Property Ratings at Willow Brook Greens Apartments
I have been a resident here and started observing silver fish come out of the vents in my unit and on walls in the isle ways. This seems to repeat every summer and all good in winter. Management doesn’t seem to care even after complain and nothing changed the following summer. I’m moved out !
Property management team is very arrogant and rude. They are uncooperative and would not listen even to genuine customer requirement. They have stopped giving 6 months lease as well.
Don’t move here. I have lived here almost a year and the apartment I moved into was dirty. Toothpaste splatters on fronts of cabinets, mold in shower (I had to replace the shower head), food splatter in microwave, on kitchen walls. Garbage disposal did not work and I had to pull a huge glob of moldy something out of the sink. Sent pictures and emails asking about this. No response on why the place was dirty. It took 2 weeks to respond to getting someone to fix the garbage disposal, and then another 2 weeks for them to fix. They still have not come to spray for the bugs found in my kitchen. They also never addressed why this place was dirty when moving in either. Now, the fire alarms are going off and can’t find an emergency maintenance number anywhere nor are they answering their calls. They were super responsive when I applied and paid security deposit and first months rent, but after no so much. I have learned it takes 1 week for this place to respond to a maintenance request you have to put in through the portal. Then, they will show up without notice even though when signing the lease I requested/ added for the building give 24 hour notice in advance. I have walked in on maintenance in my unit, and I have also had maintenance walk in on me after getting out the shower... luckily I heard the last knock, and heard the keys as I was running to the door to stop them. Lastly, they just sent a lease renewal on the of Feb 16 and want an answer by the 1st of March, but request a 60 day notice if I am leaving. So I have 12 days to find somewhere to move.
Terrible smell throughout, non-responsive management, constant emails about problems they’re having with tenants but they can’t keep the elevators running or the snow plowed properly. They love to nickel and dime people at move out too... my advice is look elsewhere, but if you already got sucked in just kiss your security deposit goodbye. Let them clean up after you’re gone because they’ll find a way to screw you out of your money anyway they can.

Overpriced. Cheated out of Deposit. I lived at this apartment for two and a half years. Over this time my rent was raised just shy of $400. Upon moving out I was charged for a broken garbage disposal (about which I had contacted them repeatedly over the past 6 mo) as well as water damage and plaster damage in the bathroom (both noted as an issue on my move in check list). They "did not have this on file" and would not honor the copy I scanned and emailed to them. Office management recently changed and the new staff seems decent. However their organization and follow through have been horrific over the past few years...they forgot to ask if I would like to renew my lease. I visited the office to discuss and was met with a blank stare and incomplete files. My move in document is apparently missing. Please take your hard earned money elsewhere...you deserve better than disinterested and unorganized management.
Property Manager at Willow Brook Greens Apartments, Responded To This Review
As far as being cheated out of your security deposit, I can understand your frustration, but when it is jammed up with popcorn kernels or other inappropriate matter on a couple different occasions after being warned by maintenance, the user will be charged. It was a pleasure to have met you both when you stopped in the office and spoke with a new staff member and it is easy to blame it on disorganization. However, if you change your email address, and do not notify us, we will not have the correct information on file to which to send correspondence. Out of the multiple check outs that I have done, 90% of tenants have had the move-in checklist in their file dated and signed by tenant and manager. The fact that you did not have one in your file and that your scanned copy was not signed by management indicates to me that it was never turned in. As standard practice with any rental property, the Move-in Checklist must be submitted 7 days after move in. The rent increase to which you were upset about was a result of seeking a short term lease which carries a large premium. You were also offered at the same time multiple choices of lease terms that represented a much smaller to zero increase. We can not offer short term leases at the same rates to which we lease apartments on a longer term.
These apartments are a good price for their area. Located in a great school district in an idyllic suburb, they are clean and well-maintained, with beautiful crab apple trees. They're nearby local shopping and dining and allow easy access to downtown Milwaukee. They're very family-friendly, but also enjoyable to those enjoying a child-free existence.
