Property Ratings at Willow Creek Crossing
If you value your health and sanity, don't move here. It's a shame because on paper, and at first glance, the units and grounds look very nice. However, once you start living here, the problems begin. Management enforces zero of the rules they put in place. One car per apartment? Neighbors park three or more, sometimes sideways across multiple lots. No noise after 11 PM? Neighbors have their children up and running around on your ceiling until 3 in the morning, and management does nothing to solve it other than tell you 'Well we'll not renew their lease." No smoking? Neighbors constantly smoking so that your entire apartment now smells like cigarettes and you find about 100 butts tossed into your patio and the lawn. My apartment floods every time it rains hard and after three complains I have still not received a call back about the issue, their only response was to "put a bucket under the leak". I have giant cracks in all of my walls that are getting larger daily from the neighbors stomping constantly. The nails in the ceiling joists are backing out and falling out of the ceiling. It's cheap. It's cheap for a reason. Don't move here. I'm breaking my lease which I am sure will be yet another hassle in a long list of hassles that moving here has been.
I've lived here 4 times on and off since 1991. It used to be a good place to live. One of the few left on the Southside . Rather than go into detail about all of the problems or issues that we have had in the last 9 months concerning Neighbors dogs dog poo and people with criminal records staying in the building, lack of parking and dumpsters overflowing with garbage. From the bottom of my family's heart we say to you... please consider other options I hope to save your family the troubles that mine has incurred in the last 9 months.
When we first moved in to Willow Creek I loved it. My boyfriend and I got lucky and there was a ground floor apartment (a Strausburg) facing the woods available; which was perfect for our two, small dogs. $530 plus a monthly pet fee. The first issue was with the pet fee. First the said it was $15 extra a month for pets. It was only AFTER we had signed our lease that we were told we would be paying $15 PER pet. Parking was terrible. We shared a vehicle and could rarely find parking in the lot directly in front of our building. When we moved in, we noted that the exhaust fan in our bathroom didn't work well and made a terrible grinding noise. Maintenance said they fixed it but clearly didn’t. The carpet in the apartment was old and mostly flattened, and the whole apartment smelled like old cigarettes. We signed a second year lease for an added $50 per month. After a few months, we ran into some financial trouble and realized we needed to move out. They did allow us to break our lease (and trust me we are very grateful for that) and we moved out at the end of June 2017. The apartment was rented quickly so they told us we wouldn’t owe any money and that we would be getting our deposit back as long as we cleaned the apartment and hadn’t broken anything. We received a bill at the end of July. They charged us for the carpet, paint, a flea treatment (which wouldn't have been needed if they replaced the carpet, also, my dogs didn't have fleas when we moved in) and rent through the middle of July, So instead of getting our $400 deposit back, we owed $466 My boyfriend and I are both college students in our mid-twenties. We don’t really need this kind of thing on our credit, so we decided to just deal with it. I have pictures proving the carpet wasn’t in bad shape and the walls were yellowed and smoke stained (we don't smoke), but we feared being sent to collections so we just paid them. At our age having poor credit could mean not getting financial aid for school, not being able to rent a place to live, or not being able to get a car or house. So, with this review I hope to persuade any potential renters from choosing Willow Creek Crossing as a place to live. They don’t care about the people who live there, they only care about getting as much money out of you as possible. I get it, it’s a business, but if you’re going to live someplace that’s going to take advantage of you, at least choose one that is better quality.
I was new to Fort Wayne and needed a place that was close to my job. I found Willow Creek Crossing online, submitted my application, and was accepted within 8 hours. I was amazed that I could get a two bedroom one bath room apartment for $520. The state I previously lived in was one of the more affordable states south of the Mason-Dixon line but that size apartment for that price was not possible. The staff has been great. I had a small maintenance issue when I moved in. The maintenance staff was prompt and corrected the problems right away. Some of the landscaping staff even helped me get a heavy piece of furniture in my apartment when I had no other help available. My experience at Willow Creek Crossing has been great.

The campus as a whole of the complex is beautiful, large field for dog walkling, main street is very well lit. The grounds crew does a very good job , office staff helpful and friendly. My apartment is a bit too small for me, I have a 2 bedroom, but the living\ dinning area is just 1 room, . Very boxed in feeling, I would LOVE to have a little bigger space.

We appreciate your feedback! Keep in mind that we do have larger two bedroom apartments that you can transfer into at any time. :) -Management
Although it's not the most glamorous apartment, it makes up in space. I have the 2br 1.5ba unit and we're in our second year. The office is always friendly, which I love. We recently expanded our family and it's just the right size. Can't imagine having a pet in this space, but anything is possible. My only complaint is the parking situation. I wish they towed cars that didn't have parking stickers. It's frustrating not being able to find a spot after a long day of work.

I moved into my unit about 6 months ago, was very happy the first 2 months. Then got a new neighbor below me, she is a chain-smoker. Within a few days of her arrival, I started smelling cigarette smoke in my apartment. I went to the Mgmt office and told them I have a problem. First they had my vents cleaned, then they had maint put foam inserts in all my outlets. But I still have issues with the smell and basically mgmt is telling me there is not much they are willing to do about it. So smokers can enjoy their units and smoke wherever but non-smokers have almost no rights. I am going to still pursue the issue but I doubt it will be resolved. they offered to move me but I was in my unti first and picked that unit for many reasons - why do I have to move? I spent a lot of money on the deposits & movers, I can't afford to do it again so soon. So I guess I have to live in the poison air.

I have been living here for almost three months and it has been great! I am a grad student and appreciate the quiet area and friendly people. When I moved in, quite a few things had been replaced and updated in my apartment, including the kitchen cabinets, wall air conditioner, and toilet in the bathroom. I had a few minor maintenance issues the first day I moved in, but they fixed them the next day and have had ZERO issues since then. I also love the pool (there are two), tennis courts and fitness center- they are all well maintained. The apartment itself has a washer and dryer in unit, huge closet in the bedroom, and a great balcony. The best part about this complex is that they are pet-friendly to both cats and dogs! Location is a bit far from downtown and truly the only downside to the apartment, but it is very close to the airport.
