a great apartment if they care about their tenants. Technicians take forever to come over and fix things in the apartment. The leasing office staff will never respond to emails, so bad!. Dog poops all over my apartment, have reported to leasing, they have not done anything to send circular and warn those doing that
I love living here, the room sizes are large and the community is well kept.

The townhouses are spacious however the grounds of the property are not kept up to liveable standards. There is constant trash and litter everywhere
I like living at Williamsburg, but the maintenance service is too slow.
