Property Ratings at Willington Oaks Apartments
Uprealty is the new management company who try their best to shield the new owners from the high number of complaints this property incurs. Work orders go months without being answered. Landscapers do bare minimum. Trash lies around the entire property goes unnoticed. They do not provide a practical way to recycle. No one is ever in the office or answers the phone. New "renovations" consist of a horrible tile and paint job by unskilled workers. Does not justify their $700 increase in rent. I would never rent from an uprealty managed property again.
DO NOT I REPEAT DO NOT MOVE HERE. They do not respect their tenants AT ALL. I moved in at the beginning of may this year. They sent me a video of a perfectly refurbished apartment that would be like the one I would be moving into. The apartment wasn't newly renovated like the one I was shown. New floors, yes but that is it. Horrible paint job around the apartment, tile in kitchen not finished, freezer door handle broken off, cracked bathroom sink, heat constantly on and then some. I needed to move somewhere asap and signed the lease before I moved in. Yes that is on me but I had no where else to go. None of these fixes have been made yet by the way. It is October. In August the upstairs neighbor had a massive leak in their bathroom. Took three weeks before they fixed it. Guess who still has damage in their ceiling? You guessed it! Me. On the bright side I got a new storm door that I didn't need! I have 2 decent sized dogs and they gave me a storm door that has the mesh on the bottom of the door....So smart. But I digress. There is also only 1 washer and 1 dryer in my building ( there is one other set that has been down there for months not hooked up yet) that is 2 dollars to wash and 2 to dry. This building has 16 units..... What the last straw for me was going outside to find my vehicle missing. There was no parking so I parked my truck off to the side in a dirt/mossy spot between two large trees out of the way. I don't exactly have a small vehicle either. I work third shift, I was tired and I wanted to get some sleep and there are vehicles parked on the grass all the time anyways. So because they implemented a new rule over the weekend (without telling ANY of the residents I might add) I woke up to find my vehicle missing and some signs posted at the entrance of the facility saying no trespassing. Well I live here and my vehicle is registered here so then maybe it was stolen? It was stolen. The property manager had it towed 30 miles away to a place in East Hartford. I fount this out from the police by the way. I have yet to hear from the property manager. He wont return my calls or texts. So to get my vehicle back, you have to pay for mileage too. This rule that was implemented is new by the way. Keep in mind there is also no stickers for vehicles or assigned parking. There was no email. There was no text. There was no communication with the tenants here at all. They don't care about you. They only care about money. I implore you, do not move here.
Amazing place to stay at for its price that’s why they receive an extra 1 star. I lived here for a year, 2018-2019. But me & my boyfriend NEVER received our deposit money back!!! My boyfriend would try to contact them, but they would say “we are working on it” for how long? A year long?
The unit that I moved in have a lot of issues, called the day before I move in to requests them to fix but no one did. Call the management for many times during office hour for fixing the problem in the unit but no one ever answered. And finally I was told that someone will come to fix the problem but it is a lie again, no one ever come to fix. Also, upstair neighbor have terrible creaky floor and it woke me up in the morning with loud creaky creaky sound, feels like the floor is cracking

If you're a college student looking for a nearby off campus apartment than this place is great. Price is cheaper than living on campus and you get your own house. Place looks better in person than the online pictures, neighbors are friendly, and the new landlady is great. The townhouses are somewhat outdated but maintenance does a great job responding quickly if anything goes wrong. Overall I'm happy with my decision staying at WillyOaks!
Willy oaks is great. Super convenient for class, filled with friendly people, and the apartment has everything I need. life is good.
Boil water advisaries sent to us by email. Ask property manager Amanda about this. Need buy bottled water until alert lifted at own expense until alert lifted. Tap water tastes chemicals, chlorine??? added. Sometimes water is very cloudy. Literally cant see other side of glass. Degree amount chemicals added varies, month to month. Suspect different units might have different strength of bleach added to water. Sure, BLEACH ALLOWS THE WATER TO PASS THE STATE OF CT water quality test, BUT do you want to drink lots bleach every day? Sometimes water not working, nothing comes from tap. If you like bleach water, do a taste test BEFORE signing the lease. Also, taste test from your unit over time (amount chemicals varies in water.)
She is rude, unprofessional, horrible to deal with and does not have any of the resident's best interest in mind as she too preoccupied with those of her own. I've also been told that Maintenance sits in their office blaring the radio while sleeping or sitting around opposed to being found on the property grounds actively addressing issues or completing work. There is plenty wrong with this complex and therefore plenty work to be done. In the winter snow remains unshoveled from the walkways which is a huge inconvenience and hazard for residents. Also ice will simply have a bit of sand or salt sprinkled over it opposed to taking the time to break and shovel it away. Lots of potential for injury and lawsuits. They go home at the end of the day, but this is people's home, and it is their paid jobs to keep the complex in good condition and address any problems/concerns. Dana was a fabulous property manager and it is so unfortunate that she no longer works here. For those of us who were here during her time and have also had the unfortunate displeasure of dealing with Amanda, we've come to see that Dana made Willington Oaks the wonderful place that it once was. I highly recommend looking else where for a place to live as long as the current staff are in place.
The first year I lived here was wonderful. Dana was working the office and she kept this place in pretty good condition, easily some of the best college apartments around. Rent was reasonable and it included almost everything (yes heat and hot water!) However, since she has left and Amanda has taken over, this place has continued to get worse each and every year. It would be easier and much shorter to list the things that are still good here. I cannot even mention every thing that has gone wrong in the last few years nor can I count how many times I have had to call the police. It started with smaller things, such as every email and phone call going unanswered, which led to me dealing directly with the maintenance staff, when I can catch them. Most work they cannot do without going through the office so not much gets done. Amanda is rarely even in the office and when she is she will show up for just a couple of hours. Countless people have come by to look at the apartments during a normal week, only to eventually give up. Additionally, I have seen people try to move in, only to find that management isn't there on a work day and they have to break into their new apartment, which was not cleaning between renters. No rules are really enforced here, which is why the college students act as though there are no rules or laws (underage drinking, partying at all hours of the day, hitting other peoples cars, flattening tires, parking illegally...you name it!). A couple that lives here tries to reinforce the laundry rule (no running the machines after 10pm) but they continually have issues with other residents. The only time they seem to have peace is when the machines are broken, which happens usually at least once a month from the countless cigarette butts that are stuck in all of the machines. One guy smoke more than anyone else and seems pretty crazy...I've heard him screaming at all hours and that is probably the most sane thing I have seen from him. For a while, he had one of his friends living in the basement of one of the single bedroom buildings. No one did a thing about this. They just let the one guy living down there and the two of them smoking for months on end. Despite promises from management, nothing gets done. In addition to that, Amanda continues to raise the rent, the the hot water cuts out completely after about 20 minutes, the heat works halfheartedly, the water is shut off without warning multiple times a year...I could go on...

Complex is great and people around are very friendly. Prices are fair but the manager is anything but. She is new and doesn't really understand how to run a successful apartment complex. None of the current residents are happy or satisfied anymore. She will try and charge as much as possible in the form of late fees and other fees. She will not ever take the benefit of the doubt and is never willing to work with residents when they have problems. She has an attitude and condescending manner when talking to residents and staff. She advertises rent discounts to residents but when they try to get them she always denies them. I would not recommend willy oaks to anyone as long as the current manager is in place because of the hostile environment she has brought with her.
I recommend this apartment to my friend. Its quite and safe. Near to uconn, about 10 mins drive distance to uconn. And if u have no car, u can walk to the bus line. Very convenient place. The CVS and oil station is around 3mis drive distance. Good apartment.
I have lived in Willi Oaks for 2 years and I still consider it as one of the best apartments you could find within 5 miles from UConn main campus. The office staff are nice and easy-going, they are willing to help when you have any questions or have any maintenance issue. By the way, they take credit cards for rent by which I could earn additional points/airline milage in my card. It can be noisy especially during Friday/Saturday night because lots of undergrads would have parties or just being crazy. But there are police around on Fridays and Saturdays which is nice. The noise is overall acceptable.
